INTRODUCTION

The historic Paint Rock Canyon Ranch is headquartered at the mouth of Paint Rock Canyon and boasts a one hundred year legacy as an operating year-round cattle ranch on over 80,000 acres. Paint Rock Canyon Ranch is truly a Wyoming Legacy Ranch headquartered near Hyattville, Wyoming. Founded by the Hyatt brothers, Wesley and Milton over 100 years ago. GENERAL DESCRIPTION The headquarters or main ranch station of Paint Rock Canyon Ranch lies at the mouth of Paint Rock Canyon. This spectacular canyon with its sheer 1,000 foot rock walls and winding stream is about the best “back yard” one could ask for in a Wyoming ranch. Paint Rock Canyon is only accessible by vehicle through Paint Rock Canyon Ranch. The ranch owns the lower two miles of the canyon. From the canyon the ranch widens out into an expansive valley in the area where Medicine Lodge Creek comes in from the north. Paint Rock Canyon Ranch controls the uppermost piece of private land in both the Medicine Lodge and Paint Rock Creek canyons, as well as territorial water rights and extensive hay meadows in the open valley below the mouth of the canyon. Both Paint Rock and Medicine Lodge Creeks are large tributaries which have huge springs flowing into them from the ranch’s deeded lands. These substantial spring creeks create stable water flow for the ranches fisheries, wildlife habitat, and operational attributes. The ranch grazes on tens of thousands of acres of state, BLM, and deeded lands which lie adjacent to the canyon and in many cases these lands are not accessible to the public as they are “landlocked” by private lands. This creates a 15,000 plus acre block of wildlife rich lands that are available to the ranch owner. These pastures are well fenced and cross-fenced with extensive water development so that they can be utilized in the most efficient manner possible. These areas transition from the dry lower country up through the lusher areas which then adjoin the national forest and the ranch’s forest permit. The ranch’s extensive BLM permits are used for winter, spring and fall grazing and provide a transition going to or coming from the National Forest which is utilized during the summer grazing season.

HISTORY

Paint Rock Canyon Ranch was originally known as the Hyatt Ranch and continues to remain one of Wyoming’s true Legacy ranches. Until recently, Paint Rock Canyon Ranch was owned by the Hyatt brothers, Wesley and Milton. In the early part of this century the Hyatt’s ran sheep and only more recently switched over to cattle. The Hyatt brothers ran the ranch in a traditional manner until 1991 when it was sold for the first time. Since the sale by the Hyatt brothers, substantial improvements have been made to this ranch including owner’s homes, an extensive philanthropic camp (which can be converted into guest housing or a guest ranch), feed lots, working corrals, six pivots, and extensive irrigation expansion. This area of Wyoming is historically known for its Indian petroglyphs. Below are petroglyphs and a cooking oven dating back nearly 10,000 years, photographed in the Luman Canyon area of Paint Rock Canyon Ranch.

CLIMATE

The Hyattville area, at 4,500 feet above sea level, enjoys a relatively long growing season of 133 days which allows for at least three cuttings of alfalfa hay, a small apple orchard and it has the potential to produce cash crops in the form of corn or small grains at the owner’s option.

The ranch is in the enviable position of enjoying heavy winter snow and summer showers in the high mountain summer range and near desert conditions on the lower end of the ranch where livestock is wintered. This combination allows for good irrigation water in the summer for crop production, open grazing in the winter, and lush summer pastures. With the mile high elevation at the headquarters, the dry warm summer days give way to cool nights and the winter is characterized by cold but clear days.

LOCALE Hyattville is located at the confluence of Paint Rock Creek and Medicine Lodge Creek, two of the major drainages, which flow southerly and westerly out of the Big Horn Mountains. These two substantial streams drain the west side of the Cloud Peak Wilderness Area, which is the highest point in the Big Horn Mountains. The area is characterized by good sized family owned cattle and sheep operations which base in the valley and run in the adjacent Big Horn Mountains in the summer. To the west of Hyattville one breaks out into the Big Horn Basin, an area that is well known for its long growing season and excellent high-producing farms. Hyattville is distinguished by the fact that it is essentially the “end of the road” at the base of the mountains. The paved roads that lead from Tensleep or Manderson to Hyattville turn into a BLM and Forest Service access road immediately above Paint Rock Canyon Ranch. As a result, anyone who comes to Hyattville has done so because that is their destination. It is not on the way to anywhere. It features two small café/restaurants, a bar, a post office, and a small community of people who relish the quiet solitude as well as the access to the mountains. It is far enough from the mountain face to boast an excellent dry climate with warm days and cool nights during the summer and very little snowfall during the winter. The number of sunny days throughout the year are at the top end of the range for the eastern face of the Rocky Mountains. In short, Hyattville anchors the kind of end of the road ranching valley that appeals to anyone interested in a traditional ranching area which maintains a strong sense of community that so many sought after areas along the mountains are in danger of losing.

