Interestingly Greater London is still well ahead of other regions but is experiencing lower house price growth compared to last year - whilst in contrast many regions are well ahead of last year’s figure. The overall position is shown in the following graph with the regions split into three general areas (Greater London; Southern – South East, South West, East Anglia, East Midlands, West Midlands); Northern – Scotland, Wales, North East, North West, Yorkshire & The Humber). Crude averages of the regional data are taken, and the resulting average growth rates are as shown. As can be seen the high growth rates in Greater London have been driving the market for some time. The Southern areas are into a phase of steady growth and the Northern are around 9 months behind the Southern figures. A crude average of these three data sets is shown by the black line and, as can be seen, this average has been ‘flat lining’ since around November 2014.
