With more than two decades of experience in hospitality design, Atkins has a thorough working knowledge of design guidance

and specific legislation relating to hotel developments. Based on our internally published book Atkins Hotel Guidelines, we have developed a software tool that incorporates standards and regulations for hotel planning and design and generates a schedule of hotel space requirements that serves as a reference during pre-concept and concept design stages.

Our comprehensive understanding of the hierarchy of and relationships between operational functions, coupled with our expertise in international hotel requirements and guidelines, has provided us with unparalleled knowledge of current design thinking and best practices.

We also have a detailed and practical knowledge of methods to translate guidance and legislation into the built form o create facilities that are fit for purpose.

Value and inherent flexibility are other major considerations we incorporate into our solutions. Based on our experience, we consider a number of fundamental factors and concerns to formulate our recommendations on materials and finishes; these include durability, ease of maintenance, and the comparison of short-term costs versus long-term or whole life costs.

Project 2011-1: Grand Floridian Timeshare Resort Lake Buena Vista, FL

Features: Located adjacent to the Grand Floridian Hotel at Walt Disney World Resort

Size: 200,000 square feet

Located adjacent to the Victorian-style flagship hotel of Walt Disney World Resort, Project 2011-1 is a 147-key timeshare, the first luxury product in the Disney Vacation Club collection. The project’s six floors house studio, one-bedroom, two-bedroom, and grand villa suites in a striking red-gabled building that complements the architecture of the existing resort and sits along the sandy shores of Seven Seas Lagoon.

To accommodate an additional 700 guests, a new water activity pool and cascading water feature will be incorporated along with numerous program enhancements to existing pools, restaurants, and retail venues.

This $65 million development is employing a design-build delivery methodology with an integrated project delivery approach and BIM technology. The building model is being used for design coordination, clash detection, construction scheduling, cost estimating, and asset management.

This proposed mixed-used development offers magnificent views over Al Ain and important local landmarks. The five-star hotel tower, executive apartment tower, and office/commercial tower also includes a basement complex for separate parking facilities for each component.

The landscape design is based on the landscape master plan developed by the concept architect and will complement the strong Moroccan theme of the architecture and interior design. It will incorporate a mix of uses and features required by the hotel operator; these features include swimming pools, associated sunbathing decks and children’s pools, landscaped gardens and planting areas, small private gardens for the residential villas, restaurant seating areas, courtyards in the commercial building, and all interlinking pedestrian networks.

The design will suggest the Moroccan theme mainly through the use of materials, the majority of which will be natural stone such as granite, travertine, slate, and sandstone with color and interest provided by ceramic and porcelain tile insets, banding, and wall cladding.

Stretching across the Seabreeze Avenue beach approach, the historic Plaza Resort & Spa has been entertaining guests for more than a century. The existing 100-year-old hotel was renovated and converted into a premier luxury condo/hotel. This prominent local landmark in the heart of the Daytona tourist district includes completely renovated guest rooms, public lobbies, front desk, hotel guest facilities, and food and beverage areas.

Particular attention was paid to the aesthetic goal of the project—to restore the “Old Florida” character and spirit of the original resort while upgrading facility systems to current code. The phased renovation maintained the integrity and intent of the resort’s original classic design, and the newly renovated Plaza is now considered one of the premier resorts in Daytona Beach.

This hotel, which will be the cornerstone for the entire Harmony Town Center development, will provide accommodations to attract both business and recreational travelers, especially those seeking an adjacent golf course and pet-friendly amenities. Within its urban setting, the 11,000-acre parcel is a rambling expanse of broad meadows and wetlands, natural and manmade lakes, and towering stands of southern pines. The site is home to abundant wildlife, including sandhill cranes, ospreys, owls, and gopher turtles. Capitalizing on the site’s natural beauty, many green and renewable elements will be incorporated into the design.

Upon completion, the overall hotel layout design will provide 75 finely appointed suites and deluxe suites on single-loaded corridors overlooking the existing golf course and newly constructed Town Center Park. Other accommodations will include state-of-the-art business and meeting rooms equipped with the latest communication system technologies. Level two of the hotel will feature a breakfast restaurant, family swimming pool, pool deck, and a fully equipped fitness center.