OPERATIONS

Paint Rock Canyon Ranch is an exceptionally well-balanced ranch running on over 80,000 acres, which currently supports a 1,250 cow-calf operation. Cattle are run through the summer months on federal grazing leases in the Big Horn Mountains and are moved to the desert country to the west of the headquarters for winter spring and fall grazing. The ranch meadows provide extensive hay production, in excess of 3,000 tons, as well as aftermath grazing for the later fall and winter months. The ranch’s feed base will support the entire herd for the winter with excess hay to sell in normal precipitation years. The beauty of the Paint Rock Canyon Ranch is that it offers one the flexibility to run virtually any type of operation one would choose.

Over the past several years, extensive efforts have been made by the current owners to improve the hay base and irrigated grazing on this well-rounded ranch. Of the improved six pivots, which cover nearly 1,000 acres, three of the pivots are gravity flow with excellent water rights out of Paint Rock Creek. These three pivots plus additional wheel lines are fed by an 18 inch main line which extends over two miles. In addition, two new pivots were recently added to the town ranch portion of this operation, which are supplied with artesian water with back up supplemental water from Paint Rock Creek. Lastly, one pivot is a traditional pump system on the west side of Medicine Lodge Creek. Three of these pivots produce excellent dairy quality alfalfa where as the remaining three pivots, which are on gravity flow provide grass feed for additional grazing and or grass hay for this truly productive operating cattle ranch.

HEADQUARTERS (MAIN RANCH STATION) While the ranch is operated in a relatively seamless manner, it can be described best in four distinct ranch stations. The Main Ranch Station consists of approximately 5,400± acres of deeded lands which includes many of the ranch’s irrigated meadows immediately below Paint Rock Canyon mouth and runs up along the canyon to included 40 acres which, in fact, blocks the upper end of the canyon. It also includes the ranch headquarters. Paint Rock Creek flows several miles through this portion of the ranch, and is virtually land-locked between deeded acreage for nearly 4 ½ miles upstream of the Main Ranch Station. The owners home, two guest homes, working corrals, equipment shop, two pivots and multiple wheel lines are on this portion of the ranch.

MEDICINE LODGE STATION The Medicine Lodge Station lies adjacent to the Main Ranch. It includes frontage on both sides of Medicine Lodge Creek, extensive hay meadows, a major spring creek arising right on the property, all of which contribute a major hay and grazing component to the overall ranching operation. The Medicine Lodge Station consists of 373± acres lying below the Fish & Game land on Medicine Lodge Creek. Over one mile of Medicine Lodge Creek meanders through this very attractive stand-alone unit. One of the BLM permits adjoins it and provides spring grazing. There are two pivots and no improvements on this ranch station.

TOWN RANCH STATION

The Town Ranch Station lies adjacent to and virtually surrounds the town of Hyattville. It consists of approximately 817 acres of which 500± acres are irrigated. Two pivots have recently been added and brought much of the land under intensive irrigation. The building complex on the Town Ranch includes a covered storage area, a feedlot which will handle approximately 500 head of calves, and an attractive brick home overlooking the valley. The home was extensively remodeled in 2011 and is in superb condition. This unit has an estimated 2⅔ miles of Paint Rock Creek which splits into two branches as it passes through and .6 miles of Medicine Lodge Creek in the area where the two creeks come together.

KINDER PLACE STATION The “Kinder Place” is located about 5 miles west of Hyattville. It was added to the ranch in 2006 and consists of 593± deeded acres of which 180± are irrigated and the balance is sub-irrigated or riparian area. The Kinder Place Station lies at the confluence of Paint Rock Creek and the Nowood Rivers. Paint Rock Canyon Ranch now runs from the headwaters of Paint Rock Creek on its forest permit high in the Cloud Peak Wilderness Area to its lower end on the Kinder Place where it flows into the Nowood. The Kinder Place includes an estimated 2.75 miles of the two streams.

