Jeannie Penner-More was raised in the South Bay and has been involved in the real estate
profession, development, and mortgage financing for well over a decade. Having lived in
Manhattan, Hermosa, and Redondo Beach, Jeannie found her area of expertise in the beach
cities. Penner’s passion for development has created projects ranging from San Pedro to West
Los Angeles including many sites in Redondo Beach.
She began her real estate career in Indian Wells in 1989 working for Russell Wade Real Estate.
She specialized in residential Country Club sales. Jeannie became an exclusive agent for a
Japanese developer from Osaka, YSC America, developing in the exclusive area of Indian Wells.
In 1995, she joined Bayside Properties becoming one of the top producing agents and created
a successful team. She has been in the top five of her company from 1997-2009.
Community service has also been her passion. As a member of the Redondo Beach Chamber
of Commerce, she became involved with multiple organizations. Jeannie’s professionalism

Pricing a property correctly is crucial to its sale. If priced too high, you may alienate buyers

COMPLETE ALL REQUIRED PAPERWORK: Agency, Transfer Disclosure Statement (TDS-14), FIRPTA, Listing Agreement.
PROFILE SHEET: When listing your property for sale, your property will be introduced to thousands of potential buyers through print ad and
electronically. We work with you, the seller, to put together the best marketing profile for your property. No one knows your property like you, and
we highly value all of your input to include in the marketing materials. The marketing materials will be utilized in over 100 websites including, but
not limited to, eReal Estate Corp. websites, Multiple Listing Service, Zillow, Trulia, Google, etc.
MARKET ANALYSIS: We put together one of the most thorough Market Analysis in the business illustrating the highest probable range of value
and most productive list price for the property.
CONFIRM SQUARE FOOTAGE: It is important to have as accurate of a measurement as possible of the square footage of your home. Title company,
city, and county records sources can vary.
DISTRIBUTION OF LISTING: The final property profile is distributed to all eReal Estate Corp. agents, the South Bay Board of Relators’ Multiple Listing
Service, and other top agents in the area.

aspects of the market and the property and determine what additional steps, either new or repeated should be done.
RE-LOST PROPERTY: Even if the listing agreement is for a longer period of time, we always re-list the property after 3 months in order to bring it
out as a fresh listing. Since agents have new and varied buyers coming out all the time and they are constantly looking at new listings that come
out so that they can show the freshest property to their prospects.

NEGOTIATING OFFER
OFFER PRESENTATION: We encourage any and all offers. The only bad offer is the one the buyer decided not
to write.
COUNTER OFFER: After hearing the offer, we help work through every detail as it relates to you and your plans
and ultimate needs. We discuss and construct a detailed counter offer based on your needs, current market
conditions, and assessment of the strength of the buyer’s offer. We always recommend that the seller respond
to a buyers’ offer as quickly as possible.
BUYERS MARKET ANALYSIS: We prepare the CMA that we used to establish pricing on the property for use with
the buyer in helping them with their decision.
COUNSELING: We consider ourselves a facilitator. We are able to relate the buyer’s needs and objections to you
from our encounter. We wither have a signed counter offer or another offer for us to discuss and work on. We
never push the parties into a transaction, but rather help them solidify their own decisions by acting as a
sounding board, devil’s advocate, or by providing needed information to continue to bring the sides together.
FINANCING: Sometimes this is the key to how a buyer responds to a counter offer, when we meet with them
we are able to look at their financial picture and help them see financing alternatives that may make it easier for
them to meet your needs.
DOING WHAT IT TAKES: We will not give up on any offer until every possible line has been followed. We are
nothing if not creative. As long as we have a willing buyer and a willing seller, we believe we can make any

