We’ve all heard – especially over the

last few years – how much home

prices have grown in Toronto and the

wider GTA.

But, wow, when you look at it on

a historical basis, the point is really

driven home.

As our story on page 38 illustrates,

the GTA is not just one of the top

performing housing markets in

Canada, it’s a global leader. Indeed,

that’s what 20 consecutive years of

price appreciation will do for you.

This scenario doesn’t come without

its challenges, however; namely, is it

sustainable, and what does it mean

for fi rst-time homebuyers?

The short-term answer to the fi rst

question is a cautionary yes – 2016

is expected to be another year of

growth, though tempered somewhat

over last year.

How it all a� ects fi rst-time buyers is

another matter. It means compromise

– on home type, size and location –

in order to get into the market.

Building a new retail experience

WITH THE YEAR’S busiest shopping

season behind us it’s a good time to

refl ect on the retail experience and

how retail space is evolving.

How and where we shop is

changing. This is partly because our

region is changing. Communities are

becoming more compact, land prices

are rising and many municipalities

are focusing on their urban growth

centres. As we grow up and not out,

the industry is incorporating retail shops

and amenities into new buildings as

part of creating complete communities.

While more people are shopping

online, retailers understand that

consumers still want the tactile

experience in bricks-and-mortar

stores. According to recent research

by the National Retail Federation

consumers spend more when they

shop there.

With that in mind, many retailers

are now adapting their stores to fi t

into an urban context, sometimes

on the second or even third fl oor of

buildings and often at the base of

residential condominiums.

More and more, retail developers

are working with residential

developers to respond to the

changing marketplace and mandated

intensifi cation across the GTA. They

combine their expertise and construct

functional mixed-use projects that

feature amenities and services on

the main and second fl oors of mid-

and high-rise buildings. The added

amenities benefi t those in the building

and people living and working in the

surrounding neighbourhood.

The mixed-use building at the

corner of Queen Street West and

Portland Street in Toronto is an

example of this. BILD member and

retail developer RioCan partnered

with fellow member Tribute

Communities to incorporate three

levels of retail space into the podium

of a residential building including a

45,000-sq.-ft. grocery store on the

second fl oor and two major retail

outlets at the base.

Another example is The Madison

Condos on Eglinton Avenue east

of Yonge Street currently under

construction by BILD member

Madison Homes. The building will

feature two levels of retail stores and

a second-fl oor grocery store.

The increase in mixed-use

development and intensifi cation in

the GTA has some retail developers

like RioCan looking at their existing

properties such as shopping centres

for opportunities to intensify them by

adding residential buildings. RioCan

owns more than 300 properties in

Canada and has already initiated plans

to intensify 46 of its centres across

the country.

In response to the rise of online

shopping and in an e� ort to maximize

their existing sites, another BILD

member and shopping centre

developer SmartREIT has created a

new service called Penguin Pick-up.

Partnering with its retail tenants and

other businesses that ship to Canada,

the company is building pickup points

in their shopping centres across

the GTA. The 24-hour free pickup

is available in Toronto, Vaughan,

Oakville and Richmond Hill.

EARLIER THIS MONTH, a couple of

Canada’s major banks announced

they would raise mortgage rates. Is

this a sign of things to come?

In early January, Royal Bank of

Canada announced it was raising

rates on several mortgages. Its special

o� er fi ve-year fi xed closed rate

increased by 10 basis points to 3.04

per cent. The bank also increased

its two-, three-, and four-year fi xed

closed rates by 10 basis points. And

its fi ve-year variable closed increased

by 15 basis points to prime minus 0.10

per cent. CIBC soon followed suit and

raised its special o� er rates as well.

Many of the Big Six banks – TD,

Scotiabank and National Bank –

raised rates in the months before RBC

did and no one seemed to notice. But

because RBC is the largest bank in the

country, people tend to take note.

The big banks are raising rates

because they expect interest rates to

go up in the long term. Also, January

isn’t a very competitive time of the

year. Fewer people tend to buy

homes because they don’t want to

move in the winter. And banks aren’t

as aggressive with rates because they

don’t have to be. It’s not uncommon

for rates to rise during a slower

buying and selling season. But in the

spring and summer, banks tend to be

more aggressive and rates will likely

go down again.

But not all lenders have been

raising rates. Recently, some smaller

lenders have actually lowered their

fi ve-year fi xed rates.

