1.0 INTRODUCTION This outline specification is a description of the scope and quality of the works to be carried out by the landlord. 1.1 Summary of Critical Design Data

1.1.1 Lifts :

Passenger Lift – 1 no. new 8 Person ‘Machine Room Less’ electric traction lift to office block. Lift will extend to 3no. stops from ground to 2nd floor. Lift will have 800mm clear width doors for wheelchair access. Goods Lifts - 3 no. existing goods lifts will be removed, and the shafts retained for tenant installation of lifts if required.

1.1.2 Loading Criteria Office impaired load – 2.5KN/m² Warehouse impaired loads – 50kN/m². This will not include the recycling centre where the existing floor slab is to be retained.

1.1.3 Sanitary Accommodation Sanitary Accommodation to the ground, 1st, and 2nd floor is provided to achieve a density of 1 person per 10m², based on British Council for Office guidelines and BS 6465. MIP toilet provided on the ground floor level and accessed via the common parts of the building. There will be 2no. unisex showers and 1no. MIP accessible shower within the ground floor level.

1.1.4 Means of Escape Means of Escape occupancy is based on 1 person per 10m². There will be a minimum of two means of escape on each office floor level.

1.1.5 Services

The HVAC systems are based on an occupancy of 1 person per 10m² of office area.

1.1.6 Hours of Operation The office is designed to accommodate a standard 8 hour working day and 5 day working week but with flexibility within the mechanical and electrical systems for extended hours.

1.2 Quality Standard The development will be executed in accordance with the relevant current British Standards or equivalent European Standards and Codes of Practice. In the absence of an appropriate standard or Code of Practice the contractors confirmed Good Practice. All materials will comply with the relevant current British or Equivalent European Standards and will be incorporated into the works in accordance with the manufacturer’s written recommendations. The design and works comply with the latest addition of the following:

1.3 Environmental Standards

1.3.1 Noise Levels

The building fabric and building services are designed to achieve the following internal noise criteria values: Office areas NR38 Reception NR40 Toilets NR45 Staircases and circulation areas NR40

1.3.2 Internal Temperatures The building fabric and building services are designed to achieve the following internal temperatures (subject to uses of described within this document); Office areas: 22 ± 2°C Entrance: 22°C in winter Circulation/Toilets: 18°C in winter Plant Rooms: 10°C (in winter) Store rooms: 10°C (in winter) Warehouse temporary heating: 5°C (in winter) At external design conditions as follows: Summer 30°C db, 20°C wb Winter -4°C db, 100% sat for fabric and infiltration Winter -4°C db, 100% sat for mechanical ventilation Winter -4°C db, 100% sat for warehouse temp heating

1.3.3 Ventilation The building fabric and building services are designed to achieve the following ventilation rates (subject to uses of described within this document); Office areas 10 litres/second/person Toilets 10 ac/h Showers 10 ac/h Internal Stores 3 ac/h Warehouse Natural adventitious ventilation

1.3.4 Energy Performance Certificate The building has been designed to target a minimum EPC rating of “D” with a rating of “C” targeted.

1.3.5 Green Issues The parking area will be provided with 4No. electric car charging points although there is a capacity for the tenant to add more if required. Due regard has been given to the selection and use of materials, products and equipment to minimise the harmful effects on the environment. Roof mounted PV cells shall be provided with a minimum output rating of 30 KVA.

1.4 Substructure

1.4.1 Substructure From documents available to us we understand that the main structural frame is erected off concrete pad bases. No new work will be undertaken that will impact on the foundations to the steel frame.

1.4.2 Concrete floor slab Core samples have been taken of the warehouse concrete floor slab to confirm the existing loading of circa 37.5kN/ m². The concrete floor to the main warehouse area will be removed and replaced with a new concrete floor with a loading of 50kN/m². The new floor will be provided with a power floated finish and sealed providing a consistent finish. The floor to the Recycling Centre shall be retained and replenished

1.5 Superstructure

1.5.1 Main Structural Frame The main structural frame comprises a series of linked portal frames. The office pod within the warehouse is steel-framed, and clad. The portal frame steelwork will be cleaned and painted.

1.5.2 Structural Floors

Structural floors to the offices and plant rooms are reinforced concrete. All office and plant areas are as existing.

1.6 External Walls and Roof

1.6.1 Elevations: Warehouse Cladding / Curtain Walling Areas The cladding at low level is a built-up system with an outer steel sheet. Damaged panels to the side elevations and street elevation will be repaired or replaced as required and will be oversprayed. There are three areas of fixed curtain walling within the warehouse. These will be removed and replaced with new cladding. The yard facing elevation will be Overclad with a new profiled metal external cladding to the entire elevation.

