Project Area A: Replace American 1 Event Center with a new event center, construct new entry gateways and parking lot improvements on the south end.

Project Area B: Critical infrastructure, track removal, Grand River enhancement (south end).

Project Area C: Construct new livestock facilities (large barns and show ring) in north west zone.

Project Area D: Remove remaining old barns and construct new horse arena and animal barns. Improve north parcel (maintenance yard and camping facilities).

Project Area AProject Area A encompasses the removal of the existing American 1 Event Center and fair office and construction of a new, larger event center on the property. Associated site work (landscaping, circulation, and parking) is conducted throughout the remainder of the south end of the property to support event center activities. It is possible to pursue construction of a new event center while leaving American 1 Event Center in place, although this limits long-term flexibility of the site, area available for parking or fair uses, and may impose duplicitous maintenance costs for maintaining an older building.

Project Area B represents critical infrastructure and use changes on the Jackson County Fairgrounds that will set the stage for the future facility development. In particular, this includes (a) construction of new underground primary electrical infrastructure to replace the aging overhead system and; (b) removal of the horse track, which will open up the site for more flexible layout and use in the near term.

• Remove Track $420 k– Adjust to accommodate centralized midway, new paving for site circulation

• Circulation & Parking $410 k– Repurpose existing paved areas for interim parking, new walks/drives

• River Park (South) $390 k– Secured park, stage/small boat launch, bank stabilization, landscape

The existing barns that utilize the show ring (cattle, beef, swine) are limited in their expansion ability due to being land-locked between the Grand River and major circulation corridors on the property. Furthermore, the close proximity to the Grand Riverprecludes establishment of a linear park/open space along the river bank. Project Area C constructs a new series of barns with a larger, centralized show ring, and improved wash and milking facilities.

Project Area D construction removes and replaces the remaining old animal facilities, constructs a new covered (or closed, 4-season) horse arena, new restroom/shower building, and a new maintenance building and site improvements on the north property.
