Section One: The Business

I. Description of Business I would classify this project as an all-in-one portfolio. A commercial facility producing

from agriculture to manufacturing incorporating a customizable and diversified economic security. It would put in order the business, living, municipalities, schools, vertical farms, transportation, waste management and manufacturing processes. While condensing urban planning, protecting electrical, protecting food source, and producing / saving energy.

II. SWOT AnalysisStrengths

A well diversified portfolio will ensure economic security. Owning businesses in your project is a plus not only is it possible, it is advantageous to have some profit in markets within the infrastructure. It's range is from agriculture to manufacturing so there is a lot of room for profit.

Weaknesses – SolutionsFrom my calculations there are none.

OpportunitiesThe opportunity range is global with a resilient and economically sound

infrastructure. Profits could be in the $1.4976 Quadrillion if one third of the planet is done with $710 million is 7 year revenue which is a low ball figure. Which is 18.9849 million sq miles spanning 2,109,433 buildings. A best case scenario $7.060 Quadrillion every seven years.

Total Floor Plan equals 15,415,200 ft2; 8,071,200 is the core, 7,344,000 for Vertical Farms. The core at $200 ft2 equals $1,614,240,000.00 which is the worst case scenario plus the Vertical Farms at $50 ft2 comes to $1,981,440,000.00. I'm sure for such a large municipalities establishment one third of the buildings cost can be negotiated, changes the total to $1,320,827,904. The price at best combinations could range from $964,468,800.00 to $1,981,440,000.00 for a large investor on an averages viewpoint.

The full breakdown all depends on the strength of the business network and deal management team. Steel beams around “$500 per ton” from Alibaba.com but I'm sure it can be mower to somewhere around $415 a ton which equals $147.67 ft2 with this projects design. (1) Bolts are to be determined. Metal decking In a large commercial project using experienced crews and heavy equipment, floor systems like precast hollow core plank and composite steel deck can be installed for as little as $5 per square foot. Adds to $152.67. Concrete we will be using a 4” slab but the “base cost for a 6" thick concrete slab -- $4.00 dollars per square foot --”. Adds to $156.67. (2) Flooring “$6-$15 per square foot, installed” from WFCA.org. Adds to $156.67, which leaves $43.33 ft2 stressing we get a better deal than that, my goal is to get it down to $114 ft2. (3)

IX. Executive SummaryOverview

The company is meant to organize, streamline, encase and protect a company and it's staff. Including energy efficiency upgrades and sustainability the infrastructure is design to outlast an Ice Age. In groups of 16 the cities we will establish secure source of mastered productivity, cutting costs in transportation and spacial urban planning by condensing square area of walls resource and fuel wise.

Products / ServicesThe combinations are limitless. Business space, Condo renting / buying,

Municipalities through taxpayers dollars, Schools / Colleges funded by the state, Transportation, Agriculture, and Manufacturing. Granted off of rent alone, we get $478,141,841.00 yearly but much of the real estate in the building is up for grabs to eventually own a company specific societal structure.

Marketing AnalysisThis project could make GDP rise substantially and sustainability funding go

through the roof. Billions for each successful payoff and returns potential.Marketing Strategy

The biggest seller here is going to be word of mouth. I was going to put together

XI. Market AnalysisIndustry Background

Sustainability started in 1950's to 1970's but did not come off the ground until 2006 sometime.

Typical Customer ProfileEveryone from residential and consumer level candidates to the leaders of big

business. Trends in Markets

“Verdantix Critical Moments® is a globally scalable model that sizes, forecasts and describes the direction of sustainable business spending. This report, focused on the US market, provides sustainability leaders in market-facing and corporate roles with analysis of sustainable business budgets, market size and forecast data. Built from publicly disclosed 2012 revenue data from 2,856 firms with revenues of more than $1 billion, the model finds that sustainable business spend will grow from $34.6 billion in 2012 to $43.6 billion in 2017. Between 2012 and 2017, US sustainable business expenditure will increase at a compound annual growth rate of 5%. Since 2008 the rapid growth in US shale gas production has arrested the rise in energy prices, dampening expansion of energy-related sustainability initiatives. Competitive dynamics and innovation diffusion remain drivers for energy, environment and sustainability spend. The analysis covers all sectors and sustainable business initiatives, from industrial energy management to sustainability R&D.” (5)

Market Research Results“The sustainability “megatrend” has created a dynamic, global market for

sustainability and corporate social responsibility (CSR) consulting services. Despite the weakglobal economy, corporate investment in sustainability continues to rise: in 2009, 25 percent of respondents to MIT Sloan Management Review’s sustainability survey of global corporate leaders said they were increasing their commitment to sustainability. In the 2010 survey, the number climbed to 60 percent, and nearly 70 percent of respondents predicted that their

organizations would step up investment in 2011. i• Independent analyst firm Verdantix reports that spending on energy, environment

and sustainability initiatives by US firms with revenues of more than $1 billion grewfrom $28 billion in 2010 to $39.8 billion in 2012.

• Verdantix estimates that the market will grow to $60 billion by 2014.” (6)

XIV. Products / Services ProductionAll businesses will profit by renting time slots in the manufacturing department and

having a universal manufacturing for every material, also custom shops inside. Vertical farms will production should provide an ample amount of food for society.

XV. ConclusionI have an inch thick portfolio ready to go into all of the innovation needed to go above

and beyond expectations and earn a LEED certification on this project. With a five year return investment cycle and seven year prospect for another we have a golden egg.
