EXECUTIVE SUMMARY

Inspection Date: June 10, 2018 Report Number: HIR20180010 Inspector: Tom Welsh Start Time: 9:45 AM Finish Time: 1:45 PM Inspection Address: 88 Little Neck Road, Centerport NY 11721 At the time of the inspection, the weather was about 75 oF with dry, overcast conditions. It had not rained for several days prior to the inspection. The inspected property was a single family, two story building plus finished basement. The house faces generally West. According to MLS (Multiple Listing Service) the house was built in 1970, making it approximately 48 years old at the time of the inspection. The house appears to have started as a “cape” style building. The second floor and the basement have been converted to living spaces. Electrical: The house has a 200 amp electric service panel in the garage with an 80 amp sub-panel in the

utility room in the basement. With a few minor conditions, the electric system appeared to be serviceable.

Heating: The house uses a forced, hot water heating system with the heat being supplied by baseboard convectors in each room and is fueled using natural gas. At the time of the inspection, the furnace was in turned off, precluding testing the operation thereof.

Hot Water: There is a stand-alone hot water tank (50 gallons) that is direct gas-fired. At the time of the inspection, the hot water tank was shut off, precluding the testing of the hot water system, i.e. pressure and temperature.

Air Conditioning: There is a 4 ton central air conditioning unit located on the side of the house with the heat exchanger located in the attic. At the time of the inspection, the attic was not accessible by the inspector, however, the system was operating during the inspection and appeared to be operating normally.

Plumbing: The house is supplied by a 1” inch copper water line from the local municipality/water district. Distribution throughout the house appears to be a variety of different sized copper piping.

Based on the non-intrusive, non-destructive visual assessment of the readily accessible areas of the property, it appeared that the grounds, house and its components were in generally serviceable condition at the time of the inspection. The safety, major and minor deficiencies that were observed are summarized below and further explained in the body of the following report. Safety Condition: The following conditions affecting the safe occupancy of the premises and/or the operation of its components were observed at the time of the inspection:

• At the time of the inspection, the sidewalk parallel to the street exhibited some unevenness and cracks. While the unevenness was not pronounced, it still presents a tripping hazard. The buyer should have the sidewalk repaired/replaced by a qualified contractor.

• At the time of the inspection, the flue on the water heater did not have the proper exhaust slope. A proper slope is needed for safe operation of the water heater. An improper slope can contribute to the release of exhaust gases in the utility space. The buyer should have the flue slope repaired by a qualified plumber.

• At the time of the inspection, the relief valve on the water tank did not have a relief valve exhaust extension pipe. Common practice is to have an exhaust pipe terminating no more than 6” from the ground. The exhaust extension is a safety device that helps protect anyone near the water tank if the relief valve actuates. The buyer should have a qualified plumber install the relief valve exhaust pipe extension.

• At the time of the inspection, the driveway and apron exhibited an uneven surface, which could present an unsafe tripping hazard. The buyer should have both the driveway and apron repaired/replaced by a qualified contractor.

• At the time of the inspection, the front walk approaching the front door exhibited an uneven surface, causing an unsafe tripping hazard. The buyer should be aware and have both the walk repaired/replaced by a qualified contractor.

• At the time of the inspection, the path/steps on the left side of the house exhibited uneven treads, which present an unsafe tripping hazard. The buyer should have treads repaired by a qualified contractor.

• At the time of the inspection, the exterior electrical outlet next to the garage doors exhibited a bad ground during testing. The buyer should have a qualified electrician re-check the outlet, determine the cause and correct the issue. A bad electrical ground could cause shock to anyone using the outlet.

• At the time of the inspection, the anti-tip device on the kitchen oven was not installed. Lack of an anti-tipping device can allow the oven to become unbalanced and tip over, injuring anyone in front of it. The buyer should have the anti-tip device installed by a qualified contractor.

• At the time of the inspection, the patio exhibited settlement and heaving of the bricks, resulting in an uneven surface that has created a tripping hazard.

Major Condition: The following major shortcomings affecting the condition and/or the operation of the premises and/or its components were observed at the time of the inspection:

• At the time of the inspection, on the left side of the house, there is a hole in the brick for the ground from the electric panel. Holes in the siding offer a path for moisture, insect and animal intrusion. The buyer should have qualified contractor correct the issue.

