ASCANA is an active real estate expansion and investment consultancy. It has offices in Paris, Milan, Madrid and Barcelona. The main business lines are to represent Spanish, French and Italian brands in their international expansion and, on the other hand, to represent first-line retail of Spanish owners and investors.Some of the main operations of the year include the future opening of LOUIS VUITTON in Madrid - for which ASCANA brokered the sale of the building with the real estate development company IBERFIN CAPITAL - and the continuous expansion of the brand after its relocation in Barcelona. Después de empezar el año con optimismo, la sombra de una nueva recesión ha ido cubriendo a Europa. La crisis desplaza su centro de gravedad hacia el centro y el norte del continente: Holanda, Francia o Alemania son algunos de los países con debilidad económica, mientras que países del sur de Europa como Portugal, España o Grecia retoman la senda del crecimiento. Italia es la excepción a la regla, con la economía transalpina mostrando claros síntomas de debilidad. El PIB de la Eurozona ofrece un pírrico 0.2% en el tercer trimestre del año, según cálculos del Eurostat. Las rentas de locales comerciales más altas de la zona prime se han registrado en París, en la Avenue des Champs-Élysées, en Londres, en Oxford Street, y en la calle milanesa Via Monte Napoleone. Las rentas en zona prime de las calles analizadas se caracterizan por una tendencia ligeramente al alza. Países con mayor movimiento, como España o Portugal, presentan los mayores crecimientos y un aumento de las rentas cercano al 7% en las calles más dinámicas. Paseo de Gràcia, en Barcelona, o Avenida Liberdade, en Lisboa, son algunos ejemplos. La recuperación económica de ambos países y la buena evolución del turismo son dos de los principales motores del crecimiento. Los grandes centros de retail europeos –París, Milán, Londres o Berlín– presentan crecimientos más moderados. A pesar de la desaceleración económica europea, las grandes capitales continúan experimentando una tendencia al alza de las rentas en sus zonas prime, con una demanda creciente en las localizaciones prime más exclusivas, que siguen caracterizándose por una disponibilidad prácticamente nula. Este informe incluye la tabla actualizada de las rentas medias por metro cuadrado de las principales calles comerciales de las ciudades europeas más importantes y un documento sobre la evolución de las rentas.
After beginning the year on an optimistic note, the shadow of a new recession has fallen over Europe. The centre of gravity of the crisis is shifting towards central and northern parts of the continent: the Netherlands, France and Germany are some of the countries experiencing economic weakness, while southern European countries like Portugal, Spain and Greece are once again beginning to grow. Italy is the exception to the rule, its economy showing clear signs of weakness. According to calculations by Eurostat, the Eurozone GDP offered a pyrrhic 0.2% in the third quarter of the year. The highest rents for commercial establishments in prime areas are found in the Avenue des Champs-Élysées in Paris, Oxford Street in London and Via Monte Napoleone in Milan. There has been a slight upward trend in rental rates in prime areas for the analysed streets. Countries with more movement, like Spain and Portugal, record higher growth, with an increase bu 7% in rental rates in the more dynamic streets of these countries. Paseo de Gràcia, in Barcelona, or Avenida Liberdade, in Lisbon, are a few examples of it. The economic recovery of both countries and tourism positive evolution are two of the main driving forces of this growth. Big European retail centres –Paris, Milan, London or Berlin- record more moderate growth. In spite of the economic slowdown, rental rates in the big European capitals continue to increase in the prime areas and demand is growing in the most exclusive prime locations, which are still characterised by the almost total lack of availability. This report includes an updated table of the average rent per square metre on the main shopping streets of Europe’s major cities, and a document that describes rents evolution.

