Many homeowners do not think twice about their roofs. But when leaks develop, roof repairs and the subse-quent costs of such work shed light on how important it is for homeowners to pay closer attention to the roofs over their heads.

Though certain roof issues, like shingles lost to inclement weather, are unforeseeable, many problems can be avoided with routine roof inspection. Checking roof conditions twice a year can help homeowners avoid potentially costly repair work or even more expen-sive roof replacement projects.

Spring is a good time to inspect roofs, which are often at the mercy of harsh conditions throughout the winter. Heavy snow, ice and biting winds can do significant damage, making spring the perfect time to assess if any such damage occurred and address any is-sues.

* Start the inspection in the interior of the home. Before breaking out the lad-der and climbing up to the roof, inspect the home’s interior, pinpointing poten-tial problems that may indicate roof damage. Check for stains on the ceiling which may indicate leaks that need to be addressed. Homeowners with attics should enter their attics and look for signs of water damage, making note of any damp or wet insulation. This will let you know if water has been entering the attic all winter. Pay attention to the lo-cation of any wet spots or stains so you can match them up to the exterior of the roof later on. Musty smells also may be indicative of moisture problems, even if there are no visible leaks.

* Inspect the roof outside. Grab a set of binoculars and inspect the exterior of the roof. Look at the roof flashing, in-cluding around the chimney and other areas of protruding pipes and vents. If the flashing is warped or damaged, moisture might be settling underneath. Sealant around dormers or skylights can also degrade, resulting in leaks. Check for spalling on masonry, such as

the mortar of chimneys. Porous areas will allow water to infiltrate.

* Go directly on the roof and check. Work with a partner and carefully climb on the roof while someone holds the ladder below. Walk on the perimeter of the roof, looking for peeling or warped shingles, missing shingles, holes, or scrapes. If the roof is compromised in any way, it will need to be repaired. The problem will only grow more sig-

nificant and repairs more expensive if damage is ignored. Sometimes a repair can be as simple as patching a leak with a new shingle and roofing cement. Popped nails can be pounded down and any curled shingles can be nailed or ce-mented back into place.

* Consult a roofing expert. If you are unsure if your roof has made it through the winter unscathed and would like a second opinion or if you find there is

considerable damage, contact a roofing contractor. This person will offer a pro-fessional assessment of what can be re-paired or if the roof should be replaced. If your roof is metal or features clay tiles, you may not have the expertise to make repairs yourself and will need to hire a professional.

* Check the gutters, too. While you are up on the roof, inspect the gutters and downspouts as well. Cracked or

damage gutters will cause water to leak down the side of the home, potentially damaging the foundation. Clear any debris or leftover leaves from the gut-ters to ensure the rain can wash through unobstructed.

A post-winter roof inspection can protect homeowners and their families from the elements and reduce the likeli-hood of potentially costly repairs down the road.

Hot, steamy weather can derail the best intentions of reducing en-ergy consumption. As temperatures soar, few can resist the temptation to crank the air conditioning unit and relax in some frosty comfort. However, relying too heavily on air conditioning can compromise the efforts of men and women hoping to reduce their carbon footprints.

It is estimated that up to 50 per-cent of electricity used during the warm weather season is for air con-ditioning. The American Council for an Energy-Efficient Economy says energy consumption for home air conditioning accounts for more than 8 percent of all the electricity pro-duced in the United States, costing homeowners more than $15 billion annually. This translates to roughly 195 million tons of carbon dioxide, an average of almost two tons per year, for homes with air condition-ing. Air conditioning costs and ener-gy usage vary widely depending on the type and age of a unit, the size of a home, how well air condition-ers are maintained and many other factors.

Air conditioners work similarly to refrigerators. Evaporator and con-denser coils either distribute cool air into the home or release hot air outdoors. When an air conditioner is running, a great deal of heat can be expelled outdoors. Air condition-ers use pumps known as compres-sors to transfer heat between these components. Refrigerant fluid is pumped through the tubing and fins surrounding the evaporator and con-denser coils. When the fluid reaches the indoor coil, it evaporates, taking

heat with it and cooling the air that will be pumped inside. The pump then moves the gaseous refriger-ant over to the outdoor coil where it condenses, transferring that heat to the air that will be expelled from the building. Compressors, fans and additional components of air condi-tioning systems require a lot of en-ergy and power.

