It's Australia's biggest Greek festival and probably the most adored local food and culture celebration on the

The Paniyiri celebration started in 1976 (the popular Hellenic Dancers a year later), when a group of passionate Greek Australians wanted to share their cultural traditions with Brisbane. Now, for a whole weekend in May, Musgrave Park is transformed into an all-singing, all-dancing, all-celebrating good time, set to the tune the tune of more than 30 food stalls, entertainment for all ages, Aussie-Greek celebs and famous and authentic Greek chefs sharing recipes and secrets of food from all corners of Greece.

More than 30 authentic Greek food stalls will showcase the tastes, recipes and secrets from all regions of Greece, including the Aegean, Ionian, Mainland Greece, Cyprus, Chios, Crete, Rhodes and many more. Celebrities like Superchef Dimitris Katrivesis, who will join Nostimo Chef-in-Residence, David Tsirekas for an exciting week non-traditional cuisine including Brisbane’s first ever Greek Yum Cha experience.

Famed globally as a master of Greek cuisine, both traditional and modern, and his CV includes some of the world’s very best restaurants. From May 14 to Friday May 17 he'll be creating and dishing up his famous creations at Nostimo. The jewel in the crown being a wine-matched Signature Degustation Dinner ($120 per person). Get loud at libraries these holidaysLoud noises in quiet places are often frowned upon but at Moreton Bay Region Libraries things are done differently.

Every month between 6pm and 8pm youth in Years

7-12 are given a chance to just be themselves during LOuD. It's an opportunity for the young people in our region to socialise in a safe setting, and it's free.

beachMere Fish deathsAn algal bloom suspected to be the cause of death for thousands of fish in a tidal lake at Beachmere is under control, with council citing catchment rainfall runoff and added nutrients to the water system as the cause.

Council has mobilised to implement a range of actions to assist in flushing the lake and to offset the poor water quality conditions, including installation of additonal aerators and cleaning the pipes and tidal exchange system.

Council officers will continue to monitor the situation.

Member for Bancroft Chris Whiting MP said the Gambling Community Benefit Fund was Queensland’s biggest one-off grants program delivering up to $55 million each year for community groups.

Applications were now open for the next round of grant funding. The Gambling Community Benefit Fund delivers grants for worthwhile projects from $500 to $35,000 open to community-based, not-for-profit organisations.

Applications for round 101 close on May 31, 2019.

I’m 47 and work in telecommunications. I am one of two brothers and my father died of heart disease at the age of 53. I have been diagnosed with anxiety driven chronic worrying and have been seeing a psychologist as part of my mental health plan for almost a year.

I worry constantly that I will take after my father and that I may only have less than six years to live. I also worry that my mother will pass away if I go overseas so I don’t travel or anything. I have been doing this for years and I could have travelled all over the world by now. I know that this is irrational because she has always been very good health wise has lots of energy and looks after herself.

When I see my psychologist, I seem to just talk endlessly about what I am going through and this helps to some extent for a day or so after each session but I can’t say that there has been any real improvement. I am feeling like I am paying off my mental health like a car loan –: a couple of hundred a month after rebates –: and I struggle to do this.

I worry about this layout of money because I don’t feel I am really getting any better. Does talking in therapy really work and could it be that I am getting better so slowly that I can’t really see it?

There is a therapy called Person Centred Therapy where clients just talk to the therapist with the therapist displaying empathy and congruence and some therapists believe that by doing this the client will come to their own solutions

by hearing themselves talk out loud and your therapist may be using this or similar approaches. Some therapists think this kind of therapy is great but I’m not a big fan. I mainly use PCT to gain an understanding of the issues at play for the first or maybe second session.

Having said that, I do feel talking does help to a degree as it gets the problem and possibly roots to the surface. I believe that clients need real tools, strong home work tasks and strategies to gain control over their problems. You describe many thinking patterns that chronic suffers of worry experience such as fear of death or dying for either themselves or their loved ones, fear of disease or illness onset – I have found the most common to be fear of MS, Cancer and heart disease – and a fear of what may happen in the future ( futurising and catastrophising) and fear of abandonment. Believe me there are plenty more and this condition is not as uncommon as you may think.

The good news is that there are plenty of tools and strategies to cope with this kind of anxiety such as Cognitive Behaviour Therapy where we look at how our beliefs about events cause our outcomes, challenging the thought, thought stopping, cognitive rehearsal, learning about the thinking and feeling connection, learning how to accept uncertainty in life, and learning to problem solve just to name a few.

To fight this kind of demon, you have to find a therapist who knows the beast and how to slay it so I feel that you are right to question if you are:

1. getting the right treatment for you and

2. seeing the right therapist to meet

your personality and need type. Remember that you are paying for a service and the therapist works for you to get you good outcomes.