OPERATING IMPROVEMENTS

MMain Ranch Headquarters Complex: This compound is beautifully maintained and landscaped with lawns and underground sprinklers and post & rail fence. It fronts right on Paint Rock Creek and is an attractive summer gathering place for ranch employees. Employee House: 2,537 sq. ft. concrete foundation, basement, frame construction, asphalt shingle roof. Estimated age 53 years, remodeled in the last 20 years. Employee House: 3 bedroom, 2 bath modular home. Two 2-car garages of wood frame construction with wood shake roof. Shop/Apartment: Concrete foundation, frame construction, wood shingle roof. OOwners Compound: Situated on a ridge overlooking both the Paint Rock Creek and Medicine Lodge Creek Valleys, the owner’s residence and guest house were designed to fit into the landscape. While they are visible, they are understated and do not dominate their site.

The stone and concrete patios off the main house provide both morning sunrise and evening sunset viewing options. The view to the east is of the Paint Rock Canyon and adjacent rangelands. The view to the west is of the lower Paint Rock meadows and the dominant red bluffs which mark the lower end of the Medicine Lodge Canyon. One even has views of the distant snowcapped peaks of the Absaroka Range near Cody and Meeteetse.

The main house is approximately 4,500 sq. ft. on one level. The oversized 2-car garage is on the north end of the house and one can enter from the garage into a mud room. A second 4 car garage was added in 2012. This end of the house includes an office, breakfast room, and large guest bedroom and bath. The center portion of the residence with its exposed tongue & groove vaulted cedar ceiling, exposed trusses, and river rock fireplace is the focal point of the house. It includes a “state of the art” kitchen with a commercial grade stove, dining room, and living room. There are numerous built-in bookcases throughout the living room, and the windows capture the views to the east & west. South of this central area is the master bedroom which features a separate sitting room, huge walk-through cedar lined closets, and a well-designed bathroom for two. There is also a 1,000 sq. ft. private gym with additional storage closets. This room has windows looking in three directions and could be converted to additional bedrooms, a family room, or a large office if so desired.

As one might expect from one of California’s most successful home builders, no expense was spared in the construction of this house. Most of the closets are cedar lined, windows are Pella, the heating/air conditioning is divided into three separate zones, and the house has a Sun Valley Double Cold Roof.

The well for the owner’s compound was drilled 400 feet into the Tensleep formation and produces an estimated 50 gpm that handles both houses and the yard. The 2,500 sq. ft. guest house is situated about 100 yards from the main house and has its own attached 5-car garage and utility room down stairs.

Upstairs are 3 good sized bedrooms and 2 bathrooms. This house features cedar lined closets, Pella windows, and air conditioning. It is exceptionally well built and boasts a somewhat smaller version of the living room/dining room/kitchen combination as is found in the main house. It also has large windows and expansive views. Its views are primarily to the north and south. This compound is situated well away from the Headquarters Compound and the main corrals and ranch office. It is completely private and overlooks many of the ranch meadows which provide a lush contrast to the rugged hills, dramatic red cliffs and mountains further in the distance. CCattle/Office Complex: Steel warehouse, 60’x75’, with concrete floor and large office enclosure that is heated and includes 2 bathrooms. This building also has a heated dirt floor area with separate entrance. Steel Calving Barn: 60’x75’, with enclosed heated & insulated “hospital” room. Balance is dirt floor with “jugs” for calving cows or heifers. There is a large paddock adjoining a partially covered cattle holding area with full working alley with hydraulic chutes and certified scales. Town Ranch Building Complex: Located about one mile from Hyattville on a winding gravel road which crosses two branches of Paint Rock Creek, the Town Ranch buildings sit on a bluff overlooking the valley. The extensively remodeled main house is approximately 2, 500 sq. ft. and is of birch construction with 3 bedrooms and 2 bathrooms. Other facilities include a 500 head dry lot for calves with concrete feed pad and a 60’x75’ equipment storage shed that is open on two sides, and which could double as a hay storage shed, and three 2,900 bushel grain bins.

