GEC starts the process by carrying out a project survey at your premises to evaluate your current electricity usage and what your future requirements will be. We will take into account the capacity of the electrical connection to the grid and the performance of the solar panels based on your location and orientation of the roof.

We can then provide you with a solar installation at no cost or risk to yourselves. We will build and finance the solar installation including all costs of the work, grid connection and analysis.

Here’s how it works...

On completion, the solar installation will be owned by a finance institution fund that will cover all the costs including maintenance, insurance and business rates.

The fund will provide electricity generated from the installation to your business at up to half price compared to electricity from your current provider.

GEC’s electricity price will increase with RPI whereas the electricity from your provider will increase by energy inflation. And as energy inflation is assumed to grow at four or five percentage points more than RPI, this means more savings for you.

having commercial solar fitted has never been easier – and it’s completely FREE!

lower the cost of your electricity and improve your green credentials – FREE!

In short, you make immediate savings without any investment or risk to yourselves.

GEC’s leasing proposal has far more benefits than buying outright especially from a cash flow point of view. It would take 10 years before the cash flow benefits of an outright purchase (due to initial investment costs) outweigh our lease proposal.

You also won’t have any of the maintenance concerns and risks from a GEC lease as opposed to an outright purchase.

the constructionWe only work with construction partners who have a proven record of delivering top quality installations.

The construction phase is covered by comprehensive insurance and GEC ensures that any third party contractor is financially sound and capable of maintaining our high standards.

We will then arrange a site visit with the landowner, where we can complete a physical survey of the land, taking photographs of the views and surrounding area, as well as of the actual land.

We also incorporate this visit as a good time to chat with the land owner about our next steps and to also introduce our Heads of Terms, so that we can clearly agree our next steps and how this project will work for them, from both a land use area and also a financial perspective.

We always stay in close contact with the land owners and their land agent / Solicitor regarding agreed terms on firstly the HOT’s (Heads of Term) and then secondly the Lease / Option agreement.

All of our projects are sourced in house from our marketing team, starting with the identification of areas within the U.K that will have a good opportunity to connect within a network area and where the irradiation levels are good.

Once the land owner has expressed an interest; we will identify the land and obtain a 12 month exclusivity.

The next 2 steps are to firstly – obtain a budget DNO quote for connection availability and also that this is cost effective for a project. If feasible we request a formal offer of connection (usually 3 months to attain this).

Secondly, we will then start with some intermediate planning and environmental checks – these include such things as: Flood Risk Checks, Topography, Habitat Surveys, SSSI, Archaeological and Heritage Checks, Land and Marine, Designations and Landscape (these are just a very small sample of what checks are undertaken) culminating in our submitting of a screening request from the local council. This will come back as EIA (Environmental Impact Assessment) required or not required, which will then lead to the planning team speaking with the local council planners.

Is solar the most efficient?

By the side, a table has been created to show the different amount of land required to produce 1MW of energy. A typical UK household will use 4.5MW per year.

pros and consWhat are the positives and negatives of different sources of power? Each energy source will have certain aspects which make it appealing to consumers and some negatives to why we should not consider it. The table highlights different sources of electricity and their pros and cons.

renewable targets

• The European Union has set targets to each member nation to ensure that by 2020 the entire block has reduced its CO2 emissions by 20% compared to 2002 levels.

• Above, we can see that the UK has only achieved about 30% of its required reduction in CO2.

• More needs to be done to ensure that we can reach our target and reduce our dependency on carbon based sources of energy.

A CASH-injection of a third of a million, or £333,640 to be precise, means a great deal to most businesses...but when it’s free it’s even better...though it’s not quite money for nothing.

For high end body shop repairers Parkway Prestige are renting out their roof space for a solar array and investors are ensuring they pay no more than 5p per kilowatt hour for their electricity when the sun is in the sky.

Before business partners Dave Gage and Tony McCauley signed up for the 100 kilowatt array at their Monde Trading Estate premises at Trafford Park the pair were paying 13p per kilowatt hour – the savings over 25 years will be a third of a million pounds.

Tony reckons the £200,000 saving over 20 years will finance a dozen apprenticeships in the business and ensure the company’s future come rain or shine through to the next generation. The saving in the final five years is greater as the deal with the investors who fitted the solar array for free will have run out, so the electricity savings will be even bigger.

