Green Haven, a new well-planned residential development that pays tribute to nature. Comprising of 1,134 units on 7.76 acres, the three

magnificent towers of Green Haven are connected by breathtaking sky bridges that give residents a 360-degree view of the surrounding region. By actual proportions, the footprint of the three (3) building towers only adds approximately up to not more than twenty five percent (25%) or approximately one-fourth (1/4) of the total project site area, which will provide a much healthier and liveable environment.

The three towers of Green Haven are named after tropical flowers: Erythrina for the first tower (Tower A); Cattley for the second tower (Tower B); and Laurels for the third tower (Tower C). Each tower increases in height forming a hierarchy of 40 storeys, 43 storeys, and 46 storeys.

Green Haven is cleverly aligned to capture the best vista this location has to offer by facing both the straits of Johor towards Singapore as well as the horizon of Johor Bahru’s city centre skyline. Green Haven is easily accessible via the Eastern Dispersal Link (EDL), Coastal Highway, and Pasir Gudang Highway. It is surrounded by many essential amenities for daily conveniences including hospitals, police stations, shopping centres, golf clubs, and education hubs. Furthermore, the development is just 10 minutes away from Johor Bahru’s city center and the CIQ complex leading to Singapore.

Green Haven is in a league of its own because of its smart home system that interconnects the entire development. Through smart devices, residents here can programme to control lighting, air-conditioning, and curtains. Video and call features seamlessly connect residents to strategic points on the development such as the guard house, lobby, unit entrance, and other units. Wall pads also enable announcements to be made and checked, whereas video memos can be left here for future viewing. residents may also use the jogging track that spans around the tower.

A three-tier security system watches over the three important points on the development: the guard house; public areas such as the lift lobby/drop-off point/parking; and individual unit levels. CCTV cameras will be installed in common areas and it will be monitored constantly by the management. There will also be scheduled patrols on the ground, car park and podium levels for increased security. Green Haven is also secured by a comprehensive fire prevention and suppression system to meet and even exceeds local building codes.

Sylvan Walk is a 400-metre nature trail linear park circling the perimeter of the development with hand-picked plants replicating a rainforest. The perimeter fence will be enclosed by plants which creates a natural green boundary. Viridian Nexus, at the heart of Green Haven, is an area that features various themed gardens with tropical trees and colourful foliage. The plants here can reach up to two metres to create a zone of tranquillity, and residents can organise outdoor gatherings by the barbecue pits that are placed alongside a flowing stream. Green Haven is also incorporated with its very own hill, the Haven Crest. The winding stream from Tower C also creates an optical illusion where the stream flows into the Sapphire Lagoon. Extending from one end of the podium to the other is the Palm Tree.

HISTORYA fascinating marriage between east and west, Penang was once ruled by Sultans of Kedah until the late 18th century when European traders all vied for control due to its strategic location in the region. But looking back many centuries prior, Penang was already a well-established port, drawing in sailors and seafarers from India, China and Arabia.

In 1786, the British or more specifically, the British East India Company, finally took possession of Penang, led by a merchant named Sir Francis Light, who, after deceiving the Sultan into turning over the island, proclaimed to be the “founder” of Penang. Nevertheless, Penang’s prominence rose even further, cementing itself as one of the foremost ports in Asia.

Fact or Fiction?Francis Light loaded his cannons with coins and fired them into the

dense jungle to coax the natives to clear the land.

BUSThere is also an intracity bus, called Rapid Penang (just like Rapid KL), with the most frequent bus route being the 101, that follows through Penang’s busiest roads. It has its very own useful iPhone app which features a GPS powered route planner and updated arrival and departure times.

TRISHAWS & BICYCLES

A more whimsical way to get around is by taking these three-wheeled, human-powered vehicles. Possibly the best way to get to know the city, most trishaw riders make excellent tour guides.

Renting bicycles are also getting more popular here, with many being introduced and marketed by several companies. The state government is now making an effort to make the city more cyclist and pedestrian friendly by introducing dedicated cycling lanes. WATER

The Penang Port is one of the major ports in Malaysia. The port plays an important role in the country’s shipping industry, with more than 200 ports worldwide linking to the city. The Swettenham Pier Port accommodates cruise ships as cruise tourism is one of the major industries here.

CITY & INFRASTRUCTUREGEORGE TOWNWith a population of about 500,000 and a 500-year history with many well-preserved heritage buildings, George Town is a UNESCO World Heritage site in its own right. It has an interesting blend of the British, Malay, Chinese and Indian essence and traditions.

Today, the city is well known for its unique street food and culture and it’s well positioned as a medical tourism centre and leading electronics hub in Asia.

This city also plays an important role in the political and economic scene with most of the Malaysian federal government agencies and departments located here.

CONNECTIVITY

The island is accessible by the Penang Bridge, which opened in 1985 and the Second Penang Bridge, otherwise officially named the Sultan Abdul Halim Muadzam Shah Bridge, one of the longest bridges in Asia at 24km.

TAXISThe city has an extensive road network. Taxis in Penang generally do not use the meter system much to the chagrin of the authorities. However, with the introduction of popular taxi booking app “My Teksi”, taxi bookings have increased by 500% since its launch in Penang in 2014.

Penang Port has the highest total cruise calls compared to other ports in the state as of

January 2016

The Penang ferry is the convenient mode of transportation for the locals travelling by sea with cross-channel ferry services connecting George Town and Butterworth. High-speed ferries also take people to neighbouring island Langkawi, as well as to Medan in Sumatra.

AIRThe Penang International Airport, which is about 30 minutes from George Town, is located in Bayan Lepas. It serves international flights coming in from Hong Kong, Singapore, Medan, Aceh, Taipei, Bangkok, Koh Samui and Guangzhou, and is a major northern gateway to the rest of Malaysia.

More than two-thirds of Malaysian investors carry debt, making them as the most indebted in Asia, according to research for the latest Manulife Investor Sentiment Index (MISI) as reported by The Sun Daily.

While Malaysian investors rank saving for retirement as their top financial priority, the research reveals a lack of financial planning, which may jeopardise long-term financial security, particularly when compounded by high debt levels.

The respondents of the research were made up from middle class to affluent investors aged 25 years and above, are the primary decision makers of financial matters in the household and currently have investment products.

The result shows 68% of Malaysians currently have debt, the highest proportion of all eight markets surveyed in Asia – more than double

the regional average of 33%. Average debt is RM56,000, which is nearly 10 times average Monthly Personal Income. This debt is mostly due to daily living expenses (60%), with rental payments (44%) and children’s education (37%) the other main causes. Worryingly, much of the debt is long term, with a quarter (25%) of those in debt not expecting to be able to pay it off in three years or more.

The survey shows the high debt levels reflect poor financial management, with investors failing to effectively manage their cash flow.

