Location:
Marles Farm occupies an enviable position enjoying

The Property:
The property, which is Listed Grade II, is constructed of Timber frame under a tiled roof and
believed to date from the early 16th Century. In the late 18th Century a brick façade was added
to the southern elevation.
Marles Farm has been the subject of comprehensive modernisation and restoration and now
provides very comfortable living space in a charming setting. Works have included
fundamentals such as re-wiring and re-plumbing. The kitchen has been refitted and
redesigned and opened up to the adjoining dining room and new bathrooms have been fitted
throughout. The most recent addition is that of the orangery, which enjoys a fine outlook

Directions: From the M25(Junction 26)
Exit the M25 at junction 26. Take Woodridden
Hill (A121) up into Epping Forest and at the
Wake Arms roundabout turn left onto the
B1393 into Epping. Drive through the first set
of traffic Lights and turn left at the mini
roundabout into Bury Lane, signposted to
Epping Green & Roydon (B181). Follow the
road out past the cemetery into the country and
after about 1 mile turn left to Epping Upland.
On reaching the village turn right and after a
quarter of a mile, on a sharp right hand bend,
bear left into the driveway to Marles Farm.
Drive through open countryside for about a
mile and where the drivve bears to the left
continue straight ahead through the gates into
Marles Farm.
From the M11 Junction 7.
Exit the M11 at junction 7 and take the Epping
Road (B1393) southwards. After about a mile
and a half turn right into Upland Road, just
before Thornwood Common. Drive down the
lane for a further mile and a half and on a sharp
left hand turn bear right into the driveway to
Marles Farm and continue as above.