Reducing reliance on air condi-tioning can lower energy bills and benefit the environment. Before turning on your air conditioning unit this summer, consider these cooling tips.

* Keep the blinds and shades drawn. Sunlight entering a home can quickly create a hot-house envi-ronment. To prevent such a situation from materializing, draw the cur-tains or blinds, particularly on win-dows that are south- or west-facing. This will cut down on the amount of heat that enters the home.

* Use cool water. Run your hands, head and feet under cold water. This will cool down the blood in key pres-sure points of the body and keep you feeling cool for an hour or more.

* Switch to LEDor CFL bulbs. In-candescent bulbs produce more heat than light, contributing to warmer ambient air. Light-emitting diode or compact fluorescent lights not only use less energy but also run much cooler.

* Run fans in a counter-clockwise position. Ceiling fans come equipped with a switch that enables you to change the blades’ spinning direc-tion. Counter-clockwise will draw the cooler air up from the floor and distribute it throughout the room.

* Dress sparingly. While in the comfort of home, wear minimal clothing to remain cooler. Sleep in less clothing and remove covers if you’re finding it difficult to get a good night’s rest.

* Change your home’s color scheme. A light-colored roof and siding will help reflect the sun’s rays rather than absorb them. This can make a home considerably cooler.

* Plant shade trees. Trees can stop sunlight from baking a home or backyard. Trees also absorb and sequester carbon dioxide emis-sions, which makes them beneficial to the environment for a variety of reasons.

* Open windows and doors at night. Open windows to allow cool nighttime air to enter. Open interior doors (including closets) to allow trapped, hot air to be released. This may help cool the home down a few degrees.

* Avoid steam and heat-produc-ing appliances. Dishwashers, ovens and hot showers can add extra heat to an already warm home. Wait un-til the evening before running ap-pliances. Stick to cool showers and cook outdoors if possible.

* Insulate your home. A home that has a well-insulated attic and walls will keep the heat out of the house during the hotter months of the year.

Air conditioning systems use a great deal of energy, but eco-con-scious homeowners can explore other methods of keeping cool to help lessen their reliance on air conditioners this year.

Many homeowners dream of giv-ing their kitchens a full-scale remodel. Though such a project can give a kitch-en an entirely new look, that look does not come cheap. According to Remod-eling magazine’s 2013 “Cost vs. Value Report,” homeowners can expect to spend more than $53,000 on a major kitchen remodel and recoup just below 70 percent of that cost at resale. So while the idea of a full-scale kitchen remodel might be a dream project, the cost of such an undertaking is beyond many homeowners’ budgets.

But homeowners who cannot afford a full remodel can still give their kitch-ens a new look and can do so for rela-tively little money. Painting kitchen cabinets a new color or simply giving fading cabinets a fresh coat of paint can instantly add life to a kitchen, giv-ing the room an entirely different feel without breaking the bank. The follow-ing are a few tips for homeowners plan-ning to paint their kitchen cabinets.

* Assess your existing cabinets. Some cabinet materials, including wood and metal, can be repainted with-out much of a fuss. But other materials, including plastic laminate, are not so amenable to repainting, and will likely require specialty paints. Homeowners with plastic laminate cabinets should first paint a spot or two with a sample paint, being careful to choose a spot that’s concealed. If the paint bonds well to the plastic laminate, then you can go forward and buy enough paint to redo all of the cabinets. If the paint does not take, consult a professional to find a paint that’s likely to be a bet-ter fit. Expect this process to be one of trial and error.

* Plan for ornate cabinets to take a little longer. Painting projects will go

faster when cabinets have flat fronts, but they can take considerably longer when cabinets are unique and more detailed. If your cabinets are ornate, then factor this extra time into your schedule.

* Remove the doors and hardware. When painting cabinets, it’s best to es-sentially disassemble them, removing the doors, handles, knobs, latches, and any additional hardware. When remov-ing hardware, be sure to set them aside in clearly marked plastic bags so it’s easier to reassemble the cabinets once the fresh coat of paint has dried.