There are a couple of things I would encourage you to think about. Do you feel an obligation to stick with the therapist that your doctor has recommended through some misplaced sense of loyalty to him/her? Do you fear confrontation or worry about changing horses so late in the race?

In the same way as we may need to shop around for a doctor that we are comfortable and confident with, we may need to treat our mental health in exactly the same way because you are the client and it’s your money. I feel that it is absolutely vital that you have a good rapport and working relationship with your therapist.

Regardless of your decision to continue with your current plan or not, I would encourage you to get a referral from your GP to a cardiologist for a full assessment of your cardiac and circulatory functions. Remember that knowledge is power so if you get a clean bill of health you can then carry on with sensible eating, exercise and self care including not smoking and having regular checkups and if they do find some precursors of a condition you get on with having these addressed and then possibly achieve prevention.

I will close by reminding you that your father is only one half of your inherited DNA blueprint and you have said that you mother is in great shape. So practice good living and nutrition and you may have just as much chance as living a long and energetic life just like your mother.

dehumanisinG CyCLists...to blame foR delibeRate aggRession on the Road

A new Australian study has found that more than half of car drivers think cyclists are not completely human, with a link between

the dehumanisation of bike riders and acts of deliberate aggression towards them on the road.

The study by researchers at Monash university, QuT’s Centre for Accident Research & Road Safety – Queensland (CARRS-Q) and the university of Melbourne’s School of Psychological Sciences, is the first study to look at a road-user group with the problem of dehumanisation, which is typically studied in relation to attitudes towards racial or ethnic groups.

But if drivers can put a human face to cyclists, researchers say this could reduce aggression directed at cyclists and road trauma involving riders.

The research notes that cyclists have been conceptualised as a minority group and a target of negative attitudes and behaviour. The study, involving respondents from Queensland, Victoria and New South Wales identified people’s attitude to cyclists and whether they were cyclists or non-cyclists themselves.

“When you don’t think someone is ‘fully’ human, it’s easier to justify hatred or aggression towards them. This can set up an escalating cycle of resentment,” Dr Delbosc said.

“If cyclists feel dehumanised by other road users, they may be more likely to act out against motorists, feeding into a self-fulfilling prophecy that further fuels dehumanisation against them.

“ultimately we want to understand this process so we can do a better job at putting a human face to people who ride bikes, so that hopefully we can help put a stop to the abuse.”

Co-author of the paper CARRS-Q Centre Director Narelle Haworth said the study revealed that the problem of dehumanisation on the roads was not just a case of car driver versus cyclist.

“The bigger issue is that significant numbers of both groups rank cyclists as not 100 per cent human,” Professor Haworth said.

“Amongst people who ride, amongst people who

don’t ride, there is still people who think that cyclists aren’t fully human.

“The dehumanisation scale is associated with the self-reporting of direct aggression.

“using your car to deliberately block a cyclist, using your car to deliberately cut off a cyclist, throwing an object at a cyclist - these acts of direct aggression are dangerous.”

Professor Haworth said there was a growing push to avoid the word cyclist, which many viewed with negative connotations.

“Let’s talk about people who ride bikes rather than cyclists because that’s the first step towards getting rid of this dehumanisation,” she said.

Following from last week's scam warbing (Payment demanded by gift card? - Messenger April 6) the Australian

Taxation Office (ATO) is now warning about the continuation of unprecedented numbers of pre-recorded phone calls experienced last year which impersonate legitimate tax office phone numbers.

Assistant Commissioner Gavin Siebert said that scammers have adopted ‘Robocall’ technology to target taxpayers across the country.

“Scammers are sending pre-recorded messages in record numbers and are manipulating caller identification so that your phone displays a legitimate ATO phone number despite coming from an overseas scammer”.

“We are now seeing thousands of Australians missing a call from a scammer, returning the call based on the number on caller ID and speaking to legitimate members of the ATO. Our calls do not show a number on caller ID nor do we use pre-recorded messages.

“If the scammers do make contact, they will request payment of a tax debt – usually through unusual methods like bitcoin, gift cards and vouchers. Legitimate ways to pay your tax debt are listed on our website. The scammers will threaten you with immediate arrest, attempt to keep you on the line until payment is made and may become rude or aggressive.”

The ATO has received 40,225 reports of impersonation scams so far in 2019 with just over

$1 million in losses. The technique of displaying misleading phone numbers is known as “spoofing” and is commonly used by scammers in an attempt to make their interactions with taxpayers appear legitimate.

“Taxpayers should be wary of any unexpected phone call, text message or email claiming to be from the tax office. While we may contact you in these ways, if it doesn’t seem right, independently find our phone number and check if the contact was legitimate. If you receive a pre-recorded message claiming to be from us either hang up or simply delete the voicemail,” Mr Siebert said.