While the majority of Malaysian investors (89%) track their expenses regularly, 44% of investors spend 70% or more of their monthly income every month, suggesting they are not acting on their tracking by curbing expenses.

Investors are at least aware of the need to address their high debt levels, ranking paying off debt and credit cards as the second most important financial priority overall, with 16% of investors ranking this as their top priority.

The survey also showed that saving for retirement is now the number one financial priority for investors, with 21% of investors ranking this as their top priority. However, despite this, investors are failing to efficiently save for their retirement.

Many investors do not have a target savings goal (41%), including those aged 35-49 (43%) who should be most active in

retirement planning. Of those who do have a target savings goal, the average amount is RM378,000, more than 62 times average Monthly Personal Income.

While almost half of savers (48%) have set medium-term time frames (5-10 years) to achieve their goal, these high savings targets may be unrealistic to achieve, which could explain why the majority (67%) have only been able to save less than 40% of their target.

Related to this lack of effective savings management, 74% of investors surveyed wished they had done better investment planning. More than a third (38%) wished they had done more research; while 28% wished they had been more active in reviewing their portfolio and 27% regretted holding too much cash.

This may be explained by the fact that most investors rely on themselves for financial advice (79%) while investment experts ranked fifth (24%), after friends and family.

DAP Sabah Secretary Junz Wong raised his concern over the findings of the announced future project by Malaysia Airport Holdings Berhad (MAHB) was actually take place on the previously proposed piece of state land originally meant for KK Southern Bus Terminal in Kepayan.

Wong emphasized that the land originally was supposed to be the site of the Kepayan bus station which is part of the outer ring bus stations under the Sabah Corridor Plan in 2007.

“The bus interchange was supposed to be there in addition to the one in Wawasan and one in Inanam so they could complete the integrated Kota Kinabalu bus transportation system in the Greater KK Plan.

“Now it seems that the bus stop project here has been quietly scrapped.”

“This means the bus transportation issues for the city are potentially never going to be resolved,”

“We (DAP) welcome the announcement on the Kota Kinabalu International Airport expansion but it seems this is also on the same adjacent 40 acre area where they proposed earlier that a new second airport was to be built and now are also they are speaking instead about expansion of the current airport.

“So is it now a case of building a new airport or extending the existing airport? We need the details of this new airport expansion. So what is going to happen to the bus terminal now which was supposed to have been completed before 2014?

Even the Wawasan bus terminal hasn’t been completed yet.

“It’s amazing our government is using the same piece of land to announce so many projects, he said urging the authorities concerned to clarify the matter.

Earlier this month, MAHB Managing Director Datuk Badlisham Ghazali (pic) said 10 more overnight aircraft parking bays are being planned to cater to jets and turboprop aircraft with construction of these facilities expected to commence this year.

“This project is just the beginning of our continuous efforts to making another mark in Kota Kinabalu. Our previous Kingfisher series has proven the marketability

and increased property values of these homes by two and three fold especially Kingfisher Park 2 and Kingfisher Sulaman,” said Chief Operating Officer Mr John Tan in his speech.

The starting price per unit of the project will be from RM380,000 onwards. Size per unit varies from the regular 865 sq.ft to a spacious 1,160 sq. ft.

According to Tan, there will be another residential project by Hap Seng which will be launched at the end of March this year.

“We are expecting to launch Kingfisher Putatan at the end of this month. This shows our strength as the developer in Kota Kinabalu and our confidence in the market,” he said.

Kingfisher Inanam is expected to complete in mid-year 2019.

On November last year, the group made Sabah history by opening the first Grade A Office Tower and Green Certified building in the state, Plaza Shell. The building, signifies the strong bond between the giant oil company Shell, the State of Sabah and Hap Seng.

The Jiangxi Provincial Tourism Development Committee signed a Memorandum of Understanding (MoU) on March 7 with Sabah Tourism Board (STB) to enhance tourism promotional efforts between both parties, reported The Borneo Post.

STB chairman Datuk Joniston Bangkuai said the first MoU signed between Sabah and Jiangxi marked the beginning in attracting more tourists to the state and vice versa.

“We wish to deepen cooperation particularly in efforts to attract more tourists, especially from China, considering a large number of tourists visiting Sabah are from that country.”

Joniston said Jiangxi had a population of 45 million, which would be a huge tourism opportunity for STB.

He said the state’s participation in the coming tourism expo at Jiangxi this September would be the starting point of collaboration between both parties.

“During the initial discussion, they have requested us to work on a direct flight from Jiangxi to Kota Kinabalu.

“This proposal is a positive development given that direct flights from several cities in China to Kota Kinabalu have been mounted,” he said at the signing ceremony in Kota Kinabalu.

Meanwhile, Jiangxi Provincial Tourism Development Committee director general Ding Xiaoqun said both parties hoped to achieve a win-win situation in enhancing the tourism sector and economy of the country through the MoU.

Ding also invited STB and government agencies to visit the tourism sector in Jiangxi.

“At the same time, we will bring tour companies from Jiangxi to Sabah to explore the uniqueness in this state.”

Ding said the media’s involvement was also important in the bilateral collaboration for tourism promotion.

Also present were STB general manager Datuk Irene B. Charuruks and Vice Consul General of the People’s Republic of China in Kota Kinabalu, Sun Xiaowu.

The global property consultancy Knight Frank has released a new report regarding to the commercial real estate investment sentiment in Malaysia. The survey was conducted on some 700 respondents in Senior Management levels, with 55% of them were classified as property developers.

According to the survey, the market performance in 2015 was “as expected” as 54% of the respondent said so, while the remaining 46% thought it was below expectations.

The report also showed that the implementation of GST was among the negative factors that affecting the market in year 2015, as well as country’s political scene together with the depreciation of ringgit.

2016 – The Outlook The survey, which was conducted using an e-survey mechanism distributed throughout Knight Frank’s vast database as well as in-depth interviews with key players in the local commercial sector, has listed 3 favorable factors that affecting the market – the availability of fund, ongoing MRT & infrastructure and the availability of good stock / investment opportunities.

Apart from that, respondents are also positive on yield / return and foreign direct investment flow this year.

The survey revealed that 72% of the respondents intend to invest in one or more commercial sub-sectors in 2016.

The retail segment was top choice with 39% interest whilst interest in other sub-sectors range from 29% to 34%. It is also noted that developers continuing to complete the on-going retail projects could have skewed the interest for retail this year.

Based on the survey, Kota Kinabalu was listed as number 5 to the category of top investment location in the country.

The state of Penang claimed the first spot as the most attractive for investors to invest, possibly due to George Town being inscribed as one of UNESCO’s World Heritage Sites and the popularity of the state for medical tourism. Klang Valley and the fringe of Kuala Lumpur claimed the second spot, followed by Johor Bahru and Kuala Lumpur Central Business District (CBD).

Kuala Lumpur CBD was previously listed as the top investment choice in 2015, but has retreated in the ranking to fourth position.