1.6.2 Elevations: Offices Curtain Walling The office areas are largely provided with a PPC aluminium frame double glazed system incorporating opening casements. The curtain walling and cladding to the offices will be removed and replaced with a new glazed curtain walling system, together with flat panel composite cladding system with PIR core insulation.

1.6.3 Roof The roof covering is steel box profiled sheeting and GRP rooflights attached to the portal frame. The redundant roof mounted plant and penetrations will be removed and all GRP rooflights will be replaced (inner and outer sheets) with new ‘Stepsafe’ rooflights. The steel roofing sheets and adjacent gutters and perimeter parapet wall will be cleaned, and any corrosion removed or repaired. A Liquasil (or similar) coating will be applied to the steel roof sheets, gutters and parapet wall. The new coating will come with a 12-year (fully transferable) latent defects guarantee. The ‘man-safe’ system will be tested and extended to cover all roof areas and there will be access to the main roof (2no.) plus the roof over the offices.

1.6.4 Main Entrance Doors

The two sets of main entrance doors to the office will be replaced as part of the new façade works described above.

1.6.5 External Escape Doors The solid core painted final exit doors from the warehouse will be refurbished or replaced as required.

1.6.6 Loading Bay Doors The electrically operated loading bay doors will be replaced with new, including new vision panels. The loading bays will also have new dock levellers, shelters and bumpers. All to be manufactured by messrs. Hörmann (or similar).

1.7 Internal Construction

All retained internal partitions will have a suitable fire rating where required to meet statutory regulations.

1.7.1 Internal Doors The office and circulation doors within the office block will be replaced with new solid core laminated flush doors in painted softwood frames. Full length vision panels, where required, will be clear non-wired glass with fire resisting glazing. Doors will be factory finished in a dark grey laminate with an oak lipping. Any retained doors, for stores and service cupboards, will be repainted and the ironmongery replaced.

1.7.2 Joinery Architraves will be painted MDF throughout. Window boards will be painted moisture resistant MDF.

1.7.3 Ironmongery

All door ironmongery will be replaced with commercial grade range in a polished satin stainless-steel finish. All primary office doors will have pull handles and push plates. Doors will be fitted with overhead closers where required. All ironmongery to the opening window casements will be renewed along with the window system. Shower doors have lever handles with indicator locks.

1.7.4 Staircases

The main and secondary office staircases are of concrete construction with an in-filled balustrade and steel handrail. The staircase structure will remain as existing.

1.8 Internal Finishes

1.8.1 Reception

Walls – Comprising emulsion paint on plaster finish. Floor – Finished in an architectural vinyl.

Matwell - Formed by entrance door and Gradus barrier mat provided within

the main entrance. Ceiling – 600 x 600mm Armstrong Dune Evo suspended mineral fibre

ceiling tile in an exposed metal grid. 1.8.2 Ground floor offices

The two ground floor offices will be left as shell space with screed finished floors, temporary lighting and smoke detection only.

1.8.3 First and Second Floor Office Areas Walls – Comprising emulsion paint on plaster finish. Floors – new 500mm x 500mm Intercell cable management floor system.

Carpet tiles to be installed as part of the tenant’s fit out works.

Ceiling – 600 x 600mm Armstrong Dune Evo suspended mineral fibre ceiling tile in an exposed metal grid.

Foil sealed fire barriers will be provided above the suspended ceiling to comply with Building Regulations where required.

1.8.4 Toilet Areas

Walls – Male/female WC will be finished with new white ceramic tiles. Pipework is concealed behind heavy duty Solid Grade Laminate IPS panels.

Grab rails will be provided to the MIP and Ambulant Disabled toilet cubicles.

Cubicles – Toilet cubicles will be constructed of heavy duty SGL with

aluminium fittings and flush bolts. Floors – Finished in a light grey sheet vinyl with a dark grey PVC skirting. Ceiling – 600 x 600mm Armstrong Dune Evo suspended mineral fibre

ceiling tile in an exposed metal grid.

1.8.5 Staircases (offices) Walls – Comprising emulsion paint on plaster finish. Floors – Commercial grade carpet tiles to match office areas. All stair

treads will be fitted with proprietary nosings. Ceiling – 600 x 600mm Armstrong Dune Evo suspended mineral fibre

ceiling tile in an exposed metal grid.

1.8.6 Workshop Walls – Comprising emulsion paint on plaster finish.

Floor – Concrete with slip resistant paint finish.

1.8.7 Passenger Lift The passenger lift serving all floors within the office block will be replaced with a new Machine Room Less (“MRL”). Walls will be white perspex or laminate with a half-mirrored wall opposite the doors with stainless steel grab rails to comply with DDA. The floor covering will be raised dot rubber in light grey. The ceiling will be white steel with LED recessed lights. All landing and car control panels will have brushed stainless-steel finish.

1.9 Sanitary Fittings WC pans and wash hand basins will be white vitreous china with single lever mixer taps to vanity units. Exposed waste traps will be polished chrome plated brassware. Fused connection units will be fitted to all hand dryer positions ready for tenant installation.

