Preface:

The Government of Gujarat has announced Mukhya Mantri (Gujarat Rural Urban Housing) thGRUH Yojana during 12 Five-year plan in consideration of growing need for affordable houses

in urban areas. The objective of the state government is to rehabilitate slums in urban areas of the

State in the next five years. The State Government's priority is to rehabilitate lakhs of slum

dwellers in the same place (in situ wherever possible). The state government is committed to

provide affordable houses on ownership basis at reasonable price to economically weaker

sections. Under this program every slum dwelling family and family belonging to economically

weaker sections will get a pucca house. After comprehensive deliberations the State Government

resolves as follows.

Resolution:

The minimum carpet area of houses for economically weaker sections will be 25 sq. meters and

maximum will be up to 30 sq. meters which will include two rooms, kitchen, bathroom and toilet.

(A) Rehabilitation of slums

Provision for land:

Existing slums in metropolitan, municipal and development authority areas will be rehabilitated

by constructing houses in the same place (in situ). Slums which cannot be rehabilitated in the

same place will be relocated on government/ULC/ULB/GHB land.

Implementation Agency:

�This program will be implemented through corporations, municipalities, urban development

authorities, area development authorities and the State Government will offer subsidy for such

schemes.

Nodal Agency:

Affordable housing mission, Gujarat urban development mission, GMFB building,

Gandhinagar will work as nodal agency for this project.

Selection of Beneficiaries:

The implementation agency will prepare a list of beneficiaries on the basis of any two of the four

criteria electricity bill, voters' ID card, slum survey or ration card.

The beneficiaries of slum rehabilitation should be living in slums on or before the Cut- off date of

1/12/2010.

Allotment of houses will be done through computerized draw and on the basis of prevailing policy

norms.

Registration of Houses will be done on hundred rupees stamp paper.

All the allotted houses should be registered jointly in the name of husband and wife and wife will

have first right.

The implementation agency will ensure that new slums are not formed again.

Financial Assistance:

(1) Slum rehabilitation schemes approved by the Central Government will be financed by the Central

Government, State Government, local urban bodies and beneficiaries as follows.

Contribution of Central Government will be 50% of the project cost, that of State Government and

Urban local bodies will be 38% and beneficiary contribution will be 12%. Above mentioned 38%

will be split as follows:

For Ahmedabad and Surat, 10% from urban local bodies and 28% from State Government.

For Vadodara and Rajkot, 5% from urban local bodies and 33% from State Government.

For the remaining cities State Government will provide 38%.

(2) For rehabilitation of slums relaxation in planning norms will be provided as per Annexure 2.

Contribution of Beneficiaries:

Under this project beneficiary will contribute Rs. 35,000/- (thirty five thousand) or 12%

of cost of house whichever is more.

Implementing agency will facilitate to make loan available from Bank to beneficiary.

Possession of House by Beneficiary:

After getting possession of houses, allottee beneficiaries will form association that will

operate and maintain the housing scheme.

Allottee beneficiary will not be permitted to sell or let out allotted house for 15 years. In case of

breach of this condition allotment of house may be cancelled by implementing agency.

The ownership of land will remain with urban local bodies.

(B) Provision of land for Housing Scheme for economically weaker sections (Greenfield)

As per the provisions in resolutions and rules of revenue department;

corporations, municipalities, urban development authorities will start construction

of housing project for EWS after land is allotted to them. The reserve land for EWS

housing project under urban development and town planning may be used for this project.

Land available with GHB and slum clearance cell may also be used for this purpose.

Implementation Agency:

This program can be implemented through municipal corporations, municipalities, urban

development authorities, area development authorities and Gujarat housing board and State

Government will provide financial assistance for its implementation.

Nodal Agency:

Affordable housing mission, Gujarat urban development mission, GMFB Building, Gandhinagar

will be nodal agency for this program.

Selection of Beneficiaries:

For EWS beneficiaries criteria of annual family income is increased from Rs. 30,000/- to

Rs.1,00,000/-

Allotment of EWS houses under this program will be made to the beneficiaries whose annual

family income is less than Rs. 1,00,000/-, through computerized draw in a transparent manner.

Guidelines for allotment of houses are as per annexure 3.

Allotment letters should clearly specify total price, subsidy given by the State Government and

amount to be paid by beneficiary.

Beneficiary is not permitted to sell or let out allotted house for 7 years. All allotted houses

should be registered jointly in the name of husband and wife and the wife will have first right.

