Habitat’s New Paradigm enables us to build more homes, to a higher standard, on less land. This new, entrepreneurial model has helped us create some of the most attractive neighborhoods in the area. In response to a severe shortage of affordable housing, we have launched Project 20, our promise to the community to build at least twenty homes annually.

Twenty Habitat homes as part of a unique partnership with the City of Charlottesville and Southern Development to transform a construction debris dump site into a tax-generating, 46-unit sustainable neighborhood.

PROJECT 20 CAPITAL CAMPAIGN*

Every dollar donated to Habitat builds equity and helps create the Fund for Humanity, recycling donor investments through Partner Family mortgages to help build more homes.

SUSTAINABLE FINANCIAL MODEL

When Mr. and Mrs. Collins* *and their two young children applied for partnership with Habitat in early 2011, they were paying $1,005 (or 45% of their income) per month in rent and utilities to live in a drafty two bedroom apartment in a challenging local neighborhood. Despite frequent requests to their landlord to address significant maintenance issues, their floors continued to rot and their carpet became infested with mold.

Now, fast forward to 2012. After earning more than 300 hours of sweat equity, saving for a down payment, attending homebuyers’ education training, and helping to build their own home and those of their neighbors, the Collins family purchased a brand new three bedroom EarthCraft-certified home in Sunrise Park.

In exchange for their sweat equity, Habitat sold the home to the Collins family at no profit and provided a zero interest mortgage. Their new monthly payment of $513 (or 23% of their income) includes principal, real estate taxes, insurance and their HOA assessment. Lower payments allow them to save approximately $400 monthly which they can put toward the children’s college savings account and their own retirement.