As doors are removed, number each door and its corresponding location, much like products that require assem-bly are numbered at the factory. This makes it easier to reassemble and en-sures the cabinets and their hinges will align properly once you have finished painting.

* Don’t paint dirty surfaces. Cab-inet surfaces have likely collected their share of dirt, grease and grime over the years, so you want to clean these surfaces thoroughly before painting. Once surfaces have been cleaned, rinse them off and give them ample time to dry.

* Sand the surfaces. Once the surfaces have been cleaned and are completely dry, it’s time to start sanding them. Lightly sand the doors using a wood sanding block, working to create a firm base to which fresh paint can easily adhere. Areas that are most exposed to wear and tear may require some extra el-bow grease, and some areas may be especially flaky. When old paint is flaking off, this means the previous finish did not adhere very well to the surface, which is not necessarily

uncommon in kitchens, where mois-ture and grease residue can make it harder for paint to adhere to the surface. In such instances, sand the flaky areas to the bare wood before spot-priming with a primer or sealer designed for areas with heavy stain-ing. After all of the sanding is com-plete, vacuum the surfaces to ensure there is no leftover sanding dust be-fore painting.

* Apply primer-sealer. Primer-sealer ensures the fresh paint will bond well to the surfaces, preventing

conditions like flaking in the future.* Paint the cabinets. After the

primer-sealer has been applied, it’s time to paint the cabinets. Begin with the inside edges and openings of the face frames, followed by the outer cabinet sides and then the front of the frames. Then move on to the cabinet doors and any drawer fronts you might be painting as well. Cabi-nets with more elaborate designs re-quire closer attention to detail than flat cabinets. When painting, opt for thin coats, which dry more quickly

and also create fewer visible brush-strokes. When applying multiple coats, allow the paint ample time to dry between coats. Four hours be-tween coats is a good rule of thumb, and lightly resand all surfaces be-fore applying the second and final coat of paint.

* Reassemble the cabinets. Once the final coat of paint has fully dried, carefully reassemble your cabinets and then enjoy the fresh and inex-pensive new look that your freshly painted cabinets have created.

In addition, all registrants must continue to attend courses throughout their careers in order to maintain their registration.

In order to be called a “Realtor,” a licensed real estate professional must become a member of a local real estate board as well as the Canadian Real Estate Association (CREA) and the Ontario Real Estate Association (OREA). When you work with a Realtor, you can expect strict adherence to provincial law as well as to a national code of ethics ensuring you’ll receive the highest level of service, honesty and integrity. In fact, Real-tors are governed by the legal concept of “agency”. An agent is legally obligated to look after the best interests of the person he or she repre-sents. The agent must be loyal to that person.

Rigorous training and high standards are not the only things that make a Real-tor so valuable his or her expertise extends into every aspect of home owner-ship. Realtors know how best to sell or buy a home, and their intimate knowl-edge of the real estate market will ensure that you get the best price possible. They will gladly clarify any legal terminology or government regulations for you.

For sellers, Realtors develop a marketing plan that can include scheduling open houses, placing advertising if desired and listing your property. They can pre screen buyers so that only those who are truly interested and qualified view your home.

When it comes time to negotiate a price, a Realtor can act as a mediator be-tween you and the buyer. This will allow you to remain at ‘arm’s length’ dur-ing the often stressful negotiation process. Assistance in evaluating financing options and mortgage rates is also yours for the asking. But a Realtor not only helps you to buy or sell a home. He or she can also provide you with a list of lenders, lawyers, mortgage brokers and other professionals whose expertise you may need to complete a real estate transaction. When you work with a Realtor, you’re working with a professional who has a strong commitment to quality education, ongoing training and top-notch customer service.

Your REALTOR® will work hard to determine exactly what you want in a home, and will go to extraordinary lengths to meet your needs. You can expect a high level of service and a strong sense of loyalty. In fact, a large proportion of homeowners use the same Realtor for each new house they purchase because of the relationship that they have developed.