Símbolo del glamour por excelencia, París, junto a Milán y Londres, es una de las tres ciudades europeas más importantes en el sector de la moda. La capital francesa es considerada además como uno de los motores financieros más importantes en Europa, beneficiándose asimismo de una gran afluencia de turistas durante todo el año (goza del porcentaje de ocupación hotelera más alta de Europa, rozando el 80%) y especialmente en fechas marcadas por ferias y otros acontecimientos impulsados por diferentes sectores económicos. Por todo ello, la demanda de locales comerciales en París sigue siendo muy alta, como también en Londres, en comparación con el resto de ciudades europeas.La larga tradición de este mercado y el desarrollo longevo de muchas marcas que gozan de reconocimiento internacional han posibilitado la proliferación comercial en muchas partes de París, a diferencia de otras ciudades donde la actividad se limita a una o dos calles. El Triángulo de Oro presenta rentas prácticamente estables en el presente ejercicio, con crecimientos menores al 1%. Las rentas oscilan entre los 11.000 euros por metro cuadrado en Champs-Élysées y los 4.600 de Av. George V. Esta zona comercial sigue resultando un foco de atracción indiscutible de las primeras marcas, que no quieren abandonar este prestigioso escaparate internacional. Los precios máximos en el Triángulo del oro siguen pulverizando máximos históricos: se pagan hasta 18.000 euros metro cuadrado en Champs-Élysées, por la necesidad estratégica de la presencia en París para las marcas globales. Junto al Triángulo de Oro, la demanda también se concentra en la zona de Opéra y, ya en la rive gauche, en la zona de St. Germain. Las rentas del 2014 se caracterizan por la estabilidad en Opéra y por un mayor dinamismo en St. Germain, donde crecen un 3%. Además, debe destacarse la buena evolución de otro barrio, el Marais, donde las rentas crecen un 5% en el 2014, y más precisamente los buenos resultados obtenidos en 2014 en el Haut Marais, con operaciones de mucha calidad y dinamismo en rentas. En cuanto a las operaciones, cabe mencionar las aperturas de Michael Kors, Taschen, Uniqlo y de la pastelería Pierre Hermé en Le Marais. Destacan también la apertura de Omega y la próxima apertura de Loro Piana en Saint Germain, así como la ampliación de Louis Vuitton en esta misma zona. En Opéra/Madeleine, por su parte, destaca la nueva tienda de Bucherer y la próxima apertura de COS en Rue Tronchet. Ahora bien, a pesar de la fortísima demanda, la madurez del mercado y la escasez de locales disponibles imprimen un ritmo lento a las operaciones, que se realizan a precios muy elevados por la escasa oferta. Así pues, el menor grado de dinamismo del mercado se compensa efectivamente con un mayor precio en las operaciones, a pesar del descenso del turismo --especialmente de Rusia-- que se constata este año 2014.
Symbol of glamour par excellence, Paris is, together with Milan and London, one of Europe’s three most important cities in the fashion industry. The French capital is also considered one of the most important economic drivers in Europe and benefits from a large influx of tourists all throughout the year (with a hotel occupancy rate of nearly 80%, the highest in Europe), especially at times when there are trade fairs or other events driven by different economic sectors. Thus, the demand for commercial premises in Paris is still very high, as in London, compared to other European cities.Because of the long tradition of this market and the long years of development of many internationally renowned brands, retail activity has proliferated through many parts of Paris, unlike other cities where activity is limited to one or two streets.Rental rates have remained essentially stable in the Golden Triangle this year, with less than 1% growth. Rates ranged from 11,000 euros per square metre on the Champs-Élysées to 4,600 euros on Avenue George V. This retail area is still an indisputable focal point for top brands, which do not want to abandon this prestigious international showcase. The highest prices in the Golden Triangle continue to trounce previous records: Companies are paying up to 18,000 euros per square metre on the Champs-Élysées given the strategic necessity of global brands having a presence in Paris. In addition to the Golden Triangle, demand is also concentrated in the neighbouring Opéra area and in St. Germain in the Rive Gauche. Rental rates remained stable in 2014 in Opéra but proved more dynamic in St. Germain, where they went up by 3%. Here, we should also highlight the good performance of another neighbourhood, the Marais, where rental rates grew by 5% in 2014, focusing more specifically on the good results in the Haut Marais in 2014, with high-quality operations and dynamic rents. Among these operations stand out openings of Michael Kors, Taschen, Uniqlo and the Pierre Hermé patisserie in Le Marais, as well as the Omega store opening and the next entry of Loro Piana in Saint Germain. It is also worth highlighting the Louis Vuitton store enlargement in this area. In Opéra/ Madelaine two operations stand out: the new Bucherer’s store and the next opening of COS in Rue Tronchet.That said, despite the very strong demand, the market maturity and the shortage of available premises makes for a slow pace of transactions, which are then performed at very high prices due to the limited supply. Thus, the lower level of market dynamism is essentially compensated by higher prices in the transactions, despite the decline in tourism, particularly from Russia, experienced in 2014.