Meanwhile, the report stated that the country’s political environment will continue to weigh heavily on business sentiment this year. Other negative factors include the unpopular GST, country’s slowing economy, cooling measures, ringgit depreciation as well as corporate and public governance.

P H Expo opened up in our city of Kota Kinabalu between March 18 to 20, with over 50 developers participating in the event to promote over 60 projects. The event attracted

10,000 visitors, which was primarily dominated by the age group of between 26 to 35 years old.

The event also showcased two book launches – “Malaysian Propenomy” and “BLT Property Investment”, written by renowned property experts in the region, Dr. Daniele Gambero and the BLT trio, Miicheal Yeoh, Chris Tan and Richard Oon, respectively.

Special guest speaker Wong Chui Ling of Melody FM, who is also an avid investor, had also elevated the event with her presence. Chui Ling shares her valuable experience and tips on the business of property investing.

According to Property Hunter’s Director, Elson Kho, the supportive participation from the exhibitors and the crowd, proves that despite the cooling measures and the tightening lending policies by banks, it is obvious that there is still strong interest in the property market in Sabah, and with

family homes in the UK. The Slip House’s

unique form consists of three stacks

of slipped orthogonal box shapes. It

is slotted between a row of terraced

houses in London, on a brownfield site

that is formerly used for industrial or

commercial purposes.

This three storey family home features a

rainwater harvesting tank, solar panels,

mechanical ventilation, triple glazing and

a high level of insulation all of which is

able to save up to 1092.73kg (1.2 ton) of

carbon dioxide per year, according to its

(MYR16,290) each, the S House is meant

to be an affordable home option

that is built using easily obtained local

materials, such as palm leaf thatching

and bamboo.

With a basic interior measuring just

30sq m (322sq ft), the S House is

prefabricated and can be disassembled

for easy transportation. It is designed

with large polycarbonate panels that

allow plenty of natural lighting. It can

also be opened up for access as well

as easy ventilation. A small gap between

the roof and walls also encourage better

air flow saving up on electricity.

How did you become partners in business?Karim: We were uni mates back in Australia and his wife was my classmate. That’s how we knew each other. Anyway, I was still working in Australia when he (Datuk) called me up one day and told me that he was going after a big job in Sabah, for which, he was already back here for a while. That was during the economic downturn at the time. So I came back, and well, here I am since then (laughs).

Datuk Ho: Yea, at that point we were already quite close, so when I had this project, I thought of him and asked him, “When are you coming back?”.

What were you both like growing up? Any fond memories?Datuk Ho: I was originally a kampung boy from Menggatal, then we moved to the wetlands nearby here (Signal Hill) where I used to help my parents plant vegetables. This was a time when there were no electricity, piped water and roads there, so everyday we had to walk through the forest to go to school. Then, the school that I attended relocated from Karamunsing to St. Agnes, Likas and so we also moved to Kampung Likas. I used to struggle with dyslexia as a child and was always failing in school. Most people I knew used to look down on me. This was before ‘dyslexia’ was even known here.

So, I became rebellious, and didn’t care about what anybody would think. I only learned how to write properly in form one because I really struggled in writing. Nobody expected me to have a bright future, and I think that’s what saved me. Had I accepted that I was a failure like everyone expected, I wouldn’t be where I am today.

And you, what were you like Karim?Karim: Me? (laughs) I was the good boy. I was very studious and would read a lot. I grew up in Tanjung Aru and I started my kindergarten very early and actually spent two years in kindergarten before going to Johor to stay with my grandmother for three years (primary school), then I returned to Sabah to complete the rest of my primary school at Sacred Heart before going to Sabah College for my secondary education. After that, I was offered a scholarship to do my degree in Australia. I continued to work there for three years before getting the offer from Jia Lit and returned to Sabah.

What made you become an architect? Was it always what you wanted to be growing up?Karim: Ah, very interesting question. I always wanted to be an architect, even in primary one, I remember getting this Lego set. There was also this time when the state mosque here was under construction, my father got me a sample of the gold tiles used for the dome from the architects. I really treasured it (chuckles). So, that’s how I got into architecture. Jia Lit, how did you get into architecture? Datuk Ho: Well, for me, I had initially enrolled at Monash University to do law. However, I dropped out of law school after being told that the degree wasn’t recognized in Sabah. I then decided to study engineering for a year before I had the realisation that it’s not want I wanted to do for the rest of my life. Much to my father’s contention, I dropped out again to take up architecture at Geelong. Luckily, the first year of engineering is an all-rounder, where you study all sorts of things like psychology, management, architecture...that’s when I got interested in it (architecture).

But as a kid did you like or even knew how to draw?Datuk Ho: Nope. I was a jungle boy. I liked catching birds and animals instead (laughs).

So you don’t need to be good at drawing in order to become an architect?Karim: Oh yea, you don’t need to. It’s a myth that only those who can draw can be architects. I think, to become an architect, you just need to be creative. And although I can draw, that wasn’t why I wanted to become one. It was about buildings.

Datuk Ho: You need to have a vast imagination and boundless creativity if you want to become a successful architect. The reason why some architects can draw so well is because they have natural creativity.

Among all, which of the projects were you most passionate about?Karim: It depends, but one of my personal favourites was the old Terminal 1 airport, which has since been demolished. It was special to me as it had this unique zig zag roof that I designed. I poured a lot of my heart into it - during its construction, I went to the site almost every other day to make sure that the construction went on perfectly. There is also the Sulaman mosque in Tuaran which was an early project that got constructed just after I returned to Sabah.

Datuk Ho: My passion is in all the small eco-tourism projects I’ve done, where you see the benefits and profits going back to the communities. That is the most rewarding to me. Also close to my heart, is the Lok Kawi Wildlife Park. I went to Singapore, KL and the Philippines at my own cost to do the study because the state government didn’t have enough funds to engage specialists. It was crucial that everything was done properly, and as architects, I believe that we have a responsibility to understand every aspect of a project. So we were on the ground learning from their zoo wardens on how they manage their zoos and what was best for the animals. It took us twelve years to complete the project.

Do you think that sustainable or green design limits a building’s aesthetical potential?Karim: No, it’s quite the opposite. The building design will reflect a sense of care and balance in response to the environmental needs and user needs. Green design to me means minimum wastage in material and energy to achieve good function. We should

account for the materials we use. For example, if we cut down one tree (for timber), we should plant back four times the amount we use. One to replace what we take, one for future maintenance and two, just in case, as our contribution to giving back to nature. Collect solar energy to reduce your carbon footprint.

These items are the bigger picture in building aesthetics.

Datuk Ho: Designing something by taking the surrounding and its environmental aspect into consideration forces you to be more creative, and so this is what gives the whole look of a building or structure character.

What are your wishes for Sabah for the future?Karim: Separation of rubbish in all our waste management system. That would be something to look forward to when we can recycle all our waste.