The land on which EWS houses are constructed will be given on a renewable lease of 99 years.

On getting possession of houses beneficiaries will form an association for the purpose of

operation and maintenance of housing scheme.

Registration of Houses shall be done on hundred rupees stamp paper.

Financial Assistance:

The State Government will provide Capital subsidy of Rs. 100000/- for each EWS house to the

implementing agency in addition to the subsidy amount approved by the Central Government, if

any.

In EWS Housing schemes, commercial development can be done as per GDCR. Similarly mixed

housing schemes can also be undertaken. The income generated from such mixed and/or

commercial development can be utilized to cross subsidize EWS housing scheme as well as for

operation and maintenance planning norms for EWS housing scheme are as shown in

annexure 4.

Contribution by Beneficiary:

Under this project, implementing agencies can recover Rs. 300000/- or construction cost of EWS

house excluding subsidy, whichever is less. Implementing agency will coordinate with bank to

facilitate loan for beneficiaries.

Following general provisions have been made in projects as shown in above mentioned

paragraphs (A) and (B)

All allottee beneficiaries are to be registered with UID.

All allottee beneficiaries will take insurance of allotted house.

All allottee beneficiaries will be issued a property card for the allotted house.

Property tax will have to be paid by the allottees as levied by Urban Local Bodies.

Basic Amenities to be provided to Beneficiary:

Implementing agency will make provision for Water supply, Sanitary and Drainage facility,

Electricity connection and all necessary basic amenities.

Other social amenities for beneficiaries will include Aangan wadi, health care centre,

skill development training centre, playground for children, garden etc. will be provided

as per norms.

State Government will provide financial assistance of Rs. 50,000/- per EWS house as

infrastructure subsidy to the implementing agencies.

Disbursement of Grant:

The nodal agency will disburse grant to the implementing agency in two installments of 50% each.

This subsidy amount will be adjusted against EWS housing construction cost by implementing

agencies.

On approval of EWS housing scheme nodal agency will release 50% of subsidy amount as a

first installment to the implementing agency.

On receipt of certificate for utilization of 70% of the first installment, the second and last

installment will be released.

In exceptional circumstances, if a beneficiary is unable to live in the allotted house then the

allotment will be cancelled and the house will be allotted to next beneficiary in the waiting list.

Quality Standards :

To ensure the quality of slum rehabilitation and EWS housing scheme, TPI (Third Party inspection)

or PMC (Project Management Consultancy) will be appointed by implementing agency, 3% of

project cost can be used for administrative purposes.

A maximum FSI of 3 can be used for this program.

For building materials and technology neutral tenders will be issued for this program.

For materials other than conventional building materials, the certifications from any of the

following are required to be obtained.

CBRI (Central Building Research Institute) or IIT (Indian Institute of Technology) or their

international affiliated institutes.

Certificate for structural life of fifty years.

Material testing certificate needs to be submitted.

Material testing certificate should include the following

o Fire resistance capacity of structure.

o Thermal and energy performance certificate.

o Certificate regarding structural strength in face of floods, earthquakes or cyclones

o Certificate from licensed structural engineer regarding strength and stability.

o Completion certificate and occupancy certificate issued by Government agency.

To ensure the safety of outer framework of housing project the prevalent norms as per GDCR and

NBC shall be followed.

The defective liability period for the housing project will be a minimum of 10 years.

Provision for rain harvesting in housing project is mandatory.

Besides the above it is desirable to use energy saving, eco-friendly building materials and water

recycling.

Such housing projects should have landscaping and tree plantation as per prevailing

circumstances. Plantation of Limda, Jamun, Gulmohar, Garmalo, Kadam, Desi Asopalav, Pipal,

Badam etc. should be done.

Method of approval of Housing Project:

Urban slum rehabilitation authority will approve slum rehabilitation projects. Implementation

agency will give approval to EWS housing project as per prevailing norms.

These projects will be implemented during financial year 2013-2014.

The expenses of these projects for current financial year as shown in annexure -1 will be included

in budget head.

All expenditure under this head will be within budget limits.

Annexure - 2 :

Following concessions will be given to slum rehabilitation projects

1. Length of Building units will be according to expansion joint.

2. Slum Rehabilitation project will be developed after leaving required margins,

3. The following margin rules will be applicable for slum rehabilitation schemes.

4. Plots adjacent to road(s) will have to keep margins as shown below:

5. Concession will be given in margin from more than building to common plot. As per prevailing

norms building having height of 25 meters and more than 25 meters, margin of 3 and

6 meters respectively is necessary. In special cases where height of building is upto 25

meters approval can be given for margin of 1.5 to 2 meters.