Dave, 49, who has run the business for 22 years and are approved body shop repairers for Bentley, Volkswagen, Audi, Seat, Mercedes, Skoda and Nissan, said: ‘The one thing we all know is that energy costs are going up – so fixing a deal now made total sense.’

‘For us the savings help with the profit in the business, but were also keen to do something about reducing our carbon footprint.’

‘It was very quick once we’d spoken to Eric Redfern at Green Energy Commercial in three months the deal was done and dusted and the panels were in place.’

‘It’s working and it’s already putting something back into the National Grid.’

‘This is planning for our future and free of the big fellow in the sky.’

‘We’re not wasting money on utility bills now and this is a 20 year deal.’

‘Motor trade and body repairing is a dying skill, but people who come into this trade are not usually top achievers in exams. They are petrolheads and car enthusiasts, so don’t need to pass all the exams at school.’

‘The money will help us bring apprentices through. We have people here in awe of working with some very classy cars, they can be surrounded by £1 million worth of motors in any working day.’

case study : Parkway Prestige

T : 0845 689 0125

‘They get to see how they are built, how they are rebuilt and put back together.’

‘We do keep the workshops spotless as nobody wants to work in the dingy and dirty places of the past. People want factory clean and bright and we do that here.’

‘We need the intense lighting to ensure an even finish on bodywork on the sides of the cars as well as on the roof and bonnet.’

‘I know saving £200,000 in electricity bills in 20 years sounds too good to be true, but we can see the meters and know we will saving £6,530 already this year.’

Dave prides himself on the family built up business and his daughter Kelly, 31, already works in customer services and Tony’s youngest son Rhys, 17, is keen to follow in his father’s footsteps after his studies with an interest in motor design.

Father-of-four Tony, who trains three apprentices among the 27 staff at Parkway Prestige, added: ‘Our energy bill at the moment is about £3,000 a month – paying just over half of that will make a difference.’

‘It’s a dozen apprentices over the life of the deal. These are people who will be trained up and the package we have got will pay for that.’

Eric Redfern, of Green Energy Commercial, said: ‘It’s a win, win for businesses – we can ensure they fix their electricity bill and the free fit systems can save them a fortune over the lifetime of the deal.’

‘We are doing similar deals for scores and scores of small businesses and medium sized firms and even household names can see a return on their bottom line by fitting panels.’

‘On top of all that it’s helping to save the planet by reducing the carbon footprint of the businesses involved.’

‘But we are also rolling out the free fit schemes for sports clubs - golf, rugby, football, you name it - if they have their own premises then there are massive savings to be made and that’s money in club coffers at the end of the day.’

‘The Government is looking to almost double the cost of Carbon Credits to businesses from 2020, this means that the wise companies are making their own investment into renewable energy right now.’

‘Currently ‘listed’ companies have to report their Carbon usage, but this is strongly thought to soon be expanded to companies with over 100 employees and then onwards as our Government work tirelessly on hitting the nation’s 2020 EU environmental target and commitments.’

It’s a win, win for businesses – we can ensure they fix their electricity bill and the free fit systems can save them a fortune over the lifetime of the deal

GOLFERS bunkered by the cost of utilities at their clubhouse came up with a cunning plan to ‘putt’ them ahead and the sensational scheme is a fairway to massively reduce their electricity bills. Founded in 1912 Gatley Golf Club has a proud history, but now the future is secured and they are going green after they rented out the clubhouse roof space for a solar array and investors are ensuring they pay no more than 6p per kilowatt hour for their electricity when the sun is in the sky. Before the 200-member strong Cheshire club signed up for the 172 solar panels at their picturesque premises they were paying 11.4p per kilowatt hour – the savings over 25 years will be more than £220,000. And the club that has Tom Bolton, 32, as their PGA pro is believed to be the first in Cheshire to sign a free fit solar Power Purchase Agreement (PPA) and as a result they now expect to be light years ahead of the opposition with their savings on electricity that should run to thousands of pounds every year. Club treasurer Joe Huyton, a retired building project manager, was at first highly sceptical of the Green Energy Commercial deal that offered index-linked reduced rate electricity for more than 20 years. Joe, who is a dedicated member of the nine hole par 68 course and club, which has developed in recent years with a new 100 to 120 seater Centenary Suite, said: ‘Energy bills we all know are going through the roof and for a small club like this it was a major concern. ‘I was hunting around looking to get alternative suppliers to save a bit and then club captain