1.9.1 Vanity Units Vanity units will be constructed from heavy duty SGL with inset basins and integrated splashbacks. Mirrors will be fitted above every basin location.

1.9.2 Showers Thermostatic electric showers will be provided to the showers within the male and female locker rooms. The showers will have new trays and cubicles.

1.10 Internal Finishes – Warehouse

1.10.1 Roof Underlining The soffit underlining/frame will be cleaned and repaired as required. The inner roof light panels will be replaced, and the exposed steel portal frame will be painted.

1.10.2 Walls All concrete block walls will be decorated white, including the cladding to the stair cores.

1.10.3 Floor New concrete floor as previously described.

1.12 Signage All fire door signage throughout the building will be in stainless steel consistent with the ironmongery system. Level indicators will be provided on all stair and lift landings. Fire exit and other statutory signage internally and externally will be provided as required by safety regulations.

1.13 Security

A master key lock system will be provided which allows ease of access for staff and maintains overall security.

1.14 Health & Safety A Principal Designer will coordinate the health & safety aspects of the refurbishment and a Health & Safety file/Operation and Maintenance Manual will be available containing all relevant information in accordance with the Construction (Design & Management Regulations) 2015.

1.15 External Works

1.15.1 Fences Barriers & Gates The main manual vehicle gates and car park gates will be replaced. The perimeter chain link fencing facing Hannah Close will be removed and replaced with a new palisade fence to match the existing adjacent.

1.15.2 External Handrails All external handrails will be retained and repaired where necessary. All handrails will be redecorated.

1.15.3 External Paving and Service Yard

The service yard and access roads provide parking for HGVs. The concrete service yard will be repaired in isolated areas, and joints raked out and repointed where required. All associated kerbs, walls, bollards and the like will be repaired or replaced as necessary. Works shall be undertaken to reconfigure and extend the existing car parking and service yard arrangement together with all necessary below ground drainage alterations. The concrete service yard and all existing external paving will be cleaned to remove all weed growth and the like. The road markings will be renewed.

1.15.4 Drainage

The above ground drainage consists of Soil Vent Pipes providing foul water connections for the sanitary accommodation. These are vented at roof level. The main building has a gravity RWP system. All above ground drainage will be cleared to confirm free running and repaired where necessary. The below ground drainage system shall be surveyed, repaired as necessary and finished through.

1.15.5 Car Park The white lining to the car park will be renewed and four electric car charging points installed.

1.15.6 Wash Station The existing wash station shall be removed and the road surface made good.

1.15.7 Landscaping and Planting

The raised beds and landscaping adjacent to the entrance to the main building will be redesigned.

1.15.8 Office Reception/Entrance Paving replacement will be undertaken to the main reception entrance (both level and ramped sections).

• Staircase and circulation areas NR40

2.2 Building Heating and Cooling Systems The building will have a three-pipe variable refrigerant flow (VRF) inverter driven heat recovery system for 1st and 2nd floor office areas, capable of providing simultaneous heating and cooling at adjacent ceiling cassette units to serve the office areas. The VRF condensers will be located externally with the ceiling cassette units distributed throughout the office and reception areas. The control and operation of the VRF systems shall be from the dedicated on-floor VRF intelligent controllers.

2.3 Office Ventilation Mechanical ventilation shall be provided to the 1st and 2nd floor office areas by means of local heat recovery Lossnay units or equivalent. The base build scheme will not include ventilation to the ground floor office area but external louvres shall be installed to allow ventilation to be provided in the future.

2.4 Reception Heating/Cooling System and Ventilation The reception area will be provided with a VRF door air curtain and ceiling cassette units as part of the offices VRF system serving the ground floor. The system will have local and system control. Fresh air ventilation will be provided by the office ventilation system.

2.5 Toilets/ Circulation Space/Office Stores Heating & Ventilation Systems These areas will be served from the main mechanical ventilation system serving the offices where-by air will be extracted from the toilets and offices stores and make-up air will be supplied the corridor areas and toilet lobbies. These spaces will be heated by electric panel radiators with integral thermostatic control dials.

2.6 Shower Space Heating & Ventilation Systems The shower rooms will be ventilated by dedicated local supply and extract units with heat recovery ventilation located within the ceiling void. These spaces will be heated by electric panel radiators with integral thermostatic control dials.

2.7 Hot and Cold Domestic Water Services Cold water will be via a mains service provision (no storage tank) and hot water to WCs will be generated by local electric storage heaters.

2.8 Gas Service

The incoming gas main is to be isolated.

2.9 Condensate Drainage The VRF ceiling cassette units will connect to condensate drainage pipework which will discharge to local internal drainage stacks.

