SituationLocated in an Area of Outstanding Natural Beauty, Hampen Lodge is peacefully and privately tucked away in the attractive rural hamlet of Hampen, nestled high on the Western edge of the Cotswold hills with spectacular views across the countryside. The area also provides excellent opportunities for: walking, riding, golf, shooting and hunting. The nearest village is Andoversford (2.5 miles), providing a range of local facilities including a garage, shop, pubs and a village school.

The town of Cheltenham is merely 8 miles away. Famed as one of the most complete Regency towns in England and historically the original and most fashionable spa it is home to numerous prestigious

schools including: Cheltenham College, Cheltenham Ladies College, Dean Close and Pates Grammar which recently topped the national GCSE schools league table.

For those with a taste for the finer things in life, there are Michelin starred restaurants, numerous bars, stylish shops and salons aplenty. For art and history lovers there is The Wilson, Cheltenham’s newly refurbished museum and art gallery, whilst Cheltenham also has a thriving cultural scene that includes two concert halls and three theatres. There are the numerous festivals such as the literature, science, food and drink and, perhaps the pinnacle for some, the jazz festival, which has historically attracted such known performers as Van Morrison, Jamie Cullum and Jools Holland.

Undoubtedly for many more, the highlight of the year is the annual racing festival culminating with the Cheltenham Gold Cup, the blue riband event of the national hunt calendar, and an attraction that draws the public to the town year after year.

Intercity trains from Cheltenham reach Paddington in just over 2 hours and M5 Jcn 11a is about 9 miles away.

The nearby A436 gives fast access to Stow on the Wold. The A40 gives good access to Northleach, Burford and on to Oxford and the M40. The A417 provides fast access to Cirencester the A419 and Swindon.

The CottageTo the north of the property sits the delightful detached and self-contained, one bedroom Cottage. Finished to the standard of the main house, the Cottage contains a bedroom with en-suite, a sitting room and kitchen. It potentially may be of interest for guests, family or even letting subject to the various consents.

Gardens and GroundsA driveway to the property passes to the rear of the property, with access via substantial wooden gates leading to a large gravelled parking area. There is garaging for up to four vehicles, one bay of which is currently used for secure storage.

The current owners are keen gardeners and have developed a beautiful retreat in a relatively short space of time. Formal gardens adorn the Southern and Western perimeter of the house and feature a broad flagstone terrace with areas for alfresco dining and entertainment. Two sets of stone steps flanked by dry stone walling leads down to a principal lawn. The garden also features a beautiful spring fed pond and delightful areas of raised planting and bedding. To the East of the property is a wild flower meadow with mown pathways enjoying elevated rural views.

Swimming Pool and Pool houseHidden away is an air source heated (oil for winter) swimming pool and pool house. The pool includes a specialist dome that can be added for use throughout the year. The Pool house provides superb informal open-plan accommodation with shower room. To the side is a fantastic outdoor kitchen with fitted fridge and barbeque.