Ray Cullen told us about Green Energy Commercial and their PPAs and to be honest it sounded too good to be true.’ ‘There was this company that would give us free solar panels and then index-linked reduced rate electricity for a couple of decades at least.’ ‘In my business life I always felt there was no such thing as a free meal and this was a lot more than a free lunch. It was potentially massive savings – the equivalent of four or five new members joining the club every year.’ ‘I told Ray I didn’t believe it and then he got Nick Blashill from Green Energy Commercial in and after his straightforward presentation and looking at the contracts and the figures it was very obvious that this was a no-brainer for the club.’ ‘Lots of golf clubs are suffering from diminishing memberships, but here was a scheme that would be like us putting a guaranteed four or five new members every year on the fairways without the wear and tear on the turf.’ ‘Our electricity costs were five per cent of the club’s overheads and going up annually and that is the future. We are now hoping to halve the energy costs.’ ‘I’ve looked at the meter today just before noon and they have moved up 21 kilowatts and it’s a dull day with lots of cloud. We’d expect more output during the summer months.’ ‘The future is green and for a golf course that’s a great thing as we want to secure our greens for the next generation.’

case study : Gatley Golf Club

T : 0845 689 0125

‘After 20 years the panels will be left behind and that is a great legacy to leave for future members of the club.’ ‘We have five aspects of our roof covered with 172 panels and the lads did a good installation.’ ‘I understand projects like this and was impressed with how very and neat and tidy the installers where.’ ‘After my initial reluctance and scepticism I now wouldn’t hesitate to recommend Green Energy Commercial to any other sporting club or business. It’s been a brilliant move for the club and it’s cost us absolutely nothing.’ Joe reckons the projected £125,595 saving over 20 years that rises to £222,154 in the following five years will ensure the club’s future come rain shine through to the next generation. The saving in the final five years is greater as the deal with the investors who fitted the solar array for free will have run out, so the electricity savings will be even bigger. Joe added: ‘The one thing we all know is that energy costs are going up – so fixing a deal now made total sense.’ ‘For us the savings help secure the future of the club, but we are also keen to do something about reducing our carbon footprint.’ ‘It could also help put more footprints on the fairways as we’ll hopefully get more members as a result of having more economic facilities.’ ‘It was very quick once we’d spoken to Green Energy Commercial’s Nick and in just a few months the deal was done and dusted and the panels were in place.

‘It’s already working and it’s putting something back into the National Grid and the reduction in costs of electricity will enable us to invest the funds elsewhere.’ ‘This is planning for our future and will bring in more members – we’re not wasting money on utility bills now and this is a 20 year deal.’ ‘I know saving £125,595 in electricity bills in 20 years almost sounds too good to be true, but we can see the meters and know we will be saving thousands each year.’

‘These free fit solar arrays are fantastic for sports clubs, but also brilliant for ordinary businesses. It’s a win, win situation and you don’t get many of those in golf let alone in life.’ Nick Blashill, a director of Green Energy Commercial, said: ‘We all know the big energy companies keep pushing their prices up, but for club’s like Gatley we’re able to secure a deal that helps putt golfers in front.’ ‘It’s a no brainer for sports clubs and for businesses – we can ensure they fix their electricity bill and the free fit systems can save them a fortune over the lifetime of the deal.’ ‘We are doing similar deals for scores and scores of small businesses and medium sized firms and even household names can see a return on their bottom line by fitting panels.’

‘On top of all that it’s helping to save the planet by reducing the carbon footprint of the businesses involved.’ ‘But we are also rolling out the free fit schemes for sports clubs – cricket, golf, rugby, football, you name it - if they have their own premises then there are massive savings to be made and that’s money in club coffers at the end of the day.’ ‘The Government is looking to almost double the cost of Carbon Credits to businesses from 2020, this means that the wise companies are making their own investment into renewable energy right now.’