Datuk Ho: Datuk Yeo Boon Hai, the new KK City Mayor is also looking into separating wet and dry wastes, especially in restaurants and coffee shops. I think this is an excellent move.

My wish would also be for the local government to issue a circular to all local councils for the compulsory requirements of providing insulated roofing to all residential projects. It’s basically a layer of double-sided aluminium foil with a minimum of 50 mm insulation wool, or equivalent. It gives a temperature reduction of potentially up to four degrees. I’ve been pushing for this insulation system since 2010 because this novel idea will greatly improve comfort levels for the low-income people of Sabah that could not afford high costs of electricity from air conditioners. Implementing this insulation system is in great compliance to the GBI (Green

Building Index).

Karim: I also look forward for more design and architectural competitions in the future. This way, the younger generation will be able to participate and contribute. Perhaps for starters, we can have one competition per year to provide opportunity and unleash hidden architectural talents and creativity in Sabah.

Kota Kinabalu City Hall is planning to install close-circuit television (CCTV) and WiFi services in the city with the assistance from the Ministry of Multimedia and Communication, reported The Borneo Post.

According to the newly elected city mayor Datuk Yeo Boon Hai, Datuk Seri Panglima Dr Mohd Salleh Keruak who is the Minister of Multimedia and Communication had spoken to him and willing to assist the City Hall with the said proposal.

“We are planning to make the city more friendly and safe by installing more lights and providing WiFi services,” said Yeo.

He also said that the City Hall would create more pedestrian-friendly walkways.

Yeo delivered the statements during a courtesy call by Kota Kinabalu Chinese Chamber of Commerce and Industry (KKCCCI) committee, led by its president Datuk Michael Lui Yen Sang on February 25.

The mayor reiterated his vision for green and liveable Kota Kinabalu and called for the corperation from shop and business operators to keep the cleanliness of their premises so that the City Hall could put in other efforts as affixing more lights and CCTV.

Budget hotel operator Nida Rooms aims to expand its operations to 5,000 rooms regionally by May, and 10,000 by the year end, reported The Star.

Currently, the company, which began operations seven months ago, has about 3,000 rooms through various collaborations in South-East Asia, of which 700 are in Malaysia.

“We aim to have 1,200 rooms in the country by May,” its chief commercial officer Song Eu Jin told reporters at a media briefing.

On February, the company signed an agreement with SelecTV, a company providing prepaid TV services in 5-star hotels, to provide quality entertainment and free TV at Nida Rooms.

“There’s no reason that budget room guests should be deprived of quality entertainment when they check in. For the 12-hour period

that the guest is in the room when they get in for the night, they should have a relaxation window of about an hour an a half, where they unwind and watch some TV catered to their interest,” Song said.

“It is still too early for us to mention the investment amount involved in the implementation of the entertainment platform but for now, both companies will

leverage on each other’s resources as we focus heavily on the South-East Asian market in the mid-term. In the long term, we will expand into South America,” SelecTV chief executive officer C.S. Goh said.

In November 2015, Nida Rooms had a capital injection of US$1.3mil (RM5.41mil) by private investors.

Nida Rooms was introduced in Indonesia as a virtual hotel operator by parent company Global Rooms Ltd to ease booking of hotel rooms, providing maximum services at affordable prices in South-East Asia.

The budget hotel focuses on six priorities – clean rooms, comfortable beds, air-conditioned rooms, complimentary Wi-Fi, hot shower and functional amenities.

The expansion of the Lumut Port in Kampung Acheh, at a cost of RM200 million, is expected to be completed before 2020, says Menteri Besar Datuk Seri Dr Zambry Abdul Kadir, as reported by Bernama.

Saying that the project would cater to the needs of future investors, he added that the port had handled more than 45 million tonnes of cargo and received about 7,400 ships in the last 20 years.

He described the feat as extraordinary since

the Lumut port was not a main port of call as Port Klang and the Pasir Gudang Port.

Zambry also suggested that port operator, Lumut Maritime Terminal Sdn Bhd, handle clean cargo like foodstuff instead of just concentrating on dirty cargo such as coal, lime and clay in order to remain competitive.

“Perhaps we can have luxury liners berth here as well,” he told reporters after officiating the ground breaking ceremony for the port’s expansion in Lumut, Perak on Monday (March 7).

In a related development, Zambry said the state government had identified a suitable site for a new port in Hilir Perak.

Sarawak Chief Minister Datuk Patinggi Tan Sri Adenan Satem on March 6 announced that the tenure period for land would be retained

at 99 years.

He made the statement when attending the event “Leader With The People” held in Kuching.

Previously, Adenan announced the quit rent for land below 100 acres has been abolished.

“If the original tenure period of the land was 99 years, the tenure period for all lots divided from it would remain 99 years instead of 66 years as decided earlier,” he said, as reported by The Borneo Post.

He also said the decision was made based on the request from landowners, which he felt was reasonable.

It was for that reason that he was very serious in demanding for the return of the state’s autonomy from the federal government, he explained.

“Devolution of power would be pursued accordingly till we get the desired outcome,” he said, adding the process would take time

as it has to follow administrative and legal procedures.

He added that when he talked about fighting for Sarawak’s rights, he meant business, stressing it was for that reason that he deserved to be called the Chief Minister of Sarawak.

He also talked about demand for a fair share of development fund from the federal government because he felt that Sarawak being part of the federation and almost the same size as Peninsular Malaysia required huge funds to catch up with the pace of development in the Peninsula.

“As we are still lagging far behind in every aspect of development, we need big funds to catch up, be it in terms of road connectivity and other basic infrastructure and facilities,” he said.

Ewein Bhd has terminated its plan to acquire a 50% equity interest in construction outfit UD Piles Sdn Bhd for RM2.88 million, reported The Sun Daily.

In a filing with the stock exchange, the company said the termination was due to the non-fulfillment of the conditions precedent of the share sale agreement.

Meanwhile, in the latest results, Ewein reported a 73.91% surge in net profit to RM4.7 million for the fourth quarter ended Dec 31, 2015, thanks to contribution from its maiden property development activity.

Revenue for the quarter under review jumped by more than threefold to RM36.59 million from RM10.82 million.

Full-year net profit grew by close to four fold to RM12.32 million against RM3.16 million a year before. This was on the back of a 92.81% increase in revenue from RM44.64 million to RM86.07 million.

Ewein said the board is optimistic that the manufacturing division will be positive and it is poised to further improve in view of the current weak currency environment for the remaining months of this year.

“The board expects a significant contribution from its property development segment which will be expected to drive the group’s performance positively in the future,” it noted.

The Ministry of Public Utilities plans to collaborate with Sarawak Energy Berhad (SEB) and Public Works Department (PWD) to extend electricity supply to remote and isolated areas in the state, reported The Borneo Post.

Minister of Public Utilities Datuk Amar Awang Tengah Ali Hassan said he would present a paper on the initiative to the state Cabinet soon.