It’s also an interesting time in the

mortgage market because fi xed-rate

mortgages are heavily infl uenced by

Canadian government bond yields.

When bond yields decline, fi xed-rate

mortgages usually follow. On Jan.

13, fi ve-year government bond yields

dropped to a record low as the price

of oil fell to its lowest level in more

than a decade and because there are

expectations that the Bank of Canada

will cut its key interest rate – the

overnight lending rate – again.

On Jan. 20, the Bank of Canada

(BoC) made its key interest rate

announcement and there was

speculation among many economists

that there could be another cut. TD

Economics says a “case exists for

a rate cut” and CIBC Economics

believes the odds are tilting ever so

slightly on the side of a reduction.

But not everyone expected a

cut to be imminent. Economists at

Scotiabank predicted the BoC would

pass on the opportunity to reduce the

overnight rate, but further reductions

are possible in the future.

A cut will likely mean lenders

would reduce their prime rates, which

should lead to lower interest rates for

variable-rate mortgages. Last year, the

BoC cut the overnight rate twice. It’s

remained at 0.50 per cent since July.

THERE’S AN OLD JOKE that Toronto

has only two seasons – winter and

construction. But as anyone travelling

the Gardiner Expressway lately (over

the last two years or so), or along

the QEW to or from Hamilton, or any

number of other local congestion

the new down payment requirement

kicks in for properties between

$500,000 and $1 million.

Federal Finance Minister Bill

Morneau in December announced

changes to the rules for government-

backed mortgage insurance, intended

to contain risks in the housing market,

reduce taxpayer exposure and

support long-term stability.

E� ective Feb. 15, the minimum

down payment for new insured

mortgages will increase from fi ve

to 10 per cent for the portion of

the house price above $500,000.

The fi ve-per-cent minimum down

payment for properties up to

$500,000 remains unchanged.

What does this mean for fi rst-time

homebuyers?

Buying a house for less than $500,000?

» The new down payment

requirement will not a� ect you

Buying for between $500,000 and $1 million? You have four choices:

» Buy before Feb. 15 to avoid the new

requirement, to still be able to put

down fi ve per cent

» Delay your purchase until you’ve

saved the additional funds for the

new, higher down payment

» Somehow come up with the

additional funds now, say, with help

of the Bank of Mom and Dad, or

» Buy a home that is priced at less

than $500,000. Depending on the

market you’re in, that could mean

you’d then be looking at condo,

instead of a lowrise home

For example, if you’re buying a

property for $800,000, you would

need to make a down payment of

fi ve per cent on the fi rst $500,000

($25,000) and 10 per cent on the

remaining $300,000 ($30,000). This

would be equal to a total down

payment of $55,000, or 6.9 per cent

of the total purchase price, or an

increase of $15,000.

Buying for more than $1 million?

Tal says Calgary will be hit hardest,

due to the large share of high-ratio

mortgages. In this city, the new

measures are estimated to impact

about 10 per cent of new sales, while

in Toronto the fi gure is fi ve per cent;

in Vancouver, just 2.5 per cent.

Spike in homebuying activity

Toronto-based Mortgage broker and

wealth planner Calum Ross expects

the new rules to cause a spike in

activity before the deadline.

“Unexpected changes to the market

that make access to capital more

di¢ cult historically have had a signifi cant

short-term impact, followed by an

adjustment,” he told New Home Guide.

Expect market activity to go

up substantially on homes priced

between $500,000 and $1 million

through until the deadline.

THE GTA HOUSING MARKET isn’t just

hot, it’s a global leader when you

look at its performance over the

last 20 years.

Low interest rates, coupled

with population growth and

solid economic fundamentals,

contributed to a 214-per-cent

increase in average residential

housing values in the Greater

Toronto Area (GTA) since 1996,

according to ReMax Hallmark Ltd.

The GTA housing market is

entering its 20th year of consecutive

price appreciation, on the heels of

a record-breaking 2015. The market

has reported a steady increase in

values since 1996, when the cost of

an average home in the GTA hovered

at $198,150. Average price broke

through the $600,000 benchmark

in 2015, settling at $622,217 – an

increase of 6.21 per cent when

compounded annually over the 19-

year period.