‘Currently ‘listed’ companies have to report their Carbon usage, but this is strongly thought to soon be expanded to companies with over 100 employees and then onwards as our Government works tirelessly on hitting the nation’s 2020 EU environmental target and commitments.’ ‘We know these current PPA agreements we are doing for the investors will be around for the next 12 months, but our only concern is that people who prevaricate and hold off securing a deal could find themselves missing out.’ Anyone wishing to inquire about possible free fit for their premises can go onto the website www.greenenergycommercial.com or email: [email protected]

The future is green and for a golf course that’s a great thing

A SHREWD Leicester businessman is boosting his company with a six-figure cash-injection for free...though it’s not quite money for nothing as he’s renting his roof space for a money-spinning solar array.

Ken Utting, 64, has gone full circle in his career having started out inventing an energy saving runaround coil system during the oil crisis of the early-1970s and now he’s gone even greener installing a 200 panel cash-saving solar array on the roof of his Midlands Ventilation Supplies premises on Claymill Road, Thurmaston.

The 48 kilowatt system will save Ken an estimated £100,000-plus in electricity bills over the next 25 years, but reducing his company’s carbon footprint is the main motivator for the green-thinking grandfather.

Ken has also fitted his 10,000 square metre premises out with energy saving lights and was given an EEC grant for his lighting and then secured the massive free-fit solar system and reduced rate electricity via a Power Purchase Agreement signed with Cheshire-based Green Energy Commercial.

Miner’s son Ken, who was brought up on the city’s Northfield Estate, has now moved to a new home in Frisby On The Wreake, but still operates his business – employing five staff - just over a mile away from the site of Venduct Ltd – where he started his career 48 years ago.

Leicester born and bred Ken, a former pupil of Ellis Boys School, said: ‘I left school at 16 and trained as a draftsman/design engineer.’

‘It was a traditional six year apprenticeship and in those days it wasn’t expected that you would go to university.’

‘I went on day release during my apprenticeship to the old Leicester Polytechnic, which is now De Montfort University.’

‘It was considered a privilege to stay on at school until 16 back then.’

‘I’ve always been conscious of money saving and it was in the oil crisis of the early 1970s while working in Denmark that I devised a heating recovery system – the runaround coil system at S &P Coil Products that is still sold today.’

‘I’ve been interested in heat recovery and renewable energy ever since then.’

‘The opportunity to go green in my own company has always been of interest.’

‘We installed low energy lighting and heat the offices from the extractors.’

case study :Midlands Ventilation Supplies

T : 0845 689 0125

‘Now having put the panels on the roof we are a net contributor to the National Grid as we are producing more than we are actually using, so we are putting something back.’

‘This is the way to go and working with Green Energy Commercial has been fantastic for us. Brownfield sites are where the energy is being consumed, so to generate it at source has to be the way forward for the country.’

‘Neighbouring premises have already shown an interest and people are stunned when they discover it is all installed for free.’

‘One thing we do know is that energy prices are going to keep going up.’

‘We are distributors to the ventilation and air conditioning industry and the trade buy from us. We have lots of clients, including some big High Street names – lots of firms could benefit from these systems.’

‘Energy saving is just like heat recovery – it’s all about payback. When you get the system fitted and installed for free – it’s not very long before you get the payback when you don’t have to pay anything for it.’

Ken’s right hand man Dave Harvey, 57, is also Leicester born and bred and lives in Knighton. Dave, who has 35 years experience in the construction industry and was involved in solar systems at the outset three decades ago, said: ‘This improves our green credentials, which is very important to Ken and the company.’

‘We have already worked in close conjunction with Leicester City Council and the European Union to reduce our energy costs and this new system further improves our green credentials beyond belief.’

‘With forthcoming legislation due in 2016 this free-fit system and it’s benefits cannot be ignored and, obviously, as energy prices rise then the more we will save as we have an index-linked deal, so the benefits to us will increase year on year.’

Green Energy Commercial area sales manager Mel Dixon, 66, of Preston, near Oakham, said: ‘I’ve been in renewable for six years and the Green Energy Commercial Power Purchase Agreements are a win-win for any business.’