This 350,000-square-foot entertainment destination includes retail, restaurant, and nightclub venues in an urban-scale entertainment district adjacent to the Hard Rock Hotel & Casino. The complex has retail, restaurant, and nightclub districts, each with its own individual expression in terms of scale, form, and detail. Adjacent to the casino and nightclub district is a 5,000-seat entertainment venue designed for a variety of performance acts, from live concerts to rodeos.

Features include the 12-story Mediterranean-style hotel tower with 481 guest rooms and 86 suites with panoramic views, a 145,000-square-foot casino, a 4-acre lagoon-style pool area, 15 restaurants, 16 shops, a poker room, spa, improv comedy club, 10 bars and nightclubs, and the Hard Rock Live concert venue.

This 625,000-square-foot, marina-based resort includes a condominium hotel and apartments, retail and restaurant uses, hotel amenities, and back-of-house functions on previously developed commercial and residential sites.

Each Cay Club resort is intended to have its own distinct identity. The Sarasota Cay Club recreates the relaxed environment of Southern coastal

beach towns, where porch-sitting and strolling are activities at least as important as swimming and sunbathing, with simple beach cottage architecture that takes advantage of the breezes and offers broad views of Sarasota Bay.

The Clearwater Cay Club captures the romance of Venice, with narrow streets, small squares, and canals for gondolas.

AtlanticA will be one of the largest and most innovative multi-use resort communities in the Caribbean and will include more than 3,500 residential units (most with private docks) with plans for 20 hotels, 550 shops and restaurants, and 3 golf courses. The resort will offer a private airport; an internal transportation system designed for water taxis, golf carts, bicycles, and foot trails; a harbor with a cruise ship terminal; and a multitude of docking facilities.

Located on the northern tip of the Dominican Republic in the Luperon Bay—one of the few natural harbors and hurricane shelters in the area—the resort community will be a leading yachting destination and the golf capital of the Caribbean.

This golf and spa resort offers endless experiences, from creating lasting family memories to hosting spectacularly executed meetings and events. The resort towers above more than 200 acres of prime lush, green, and beautifully landscaped areas. In this magnificent locale, close to the area’s major attractions, is a resort that offers everything guests could possibly want.

More than 2,000 well-appointed guest rooms and suites serve as relaxing, comfortable retreats for both leisure and business travelers. Ten restaurants and lounges offer a dazzling array of dynamic culinary experiences. A total of 450,000 square feet of event space draws groups of every size from around the world.

Pittstown Point Landings is envisioned as a luxurious island resort for the sports fishing enthusiast. Sited on Crooked Island in the southern Bahamas Islands chain, this ambitious, four-phase, low-rise development encompasses an upscale hotel, private yacht marina, exclusive residential area, and existing airstrip.

The master plan goals are to maximize view angles, create an active edge to the marina, and provide various residential uses and guest amenities. The Phase I building program consists of the marina; 18 one-, two-, and three-bedroom

WaterColor is a southern coastal resort and residential community located directly on the Gulf of Mexico in northwest Florida. The community includes a mix of single- and multi-family residences; commercial, office, and retail development; and recreational facilities.

The resort reflects the existing character of the Walton County Gulf coast, complementing the nearby communities of Seaside and Seagrove Beach by creating a spacious community with an emphasis on natural environmental features. Combining a traditional residential development with the goal of environmental stewardship, the project’s master plan includes approximately 300 acres as natural recreational space. The primary recreational amenities are its natural features including the Gulf beach, 220-acre coastal dune Western Lake, and the existing vegetative communities. Five active recreational facilities include an 11,000-square-foot beach club with dressing rooms, lockers, showers, meeting space, and day-use facilities, and a marina club that provides residents with a 20-slip boat dock and dry storage racks for up to 60 canoes and kayaks.

The Gaylord Palms Hotel, built in the Old World Grand Floridian style, was designed to blend yesterday’s charm of southern hospitality with today’s exceptional levels of service, family-oriented entertainment, and recreation for which Opryland Nashville and its parent company Gaylord Entertainment are well known.

Beach Walk Clearwater, Florida

Situated only minutes from the main gates of Walt Disney World Resort in Kissimmee-St. Cloud, the 65-acre property features 1,400 guestrooms including 118 suites (10 of which are presidential suites), 4 acres of gardens under glass, 380,000 square feet of meeting and pre-function space (including a 178,000-square-foot exhibit hall), three restaurants, and several entertainment venues.

