locationThe site is located in Madeley Heath, a small village in the borough of Newcastle-under-Lyme, North Staffordshire. It lies approximately 4 miles to the west of Newcastle-under-Lyme, 6 miles west of the centre of Stoke-on-Trent and 1.5 miles to the west of Keele University.

The M6 motorway can be accessed via Junction 16 to the north of Madeley Heath, making it an attractive location for commuters. Local bus routes from Madeley Heath village centre provide access to Nantwich, Newcastle-under-Lyne and Hanley. From Stoke-on-Trent railway station there are a number of stopping services to Manchester Piccadilly, London Euston and Bournemouth.

There are a number of Ofsted rated ‘Good’ schools within the local area, Meadows Primary School is located in the village centre and Madeley High School is located approximately 1 mile to the west.

The Old Swan is a highly rated pub in the village centre and there are a number of bars and leisure facilities located nearby in Hanley and Newcastle-under-Lyme.

The S.106 agreement stipulates planning obligations are for the provision of 25% of the units to be constructed as Affordable Housing. A payment of £5,579 per dwelling is required for the maintenance and improvement of public open space at the playground facilities at Heath Row, Madeley Heath and an education contribution of £160,327 is also required.