TThe Hyatt House: This home was retained by the Hyatt’s when the ranch sold in 1991. Wesley and Margaret have now vacated the house and it is included with the ranch. It sits on a bench adjacent to where the owner’s compound sits. It is a comfortable home and has recently been remodeled and brought up to the same standard as the owner’s compound. It includes 2,537 sq. ft. with an 800 sq. ft. garage and a finished basement and wood shake roof.

FISHING

The ranch boasts two substantial spring creeks which rise on the deeded lands and flow into Paint Rock Creek and Medicine Lodge Creek respectively. Besides providing open winter livestock water, these resources have tremendous development potential for both fish and waterfowl. Indeed, at one time the state operated a fish hatchery on Paint Rock Creek and the ruins are still evident.

The Blue-Ribbon fly fishing for rainbow and brown trout in Paint Rock Creek is superb and is one of Wyoming’s finest private fisheries. With nearly 7 miles of Paint Rock Canyon Creek and 1.5 miles of Medicine Lodge Creek, this private world-class fishery will not disappoint.

WATER RIGHTS Paint Rock Canyon Ranch has an estimated 90 miles of pipeline for stock water. It is also blessed with many miles of Paint Rock and Medicine Lodge Creek, as well as other small creeks and springs. There are two springs on the property which are quite large and could be developed into significant fisheries. In fact, one was formerly a state fish hatchery. The ranch also has territorial water rights for irrigation which are amongst the best in the area. (The ranch’s location at the head of the stream does not hurt either!) In addition to all of this, the Town Ranch has the rights to a large flowing well which produces 1,140 gallons per minute at 162 pounds per square inch pressure. This powers and provides water for sprinkler systems on nearly 200 acres. In short, Paint Rock Canyon Ranch has some of the most extensive and useful water rights on a Wyoming Ranch in this area. These rights were thoroughly examined and re-filed by a water rights consultant. Additionally, the current owner has brought hundreds of acres of additional land under irrigation that has been allowed to go back to native pasture.

WILDLIFE

The cross section of climatic conditions tends to create a prolific and varied wildlife population. Elk, mule and white tail deer are all resident on the ranch. Pheasants, turkeys, sharp-tail grouse, chukkars, geese, ducks and blue grouse can be found as well.

While previously mentioned, it is worth repeating that elk and deer are abundant on the ranch and on federal lands immediately adjacent to the ranch. It is not unusual to see herds of up to 600 elk on the ranch meadows at certain times of year. In addition, this is one of the very few ranches which can provide habitat for pheasants as well as elk and other big game species all on the same property. Hunting and/or wildlife viewing is absolutely outstanding.

CONSERVATION EASEMENT

The Main Ranch is partially encumbered (4,595± acres) by a conservation easement that was granted to The Nature Conservancy in 2007. It essentially prohibits sub division of the property and allows for the construction of a “Retreat Cabin” not to exceed 1,000 sq. ft. and a second youth camp facility. There are substantial building envelopes that are not part of the easement so that the owner is able to build whatever structures he or she wishes in the general area where the existing buildings are located. It specifically allows for ranching and guest ranching activities. In fact there are a total of 800 acres on the Main Ranch that remain unencumbered. The other ranch stations are completely unencumbered.

YOUTH CAMP

The Alm Family Foundation operates a youth program for disadvantaged youth in the Los Angeles area. The program involves working with youngsters that are deemed to have high potential but whose circumstances make it unlikely that they will reach this potential. This program utilizes a facility on the ranch that was built for use during the summer months. The award winning design of this facility was the result of a heated competition amongst architectural firms. It is a pleasing and thoughtfully executed building complex that includes a lodge with commercial kitchen, several cabins, a swimming pool and dormitories. The Foundation would be happy to continue to maintain and use this facility in conjunction with a new owner. Alternatively a new owner may wish to retain the facilities for his or her own purposes. The buyer may choose which alternative he or she prefers.

OWNER’S COMMENT For those of us who have looked at ranches in the Northern Rocky Mountains and Great Plains, Paint Rock Canyon Ranch represents what everyone should be looking for. Paint Rock Canyon is a truly inspirational work of nature and the Paint Rock Basin where the ranch has summer permits is awe inspiring lying as it does below the highest peaks of the Big Horns. The year around climate is close to perfection.