La Avenue des Champs-Élysées es una de las arterias principales de la capital francesa, extendiéndose desde Jardin des Tuileries hasta el célebre Arc de Triomphe en la Plaza Charles de Gaulle. Champs-Élysées representa una zona emblemática de moda y lujo, reconocida en toda Europa por su gran concentración de marcas de lujo y premium como Louis Vuitton, Cartier, Tiffany, Zadig&Voltaire o Maje, mezcladas con marcas de mass market de renombre como flagships de Zara, H&M o Abercrombie. La renta media de Champs-Élysées se sitúa en los 11.000€/ m2, con una marcada estabilidad frente al año anterior. Cabe destacar que la acera par puede llegar a presentar rentas hasta un 50% más elevadas que la impar. La tendencia en esta área comercial consiste en ofrecer rentas moderadas a cambio de altísimos traspasos. Las rentas anuales de esta zona se sitúan actualmente en un máximo de 18.000€/ m2. Históricamente caracterizada por la estabilidad, en 2014 se constata un ritmo más dinámico con muchas aperturas de prestigiosas marcas (Tiffany&Co, Tag Heuer), así como la inauguración de las Galerías Lafayette prevista en los próximos ejercicios. La cadena de centros comerciales de lujo tiene prevista la apertura en el local ubicado en el número 52, un local de 9.000 m2 antiguamente ocupado por Virgin Megastore.
The Avenue des Champs-Élysées is one of the main arteries of the French capital, running from the Jardin des Tuileries to the world-famous Arc de Triomphe at the Place Charles de Gaulle. The Champs-Élysées is a hotspot for fashion and luxury and is known throughout Europe for its high concentration of premium and luxury brands, such as Louis Vuitton, Cartier, Tiffany, Zadig&Voltaire and Maje, as well as renowned mass-market brands, including flagship stores of Zara, H&M and Abercrombie & Fitch. The average rent on the Champs-Élysées was 11,000€/ sq m, exhibiting marked stability vis-à-vis the previous year. Noteworthy is that the pavement on the even-numbered side sees rental rates up to 50% higher than the odd-numbered side. The trend in this retail area is to offer moderate rental rates in exchange for exorbitant transfers. The annual rates for this area currently stand at a maximum of 18,000€/ sq m. Historically very stable, the rhythm in 2014 was more dynamic, with many openings for prestigious brands (Tiffany&Co, Tag Heuer) and plans for the opening of Galeries Lafayette in the coming years. This luxury shopping centre chain is planning to open a branch at 52, a 9,000 sq m premises formerly occupied by Virgin Megastore.