• At the time of the inspection, the siding on the left side of the house (above the electric meter) had a hole in it. Holes in the siding offer a path for moisture, insect and animal intrusion. The buyer should have qualified contractor correct the issue.

• At the time of the inspection, the roof, on the rear left side, exhibited an evident dip/sag in the surface. The buyer should have the sag in the roof inspected by a qualified expert and corrected if necessary.

• At the time of the inspection, it was observed that the trim at the edge of the firebox (behind the stone facia of the fireplace, was wood. There is a high possibility of this wood trim catching fire during operation of the fireplace. The buyer should make sure that this is repaired prior to operation by a qualified contractor.

Minor Condition: The following minor shortcomings affecting the condition and/or the operation of the premises and/or its components were observed at the time of the inspection:

• At the time of the inspection, the main service wire from the street pole runs through a tree near the driveway. Tree branches can rub against the service wire, eventually damaging the insulation/covering and causing a short that might result in an electric outage. The buyer should have a qualified landscaping or tree contractor trim the branches away from the service wire.

• At the time of the inspection, the ground wire for the service panel travels through a penetration in the wall next to the meter pan. An open hole in the siding provides a path for both water and insect intrusion. The buyer should have the hole plugged by a qualified contractor.

• At the time of the inspection, it was noted that, on the left side of the house, the vegetation is beginning to grow against the foundation and siding. Vegetation touching the house provides a possible path for moisture and insect instruction. The buyer should consider having a landscaper trim the vegetation back away from the foundation and siding.

• At the time of the inspection, the wood fence on the rear side of the property has deteriorated and missing slats. The buyer should consider having the fence repaired by a qualified fencing contractor.

• At the time of the inspection, the wood fence on the right side of the property has numerous broken and deteriorated slats and sections. The buyer should consider having the fence repaired by a qualified fencing contractor.

• At the time of the inspection, it was noted that, on the right side of the house, the flashing on both windows is not sufficient. The buyer should consider having flashing properly installed by a qualified contractor. Poor flashing provides a path for water intrusion into the house and window structure.

• At the time of the inspection, the rain cap appeared to be loose. The buyer should have the rain cap securely fastened to the flue. A loose rain cap can provide a path for moisture intrusion into the chimney as well as provide a path for animals to enter the chimney.

• At the time of the inspection, the exposed flue was deteriorated. The buyer should have a qualified mason repair the flue. A damaged flue can provide a path for moisture intrusion into the chimney.

• At the time of the inspection, all three windows in the kitchen were missing screens. The buyer should consider having screens made and installed.

• At the time of the inspection, all three windows in the kitchen were difficult to operate. The buyer should consider having a qualified contractor to repair the operation of the windows.

• At the time of the inspection, the 2nd floor hallway bathroom exhibited some typical cracking of the spackling on the sheetrock but, at the time of the inspection, did not appear to be a significant problem.

• At the time of the inspection, the skylight in the 2nd floor hallway bathroom was missing a screen. It is recommended that the buyer should have a new screen made and installed by a qualified contractor.

• At the time of the inspection, the walls of the 2nd floor bathroom exhibited several small chips in the paint. The buyer should have the painted service repaired. The missing paint can provide a path for water intrusion behind the paint and eventually damage to the wall system.

• At the time of the inspection, the hot water was turned off at the hot water tank. Therefore, the hot water pressure in the sink and tub/shower could not be tested.

• At the time of the inspection, the main floor bathroom had some typical cracking on the ceiling. The buyer should have the cracks repaired by a qualified contractor.

• At the time of the inspection, the windows on the rear wall of the living room were stuck and/or were difficult to operate. The buyer should consider having them repaired by a qualified contractor.

• At the time of the inspection, it was noted that the windows on the rear wall of the finished basement were stuck and/or were difficult to operate. The buyer should consider having them repaired by a qualified contractor.

• At the time of the inspection, the 2nd floor hallway skylight did not have a pole to operate it. Buyer should obtain pole to operate skylight during final walk through.

• At the time of the inspection, it was noted that the handrail on the deck was loose. The buyer should have this repaired by a qualified contractor.