3.0 ELECTRICAL SERVICES

3.1 Design Parameters 3.1.1 Electrical Supply Parameters

There is a dedicated substation on site with a 3 phase supply to the main switchboard to the rear of the warehouse area.

3.1.2 Generator

No generator is to be installed. A connection point for an external hire generator will be provided.

3.1.3 Lighting

plane and 0.8 uniformity in task areas based upon the following reflectances

3.2 Electrical Vehicle Charging locations Four new electric vehicle charging points will be provided in the nominated car park bays next to the pedestrian access turnstiles.

3.3 Lightning Protection In accordance with BS EN 62305 Parts 1, 2 and 3

3.4 Mains Distribution Mains distribution is undertaken via single and three phase L.V submain cables from the main packaged substation switch panel. The submain cables are generally routed upon cable ladder and cable trays throughout the unit.

3.5 General Lighting Installation The main office refurbishment of the 1st and 2nd floor areas will utilise recessed 600x600mm LED flat panel luminaires. Daylight linked dimmable version luminaires will be provided adjacent to the external window perimeter. Staircase areas will be provided with wall mounted circular architectural LED luminaires. Toilets, lift lobbies and circulation areas will be provided with LED downlighter luminaires. Back of house areas as well as roof/plant spaces and stores will be provided with LED polycarbonate battens/bulkhead fittings. The warehouse shall be provided with temporary lighting only.

3.6 Emergency Lighting

A comprehensive system of emergency/escape lighting will be designed and installed to the satisfaction of the Local Authorities in accordance with BS 5266 and SLL recommendations BS EN 60598-2-22 and ICEL approved luminaires, conversion kits, batteries and equipment achieving a minimum illumination level of 1 lux along all defined escape routes and 0.5 lux in open plan areas. Emergency lighting shall be provided at the escape doors from the warehouse but not throughout the warehouse which will have security and viewing background only.

3.7 Small Power Installation General small power supplies will be provided to the landlord’s areas, including dedicated future hand drier connection points within each toilet core, adequate power outlets will be provided to the general circulation areas, staircases and plant areas for cleaning purposes. Supplies shall also be provided to mechanical services plant and equipment for items such as fan coil units, toilet extract, electric water heaters serving WC cores and shower room, electric space heating to staircases/circulation spaces and controls systems. The office area will be provided with a Cat A small power installation which will comprise on floor power distribution but no on floor power other than cleaner’s sockets.

A disabled person’s WC distress alarm together with sounder and reassurance light will be fitted in each disabled toilet. All alarms will be repeated both locally external to the toilet and at a common indicator panel within the reception at ground level.

3.8 Security Systems New containment will be installed to allow access control system and an access control system will be provided to the warehouse yard pedestrian street gate if required. No CCTV system is provided. No intruder alarm detection system is provided.

3.9 Telecommunications A new BT Redcare line will be provided for the Fire Detection & Alarm system. The existing incoming telecom services installations within the building will be retained and reused. Vertical containment is provided in the risers for tenant’s future data/telecom installations. New telephone lines will be provided for the reception desk and passenger lift.

3.11 Fire Precautions A fully analogue addressable system will be provided with L1 coverage, this will be installed to all areas of the building in accordance with the Fire Officer and Building Control Officer’s requirements to comply BS 5839: Part 1. The system comprises smoke and heat detectors, break glass units, electronic sounders (base mounted and standalone), flashing beacons and interface units. The system components will be procured from a single source and will be ‘open protocol’. The system will interface with selected mechanical plant for Fire Officer control in the event of a fire alert condition. The fire alarm and detection system will be fully interfaced and linked to the HVAC controls, lift services and security ventilation systems as appropriate. Automatic fire shutters are provided for all internal openings between the offices accommodation and warehouse. Smoke ventilation automatic louvres are provided across the warehouse roofing and also above the 2No escape stairwells in the warehouse areas. A sprinkler system is installed to LPC standards to protect the entire warehouse space, this is pressurised from the workshop pump room. Sprinkler heads are installed at high level within the warehouse only and so the system will require extension by the tenant if required to protect racking systems.

3.12 External Lighting New LED lanterns will be provided upon lighting columns to the external surface lorry parking areas, roadways and footpaths. External luminaires to surface locations will be controlled via time-switch and photocell control. The staff entrance turnstiles, the entrance gates and the loading bays will be provided with LED flood lighting. Wall mounted external lighting shall also be provided to illuminate the building perimeter.

4.0 PROVISION FOR TENANTS’ FITTING OUT

4.1 Electrical Small Power and Lighting

Tenants will be able to make connections for their fitting out into dedicated supplies at each floor level distribution board.

4.2 Data and Telecommunications Tenants will be able to install their own data and telecommunications systems.

4.3 Water Services and Drainage Connections There will be provision for tenants to make water service and drainage connections at riser positions on each office floor for their tea points.