6. For execution of slum rehabilitation project, where road width is 9 meter or less than 9 meter

G+3 storied building units will be constructed. On roads with width of 9 to 18 meters, G+5

storied building units, on roads with width greater than 18 meters height of building will be

decided as per GDCR norms respectively. In these projects developer will be responsible for

repair and maintenance of lifts up to 7 years. After that developer will deposit the necessary

corpus with local self-bodies.

7. (1) No lift is required up to 30 dwelling units. However, in case of additional 30 units or part of

it, provision of additional lift will be made.

(2) Except above mentioned 7-1, if height of construction is more than 25 meters then

additional lift will have to be provided.

8. Common plot shall be provided, of minimum area of 200 sq. meters or 8% of building unit

area whichever is more.

9. Approval of slum rehabilitation project to be developed on slum rehabilitation land will be

given as per AUDA DP - 2021.

Annexure - 3 :

Guidelines for Allotment of Houses

1. Applications from potential beneficiaries will be collected before beginning project. Housing

projects will be built under self-financed scheme.

2. Deposit to be made along with application is Rs. 7,500/-(Rupees seven thousand five

hundred only) for EWS, category.

3. If person gets allotment through draw, then he will deposit 20% of total cost after deducting

the deposit amount paid earlier with the application to implementing agency (ULB) within 3

months. After that remaining 80% amount will be paid in 10 ( ten ) equal monthly installments.

moreover, maintenance deposit and other charges will be paid with last installment.

4. Joint annual income of a family up to Rs. 1,00,000/- for EWS category.

5. No family member should have either plot or house in that city and applicant should be adult

on the date of application.

6. For reserved category certificate to be produced on demand.

If certificate is not produced on time then application will be liable for cancellation.

If sufficient applications are not received for particular reserved category then quota may be

transferred to other reserved category and even if sufficient applications are not also received

in that category also then quota may be transferred to general category. In this regard

concerned implementation agency's decision will be final.

7. Under this scheme one person can submit only one form for single project. However, for

different projects separate applications can be made and on being successful in draw in more

than one scheme then he will be entitled to get, allotment only in one of the scheme.

8. The allotment of houses will be done by computer draw as per prevailing norms of

implementing agency.

9. After completion of construction of housing project and allotment of house to applicant, the

applicant can get possession only after making all due payments.

10. Implementation agency will arrange to provide all documents to applicant to obtain loan from

Bank.

11. Beneficiary or applicant will bear all expenses for conveyance deed to be made with

implementation agency before getting possession.

12. The beneficiaries of the project will form an association and elect the office bearers. All internal

basic amenities like water supply, sanitation, street light, roads, lift will be transferred in the

name of association, as and when directed by the implementation agency and after that

association will be responsible for operation, maintenance and payment of taxes.

13. The maintenance deposit collected from beneficiaries at the time of allotment of houses will

be deposited in the association’s account after formation of association. Out of this amount

the general maintenance will be done by the association.

14. As implementation agency is providing houses at very reasonable rates the beneficiaries will

not transfer houses for at least 7 years.

· If beneficiary submits false document(s) regarding annual income then criminal

proceedings can be undertaken against him.

Scheme for State Government Assistance

for Lower Income Group (LIG)

Preface:

The Government of Gujarat has announced Mukhya Mantri GRUH (Gujarat Rural Urban th

Housing) Yojana during 12 Five-year plan in consideration of growing need for affordable

houses in urban areas. The objective of the state government is to encourage and help

affordable housing projects for people in lower income group (LIG) in the next five years

after comprehensive deliberations the State Government resolves as follows.

Resolution:

The minimum carpet area of houses for people in lower income group will be 31 sq. mtrs

and maximum will be up to 50 sq. mtrs which will include one bedroom, hall, kitchen,

bathroom and toilet. Beneficiaries of this scheme should have an annual income of Rs.

1,00,000/- to Rs. 2,50,000/-

Provision for land:

Under this program the land available with Gujarat Housing Board will be utilized for

construction work. Apart from this, land available with municipal corporations,

municipalities, urban development authorities, area development authorities, and other

government land will also be utilized for construction of houses under this project.

Implementation Agency:�

This program will be implemented through municipal corporations, municipalities, urban

development authorities, area development authorities and Gujarat Housing Board.

