In the last few decades, Hyderabad has emerged as a prominent IT/ITeS hub of India. Thesupporting government policies have helped the city to attract significant globalinvestments. The north and west directions of the city is witnessing more plotted development due to thenearby employment hubs in the north-west part of the city. Most of the demand isconcentrated in the North-West along Patancehru Industrial Corridor (Mumbai Highway)and CBD and Financial Corridor (Shankarpalli Hyderabad Road). Although, PatancehruIndustrial Corridor (Mumbai Highway) and CBD and Financial Corridor (ShankarpalliHyderabad Road) are considered as the largest plot corridors in Hyderabad in terms ofdemand, the southern part of Hyderabad is also experiencing a supply surge in plotteddevelopment along the Pharma City Corridor (Srisailam Highway) and Hyderabad AirportCorridor (Kurnool Road). Beside, Warangal Highway Corridor in the east has also witnessedsome traction in terms of the plotted project development.

Residential plots in Hyderabad are usually available in the range of 75 to 225 sq. yards. Theplot prices decrease as we move further away from the city. The plotted developments arecostlier in north and west directions as compared to other areas. Overview

The Patancheru Industrial Corridor/ Mumbai Highway is one of the most preferred andfast-developing plotted development corridors. Located in west-Hyderabad, the corridorstarts from Madinaguda and stretches up to Sangareddy, covering more than 55 km along theMumbai Highway.

Beeramguda, Sangareddy, Patancheru, Aminpur and Sultanpur are some of the mostsought-after localities for plotted developments on this corridor. Increased buyer interest hasled to real estate developments going even farther along the corridor, till Sadashivpet.

Research Analysis

-  As the largest plotted development corridor of Hyderabad, Mumbai Highway provides plenty of options

- Gachibowli, Beeramguda, Kondapur, Chandanagar, Miyapur, Patancheru and Aminnpur together account for most of the buyer demand, owing to developed neighborhoods, but supply is relatively low in these locations.

- Availability of developable land in Nadigama and beyond (till Sadashivpet) is witnessing increase in supply of plotted developments; even though the demand is yet to catch up.

Overview

Located along the Shankarpalli-Hyderabad Road in the western outskirts of Hyderabad city,the Central Business District (CBD) and Financial Corridor is a 25 km long plotted developmentcorridor.

This corridor starts from Kokapet through Shankarpalli, has excellent connectivity to thecenter of the city, along with plenty of employment opportunities in the nearby commercialhubs.

Warangal Highway Corridor is located along the Yadadri - Warangal Highway which is a majorroad to the east of Hyderabad that links the city to three important tier-II cities, namelyWarangal, Hanamkonda and Kazipet. Placed strategically on Nagarjuna Sagar road on the outskirts of Hyderabad's south-easternregion, Aerospace Corridor is one of city's prominent plot corridors. The corridor begins atVijayawada Highway and extends up to Mangalpalle, covering 21 km.

Kurnool Road (NH-44) is an important roadway, connecting Kurnool in Andhra Pradesh andRajiv Gandhi International Airport in Hyderabad.