“If the state Cabinet agrees with the proposal, then we can we proceed and let both SEB and PWD to become the implementing agencies to supply electricity to the very remote and isolated areas in the state which are not connected to the grid,” Awang Tengah told

The Borneo Post after chairing a meeting with the media at his office on March 8.

He said the state government’s main concern now was to look for the best solution to assist those who were still depending on generator sets which were deemed too expensive for the rural people.

He added that among the possible solutions to address the situation were to provide alternative sources of electricity such as mini hydroelectricity dams and solar energy.

“Our main focus now is to provide electricity supply to the rural areas, hoping that by 2020, we will be able to achieve 100 per cent electricity supply coverage to every household

in the state.”

To achieve the target, he said the government must adopt the same policy as the federal government through the National Blue Ocean Strategy (NBOS) approach to find the best possible solution.

UPCYCLING The art of turning trash into treasure

‘Upcycling’ is the process of converting waste materials or unwanted useless items and creatively turning them into something new, usually of better quality and with better environmental value. Re-purposing, recreating and giving waste a new lease on life is much better than

burning it or letting it end-up in landfills. Examples would be like turning industrial pallets into outdoor chairs, plastic bottles turned into flowering

pots, old tires turned into gardening decorations...the list is endless.

By upcycling, it doesn’t just promote the reuse of the old material, it’s also looking at a more sustainable approach to saving the environment.

Recycling aluminium cans and processing them into new cans actually consume more energy and chemicals. Same goes to plastics, metals and any other recyclable items. Meaning, more coals will be burned and more toxins being released into the environment causing more harm than good.

Upcycling is very popular in many countries like the UK, USA, Germany, Australia, New Zealand, and even China and Thailand. Some western countries approach local upcycle artists to decorate the city areas using reused and upcycled waste materials. In Thailand, monks constructed a beautiful temple out of collected glass bottles.

However, in Sabah, upcycling is still an undergrown practice. There aren’t a lot of people who do upcycling as a lifestyle or at a moderate scale. We only find local

farmers using pails for plants or fishermen reusing old t-shirts as artificial lure and plastic bottles as floats.

Upcycling can easily be done at home. By using only scissors, one can turn a plastic bottle into a pencil holder or a phone holder in just a few minutes. Or decorate a mason jar into a flower vase with few colourful strips of cloths from an old t-shirt in just 10-20 minutes. One can upcycle just about anything from old or unused stuff. Just be creative and put some personal touches into it and it will turn out nicely. As for the hard-core upcyclist, with the right tools, some patience and a bit of TLC, you can transform an old cabinet or old window frame into a rustic piece of coffee table or any other furniture for the home.

DBKK’s dumpsite is facing a shortage of space for waste these days. Domestic waste, industrial waste and garden waste are all unsorted and dumped into one site. Based on statistics, only 5% are being recycled and this amount is very low.

JF PRODUCTION was founded in December 2014 by Japson Wong, a marine biologist by profession and Lester Tsen, a photographer. The team consists of a total of six members from different professions and backgrounds with the same passion to make quirky and beautiful structures and pieces using waste materials to beautify Kota Kinabalu City.

First time house buyers should shop around to find financing package which best suits their needs as certain commercial banks do offer special packages for first timers, says Association of Banks in Malaysia (ABM), reported Bernama.

ABM also suggested that these first timers work with their financiers when assessing the suitability and affordability of any facility applied to ensure a more robust financial management for buyers.

“What is important is for such buyers to recognize the need to make sound decisions of their own affordability appropriate to their

financial circumstances,” the association said in a statement.

It added that some of the factors house buyers needed to consider included the availability of adequate down payment, good credit record and financial capability to make monthly payments.

ABM also stressed the need for applicants to fully and accurately disclose all material information about their financial position as this would be help commercial banks in carrying out an affordability assessment.

“For self-employed applicants, banks will also

take into account their proof of savings and regular income sources,” it said.

ABM also encouraged first time house buyers to consider applying for the government’s ‘My First Home Scheme’.

The Real Estate and Housing Developers’ Association Malaysia (REHDA) will work closely with the government to make housing more affordable, reported Astro Awani.

Deputy President of REHDA Datuk Soam Heng Choon, said actually, there were many aspects why the housing was not affordable.

“Together we will try to tackle this issue. For a start, the association is encouraging property developers to shift to the industrialised building system (IBS),” he said.

Soam said this after the signing of a memorandum of collaboration between the association and CIDB Malaysia to promote low-carbon and sustainable practices in the housing and construction industry.

IBS is a special construction technique where components are manufactured in a controlled

environment, either at the site or off-site.

He said this policy could work amid the uncertainty in the economy, depending on

area.

“That, however, depends on where the areas we are going to develop the housing projects affordability in the KL area maybe around RM500,000, while in small town RM300,000,” he said, adding that for 2016, the property prices were not expected to increase.

Petroliam Nasional Berhad (Petronas) said Tuesday (March 1) it expects to cut about 1,000 jobs as it struggles with plunging global oil prices that have hammered the energy-dependent country, reported AFP.

The company, the single largest source of Malaysian government revenue and national export earnings, said the layoffs would take place over the next six months.

“Exhaustive efforts are ongoing to redeploy affected employees,” the company said in a statement.

On Monday (Feb 29), Petronas reported a fourth-quarter net loss of 4.69 billion ringgit (US$1.1 billion).

The unlisted Petronas, Malaysia’s only Fortune 500 company, also announced cuts in capital and operating spending of RM50 billion over the next four years, starting with 15 to 20 billion in 2016.

Petronas is not the only firm to suffer from sinking prices of oil and other commodities, which have battered Malaysia’s growth prospects.

Sime Darby Bhd, the world’s biggest listed palm oil producer, last Wednesday announced a 38 percent plunge in second-quarter profit due to weak commodity prices and China’s slowdown.

Full-year growth for Malaysia in 2015 was at five percent, down from six per cent in 2014. The government now expects economic growth of 4 to 4.5 per cent this year, down from an earlier projection of five percent.

T he gross development value (GDV) of new property launches in Sabah has plummeted significantly from RM7.65 billion in 2013 to RM3.75 billion in 2014 and further fell to RM1.5 billion last year due to key-factors such as the abolishment of the Developer Interest Bearing Scheme (DIBS), stringent lending conditions, the

weakened ringgit and delays in the approval of development plans.

Values are expected to maintain stability across all sectors in the secondary market supported by a rise in primary market launch prices. Land costs continue to increase and coupled with GST, minimum wage hikes, a weak ringgit and inflationary pressure, it is not possible for developers to lower their margins.

Foreign investment at an institutional and consumer level is highly anticipated for development investment opportunities and new launches, and Knight Frank is optimistic that offshore take up rates for properties in sought after locations will be attractive in light of the currency situation.