Principal motor financiero de Italia, Milán alberga las marcas de moda de máximo prestigio y goza del máximo reconocimiento internacional en este sector. La economía inestable ha afectado su mercado minorista, aunque cabe destacar que este año 2014 se ha producido un crecimiento del 4,5% en las rentas. Un factor importante de cara al próximo año es “La Expo”, que tendrá lugar en la misma capital lombarda. Este acontecimiento supone un importante reclamo para las grandes marcas, que se posicionarán en zonas estratégicas de la ciudad a la espera de una mayor presencia de turistas extranjeros. La Via Monte Napoleone y las calles adyacentes se han convertido en un foco comercial muy atractivo, ya ampliamente conocido, provocando un incremento excepcional de las rentas y de los traspasos. En esa zona se concentran una gran cantidad de puntos de venta de prestigiosas marcas nacionales e internacionales, que intentan mantener y consolidar su presencia en esa área llamada actualmente el “Quadrilatero della Moda”.El centro de Milán cuenta con áreas de gran importancia histórica y un fuerte potencial de ventas. Con más de 500.000 m2 de comercios minoristas, se erige así como uno de los lugares comerciales más importantes de toda Europa. Cubriendo las diferentes categorías (baja-media-alta) del mercado, presentamos a continuación un análisis de las áreas más importantes del centro de Milán. No solo el high street milanés se verá potenciado por “La Expo”. Cabe destacar la próxima inauguración del Westfield Milan en Segrate y del macro centro Arese, prevista para 2017-2018, en la que se están invirtiendo 700 millones de euros para crear un área comercial de 1,6 millones de m2. The main financial engine of Italy, Milan is home to some of the world’s most prestigious fashion brands and enjoys the highest international recognition in this sector. Economic instability has affected its retail market, although it is worth nothing that rental rates grew by 4.5% in 2014. An important factor for next year is the “Expo”, which will be held in the Lombard capital itself. This event represents a strong lure for big brands, which are positioning themselves in strategic parts of the city awaiting a greater influx of foreign tourists. Via Monte Napoleone and the surrounding streets have become a very attractive—and now a widely known—hub of commercial activity, causing an exceptional increase in rental rates and transfers. This zone hosts a large number of points of sale of prestigious Italian and international brands, all trying to maintain and consolidate their presence in the area, which is now known as the Quadrilatero della Moda.Milan’s city centre has areas of great historical importance and strong sales potential. With more than 500.000 sq m in retail outlets, it ranks as one of the most important retail centres in all of Europe. Here, we present an analysis of the most significant areas in central Milan, covering the various market categories (low, medium, high).In Milan, the “Expo” will bring a boost to more than just the high street. La presencia de las firmas situadas en el top del sector, tanto a nivel nacional como internacional, mantienen el prestigio y la elegancia de esta histórica área donde el diseño, el lujo y la exclusividad van de la mano. Encabezada por Via Montenapoleone, las calles del Quadrilatero crean un escaparate mundial en el que todas las grandes marcas quieren estar presentes. Este hecho ha provocado un auge del resto de calles, especialmente en su colindante Via Manzoni donde la mayoría de los locales son de dimensiones inferiores a los 100 metros cuadrados. El resto de principales calles adyacentes (Via della Spiga, Corso Venezia y via Sant’Andrea) gozan igualmente de alto prestigio entre sus comercios y consumidores, especialmente Via della Spiga, segunda calle más importante del Quadrilatero.El nivel de rentas en las calles del Quadrilatero oscila entre los 3.000€/m2 de Via Manzoni y los 10.000€/m2, que se pueden llegar a alcanzar en Via Montenapoleone tras experimentar un crecimiento del 4%. Estas cifras están muy por encima de la segunda mejor calle del área, Via della Spiga, que alcanza los 4.750€/m2, seis puntos por encima del año pasado. Corso Venezia se mantiene como la tercera calle más cara del Quadrilatero, con rentas medias de 4.500€/m2. Pese al alto nivel de rentas, se han observado numerosas operaciones en esta área, especialmente en Via Monte Napoleone, con 10 operaciones. Entre ellas, se encuentran las entradas de Loewe, Omega, Van Cliff & Arpels, Malo, Philipp Plein y una extensión de local de la marca Corneliani y Pinko. The presence of top industry firms, both national and international, perpetuates the prestige and elegance of this