JAKARTAOVERVIEW

Jakarta, the capital and the largest city in Indonesia, with a population of approximately 10 million, is Indonesia’s center of commercial activity. High per capita income, a dominant middle class and rising purchasing power have accentuated the demand for contemporary retail, paving the way for international retailers in the city.Over time, shopping malls have seen improved occupancy owing to relocations and entry to the market from international retailers. There are a number of shopping malls present and under construction that will provide options for expansion across the city.

The official metropolitan area, is known as Jabodetabek, a name formed by combining the first syllable of Jakarta, Bogor, Depok, Tangerang and Bekasi. The population of Greater Jakarta (Jabodetabek Region) is 32.45 million.

PLAZA INDONESIAPlaza Indonesia is the first high-end shopping center in Indonesia; it opened in 1990. Plaza Indonesia is located in the prominent corner of Jakarta’s famous landmark, the Selamat Datang (Welcome) Statue in Central Jakarta. PLAZA SENAYANPlaza Senayan is an upmarket shopping center in Senayan, the central area of Jakarta which opened in 1995. It offers a diverse range of high-end shops and services. This mall remains as one of the most popular spots to see and be seen in Jakarta, and it is a true refection of Jakarta’s mall culture. Retailers such as Christian Dior, Gucci, Fendi, Louis Vuitton, Celine, Bally, Coach, MCQ by ALexander McQueen, Tory Burch, the Food Hall, Metro and Sogo exist within Plaza Senayan.

PONDOK INDAH MALLPondok Indah Mall (PIM) is located in the wealthy PondokIndah suburb of South Jakarta. It consists of two large malls and one extension, the older 3-storey PIM 1 and the newer 5-storey PIM 2, plus Pondok Indah Mall Street Gallery, which are interconnected via pedestrian shopping-bridges.

SENAYAN CITYSenayan City is another upmarket shopping mall in Senayan, the central area of Jakarta. It is part of a mixed-use development which includes the shopping center, an office tower and an apartment tower. Senayan City is home to numerous high-end fashion tenants and internationally recognized retailers and global brands. It is anchored by Best Denki electronic store, the Food Hall, and Cinema XXI.

PACIFIC PLACEThe Pacific Place Jakarta is another high-end shopping mall located in the Sudirman Central Business District, South Jakarta. It is part of a mixed-use project, which comprises Pacific Place Mall, One Pacific Place office tower, Ritz-Carlton Hotel and Ritz-Carlton Private Residence.

MAL KELAPA GADINGMal Kelapa Gading is a modern shopping and entertainment center located in Kelapa Gading, North Jakarta. Kelapa Gading is an integrated residential area targeted towards the middle to upper market. Mal KelapaGading Complex consists of Mal Kelapa Gading 1, 2, 3, and 5, and La Piazza, a structure dedicated to restaurants and cafes, which soon will be renovated with a new concept.

EMPORIUM PLUITEmporium Pluit Mall is part of a mixed-use complex, called CBD Pluit, which consists of a shopping mall, condominium and office towers. Located in the residential area of Pluit, North Jakarta, Emporium Pluit targets the middle-upper segment. The mall is anchored by Carrefour and Sogo.

GRAND INDONESIAGrand Indonesia Shopping Town is currently the biggest shopping center in Indonesia with a total net lettable area of approximately 138,500 sq.m. The mall targets the upper market segment. The Grand Indonesia complex comprises Grand Indonesia Shopping Town, Hotel Indonesia - Kempinski, Kempinski Residence and Menara BCA Office Tower.

CENTRAL PARKCentral Park in West Jakarta is a mixed-use complex, including two shopping malls (Central Park and Neo SOHO), an office tower, 3 condominium towers, a SOHO, and a Pullman Hotel. The shopping center is anchored by Transmart Carrefour and Sogo Department Store and houses numerous well-known international fashion tenants and global brands.

PIK AVENUEPIK Avenue is a modern-lifestyle retail center located in a dense middle-upper to mpper residential and commercial estate north of Jakarta. Opened in 2016, PIK Avenue is gaining attention for its active bazaars and events, as well as a mall focused on its wide variety of new-to-market F&B tenants. Two major international hotel chains, Mercure and Sofitel, are part of the retail centers’development area.