“The overall strength and stability

of Toronto’s housing market

is a global anomaly,” says Ken

McLachlan, broker-owner, ReMax

Hallmark. “Very few large residential

housing markets can compete with

the GTA’s performance over the past

two decades.

“The GTA is the largest Canadian

market to experience 19 consecutive

years of price appreciation,”

McLachlan told New Home Guide.

Several smaller markets such as

Hamilton-Burlington, Ottawa

and Halifax-Dartmouth have also

reported steady upward pressure. In

terms of return on investment, the

GTA outperforms Canada’s other hot

market Vancouver, and almost every

other major market in Canada with

two exceptions – Edmonton with a

6.64 per cent return on investment,

followed closely by Calgary at 6.61

per cent.

When analyzing the level of

growth in the GTA, population

played a serious role. In 2014, the

Toronto CMA topped six million

(6,055,724), eight per cent higher

than the 2011 Census population of

5,583,064 and a substantial 42 per

cent over the 1996 Census figure of

4,263,757.

The low interest rate environment

has also influenced home buying

activity in the GTA. While the

average residential mortgage-

lending rate for a five-year term

hovered at approximately eight per

cent in 1996, you can obtain the

same product for less than three per

cent today.

Homeownership rates have also

steadily increased in the GTA, in

spite of rising values. Between 1996

and 2006, the level of ownership

jumped approximately 10 per cent in

the GTA (58.4 to 67.6 per cent). The

most recent available rates for the

province of Ontario sat at 71.4 per

cent in 2011.

Given the turbulence the GTA

market has withstood – recessions,

9/11 and SARS, just to name a few –

the performance is “nothing short of

remarkable,” says McLachlan.

“Moving forward, there is no

reason to expect the upward trend

to end,” says McLachlan. “In light of

recent volatility in the stock market

and overall economic uncertainty,

we anticipate an upswing in home

buying activity as investors look to

tangible assets like bricks and mortar

to ride out the storm. The strength

of the US dollar will also contribute,

serving as an impetus for greater

investment in the Greater Toronto

Area throughout 2016.”

GTA’s performance is no doubt

music to the ears of homeowners,

but something of a sour note for

prospective buyers. Such price

growth makes entry into the market

difficult, especially for first-timers.

“There is no question they factor

heavily into the homeownership

equation,” McLachlan says. “Given

a continuation of rising housing

values, it’s likely they will continue

to adapt, sacrificing size or location

to realize their dream at their

price point. Condominiums will

continue to be the first step to

homeownership for many, followed

by detached, semi-detached,

townhomes and properties outside

the 416 where the average price is

lower.”

THE SUPREME COURT of Canada

has said that good faith is not a

requirement by either side in the

negotiation of a contract. They went

on to say that once the contract

is signed there is an obligation to

perform in good faith. What does this

mean to you, the homebuyer?

1. The most important thing to

remember is that if it is not in

writing, in the Agreement of

Purchase and Sale, it is not binding

on either side.

2. It does not matter what the agent

says or promises (see 1 above).

3. It does not matter what is written

in the brochure or advertised at the

sales o� ce (see 1 above).

4. Every Agreement should be

reviewed by a lawyer who knows

real estate before it is binding.

5. Only your lawyer has a legal, moral

and ethical requirement to protect

and put you fi rst.

6. Every Agreement should be

conditional on the lawyer’s review

and the condition must be in

writing, and keep it that simple.

Some Agreements have condition

clauses that are all mumbo-jumbo

and do not let you really change

anything. Also, make sure some time

for review is allotted and su� cient.

what? The parties must thereafter

act in good faith to complete the

contract in accordance with the

terms of the Agreement.

Remember, most builders and

their sales people are honest, caring

individuals who want to deliver a

quality product. Just be careful not to

bite into the bad apple in the bunch.

FlooringIt is always nice to have an area rug or carpet to add

warmth to a room. This is particularly true over hardwood

and tile. Large carpets can be very expensive, especially

if ordered in large or custom sizes. Area rugs can be

purchased in pre-made sizes such as fi ve-by-seven-ft.,

six-by-nine-ft., eight-by-10-ft. and nine-by-11-ft. These

sizes are fairly universal, but over the years, as homes have

become more unique in size and shape, area carpets have

needed wider size ranges to them.

