SituationCharlton Park Gate is widely considered to be the premier private road in Cheltenham. Comprising only 16 properties, the road is tree lined with the houses set amidst large grounds, set well back, fully justifying its reputation. Grey Gables is the second house on the left, set behind electric gates in complete tranquillity, yet only minutes from the centre of Cheltenham, The Bath Road and Montpellier.

Cheltenham is famed as one of the most complete Regency towns in England and historically the original and most fashionable spa.

Less than a hundred miles from London it nestles beautifully between the Cotswold Hills and the Wye Valley, and is home to numerous prestigious schools including Cheltenham College, Cheltenham Ladies College, Dean Close and Pates Grammar which recently topped the national GCSE schools league table.

Now a highly sought after place to live (voted the number 1 place in the United Kingdom to bring up a family by the Telegraph early in 2015), the town is well known for its grand houses set amongst formal avenues and beautiful garden squares.

For those with a taste for the finer things in life, there are Michelin starred restaurants, numerous bars, stylish shops and salons aplenty. For art and history lovers there is The Wilson, Cheltenham’s newly refurbished museum and art gallery, whilst Cheltenham also has a thriving cultural scene that includes two concert halls and three theatres. There are the numerous festivals such as The Wychwood Festival, the festivals of literature, science, food and drink and, perhaps the pinnacle for some, the jazz festival, which has historically attracted such known performers as Van Morrison, Jamie Cullum and Jools Holland.

Undoubtedly for many more, the highlight of the year is the annual racing festival culminating with the Cheltenham Gold Cup, the blue riband event of the national hunt calendar, and an attraction that draws the public to the town year after year.

DescriptionConsidered to be one of the very best residential roads in Cheltenham, Pevsner highlighted Grey Gables to be one of the two most interesting: “The two most interesting (properties) face each other: Grey Gables, 1931, by Norman Jewson, stone, Cotswold style, with gables with pigeon holes...”. Completely transformed in recent years, the house has undergone a scheme of renovation in to a modern classical masterpiece.

Approached from the private Charlton Park Gate through

electric gates in to a substantial block paved parking area for numerous vehicles, a central raised water feature sits straight ahead. Diagonally to the left is the garage block, behind which is a useful store, wine cellar and kitchenette.

The gardens are substantial and surround the property, laid mostly to lawn but with a wide variety of plants and shrubs and some mature trees. Accessed from the drawing room is a wide paved area with retractable sun shade making the area ideal for al fresco dining and entertaining. Overall, the

grounds extend to around 1.15 acres.

Internally, no expense has been spared, with each room adopting its own theme and with the highest quality of fixtures and fittings throughout. Particular features include individually zoned underfloor heating throughout, themed adaptable lighting, high quality kitchen, individually designed bathrooms each with the highest quality fittings and supreme quality decor including accent walls with textured wallpapers.

The house is on a wonderful scale with a huge amount of space across three floors. From the driveway the entrance door leads in to an entrance porch beyond in to a large entrance hall, ideal for welcoming friends or family, with the stairs rising up on the left. Straight ahead is a cloakroom, to the right is the stunning drawing room which extends to over 32 feet in length and featuring two sets of bi-folding doors on to the patio.

From the hall, to the right is a wonderful open plan area, separated in to individual areas including a dining room, sitting room and

kitchen. The kitchen is wonderfully fitted with stark white units with adaptable lighting, with a concealed door to a utility room. The dining room includes a wall mounted fire, while the sitting room enjoys an internal window in to the leisure complex, ideal for monitoring younger swimmers.

Beyond the kitchen is a luxurious games/cinema room, with plush dark carpet, granite bar and two rows of cinema seating facing a retractable projection screen, above which is a stunning star ceiling with changing colours.