Under this program the maximum FSI available will be 3.

Nodal Agency:

Affordable housing mission at Gujarat urban development mission, GMFB building,

Gandhinagar will function as nodal agency for this project.

Nodal agency will arrange to provide finances to Municipal Corporations, Municipalities,

Urban Development Authorities, and Area Development Authorities. However, Gujarat

Housing Board will receive direct funding.

Selection of Beneficiaries:

Selection of beneficiaries under the scheme shall be on the basis of criteria of annual

family income. The family whose annual income is from 1,00,000/- to Rs. 2,50,000/-,

shall be eligible for the scheme.

The implementing agency shall invite, applications by issue of an advertisement in more

than one Gujarati language newspaper, having wide circulation in the State.

Thereafter the final selection of the beneficiaries shall be done through transparent

computer draw system by the implementation agency. Priorities will be accorded to

beneficiaries as per the prevailing Government policy.

Total value of house, amount of subsidy have to be given by the State Government and

amount to be paid by the beneficiaries are to be clearly mentioned while inviting

applications for houses and also to be mentioned in allotment letter.

Registration of all the beneficiaries with UIDAI (Unique Identification Authority of India)

shall be mandatory. Municipal Corporations and Municipalities will carry out this activity.

All the allotted houses should be registered jointly in the name of husband and wife and

wife will have first right. Concessions in stamp duty will be as per prevailing norms.

Maximum price to be paid by the Beneficiary:

Under this scheme, amount payable by beneficiary, shall be amount remaining after deduction of subsidy per unit of house or Rs. 7.50 lakh (Rupees Seven Lakh and Fifty

Thousand only) to Rs. 11 lakh (Rupees Eleven Lakh only) whichever is less as under:

If two conditions out of any of the following three criteria are met for a house, then

remaining amount after deduction of subsidy or Rs. 11.00 lakh (Rupees Eleven Lakh

only), whichever is less, shall be recovered as price per unit from beneficiary;

I. If the prevailing rate of Jantri exceeds Rs. 12,000 per sq. mtr.

II. If better specifications provided,

III. If carpet area is 40 to 50 sq. mtr.

Otherwise remaining amount, after deduction of subsidy or Rs. 7.50 lakh (Rupees Seven

Lakh and Fifty Thousand only) whichever is less will be recovered.

Basic amenities to be provided to the Beneficiaries.

Water supply, underground drainage, power supply and other basic amenities.

The beneficiaries will be provided an ancillary amenities such as Aangan wadi, Health

Centre, Capacity Building Training Center (UMEED), and Playground for Children,

garden etc.

Mode of Subsidy Payment:

When the scheme for subsidy is approved, the Nodal Agency shall pay subsidy in two

installments of 50:50 percent to the implementing agency. Gujarat Housing Board shall

be paid directly for the scheme.

The subsidy shall be adjusted by the implementing agency against LIG housing scheme

expenditure.

On approval of housing project, the Nodal Agency shall release 50% amount of subsidy,

as first installment to implementing agencies; Municipal Corporations, Municipalities,

Urban Development Authorities and Area Development Authorities.

Second / Last installment shall be released after minimum of 70% is spent of first

installment and UTC (Utilization Certificate) is submitted to the Nodal Agency

Amount of subsidy:

Subsidy of Rs. 1, 00,000/- (Rupees One Lakh only) shall be paid to Lower Income Group,

by the State Government to implementing agency. This subsidy shall be in addition to

any assistance from Central Government.

Contribution of Beneficiaries:

The beneficiary will bear the remaining cost of construction after adjusting the subsidy given by the State Government and the Central Government subject to cap of Rs. 7, 50,000 or Rs. 11, 00,000 as mentioned above.

Implementing agency will coordinate with bank to facilitate loan for beneficiaries.

Possession of Houses to Beneficiaries:

On taking possession, allottee beneficiaries will form an association for the purpose of operation and maintenance.

From the date of allotment, beneficiaries will not sell or let out the allotted house up to

seven years. On breach of this condition allotment will be cancelled by the implementing

agency.

The land will be given on ninety nine years of renewable lease.

Quality Standard:

To ensure the quality of LIG housing scheme, TPI (Third Party inspection) or PMC (Project

Management Consultancy) will be appointed by implementing agency, 3% of project cost

can be used for administrative purposes.

The parameters for planning of LIG Housing Scheme shall be as mentioned in Annexure

IV.