The best way to create a custom rug at an economical

price is to have it made from broadloom or a typical roll

of carpet. If you select an end of roll or something that

has been discontinued, you will see an even greater return

on investment. Just measure the size you need and then

go and see what matches at a local carpet retailer. Once

you have selected a style, the store will bind the edges to

create an area rug!

Window treatmentsWhen our clients purchase a new home from a previous

homeowner, we sometimes suggest including the window

treatments in the deal, leaving them one less thing to

worry about until they get settled. Unfortunately, this is

not something that can be done with a newly built home.

There are a couple of options here to get immediate

privacy without spending a fortune and waiting weeks, if

not months, for custom window treatments to be ordered

and installed.

Temporary shadesFor immediate privacy in your new home, you can get

temporary shades from stores like Lowes or Home Depot.

These come in 27-in. widths and have adhesive along the

top. They are accordion in style and are simply affi xed to

the top inside of the window frame. The bottom is literally

trimmed with scissors to the ideal length. You can use

several of them in a row for a long window, and as they

are made of paper, they can be cut to size width-wise

as well. Once installed properly, they look like fabric to

the untrained eye and give great privacy until you are

prepared for a more permanent option. These come in an

assortment of colours and the price range is approximately

$7 to $45 per shade, depending on the style and colour.

Panels and tab draperyPanel drapery is nice to have hung on either side of the

window, and is a great option to pull across for added

darkness. Again, if custom, these can be costly and take

time. For a less custom look, but to provide some softness

around the windows, purchase pre-made panels from

Ikea, Urban Barn and Pottery Barn. These will suffi ce until

you are ready to tackle custom-made drapes. One word

of advice when hanging drapes: attach the rod to the

wall above on the outside of the frame on either side. By

attaching drapery hardware above the window, it makes

the ceiling feel higher and creates a strong vertical feel.

AFTER RINGING in a new year, I always

find it a great time to update your

decor and add in some new trends,

colours, textures and accessories to

update your look for the coming year.

Here are my top six trends for 2016.

1. Mixed metals – Platinum, gold,

copper, steel… as long as they’ve got

a metallic sheen, they go together.

It’s bling like you’ve never seen before

in 2016. One simple and stand out

way to make a statement in your

kitchen or bathroom is by changing

your faucet. I love the diversity that

Delta provides; their Vero collection

will make a huge impact in your

decor this year. Artemano also has

great choices when it comes to

mixed metals that will truly make a

statement in your home; add some of

their one-of-a-kind pieces to really

make an impact.

2. Pastel colours – Adding

hints of pastel will infuse a room

new colour into your home. If you are

nervous about pastels, incorporate

the trend methodically with some

match the trends can be a very cost

eff ective approach, while changing up

your look completely.

3. White delight – Clean, crisp,

fresh white walls, white accessories,

white furniture, you name it. White is

going to make a name for itself this

year. You can’t go wrong with Benjamin

Moore’s Simply White to freshen up

your space or dated pieces of furniture.

Another great way to add white to

your home is to use a white bathroom

vanity. Cutler Kitchen and Bath (a great

Canadian company) is introducing a

high gloss white fl oating vanity in 2016

available through big box stores as part

of its boutique collection. Gloss white is

easy to keep clean, too!

4. Shop locally – Local and

Canadian made products will

be buzzwords for 2016, and

shoppers will love to brag about

supporting the trend, too. My Jo

5. Greens – They’re not just found

in the kitchen this year! In 2016,

greens will be scattered throughout

alive to save your life, try some faux

choose from, and they add a nice hint

of green to your decor.

6. Go vertical – A great way to make

a statement with your walls in 2016 is

with wall decals. They are easy to install

and make a huge impact. A great online

resource for ideas is uwdecals.com,

they have patterns to suit all styles and

are super easy to install.

We can’t all have a green thumb, and we don’t all have the outdoor space needed for a garden, but these condo-friendly plants will satisfy your urge to plant.

1. The money tree

This plant comes in all shapes and sizes; they do not require too much direct sunlight and live well indoors. They only need water about once a week and if you’re lucky, they will bring you good fortune!

2. Moth orchids

Although they can be hard to bring back to life, orchids are beautiful fl owers that usually last about fi ve or six months with minimal care. They need only a bit of water about once a week, so be careful not to overwater.

3. The snake plant

This plant is also known as “mother-in-law’s tongue” and requires minimal light, a little water and will help purify the air in your condo.