KOTA KASABLANKAKota Kasablanka is a one-stop retail center, located on a major arterial road connecting two active districts of South Jakarta and North Jakarta with different target markets. It is currently one of the most sought after locations for tenants to open new stores, with a total net lettable area of approximately 112,000 sq.m. The mall is part of a mix-used development comprising of two exsiting office towers, an upcoming third tower, plus 7 upper-middle condominium towers.

SUMMARECON MAL BEKASISummarecon Mall Bekasi, is one of the major shopping and entertainment centers in Bekasi, West Java, Indonesia. This mall was opened on 28 June 2013 and has a retail area of around 60,000 sq.m. The shopping center has various tenants and facilities such as the Downtown Walk, Food Temptation, Bekasi Food City and Atrium which can be used for event and exhibition events. Summarecon Mall Bekasi has a middle class consumer profile with main tenants such as Star Department Store, the Food Hall Supermarket, Cinema XXI, Ace Hardware, and Best Denki.

BOTANI SQUAREBotani Square is the biggest shopping mall in Bogor City, situated on Jalan Raya Pajajaran, the most prestigious commercial area in Bogor. This mall is integrated with Hotel Santika Bogor and IPB Convention Hotel. In this mall there is also a courtroom that is IPB International Convention Center (IICC). This mall was opened in 2006 and has a lettable area of about 36,000 sq.m. This mall has a strategic location as it can be accessed from the entrance or exit to Jagorawi Toll Road. This mall’s anchor tenants include Giant hypermarket, Citrus Department Store, Electronic City, Cinema XXI and Gramediabookstore.

AEON MALL BSD CITYAEON Mall BSD City is located in the biggest township of Greater Jakarta, BSD City. This mall has a lettable area of about 77,000 sq.m and is one of the major shopping centers in the Tangerang area. AEON Mall is a Japanese chain mall which has AEON department store and AEON supermarket as its anchor tenants.

KEY RETAIL

MARGO CITYMargo City is a popular one-stop retail center in Depok, West Java, with the majority of its target market comprising of families and university students. It is located on Jl. Margonda Raya, a highly dense major road, surrounded by a few large university institutions, including the number one university in Indonesia, UniversitasIndonesia. It was opened in 2006 with a net lettable area of approximately 45,000 sq.m. Its anchor tenants include XXI Cinema, Centro Department Store and Giant Supermarket.

BINTARO XCHANGEBintaro XChange is a major one-stop retail center within the middle to upper-middle residential area of Bintaro, South Tangerang, Banten. It is conveniently located as a major hub for various public transportations such as the Transjakarta bus line and close to the Jurang Mangucommuter train station. With a lettable area of 45,900 sq.m, Bintaro XChange houses one of the only two public ice skating rings in Greater Jakarta. Its anchor tenants include Farmer’s Market Supermarket and XXI Cinema.

ABOUT THE DEVELOPMENT

Not stopping at just two currently operating malls in Greater Jakarta, AEON Group has expanded its reach to Sentul City, a large residential area in Jakarta’s peripheral city of Bogor, West Java. AEON Mall Sentul is expected to be the biggest one stop retail center in the area, bringing in approximately 71,000 sq.m net lettable area with a large range of entertainment, F&B and fashion retailers.

Jakarta is the center of lifestyle and dining experiences in Indonesia. It is a growing yet competitive retail market, plus one of the most innovative and dynamic markets in Indonesia, where consumers have been very receptive to new concepts and formats.

The F&B sector has high penetration from international brands, especially in categories such as cafés or Quick Service Restaurants (QSRs) like Starbucks, the Coffee Bean & Tea Leaf, Häagen-Dazs, KFC, McDonalds, Pizza Hut, Wendy’s etc. International brands from Asian countries are also beginning to crowd the F&B and sector.

There is also competition from local players who have more expertise and cater to local tastes. More lifestyle retailers are expanding their reach in Indonesia, not only through online channels, but through opening retail stores or booths in major retail centers.