With its gentle surf, beautiful sunsets, and wide sandy white shores, Clearwater Beach—located in Pinellas County along the west coast of Florida—has been a nationally recognized destination for beachgoers for decades. The creation of Beach Walk, a 2,400-foot-long by 25-foot-wide pedestrian promenade, added entry gateways, public plaza space, unique beach entrances, seaside-inspired public art, outdoor sidewalk cafés, restaurants, hotel courtyards, balconies, and seating areas.

Strategically located seating alcoves, shaded by palm trees, serve as places for rest and conversation and offer activity centers with cast-in-place, glass-tiled chess and backgammon game boards. Lush landscaping includes more than 500 palm trees and thousands of flowering plants. A whimsical stainless steel sundial with interactive mist fountain is the focal point of Sundial Plaza, and on the beach side visitors can purchase gifts, supplies, and refreshments at the Oasis Pavilion.

The Address Downtown Dubai Dubai, UAE

Features: 1,004 feet high, 63-story five-star hotel and serviced apartments

Size: 1.8 million square feet

The Address Downtown Dubai is a skyscraper hotel and residential tower located alongside the Dubai Mall, Old Town, and Lake Dubai. At 1,004 feet and 63 stories, it is the 11th tallest building in Dubai and features 196 lavish rooms and 626 serviced residences. The Address Downtown Dubai offers a vast array of gourmet experiences, modern meeting and event venues, a signature spa, a lavishly appointed fitness center, pools, and numerous indulgent amenities and services.

The vertical aerofoil section of the tower rises proudly from a podium of swirling layers, calling to mind a robust seaside headland. The crisp white detailing, the exceptional landscaping of the walkways, concourses and decks, and the glint of stainless steel embellishments contribute to an unmistakable air of elegance that titillates the senses with intrigue and delight. As a result of its superb exterior lighting, the property glitters as evening beckons.

The restrained color palette, the richly articulated plinth levels, and the interaction between the volume of the tower and its dramatic crest all evoke the epitome of 1930s glamour by radiating grace, style, and elegance.

The concept for this low-rise hotel was developed from the award-winning master plan that Atkins proposed for its location, Lin Gang New Town, near Shanghai. Resting on an island in a 1,200-acre circular lake at the center of the new town, the design is both simple and striking and within the 50 foot height limit stipulated by the planning guidelines.

The flower-inspired plan provides a pragmatic hotel layout in the form of a central dome connected to five petal-shaped wings containing hotel rooms, restaurants, and meeting rooms. The simple geometry allows all rooms to have unobstructed lake views. Atriums, designed as themed gardens, illuminate and ventilate the split central corridors leading to the rooms.

The space between the wings provides sheltered areas for gardens, pools, and sports grounds, while a low building connecting the conference and dining wings provides service and kitchen accommodation. Separate buildings house a small marina and clubhouse, playgrounds, gardens, and a golf course.

External walls of natural timber harmonize with the lush landscaping, while the many angles and gentle curves of the zinc roof catch the eye with an attractive glitter when glimpsed from the shoreline.

Beijing Yongtai Four Points Hotel Beijing, China

Features: 355-room, five-star hotel and 177 serviced apartments

Size: 323,000 square feet

The strong pattern of window openings alludes to the great traditions of Chinese masonry and, in recognition of its potential as a wedding venue, the end elevation incorporates a pattern similar to the “double happiness” character always displayed prominently at Chinese wedding celebrations.

The hotel rooms are located in the building fronting the street on the south side of the site, with a courtyard separating it from the serviced apartments to the north. Banqueting facilities are in this inner courtyard, and curved walls provide spatial benefit from the inside and visual benefit from the outside, as do the curvilinear exteriors of the serviced apartments.

The building’s top level is a skewed glass prism that intersects the masonry volume of the hotel and provides interest to an otherwise parallel layout. It contains business executive lounges and a corporate club for business development, and offers expansive views over Beijing.

The quarry and hotel combine to form an integrated whole where, governed by restrictions on building height, the hotel’s 17 stories occupy only two levels above ground and barely intrude on the natural beauty for which the area is famous.

