PAVING Paving to be 300 x 600mm Granite paving. Install all paving on mortar bed over slab as per paving manufacturer's guidelines. Install paving over reinforced concrete slab.Check with other contractors & builder for access provisions through slab prior to pour. Concrete is to be 20mpa strength & laid on compacted crushed rock to 90% relative density. All paving to have min 1% fall away from the pool and house. Slab to be boxed up and approved before pouring. Do not over pour slab. Allow 50mm conduit through all slabs for access for future services. Grouting colour to match tone of paving. Grout joints to range between 5 - 7mm. Contractor to install expansion, control & contraction joints as required -as per Australian standard (3958.1) POOL FENCE To be frameless glass pool fencing on spiggots. All pool fencing to be installed to AS1926.1. BUILT-IN LOUNGE Frame - Steel tubing, frame construction tbc with contractor. Edging - 25mm thick marine plywood panelling clad to frame. Edge to overhang by 50mm to allow for a LED light strip Base - 9mm thick "aa" face marine plywood panelling with a shiplap finish clad to frame. Lids - 19mm cfc sheeting panels, access for storage via hinge system. Finish with a min 2 coats of dulux weathershield semi gloss acrylic paint - colour tbc. Seating Cushions - With high density foam inner with exterior grade fabric. Seating cushion to extend to over low brick wall (see axonometric) and be easily folded Fabric color/pattern tbc. Cushions nom 100mm thickness. Any additions internal features (Lighting / Heating / Power Points) to be confirmed with the client. OPTIONAL PERGOLA To be constructed to drafting and engineering specifications. 150 x 150mm timber posts to be clad in 90 x 35mm timber battens with 20mm gaps. Finished height: 2400mm to underside of pergola RAISED BLOCKWORK WALL To be constructed using 190mm Adbri Formblocks with a rendered finish, colour to match the house. 90mm ag-drain and screenings to be supplied to the rear of all retaining walls and connected to storm water outlet via a silt pit. Rear of wall to be waterproofed with 3 coats of Flexipro and protector board supplied by Concrete Protection ph: 9429 3377. All masonry retaining walls are to be constructed to engineers specifications where required. STEEL MESH Climbing trellis mesh fixed between 90 x 90 x 2000mm hardwood timber posts. Available from ArchBar. Ph: 03 9585 3499 STEEL EDGING Install 75 x 6mm thick mild steel edging to garden beds as indicated on landscape plan. Hammer & secure 12mm mild steel rods (min. 300mm deep) into ground beside edging & spot weld to edge on site. Spot weld corners of edging on site as required. Top of steel edging is to be set 60mm above lawn/garden bed level. Edging will need 2mm expansion joint every 12m, pegged either side. GARDEN BEDS Garden beds are to be back filled with 150mm Eco Blend soil. Cultivate existing soil and add gypsum as required to clay areas. For areas with high clay content the soil may need to be ripped to an adequate depth, contractor is to confirm on site. All garden beds are to be topped with 75mm Organic Mulch. Garden bed products can be supplied by Bark King 9728 5200. IRRIGATION All garden beds surrounding the house, pavillion and paved areas are to be irrigated with 13mm techline inline drippers. Lawn area at front of the house to be irrigated using pop-up sprayers. All irrigation to be run via the water tanks. Automatic irrigation controller location to be confirmed by the client. Irrigation plans are to be supplied by the contractor before installation. LIGHTING As indicated on plan PLANT MATERIAL All plant material is to be of high quality with holes to be dug twice the width of the pot size. A slow release fertilizer is to be supplied to all plant material following planting. Advanced trees to be supported with three stakes. SYNTHETIC LAWN Exact product to be based on contractors suggestion. WATER FEATURE Contractor to supply and install round bowl water feature with gravel to surround.