Despite continued volatility in the global economy, Sabah is expected to weather the storm with its strong fundamentals in oil, gas and energy and the palm oil trade, albeit against commodity prices and currency pressure. The tourism sector will play an important role in bolstering state coffers and we believe that there will be a greater focus on the development of tourism products and supporting infrastructure in the coming year.

Market Highlights

Similar to the first half of 2015, the city has seen little activity in the primary market. Developers continued to take an apprehensive view on launching new projects given macro-economic conditions and the lending environment. Values across all sectors continued to remain stable, though transaction volume remained weak.

Based on the Property Market Report First Half 2015 by NAPIC, Sabah registered 4,273 transactions with a total value of RM2.2 billion (inclusive of both primary and secondary markets), a decrease of 3.0%

and 7.0% in volume and value respectively, against the first half of 2014.

Interest in capital market acquisitions by local and particularly foreign corporates and institutions has increased, albeit at an investigative and due diligence level. Up to August 2015, Sabah posted a budget trade surplus of RM 6.8 million despite tough market conditions and the medium- to long-term outlook remains positive.

According to Malaysian Prime Minister Datuk Seri Najib Razak, the first phase of the Pan Borneo Highway in Sabah will commence construction on the first quarter of 2016. At a cost of RM27 billion, the construction which spans over 2,239 kilometres will be the main artery connecting Sabah, Sarawak, Brunei and Kalimantan in the future.

The Works Ministry has submitted proposals to build 10 flyovers at four major roads in KK under the 11th Malaysian Plan (11MP), in addition to two flyovers at Jalan Kolam traffic light intersection and Mile 5.5, Jalan Tuaran which was initiated back in January 2015. The project was identified as part of the outer ring road project in KK which requires a cost of RM1.11 billion, according to Works Minister Datuk Seri Haji Fadhillah Haji Yusuf.

KKIA Terminal 2 has been terminated and its operation moved to KKIA Terminal 1 due to the exceeded passengers capacity of two million per annum. Terminal 1, built at a cost of RM1.7 billion has the capacity of 9 million people and 64 counters to cater for both domestic and international flights. The decision is expected to provide a greater sense of arrival for all passengers entering KK.

The director of Town and Regional Planning Department (TRDP) released the much anticipated SSP2033 which represents a macro long-term strategic document that will guide and direct Sabah’s future physical growth and development up to 2033.

Focusing particularly on the West Coast Division of Kota Kinabalu, the key development strategies proposed by SSP2033 are as follows:

Develop Kota Kinabalu and the adjoining districts of Penampang

and Putatan as Metropolitan Cities.

Improve the existing rail link and extend it further to Kudat.

Improve the public transportation system in KK by introducing Light Rapid Transit (LRT), Bus Rapid Transit (BRT) or other modes of alternative

Shangri-La International Management Ltd and Pacific Sanctuary Holdings Sdn Bhd jointly announced the first Hotel Jen in Borneo which will be opened in 2018 and positioned strategically in PacifiCity, a premier integrated commercial hub at Likas Bay.

Asian Pac Holdings Sdn Bhd has acquired a 16.57-acre leasehold land in Papar for RM218 million, analysed at circa RM30.20 per sq.ft, for its future projects. The move is to expand its property portfolio and strengthen its visibility in the state following the successful opening of Imago Mall.

Gabungan AQRS Bhd and SBC Corporation Bhd’s respective joint ventures with Suria Capital Holdings Bhd at the old Jesselton Port area are progressing through planning stages and are forecast to launch in 2016.

Ho Hup (KK) Sdn Bhd (HHVKK) along with Tribeca Real Estate Asset Management have made significant progress on the construction of the Wawasan DBKK car park and bus terminal. There have been no significant new launches of projects by developers in KK in the second half of 2015 due to the uncertainties caused by the weakening ringgit and continued tight lending conditions.

The additions of Oceanus and Imago malls earlier in 2015 have added 22.7% of supply to the sector and has shaken occupancy rates and rents.

“Today ICT is impacting our everyday life. It is not something we can ignore, more so as a professional organization,” he said in his speech during the Malaysian Annual Real Estate Convention (MAREC’16) last Friday, March 11.

“Instead of just being reactive and defensive, we are taking a proactive approach in leveraging ICT to transform and grow our professional and business practices,” he continued.

“There are many areas for which we can do to improve our effectiveness, reliability and quality of service to our customers, generating a dynamic, positive and respectful public image,” he emphasized.

Kho also announced that MIEA is working with Orangesoft to “rejuvenate” the organization’s website, in line with the said objectives with the tagline, “Grow With It”.

“We have also established a roadmap that will bring many exciting apps to improve personal productivity of negotiators, enhance our professional standards and create a dynamic world-class community as well as counter-action some emerging threats,” he further revealed.

In related matter, President of the Board of Valuers, Appraisers and Estate Agents (BOVAEA) Datuk Sr Faizan Bin Abdul Rahman said that the board is aware of recent disruptions in the form of digital platforms which aims to remove real estate agents as

intermediaries from real estate transaction.

“Whilst we are scrutinizing their business models to ensure that no regular transactions are being breached, we would like to remind the public that they should only engage of the services of registered estate agents and negotiators in the real estate transactions,” he said.

At the same time, he also stressed that the Board is seriously looking into non-compliant agents and negotiators who fail to insert their REN Number in all their promotional and marketing materials.

“The Board has a team of six Investigation Officers who check through all the ads in various media,” he said.

“They also conduct random checks on negotiators who fail to wear and display their REN Tag at exhibitions, showrooms and shopping mall sales booth.”

“For the month of January and February 2016 alone, a total of 196 cases were found to be in breach of the Board’s requirements,” he revealed.

The Malaysian Annual Real Estate Convention 2016 (MAREC’16) is an event where the real estate fraternity converges once a year to be recharged and motivated for the year ahead.

Also present during the event were real estate representatives from United States, Thailand, Singapore and Indonesia.

The government has agreed to review the National Housing Policy, especially related to property prices, which was proposed be decided by the government, not just to market forces, reported Bernama.

Deputy Prime Minister Datuk Seri Dr Ahmad Zahid Hamidi said the government via the Urban Wellbeing, Housing and Local Government Ministry could conduct prudent price control by taking into account certain elements such as location and type of house.

“This is logical not only in the interest of the members of Cuepacs (Congress of Unions for Employees in the Public and Civil Service), but the public too although they are outside the jurisdiction of Cuepacs, but I think Cuepacs represents 1.6 million civil servants.

“Coming up with such proposals is not aimed

at rejecting market forces but, looking at prices going up at a rapid rate which rules out affordability of buyers, will result in the failure of the house ownership policy,” he told a media conference after opening the 2016 Civil Servants Housing Convention here on March 2.

Earlier, during the ceremony, Cuepacs president Datuk Azih Muda in his welcoming speech had suggested that the government review and revamp the National Housing Policy which was seen as no longer relevant especially to civil servants to own homes.