‘They are also proving massively popular with sports clubs as well as small businesses. They basically make an immediate impact making savings and freeing up funds for clubs and companies to spend on other essentials.’

‘Some small companies can make massive savings – we did a deal with a body shop on a trading estate and they estimated the Green Energy Commercial deal would save them £333,640 over 25 years and that would finance 12 apprentices for their business.’

Nick Blashill, a director of Green Energy Commercial, added: ‘The

average deal can see a reduction in electricity costs from 14p per kilowatt hour to just 6p per kilowatt hour and the savings can be enormous. The PPA lasts 20 years, but energy savings are even greater in the five years after the deal runs out as the companies or sports clubs will still have the panels in place.’

‘It’s a win, win for businesses – we can ensure they fix their electricity bill and the free fit systems can save them a fortune over the lifetime of the deal.’

‘We are doing similar deals for scores and scores of small businesses and medium sized firms and even household names can see a return on their bottom line by fitting panels. On top of all that it’s helping to save the planet by reducing the carbon footprint of the businesses involved.’

The opportunity to go green in my own company has always been of interest

CRICKETERS were nearly stumped by the cost of utilities at their clubhouse, but now they’ve been hit for six by a sensational scheme to massively reduce their electricity bills.

Founded in 1824 Denton Cricket Club has a proud history, but now the future is secured after they rented out the clubhouse roof space for a solar array and investors are ensuring they pay no more than 6p per kilowatt hour for their electricity when the sun is in the sky.

Before the 200-member strong Lancashire County League Club signed up for the 117 solar panels at their premises they were paying 14p per kilowatt hour – the savings over 25 years will be more than a quarter-of-a-million pounds.

And the club that once had West Indian legend Malcolm Marshall as their pro now expects to be light years ahead of the opposition with their savings on electricity that should run to thousands of pounds every year.

Club secretary and treasurer John Foxall, a mean batsman back in his day, reckons the projected £166,820 saving over 20 years that rises to more than £250,000 in the following five years will ensure the club’s future come rain or shine through to the next generation. The saving in the final five years is greater as the deal with the investors who fitted the solar array for free will have run out, so the electricity savings will be even bigger.

John said: ‘We are the fifth oldest cricket club in the UK and we’ve a history going back 191 years.’

‘But though we’ve had a great past, we are always looking to the future. We have three senior teams playing in the Lancashire County League, five junior teams, one football team, two pool teams and two darts teams.’

‘Utility bills can close clubs and the overheads to run this place are enormous. The saving over the next 25 years helps secure the future of the club.’

‘We are paying presently £600-a-month on electricity and that should halve and our electricity is fixed at 6p with increases in line with the retail price index.’

‘One thing everyone knows is the the price of electric will carry on going up, so fixing the price now is great for the club moving forward.’

‘The one thing we all know is that energy costs are going up – so fixing a deal now made total sense.’

‘We are always looking to reduce our expenditure, but this sounds so easy just increase our income and reduce our costs.’

‘We have always moved forward at Denton and when I started playing here there were no houses round the pitch, but we sold the original premises, so they could build the houses.’

‘Times are hard for sports clubs, they are dear to run and we are looking after players from the age of nine right through.’

‘We’ve been bowled over by the deal that Green Energy Commercial have got for the club. We’ve done the green work here ourselves as we want to ensure the maximum goes back into the club.’

Nick Blashill, a director of Green Energy Commercial, said: ‘It’s not cricket the way the big energy companies keep pushing their prices up, but for club’s like Denton we’re able to secure a deal that has bowled them over.

‘It’s a no brainer for sports clubs and for businesses – we can ensure they fix their electricity bill and the free fit systems can save them a fortune over the lifetime of the deal.’

I know saving £166,820 in electricity bills in 20 years almost sounds too good to be true, but we can see the meters and know we will saving thousands each year.

A CASH-injection of a quarter of a million means a great deal to most businesses and probably even more to amateur sports clubs...but when it’s free it’s even better...though it’s not quite money for nothing.

For Bowdon Rugby Club are renting out their roof space for a solar array and investors are ensuring they pay no more than 6p per kilowatt hour for their electricity when the sun is in the sky.