Technical Specifications:

Tenders for neutral building technology will be issued for this housing scheme.

Following certificates will have to be obtained in respect of other building material and

technology used, other than conventional building material:-

o From CBRI (Central Building Research Institute) or IIT (Indian Institute of

Technology) or their International Affiliated Institutions. o Certificate certifying minimum 50 years of structural life, and

o Certificate of testing of material.

Material Testing Certificate shall include following-

Fire resistance capacity of the structure,

Thermal and Energy Performance Certificate,

Certificate about resistance capacity of structure against natural calamities

like flood, earthquake, hurricane,

o Certificate of Structural Design, Structural Stability from licensed Structural

Engineer.

o Occupancy / Completion certificate issued by the Government agency.

Construction of the housing units shall be as per prevalent GDCR and if considered

necessary, external walls of the building shall be in compliance to National Building Code

(NBC) for ensuring structural safety of the housing units.

Defect liability period shall be minimum 10 years for the Housing schemes.

Rain water conservation system is mandatory for the Housing Schemes.

Further, energy saving, use of eco friendly building materials and water recycling is desirable, wherever possible.

This scheme shall have land scaping and tree plantation suitable as per local condition. For this purpose, trees such as Neem, Jambu, Gulmohar, Garmalo, Kadam, Desi Asopalav, Peepala, Badam can be planted.

Technical sanction for housing scheme:

All the projects under Gujarat Rural Urban Housing scheme to be submitted to the

Central Government will be viewed as per urban development and urban housing

departments' GR No. MIS/10/2010/182/TH, Dt. 08-03-2013 and will be verified and

reviewed by the State Government and then the projects decided by it shall be put up

before the Central Government.

The said scheme shall be implemented from financial year 2013-14.

The expenditure involved under the scheme shall be incurred according to Budget head

shown in Appendix-I.

The expenditure to be incurred every year for this purpose should be within the limits of

the Budget provisions.

8. Common plot shall be provided, of minimum area of 200 sq. meters or 8% of building unit

area whichever is more.

9. Approval of slum rehabilitation project to be developed on slum rehabilitation land will be given

as per AUDA DP - 2021.

Annexure - 3 :

Guidelines for Allotment of Houses

1. Applications from potential beneficiaries will be collected before beginning project. Housing

projects will be built under self-financed scheme.

2. Deposit to be made along with application is Rs. 20,000/-(Rupees twenty thousand only) for

LIG, category.

3. If person gets allotment through draw, then he will deposit 20% of total cost after deducting

the deposit amount paid earlier with the application to implementing agency (ULB) within 3

months. After that remaining 80% amount will be paid in 10 ( ten ) equal monthly installments.

moreover, maintenance deposit and other charges will be paid with last installment.

4. Joint annual income of a family shall be Rs. 1,00,000/- to Rs. 2,50,000/- for LIG category.

5. No family member should have either plot or house in that city and applicant should be adult

on the date of application.

6. For reserved category certificate to be produced on demand.

If certificate is not produced on time then application will be liable for cancellation.

If sufficient applications are not received for particular reserved category then quota may

be transferred to other reserved category and even if sufficient applications are not also

received in that category also then quota may be transferred to general category. In this

regard concerned implementation agency's decision will be final.

7. Under this scheme one person can submit only one form for single project. However, for

different projects separate applications can be made and on being successful in draw in more

than one scheme then he will be entitled to get, allotment only in one of the scheme.

8. The allotment of houses will be done by computer draw as per prevailing norms of

implementing agency.

9. After completion of construction of housing project and allotment of house to applicant, the

applicant can get possession only after making all due payments.

10. Implementation agency will arrange to provide all documents to applicant to obtain loan from

Bank.

11. Beneficiary or applicant will bear all expenses for conveyance deed to be made with

implementation agency before getting possession.

12. The beneficiaries of the project will form an association and elect the office bearers. All

internal basic amenities like water supply, sanitation, street light, roads, lift will be transferred

in the name of association, as and when directed by, implementation agency and after that

association will be responsible for operation, maintenance and payment of taxes.

13. The maintenance deposit collected from beneficiaries at the time of allotment of houses will

be deposited in the association’s account after formation of association. Out of this amount

the general maintenance will be done by the association.

14. As implementation agency is providing houses at very reasonable rates the beneficiaries will

not transfer houses for at least 7 years.

· If beneficiary submits false document(s) regarding annual income then criminal

proceedings can be undertaken against him.