historical area, where design, luxury and exclusivity go hand in hand. With Via Montenapoleone at the forefront, the streets of the Quadrilatero form a global showcase, and all major brands want to be there. This has caused the other streets to boom, especially the neighbouring Via Manzoni, whose shops are mostly under 100 squared meters. The remaining streets in the area (Via della Spiga, Corso Venezia and Via Sant’ Andrea) also enjoy high prestige among businesses and consumers, in particular Via della Spiga, the second most important street in the Quadrilatero.After experiencing 4% growth, rents in the streets of the Quadrilatero range from 3,000€/sq m in Via Manzoni to up to 10,000€/sq m in Via Montenapoleone. These figures are well above the second-best street in the area, Villa della Spiga, where rents reach highs of 4,750€/sq m , up six points from last year. Corso Venezia remains the third most expensive street in the Quadrilatero, with rental rates averaging 4,500€/sq m. Despite the high rents, we have seen numerous operations in this area, especially in Via Monte Napoleone, with 10 transactions. Tanto por su incomparable atractivo histórico como por ser la sede mundial de importantes acontecimientos religiosos, Roma se sitúa en lo alto del ranking de ciudades más visitadas en Europa. Las cifras de turistas van en aumento, según las previsiones para el próximo año, y pueden llegar a doblarse en los años santos (el último fue el año 2000, el siguiente está previsto para el 2025). Al flujo de turistas se le añade un importante movimiento de residentes por el centro de la ciudad, dominado por establecimientos con una larga y asentada tradición comercial. Con cafeterías y tiendas históricas, el prestigio del que goza actualmente Via Condotti le permite erigirse como principal foco de atracción del mercado de media-alta categoría. Su influencia se extiende a una parte de Piazza Spagna y las calles colindantes (Via del Babuino, Via Frattina y Via Borgognona), con una gran parte de tramos peatonales que facilitan el flujo de transeúntes. Esta zona constituye sin duda un atractivo para las marcas italianas e internacionales de lujo, mientras que el mercado de marcas de categoría media se sitúa principalmente en Via Cola di Rienzo, Via del Corso y Via Nazionale.

Via Condotti representa la mayor concentración de marcas de gama alta en la capital italiana. Delimitada a uno y otro extremo por los escalones de Piazza di Spagna y Via del Corso, en esta flamante calle se suceden las marcas de moda y lujo de mayor reconocimiento internacional, Louis Vuitton, Dior, Cartier, Gucci o Prada, entre muchas otras.Las rentas en Via Condotti se mantienen a niveles altísimos, al ser la calle más prestigiosa de la ciudad con una media de 9.000€/m2, igual a la del año pasado. Las rentas de la Piazza di Spagna, en cambio, crecen un 2,7% hasta situarse en 5.650€/m2, lo cual representa una alternativa para las marcas que no pueden estar presentes en Via Condotti.Los precios desorbitados de Via Condotti y la baja disponibilidad suponen, efectivamente, un freno para nuevas entradas. Sin embargo, sí que se han producido un cambio de local, de la firma Swatch, y dos nuevas entradas, de las cuales la más imponente es la de Harry Winston. En Piazza di Spagna destaca la inversión de Valentino en un edificio de 100 millones de euros y la entrada de K-way, Diesel y Longchamp.

Delimited at one end by the Spanish Steps and the at the other by Via del Corso, the length of this extravagant street is dotted with the world’s most well-known fashion and luxury brands: Louis Vuitton, Dior, Cartier, Gucci, Prada and many others.Given that Via Condotti is the most prestigious street in the city, rents continue at extremely high levels, averaging 9,000€/sq m, just as last year. Como resultado de la crisis económica mundial, el turismo en Madrid cayó de forma importante los últimos años. Para solventar este descenso, la comunidad de Madrid ha optado por promocionar el turismo comercial. A finales del 2013 se puso en marcha la iniciativa “Madrid Destino 7 estrellas”, cuyo objetivo es promover y posicionar el comercio madrileño como referente en mercados emisores, especialmente el asiático. Esta campaña se ha consolidado este año con la implantación de diversas acciones de promoción “online”, en las redes sociales principalmente, y “offline” como, por ejemplo, la instalación de una pantalla digital LED gigante en el mercado de Fuencarral, uno de los lugares más notorios de la capital española. De este modo, las autoridades locales quieren convertir la actividad comercial en un eje dinamizador de la economía regional. Aunque queda aún recorrido de mejora, estas iniciativas están dando resultados satisfactorios.