Azih also suggested several other proposals including asking the government to interfere in deciding on the prices of houses and wanted the government to set up a land bank and buy land in strategic areas for building the houses of civil servants in the future.

Azih said that the government abolish the stamp duty charge imposed on civil servants buying their first house via the Public Sector Home Financing Board.

In his speech when opening the ceremony, Ahmad Zahid said it was very logical for the government to respond to all the proposals

from Cuepacs in the interest of public servants to own homes.

He said that he would personally bring all the suggestions and views of Cuepacs to the Cabinet meeting next week for consideration.

Commenting further on the suggestions, Ahmad Zahid said it was apt to set up a land bank aimed at obtaining land in strategic areas to build houses for civil servants in the future.

The move, he said, also fulfilled the aspiration of the government to ensure 100 per cent of civil servants owned homes before they retired.

“In this matter, I support what was mentioned by Datuk Azih just now that the National Housing Policy is not so relevant currently, especially related to civil servants who cannot afford to purchase a home.

“I don’t want group B40 amd M40 to be seen as wearing a short sarong, pulling the bottom of the sarong reveals the upper portion, pulling the upper portion, one sees the lower portion..Don’t make civil servants wear short sarongs,” he said.

An official interest rate cut remains on the cards, but it won’t be enough to reignite a cooling housing market, experts say, according to Domain.com.

The Reserve Bank of Australia kept the cash rate on hold at 2 per cent on Tuesday for the tenth consecutive month.

While recent clearance rates in Sydney and Melbourne have been stronger than expected, first home buyers can breathe a sigh of relief knowing the boom conditions of last year is unlikely to be repeated.

Domain Group chief economist Andrew Wilson said the official interest rate may be cut in the near-term over concerns over “a lifeless economy” and if the consolidated national unemployment rate rose above 6 per cent.

A rate cut would make property more affordable, but banks could possibly offset it by pushing up rates independent of the

Reserve Bank or not passing on the cuts, he said.

“I think the real driver of refuelling strong housing market activity is past us; and that was those two cuts last year,” he said.

HSBC chief economist Paul Bloxham also believed the Reserve Bank was likely to deliver a further cut this year to stay on target with inflation, and to follow other countries with lower rates.

A rate cut would provide some support to the housing market, but it was not expected to revive a house price boom, he said.

LJ Hooker chief executive Grant Harrod agreed lower interest rates would not create

another property boom.

He believed there was still room for prices growth in the Sydney market, but it would be at lower levels compared with the past few years as the affordability ceiling was reached.

AMP Capital chief economist Shane Oliver, who believes there may be another cut mid-year, said the Reserve Bank and the Australian Prudential Regulation Authority may continue to use macro-prudential controls to slow the market down if it appeared lending for housing was accelerating again.

“The regulators would probably prefer to avoid a re-ignition of the housing bubble in Sydney and Melbourne – that’s the last thing they want to see in this environment,” he said.

Century 21 chairman Charles Tarbey said a rate cut would “impact incorrectly” on the real estate market by providing more stimulus it didn’t need.

A great city inspires people. What makes a city great and how it dictates our quality of life is a very important question.

Urban designer and professor, Jan Gehl says:

“A great city is where we all feel not excluded. The quality of the sidewalks in the city is the most telling thing. Just like birds need to fly, fish need to swim and deer need to run, we need to walk.

”A great city is one that’s designed with its people and the communities surrounding it in mind. It reflects their lives, celebrates its culture and immortalises its history. It doesn’t matter how big or dense a city is, a great city should always strive to bring variety, order, mystery, orientation, rhythm and pattern. It marries life and beauty harmoniously.

As people, we spend most of their lives in two places - in our houses and at our workplace. However, urban sociologist, Ray Oldenburg believes that this is not enough. To have good quality of life, people must have a third place:

“Public places on neutral ground where people can gather and interact.”

All of the major cities that people think of as beautiful, such as Paris, San Francisco and London, have open spaces, public parks, seating areas, plazas lined with cafes and restaurants and balconies across alleys where people can chat to one another. These places are provided to encourage interaction and vibrancy. The outcome is that it makes people feel happier, more active, safer and connected.

How can we create more opportunities for people to interact in Kota Kinabalu? One good place to start might be on the street level. Philosopher Alain de Botton comments:

“There are streets that are dead and streets that are alive. In general, we crave the live ones.”

With this in mind, how can we improve the surrounding streets of Kota Kinabalu and create more public spaces for people to interact? One way is to designate some streets as ‘pedestrian-only streets’ or ‘green streets’, an initiative that has worked very well in many cities around the world - from Montreal to Madrid, Sydney to Seoul. Green streets have proven to be an urban renewal strategy that also creates a better living city.

Lively green streets are lined with cafes and restaurants with dining areas on the sidewalk. Others are filled with stores or pop-up exhibitions, street art and even performances. Green streets have nature pulsating right at the centre of them, with trees and plants providing shade and atmosphere.

A city’s culture should be more conspicuous on the streets. A city is liberated when its people are more important than cars.

T ransform Jalan Dewan, historically known as Australian Place to be a pedestrian street. This stretch is very special, as it has all the elements

that make it an excellent green street. The Atkinson Clock Tower and Padang Merdeka at one end and the route to Signal Hill on the other, added with other special features like the fig tree and all the new boutique cafes make this illustration of Jalan Dewan come alive. The width, the length and the current traffic are also clear components for it to change into a pedestrian street. Plus, the rich history behind it, make this stretch a perfect example of a ‘revived’ street in KK.

Having a pedestrian-only street will jubilate people harmoniously. That is the main objective of creating a great city: a city that is fair to all its residents.

The Brazilian group of urban designers and economists, Urb-I has recorded countless examples from around the world where small interventions on the streets have made big differences and impacts to the city.

Green streets also make great economic sense. When world renowned design company, Snohetta transformed the 42nd and 47th street in Time Square, New York, they created an uninterrupted and cohesive surface and they reinforced the square’s iconic role as an outdoor stage for entertainment, culture and urban life. This resulted in 70% increased revenue for the businesses in Times Square.

The United Nations estimates that in 34 years, the

population of people living in cities will be more than double. This is incentivising cities around the world to attain the best possible quality now, so that there is no need for retrofitting later. To improve our quality of life in the city, we don’t have to cut thousands of trees or burn loads of carbon to build new districts. We should revitalise our city, by appreciating and redesigning the resources and infrastructures that we have already built.

Take a step back and take some time to look at it. Understand it. Feel its time and its journey. Because a beautifully designed city not only preserves its natural beauty, but also enhances the quality of life for its people and its communities.

There can be thousands of laws telling developers how to operate but if no enforcement is carried out, this will come to a nought. This may have only happened in Melaka, but it should happen in every city in Malaysia. Profit oriented is fine but never at the expense of the bigger picture, or especially the environment. Long time ago, developers may claim that they are clueless, but today, it is best to be aware that the enforcement officers may be nearby and may find and fine you anytime.