While the ATO regularly contacts taxpayers by phone, email and SMS, there are some tell-tale signs that it isn’t the ATO. The ATO will not:

• send you an email or SMS asking you to click on a link directing you to a login page;

• use aggressive or rude behaviour, or threaten you with immediate arrest, jail or deportation;

• request payment of a debt via iTunes or Google Play cards, pre-paid Visa cards, cryptocurrency or direct credit to a personal bank account; or

• request a fee in order to release a refund owed to you.

The community plays an important role in stopping scammer activities by reporting them to our scam line. Your reports help us to get an accurate picture of what is happening with the current scams, which ultimately helps protect the Australian community.

You can log into myGov to check your tax affairs at any time, or you can contact your tax agent or the ATO. The ATO’s dedicated scam reporting line is 1800 008 540.

Queensland owner occupiers are set to enjoy a year of consistent home value rises as our property market continues to defy national

trends of falling prices and deliver good capital growth.

Solid economic fundamentals have positioned many of Queensland’s residential real estate markets for a good year ahead, with steady demand growth forecast due to rising population, improving employment rates and better lending conditions.

REIQ CEO Antonia Mercorella said many experts agreed that many of the Sunshine State’s property

markets were in an enviable position.

“Our housing market has proven to be resilient to the headwinds that have slowed the Sydney and Melbourne markets so drastically.

“The last quarter delivered strong growth in many markets, including Greater Brisbane, which grew by 2.3 per cent to $525,000.

Listings are down at the moment, with some experts reporting a 10 per cent fall in stock levels in Brisbane in November and December last year. Also, building approvals continue to slide, indicating limited

supply in the pipeline. These factors will combine to contribute to upward pressure on prices unless more stock comes on the market in 2019.

It also looks like it will be a good year for apartment owners.

“We know that some experts have recently forecast strong growth in Greater Brisbane’s apartment market, with CoreLogic’s Tim Lawless predicting strong growth due to positive net migration rates.

“Apartment supply has slowed significantly, with only around 5000 apartments due for completion this year, compared with almost 11,000 just a couple of years ago. This means demand will continue to rise and will contribute to meaningful price growth,” Ms Mercorella said.

“We are increasingly embracing apartment living and so it makes sense that this sector of the market is poised for strong growth in 2019,” she said.

Census data from 2016 reveals that 228,243 families live in an apartment, unit or townhouse, up by 10.2 per cent from 2011, according to demographic analysts, .id. About 6.3 per cent of families live in an apartment.

Census data also reveals that over the past decade, Queensland’s interstate migration grew by a net figure of 11,000 a year, on average.

“Queensland offers undeniable affordability and a fantastic climate and this is why our population is growing as residents from the southern states opt for a better lifestyle here,” Ms Mercorella said.

“Quite simply, your real estate dollar goes further in Queensland,” she said.

north Lakes LifestyLe Centre seLLs for $21.5mEXCEED Capital, a privately-owned

investment company based in Brisbane, has bought North Lakes Style Centre off-

market for $21.5M at 4-6 Burke Crescent.

The established large format retail centre comprised 15 complementary tenancies and came with an approximate land ares of 1.834ha and 7,971sq m of net lettable area.

The site was sold by Ray White Industrial Milton Associate Director – Investment Sales Matt Maranta and Ray White Commercial Northern Corridor Group Senior Sales Executive, Ashley Rees.

Mr Maranta said the off-market process saw significant interest that came from both local and state levels.

“With substantial yield compression evident with the more contemporary neighbourhood centre transactions, we’re seeing heightened interest from syndicates and funds in the bulky goods sector,” he said.

“This has stemmed from acquisitions incurring similar investment fundamentals, but provide an ability to generate distribution rates that fit investor demand.

“We’re seeing a heavy push from Perth and Melbourne-based groups looking for core bulky goods assets throughout the wider Queensland market.

“The ability to have an investments value underwritten from the existing land, as well as low base rentals, positions large format retail investments to become the next in-demand asset class.

“Ray White Commercial Milton introduced Exceed Capital to the deal that was under agency with Ray White Commercial Northern Corridor Group, with Luke Wray and I managing the purchaser, and Ashley and Chris Massie managing the vendor aspect.”

Mr Rees said the asset was in the heart of the fourth fastest growing suburb in the country and provided high visibility with a strong tenancy mix.

“The complex boasts 268 metres* of high exposure frontage to the main North South Arterial of North Lakes and boasts national names such as School Locker and 99 Bikes across two main buildings, a car wash and stand-alone restaurant,” he said.

“The property returns a net income of $1,752,440 per annum. and is 96.3 per cent tenanted across 15 tenancies, with 12 of the 15 on full net leases.

“With flexible MBA zoning, the asset is surrounded by major national tenants, including Queensland’s first Costco and the state’s largest Bunnings."

“The location was a real drawcard, with North Lakes recently named Australia’s best master planned community and touted as Queensland’s fastest growing region in the 2016 Census, and recognised by the State Government as an area of regional economic significance.”