DINAMISMO GENERAL DE RENTASFuencarral, Serrano y Gran Vía siguen encabezando la lista de las calles más dinámicas de Madrid. El nivel de las rentas en estos tres ejes comerciales de gran afluencia peatonal sigue una moderada tendencia al alza durante el 2014. Las rentas se sitúan en 130, 220, y 200€/m2 al mes respectivamente, viéndose incrementadas cerca de un 3% respecto a las rentas de 2013. Muy en línea con el dinamismo comentado, la calle Serrano ha sido protagonista de grandes operaciones durante el 2014: la actual apertura de la megastore Louis Vuitton en el 66, la reubicación de Montblanc o la megastore del grupo Inditex son algunos ejemplos. Primark, por su parte, es la gran protagonista de la Gran Vía, tras el anuncio de la próxima apertura de un local de más de 3.000 m2 en el tramo más comercial de la calle. Ante la escasez de oferta inmobiliaria, para los años próximos deben crecer las dificultades para la implantación de nuevas marcas.
LA RENTABILIDAD SIGUE A LA BAJALa rentabilidad de la inversión en locales comerciales prime sigue en descenso en el 2014, cayendo alrededor de medio punto, dependiendo de la arteria comercial. La alta demanda de inversión, combinada con la escasez de oferta disponible, empuja los precios de los activos al alza, produciendo una caída de las rentabilidades medias. La rentabilidad de los activos en el mercado de locales comerciales de zona prime se sitúa entre el 6% de los tramos menos dinámicos de Serrano, Gran Vía y Goya, y el 4,3% en el tramo más codiciado de Serrano, el lado par comprimido entre Jorge Juan y Ortega y Gasset.
TIEMPO DE GRANDES PROYECTOSEste año, destaca la emergencia comercial de zonas no ubicadas en los ejes prime. Las vías que han ganado importancia a nivel comercial son, sobre todo, Arenal, Carmen, Montera y Carretas. Cabe destacar también la próxima apertura de un macro centro comercial en el emblemático barrio de Canalejas. Este proyecto, que prevé también la construcción de hoteles de 4 y 5 estrellas alrededor del complejo, resulta muy positivo para el retail prime madrileño, ya que permitirá desarrollar un entramado turístico de excelencia y representará una gran fuente de atracción de turismo de lujo. Éste último atraerá, a su vez, la entrada de grandes marcas en High Street.
Tourism has dropped significantly in recent years due to the global economic crisis. To address this decline, the Community of Madrid has decided to promote retail tourism. In late 2013, it launched “Madrid, a seven-star destination”, an initiative whose aim is to promote commerce in Madrid and position it as a benchmark in prominent tourist markets, especially in Asia. This campaign has taken further shape this year in various online promotions, mainly in social media, and other offline measures, including the installation of giant digital LED screen in Fuencarral market, one of the most famed venues in the Spanish capital. In doing so, the local authorities would like commercial activity to become a key driver of the regional economy. Although there remains room for improvement, these initiatives are proving beneficial.
RENTS DYNAMIC OVERALLFuencarral, Serrano and Gran Vía still top out the list of the most dynamic streets in Madrid. Rent levels on these commercial thoroughfares, which enjoy considerable foot traffic, continued on a moderate upward trend in 2014. Rental rates stood at 130, 220 and 200€/sq m per month respectively, up nearly 3% in comparison to 2013. Very much in line with this dynamism, Calle Serrano saw major transactions in 2014, including the forthcoming opening of a Louis Vuitton megastore at number 66, the relocation of the Montblanc store and an Inditex group macro store. Primark, in turn, is the star of the show on Gran Vía, having announced the upcoming opening of an over 3,000 sq m store in the most commercial section of the street. Given the scarce availability of real estate, it will be increasingly difficult for new brands to open up shop in the next several years.
PROFITABILITY CONTINUES DOWNWARD TRENDThe return on investment in commercial premises has continued to decline in 2014, dropping around half a point depending on the street in question. High investment demand, coupled with a shortage of supply, is pushing asset prices higher, leading to a drop in average returns. The return on assets in the market for commercial premises in prime areas ranges from 6% in the less dynamic sections of Serrano, Gran Vía and Goya to 4.3% in the most sought-after section of Serrano, the even-numbered side between Jorge Juan and Ortega y Gasset.