CONTRACTS AND DISCLOSURES The real estate purchase contract has evolved greatly over the past 50 years. When Jeannie began her real estate career, the entire transaction, including all
contracts and disclosures was less than ten pages. Today, a real estate transaction involves over 200 pages of documentation. It is important that your real
estate agent know all details and facets of the purchase contract and how best to negotiate on your behalf. Jeannie will sit with you and explain all details in
the contract and how they may affect your position in the transaction.
The standard purchase contract has 50 clauses. Aside from the purchase price, these clauses identify the several important terms of the sale including the

ESCROW Many people think our job is done when the transaction is put together. Unfortunately, unless we are working on a fee basis, we do not
get paid until the transaction closes. Every transaction is different. Sometimes as much or more creativity and perseverance is needed
through the escrow process than through listing and negotiating.
There is a lot of important paperwork, designed to protect and educate the parties. The escrow process looks something like this:
REVIEW PRELIMINARY TITLE REPORT: We look for any potential problems on the pre-lim and start immediately to work with the title
company to solve any such problems.
ARRANGE FOR PHYSICAL INSPECTION: We make certain that the buyer meets their time-frame for performing the physical inspection.
ORDER TERMITE REPORT: We get this out of the way along with buyer’s other inspections if we have not arranged for an inspection
during the listing process. Either way, a copy of the report is given to the buyer as soon as it is available.
ORDER BUILDING REPORT: Depending on the city, this takes from 7 days to 3 weeks, so it’s important to get this taken care of
immediately.
ARRANGE FOR ANY OTHER INSPECTIONS: If the buyer desires any other inspections, we make sure that they are set up quickly and
handled.
SMOKE DETECTOR / CARBON MONOXIDE COMPLIANCE: We make sure that you have complied with any applicable smoke detector
and carbon monoxide ordinances in your city.
EARTHQUAKE PAMPHLET: We will assist you in finding the information necessary to complete the earthquake disclosure as required in
California. We will then deliver this to the buyer.
HAZARDOUS MATERIALS BOOKLET: Another requirement, we make sure the buyer has received a copy of this booklet.
OTHER DISCLOSURES: Any other property disclosures that need to be made are put together in palatable form for the buyer.
FOR CONDOS: GET CCR’S BUDGET AND BYLAWS: Any documentation related to the association is gathered for approval by the buyer
and review by the buyer’s lender.

ESCROW ORDER HOME PROTECTION PLAN.
PREPARE COMPS FOR APPRAISAL: We make sure to meet the appraiser in person with the comparable sales in your area to make sure we get an
accurate appraisal.
REVIEW WITH BUYER’S LENDER: We contact the buyer’s lender when verbal approval is due and see if there are any potential problems to be dealt
with.
COMMUNICATE WITH ESCROW: We make sure that escrow has ordered the lender’s demand and that any title issues are in the process of being
resolved.
COMMUNICATE WITH SELLER: If we are doing our job well, we can insulate you from the day to day action of the escrow process. Nevertheless,
we let you know about any problems and solutions and keep you generally informed on the progress.
COMMUNICATE WITH BUYER OR BUYER’S AGENT: We constantly check to make sure that no problems have developed with the buyer during the
escrow that could affect our closing.
PREPARE ANSWERS TO DISAPPROVALS ON INSPECTIONS OR DISCLOSURES: Many transactions die at this stage because defects with the property
are not handled well. As long as a buyer is not looking for a way out of a transaction, we will make sure that minor problems with the home do not
cause a deal to fail.
REMOVE BUYER CONTINGENCIES: As quickly and efficiently as possible we seek to close out each contingency so that when the loan is approved,
we are ready to close.
LENDER FOLLOW UP: We always make sure the process has not bogged down anywhere along the line.
DRAFT ANY NECESSARY AMENDMENTS: Sometimes during the escrow, in order to address issues that have propped up, changes to the agreement
have to be drawn up.
COORDINATE WITH SELLER’S PURCHASE IF NECESSARY: If you are buying another property, we make sure that the escrows are coordinated so
that you are not inconvenienced at the close.
CLOSE OF ESCROW.
HANDLE ANY AFTER SALE PROBLEMS.
