Attendees participated in a “Find Your Partner” matching game where each attendee was given half a playing card. They were tasked to find their other half, in doing so, the pair was awarded a complimen- tary cocktail!

    Originally scheduled for Friday,

    August 24, Oahu was expected to

    feel the effects of Hurricane Lane

    that evening so for everyone’s safe-

    ty, BOMA Hawaii rescheduled its

    Summer Social to Friday, August

    31. Held at Velocity Honolulu with

    the theme “ A Night in Monte Car-

    lo at the Piazza”, this was a snazzy

    Jared Okamura, the founder of Innovative Eleva-

    tor Consulting, Inc., along with panelists Sandra

    Bollozos-Fraticelli, Erin Dayanan, and Julie

    Miyashiro gave a joint presentation elevator mod-

    ernization.

    Okamura, along with the panel, covered the

    “W’s” of Modernization: Why is modernization

    necessary? Where am I and am I ready? What are

    my next steps? and who do I turn to for guidance?

    Modernization is essential to maintain high levels

    of equipment performance. Julie Miyashiro, the

    Property Manager of the Pan Am Building, stated

    that breakdowns and repairs were frequent be-

    fore elevator modernization. Sandra Bollozos-

    Fraticelli, General Manager of Pacific Guardian

    Center, echoed this sentiment, stating that she

    would need to make service calls for outdated

    elevators with obsolete components. This goes

    hand-in-hand with higher maintenance costs, as

    the knowledge for repairing older elevators slowly

    disappears as maintenance workers retire, accord-

    ing to Okamura.

    While it may seem like a no-brainer to begin ele-

    vator modernization, there a few things to consid-

    er before beginning the modernization process.

    For example, not all elevators are too old to func-

    tion! In addition, building managers should review

    the maintenance agreement with their elevator

    companies, along with its expiration date and

    terms for cancelation. The costs of elevator mod-

    ernization also include costs associated with code

    compliance—updating fire alarm systems, electri-

    cal work, air conditioning, emergency power and

    more. Thus, it is essential to secure a budget with

    financial flexibility in order to move forward.

    Initiating a dialogue and securing a contract with

    an elevator service company is a process that will

    extend months, even years. Panelist Erin Dayanan,

    the VP of Property Management at Pacific Proper-

    ty Group Inc., stated it took over two years of

    interviewing to secure an agreement with a con-

    sultant. Details involving serviceability during work

    hours, aesthetics of the elevators, operations and

    performance all play a factor in this decision-

    making process. Yet the investment will last for

    decades to come and will enhance the daily lives

    of the tenants in the building.

    process.

    “Hawaii has unique historic resources that showcase our island values, life-style, and culture. Many of these re-sources are now considered historic and preserving this part of Hawaii’s his-tory requires the commitment and col-laboration with many partners. Central to this effort is the State Historic Preservation Division (SHPD).” says

    Ka’iwi.

    September 14, for the annual BOMA Hawaii Golf

    Tournament! The tournament was held at the Hawaii

    Prince Golf Club in Ewa Beach; event proceeds went to

    US Vets. Mahalo to our golf event sponsors 3M and Is-

    land Controls. The theme was #LuckyWeLiveHawaii and

    many showed up in their awesome Aloha attire and

    decorated their tents! Thank you to golf committee chair

    David Leandro and the entire BOMA Hawaii Golf

    Committee for making the event a success!

    Members of the MD Restoration team,

    comprised of Mark Harris, Louis Man-

    sanas, Rey Sacros, and Lori Choy gave a

    presentation about mitigation, abatement,

    and carpet maintenance on July 18, 2018.

    Mark Harris, the founder and CEO of MD

    Restoration, gave a brief history about the

    origins of the company and how it evolved

    from a two-man operation to the disaster

    restoration behemoth it is today. MD Res-

    toration is a locally-owned company that

    provides “an array of professional services

    … allowing us to get the job done more

    efficiently and in a timely manner.”

    Asbestos abatement is essential to the

    health and safety of building occupants.

    Surprisingly, asbestos is still used—in small

    amounts—as insulation for pipes and fiber

    cement boards. Many buildings construct-

    ed pre-1980 contain this deadly mineral,

    and the Environmental Protection Agency

    (EPA) says asbestos exposure is associat-

    ed with lung cancer, mesothelioma, and

    asbestosis.

    It is also possible to earn a free common

    area carpet cleaning with credit obtained

    from a non-exclusive or exclusive part-

    nership. This credit will cover out-of-

    pocket or budgeted expenses for carpet

    cleaning.