At water level are a gym center, swimming pool and spa, restaurants and cafes, and a banqueting center for conference facilities that can accommodate up to 1,000 people. At the lowest point, two room levels are submerged, offering guests a spectacular view into what is in effect a natural fresh-water aquarium.

At ground level, the grass-roofed podium houses hotel and conference center entrances that lead to a glass-clad “river,” which eventually turns into a vertical circulation “waterfall” that cascades down the 260-foot-deep quarry.

The quarry provides guests and visitors with views, activities, and experiences and protects the hotel from weather extremes. The thermal mass of the rock stabilizes the hotel environment and reduces energy input into the building. In return, the hotel rejuvenates the quarry and for the first time brings humans and the environment together in a sustainable relationship.

Situated on the subtropical shores of the South China Seas, close to the Leizhou peninsula, this site lies between the city’s major thoroughfare and the beach. With a southeasterly outlook toward a sheltered bay lined with coastal parks and sandy beaches, the plot bisects a 164-foot-wide green urban axis radiating from the new civic center.

The project’s buildings have been carefully oriented to optimize the spectacular views. Tower A houses the 537-room Sheraton hotel, atop a podium containing a 1,200-seat banquet hall, restaurants, bars, and reception areas. Tower B accommodates high-grade office space above a podium of entertainment spaces.

The towers are splayed on plan, and the rooms within each are rotated 30 degrees off axis, giving every room a splendid private view of the bay.

Slightly offsetting the floor plans up and down the towers creates a ridged, curving profile that brings to mind seashells, and the crown of sail-like tensile structures sheltering the terraced suites completes the nautical theme.

The design treats three independent components (hotel, office, and apartments) as a single sculptural composition. Three equal height towers with triangular plan forms and chamfered top planes are arranged on the rectangular site in the new south exhibition and conference district just outside Chengdu’s third ring road.

The symmetrical hotel and serviced apartment towers face the main road to the east. The larger plan office tower sits behind, facing the apex of the space formed by the other two structures. Such symmetrical arrangements are not uncommon in China, as they protect a great formality and presence to the city.

On the main street façade, a dramatic crystalline canopy marks the entrance to a lobby that extends organically at ground level into the space connecting the three towers.

Above this lobby are two linear zones of landscaping that provide a peaceful garden, an area for relaxation, and convivial meeting spaces shared by occupants of the three towers.

This project consists of two independent nine-story hotel towers with a total of 554 rooms and is situated in the heart of Deira business district.

The proportions and massing of this project are based on solid forms with punctured linear voids invoking traditional modern architecture. The lighting design is based on a control philosophy with a choice of efficient light sources that will not only minimise the cost of the installations but the cost of operating them too.

The L-shaped Ibis Hotel is situated to the north, accommodating 365 rooms while the straight winged Novotel Hotel faces the south, accommodating 189 rooms. Both hotels are independent facilities designed in a U-shape around a courtyard above the roof of a two story podium. The terraced deck houses a swimming pool, health facilities and landscape gardens. The ground and mezzanine podium encloses an open-air courtyard.

Because the city has historically been a hub for maritime trade with Africa, India, and China, it seemed appropriate to borrow from this seafaring heritage—hence the hotel’s theme of the billowing spinnaker sail of a hi-tech J class yacht.

At 1,000 feet in height, the Burj Al Arab is acknowledged as the tallest single structure hotel in the world. It also houses the world’s tallest atrium, which at 600 feet in height addresses the space that is the core of the hotel and provides a constant reminder of location. Access to and from the 202 luxurious duplex bedroom suites is via the wide open balconies that flank two sides of the atrium.

Most icons have in common an economy and uniqueness of form.

The Jumeirah has become a benchmark for five-star hotels worldwide. Its eye-catching exterior has served as a backdrop for many key events held in Dubai, and the interior houses a wealth of innovative designs.

To take advantage of its breathtaking surroundings, the hotel was conceptualized with an unusually long and high design that is curved both in plan and elevation. This design resulted in a “breaking ocean wave” shape with 600 rooms and suites, all of which offer uninterrupted sea views in a dynamic 26-story structure, 300 feet high and 900 feet long.