TIME FOR MAJOR PROJECTSNoteworthy this year is the emergence of retail activity in areas not found along prime routes. Streets that have become more important commercially include, in particular, Arenal, Carmen, Montera and Carretas. Also noteworthy is the upcoming opening of a macro shopping centre in the emblematic neighbourhood of Canalejas. This project, which will also see the building of four and five-star hotels around the complex, is very positive for prime retail in Madrid, as it will allow the development of a high-class tourism network and will be a major draw for luxury tourism. The latter will, in turn, draw big brands to open up on the high street.

Preciados sigue siendo una de la arterias comercial más caras de Madrid, con una renta media de 248€/m2. En 2014, la renta creció alrededor de un 1%, suavizando el crecimiento de los últimos años. Se trata de una zona comercial muy codiciada y demandada por las grandes marcas, por lo que su disponibilidad es prácticamente nula. De hecho, tan solo queda un solo local disponible en toda la calle. A lo largo del año 2014 se han realizado 5 operaciones, que han permitido reactivar el mercado y que incluyen la entrada de marcas como, Enrique Tomás, Desigual y Mac. En referencia al mercado de inversión, cualquier oportunidad en la calle desata un fuerte interés entre todo tipo de inversores. Preciados se sigue postulando como un activo estable y seguro, con una operación en el 2014: El Corte Inglés en el número 9.

This retail area is quite coveted and high in demand among major brands, meaning there is practically zero availability. Indeed, there is only one establishment available on the entire street. There have been five transactions in 2014. These have reinvigorated the market and include openings of brands like Enrique Tomás, Desigual and Mac. Más allá de la recuperación de la economía doméstica, el turismo sigue siendo el claro motor de las ventas en la zona prime. Barcelona sigue alzándose como una de las capitales mundiales del turismo. La ciudad de Barcelona concentra el 39% de la venta de productos de alta gama en España, según los datos de la asociación Luxury Spain. La industria hotelera apuesta de forma decidida por el turismo de lujo: los hoteles Condes de Barcelona y Majestic remodelan sus instalaciones, sumándose a otras enseñas consolidadas como Mandarin Oriental, Arts Barcelona o W Barcelona. Los planes de futuro apuntan en esta línea: se prevé la construcción de un hotel 5 estrellas en la Torre Agbar y en la antigua sede del Deutsche Bank, situada en Diagonal, lo que debe reafirmar a la capital catalana como unos de los referentes mundiales del turismo de alto standing en los próximos años.
LAS RENTAS SUBEN EN LA ZONA PRIMELas rentas de la zona prime presentan una tendencia al alza durante el 2014. Los crecimientos son especialmente significativos en Paseo de Gràcia, donde las rentas suben un 5% hasta alcanzar los 215€/m2 al mes para un local de 200m2. La emblemática calle barcelonesa se ha convertido por méritos propios en uno de los indiscutibles referentes comerciales del lujo en Europa. La entrada de marcas como Dior, Versace, Wolford y Aristocrazy, así como la segunda tienda que ocupará Rabat en el Paseo, son algunas de las operaciones de referencia en el 2014. Las rentas presentan también fuertes crecimientos en Diagonal y Rambla de Catalunya, donde suben respectivamente un 5% y un 4%. Destaca así mismo la inclusión de las Ramblas y Plaza Catalunya dentro de la primera línea comercial, impulsado por las entradas de marcas de referencia como Mango, Desigual o Urban Outfitters, que se unen a la apertura de la Apple Store en 2012.
FUERTE DEMANDA DE INVERSIÓN EMPUJA A LA BAJA LAS RENTABILIDADESEn el capítulo de inversión, la rentabilidad sigue con su tendencia a la baja en primera línea: la avidez inversora por activos considerados de bajo riesgo se cruza con una oferta a la baja, encareciendo el precio de los activos. Como en años anteriores, continúa la fuerte demanda por parte de family office, principalmente en Rambla Catalunya y en Paseo de Gràcia. La rentabilidad de inversión de ambas calles se sitúa en el 5,7% y el 4,6% respectivamente.