In Melaka recently, a property development company is facing a fine of RM966,000 for cutting down 19 trees of more than 30 years in Melaka Raya. It did not just end with the fine, according to Melaka Historical City Council (MBMB) secretary Mohd Derus Che Mat; the company was also ordered to replant the trees within two weeks. In fact, the developer has already hired contractors to replant them.

He said, “The state government is serious about this because Melaka is a green technology city.” For 2015, a total of RM7 million has been allocated for maintaining and planting of trees.

I love Melaka and I go there quite often. However, I still think Melaka city can plant more trees. Many of the popular spots are very hot due to little cover from trees and even if cars are prohibited, not many would want to walk along these roads. Planting more trees is important and therefore, any ‘clever’ developer seeking short cuts must be fined so that these felling of trees do not increase indiscriminately. The public can play the role of whistle-blower and Melaka can truly be a GREEN city in the future. Perhaps Melaka can become a FINE city?

I agree that salary increase is slower than property price increase in Malaysia. However, it’s the same for any other country. Why? Well, the majority of people would get an increment of between 5 to 8 percent. This is above the official inflation rate. This increase in pay is based on our current pay. In other words, if we are earning RM5,000, then based on a 5 percent increment, means that we have an extra RM250 per month. Minus the inflation of, say 2 percent, then the 5 percent becomes only 3 percent or only RM150 per month. On a yearly basis, Rm150 x 12 = RM1,800.

Let’s assume that we save every cent of our increment, based on the RM1,800. A typical apartment, one car park in a secondary area within Selangor would be around RM300,000 or lower. STOP looking only at places where everyone wants to buy. A walk-up apartment is always cheaper. Assuming the property price increase is only 3 percent, as per inflation, this would already be RM9,000. Hmm…RM1,800 versus RM9,000. Does this mean that you would not be able to afford to buy property then? Not really. We do not normally pay for a property over a period of 1 year but it may be over a period of 30 years. Once we stretch that RM9,000 increase in property price over 30 years, it becomes bearable, for at least a few years until this property price increase starts to race ahead while your increment remains small.

As soon as we start delaying our decision to buy and instead spend the increments on other unnecessary things, the term ‘unaffordable’ creeps in. It must be said however, that

over-stretching just to buy something we think fits our current ‘standard’ does not make sense either. Besides, the loan application is likely to be rejected today. Buying a home, good enough for us to live in so that we do not pay rent with a total loss means that we can then hedge against inflation as well as the continuous property price increase. Once we do that, we can then focus on our career, earn a little bit more and upgrade to a better home a few years down the road. Of course, we can take up a second job, but we must exercise not earn more to spend more. As we get older and wiser, we realise that the value of money is getting smaller. Yes, there’s also the argument on the descending value of the Ringgit. In 1998, I think the Ringgit dropped to as low as RM4.80 to US$1. Fast forward 18 years later, Ringgit is at RM4.10 to US$1. The point is not whether our currency loses its value over time. The really important question is if we believe that the value of money is getting smaller all the time, what are we doing about it? What have we done and what will we do? The answer may involve some concrete steps.

The parking coupon system will be implemented in Sandakan to replace the present parking charge system starting May this year, according to Sandakan Municipal Council (SMC) as reported by The Borneo Post.

The change is necessary because the system has been adopted by nearly 50 local authorities across the country, including Kota Kinabalu and Tawau.

Besides being easy to implement, the parking coupon system will make enforcement work more efficient.

Apart from the parking coupon, SMC will also make available a Daily Pass and Monthly Pass as an alternative to those users who park their

vehicle for a long period as the rates for these two passes are cheaper and user-friendly.

Meanwhile, SMC will begin charging parking fee at several satellite towns here to prevent parking lots from being monopolised by users and to have a more organized and systematic parking lots control system.

In addition, charging a parking fee will also enable SMC to carry out maintenance work from time to time and to facilitate enforcement work.

SMV will also restructure the existing parking charges at the main town centre to streamline with that charged in satellite towns. This restructuring will make it more practical and

easier to be understood by the public.

The implementation of parking charges in satellite towns will be carried out in stages, and for the first phase, it will involve Bandar Sibuga Jaya, Pekan Batu 8, Bandar Prima, Bandar Indah, Bandar Utama, Bandar Kim Fung/Liberty Parade, Bandar Pasar Raya, Bandar Labuk Jaya, Bandar Megah Jaya dan Bandar Tyng.

The Forest City development here is accorded a duty-free status to spur business activities and tourism on its four islands, Datuk Seri Najib Tun Razak said as reported by Bernama.

Najib announced the statements during the official launch of the development in Johor Bahru on March 6 in presence of The Sultan Johor Sultan Ibrahim Almarhum Sultan Iskandar. It is one of the four incentive packages planned for The Forest City.

Three other packages were corporate tax incentive for green developers and green development managers; corporate tax incentive for qualified service sector employers, or Iskandar Development Region (IDR) Class companies in tourism, health and education sectors; and no restriction/ equity conditions for foreign shareholders in

companies that are eligible for the corporate tax incentives introduced.

“These packages are designed to ensure the success of the Forest City project based its masterplan and target of becoming a smart and green city,” Najib, who is also on his working visit to Johor, said.

The prime minister said the Forest City project was one of large-scale development projects, which used the concept of environmental and sustainable development approach.

Hence, the importance and abundance of the environment for the local community and people of Johor will be given priority as it transforms into an environmentally-friendly and smart city of the 21st century, he said.

The prime minister said that sustainable development like the Forest City project would be future development.

“We need to prove that we are serious in developing the country according to our own development model and mould,” he said.

In order to reciprocate the people’s support for the government, Deputy Prime Minister Datuk Seri Dr Ahmad Zahid Hamidi yesterday (February 28) announced infrastructure projects totalling RM28.5 million for Lawas District, as reported by The Borneo Post.

Of the amount, RM23.6 million is for the Mengkalap-Sinampuang road project that

will start in April this year and complete in October 2018, RM2.2 million for the Kuala Lawas-Merapok pipe project, RM1.73 million for PBR Lawas project and repairs, and RM1 million for a jetty linking PBR (housing assistance programme) houses in Awat Awat.

Zahid made the announcement at the opening ceremony of the RM19 million SK Sundar.

Zahid, who is also Home Minister, said the government was repaying the people’s trust in the BN government and called for continued support for more development.

“I am not pledging this, but I am looking forward to a strong

mandate for Datuk Amar Awang Tengah (Ali Hasan in Bukit Sari) and hope we can win back Ba Kelalan (in the coming state election) so that more can be done.”

Zahid told those present that he had a soft spot for villagers and believed in their capabilities to transform from peasants and fishermen to successful professionals and leaders in the country.