Preamble:

The Government of Gujarat has announced the Mukhya Mantri GRUH (Gujarat Rural thUrban Housing) Yojana during 12 Five-year plan, considering huge demand for

affordable houses in urban areas. The objective of the State Government is to provide

affordable housing to eligible beneficiaries in lower income group (LIG) and economically

weaker sections (EWS) in the next five years.

Generally beneficiaries of LIG and EWS categories do not own a house. They take a loan

to purchase a house and during construction of house, they stay in rented premises.

Therefore, for this period, they have to pay both rent as well as EMI of loan. This may

result into financial crisis for them. The state has been actively considering the possibility

of providing assistance to LIG and EWS families so that they are in a position to purchase

a house with all basic amenities in EWS / LIG housing scheme even by private developers

through a bank loan. The State Government aims to achieve dual purposes that they

should not face any financial crisis, at the same time, the state's housing sector should

also get a boost.

Resolution:

After comprehensive deliberation, the State Government resolves that the beneficiaries

of private EWS and LIG housing schemes should get interest subsidy on loans taken by

them to purchase houses under private EWS and LIG housing schemes.

The minimum carpet area of EWS houses will be 25 sq. meters and maximum will be up to

30 sq. meters which will include two rooms, kitchen, bathroom and toilet where as LIG

category houses will have carpet area of minimum of 31 sq. meters and maximum of 50

sq. meters containing at least one bedroom, hall, kitchen, bathroom and toilet.

Financial Assistance:

In addition to Central Government interest subsidy if any, the State Government will

provide interest subsidy on interest charged on housing loan maximum up to Rupees one

lakh in the beginning.

Implementation Agency:

This project will be implemented through concerned urban local bodies and payment for

interest subvention will be made through National Housing Bank (NHB) to the concerned

banks of the beneficiaries. NHB will receive a quarterly grant from the Nodal Agency out

of which the banks of beneficiaries of EWS and LIG will be refinanced for loan interest

subsidy.

Nodal Agency :

For this program Affordable Housing Mission at Gujarat Urban Development Mission,

GMFB Building, Gandhinagar will function as a nodal agency and will receive the grant

from state Government.

Nodal agency will release grant for interest subsidy to National Housing Bank on quarterly

basis.

Selection of Beneficiaries:

Under this program, beneficiaries of economically weaker section (EWS) will be

selected on the basis of annual family income. The beneficiary families whose

annual family income is up to Rs. 1,00,000/- can get benefit under this program.

Beneficiaries of low income group (LIG) will also be selected on the basis of

annual family income. The beneficiary families whose annual income is from

Rs. 1,00,000/- (Rupees one lakh only) to Rs. 2,50,000/- ( two lakh fifty thousand only)

can get benefit under this program.

Eligible Beneficiaries purchasing houses under private affordable EWS / LIG

housing schemes will be eligible for this subsidy.

Banks, Private developers and implementing agency will jointly select beneficiaries.

Income certificate will be obtained from nominated housing finance company

through outsourcing.

Conditionalities for Availing Benefits:

The beneficiaries of EWS and LIG category will have to make a minimum down payment

of Rs.50,000/- and Rs. 1,00,000/- respectively.

Implementation agency, urban bodies, private developers and banks will coordinate to

facilitate bank loan to beneficiaries and provide necessary documents and assistance.

Maximum Price of House:

Beneficiary will get interest subsidy on maximum price as per following parameters:

The maximum price that can be charged from EWS beneficiary for EWS type house

is Rs. 5,00,000/- (Rupees five lakh only).

The maximum price that can be charged from LIG beneficiary for LIG type

house is Rs.12,50,000/- (Rupees twelve lakh fifty thousand only).

Interest subsidy will not be applicable to houses costing more than price shown above.

Mode of Subsidy Payment:

On approval of interest subsidy the nodal agency will make payment to implementation

agency in four quarterly installments.

On submission of 70% utilization certificate (UTC) of earlier installments, Nodal

Agency will release next installment.

Scheme of Private Developer:

While planning and designing EWS / LIG housing scheme under this program, the private

developer will ensure that the prevailing norms of State Government and structural

stability norms of Gujarat State Disaster Management Agency are followed strictly.

The private developers of EWS / LIG housing schemes from whom beneficiaries

purchase house, should get all necessary approvals at relevant stages.

Expenditure incurred every year under this program should remain within the budgetary

provision for that particular scheme.