INVERSIONES PÚBLICAS IMPULSAN LA ZONA PRIMEEn esta misma dirección, cabe mencionar la inversión que ha realizado el Ayuntamiento de Barcelona en la primera línea comercial. Destacan dos operaciones en el 2014: por un lado, las obras que se están realizando en la Diagonal y que van a transformar la avenida en un boulevard y, por otro lado, las reformas que se han llevado a cabo en el Paseo de Gràcia para ampliar las aceras y reubicar el material urbano, gracias a la colaboración de la Asociación Amics del Passeig de Gràcia. Estos cambios han permitido dar mayor visibilidad a los locales comerciales.
Beyond the domestic economic recovery, tourism continues to be the driving force for the prime area. Barcelona stands as one of the world tourism capital. Under the current trend, it is worth stressing the planned investments in luxury hotels: there are plans to build a 5 stars hotel in the Torre Agbar and another one where the Deutsche Bank former headquarters were located in Diagonal. Barcelona gathers 39% of the Spanish upmarket sales. The hospitality industry clearly bets on luxury tourism: the Condes de Barcelona Hotel and the Majestic Hotel renew their facilities, as other strong brands such as Mandarin Oriental, Arts Barcelona or W Barcelona do. Future plans point in this direction: it is planned to build a 5 stars hotel in la Torre Agbar and in the old Deutsche Bank headquarters, located in Diagonal. This will consolidate the Catalan capital as one of the world high-standing tourism referents in the next years.
RENTAL RATES RISE ON THE PRIME AREARental rates tend to rise on the prime areas in 2014, especially in Paseo de Gràcia, where rents have increased by 5%, up to 215€/sq m per month for a 200 sq m establishment. This emblematic street has become, by its own merits, one of the European referent for luxury retail. The entry of brands such as Dior, Versace, Wolford and Aristocrazy, and the second Rabat shop opening in Paseo de Gràcia are some of the reference operations of this year. Portal de l´Àngel continúa siendo la calle comercial más cara de España. Las rentas alcanzan los 255€/m2, lo que supone un aumento del 2% frente al año anterior. Portal de l’ Àngel es el sueño de todas las marcas en la ciudad condal, la disponibilidad sigue siendo nula. En el 2014, los operadores se han centrado en la inversión en el propio establecimiento, con hasta 5 locales reformados: Zara (números 11 y 36), Vodafone (36), Pimkie (28) y Benetton (20).Además de las reformas en dos locales de Zara, Inditex refuerza su presencia en Portal de l’Àngel con una operación de su marca Pull & Bear. La enseña ha alquilado el local que se encuentra junto a su actual tienda (situada en el 42 de la vía), ocupado hasta ahora por la cadena de calzado Padeví, para abrir una megastore de 1000 m2. La apuesta de la cadena gallega por Portal de l´Àngel es decidida, acumulando hasta el 31% de los metros cuadrados comerciales de la calle. Ante la pujante demanda y la nula disponibilidad, en el 2014 se consolida la expansión natural de Portal de l’Àngel: las aperturas de Geox en calle dels Arcs y de Desigual en la calle Cucurulla consolidan ambas calles como la prolongación lógica de Portal. El fin de los contratos de renta antigua a finales de 2014 deja prever futuras operaciones y más dinamismo a corto plazo.

Portal de l’ Àngel, highly transited, is the dream of all the brands in Barcelona. Availability is almost null. In 2014, operators have focused on investments on their own establishments. As a result, 5 stores have been remodelled: Zara (at numbers 11 and 16), Vodafone (36), Pimkie (28) and Benetton (20). Apart from the works carried out in two Zara stores, Inditex reinforces its presence in Portal de l’Àngel throughout an operation with its brand Pull & Bear. The brand has rented the premise located near its current store (at number 42) that were until now occupied by the footwear distribution chain Padeví, in order to open a megastore of 1000 sq m. The Galician group’s bet on Portal de l’Àngel is obvious, as they cumulate 31% of the street’s commercial square metres.Facing the increasing demand and the unavailability that have characterised this year 2014, Portal de l’Àngel reinforces its natural expansion.