Before the 600-member strong Bowdon signed up for the 50 kilowatt array at their premises the club was paying 13p per kilowatt hour – the savings over 25 years will be more than a quarter of a million pounds.

The president of the Cheshire RFU Martin Wroe, a chartered surveyor, visited the club with Green Energy Commercial director Nick Blashill, a Stockport Rugby Club Bulldog, and they inspected the newly-fitted array alongside two English RFU officials.

Both English RFU facilities technical manager Ted Mitchell and Twickenham Stadium based RFU sustainability manager Dru Morton were shown the facilities at Bowdon by solicitor Andrew McHale, a junior coach and sponsor at the Cheshire club.

‘It was very quick once we’d spoken to fellow under-12s parent Neil Banks, from Green Energy Commercial, in three months the deal was done and dusted and the panels were in place.’

‘It’s working and it’s already putting something back into the National Grid and the reduction in costs of electricity will enable us to invest the funds elsewhere.’

‘This is planning for our future and will bring in more members – the mini and junior sections of the club are already booming.’

‘We’re not wasting money on utility bills now and this is a 20 year deal.’

‘I know saving £166,820 in electricity bills in 20 years almost sounds too good to be true, but we can see the meters and know we will saving £3,269 already this year.’

Bowdon chairman Tom Sloan has endorsed the solar array on the club’s Facebook page and wrote: ‘No capital outlay and savings of up to 50 per cent to the club.’

‘I’d like to thank all involved and I would not hesitate to recommend them to any rugby club or business.’

Cheshire RFU president Mr Wroe liked the solar development so much, he’s already joined the business and hopes to sign up many more rugby and sports clubs to the benefits of free fitted solar.

He said: ‘These free fit solar arrays are fantastic for sports clubs, but also brilliant for ordinary businesses. It’s a win, win situation and you don’t get many of those in rugby let alone in life.’

Nick Blashill, a director of Green Energy Commercial, said: ‘It’s a no brainer for sports clubs and for businesses – we can ensure they fix their electricity bill and the free fit systems can save them a fortune over the lifetime of the deal.’

For us the savings help secure the future of the club, but we are also keen to do something aboutreducing our carbon footprint.

AFTER decades in the motor industry and as a recognised trials bike expert a Buxton businessman has finally gone green with a cash-saving solar array on the roof of his premises.

John Shirt Snr credits his first big break on a snapped collarbone that saw him switch from speedway riding to business success fixing motors.

Now John, as owner and founder of Gas Gas Motos Ltd at Harpur Hill Business Park, has significantly reduced his company’s carbon footprint by cashing in on a free-fit solar system from Green Energy Commercial that will save his business a mind-blowing £244,760.

Buxton born and bred John, a motor engineer by trade, started on his own in 1970 and after that speedway crash in Hull he never looked back and even developed an evolution in trials bikes with the TY Monoshock whilst working for Yamaha Amsterdam in 1983.

John is now financial director at Gas Gas which is run by his son John Jnr and his schoolfriend Judith Mellor, and he said: ‘I’ve spent a lifetime working on motors and now I am doing something about our carbon footprint.

‘Thanks to Green Energy Commercial we have had a completely free-fit array of 208 solar panels and they will put a lot of electricity into the National Grid, but they’ll also save our business a fortune in electricity bills.’

‘They say the pay back is what you need to look at with renewable energy, but there was no financial outlay on this so it’s a no-brainer that we save money from day one.’

Last year turnover at the business that employs 11 staff was £2.5 million and John credits the company’s success to his team – all like him are from Buxton and he has a genuine love of the High Peak.

His bright red Gas Gas Motos banners are regularly seen at major international trials event and his team of six have recently returned from a solid performance in the Scottish six day trials.

Renting out their High Peak roof space for a solar array means investors are ensuring they pay no more than 6p per kilowatt hour for their electricity when the sun is in the sky and that is a massive saving for any business.

Before John signed up for the 50 kilowatt array at his state of the art industrial unit he was paying 11.44 pence per kilowatt hour – the savings over 25 years will be £244,476.

The saving in the first 20 years is estimated at £138,215 and should ensure the company’s future come rain shine through to the next generation. The saving in the final five years is greater as the deal with the investors who fitted the solar array for free will have run out, so the electricity savings will be even bigger.

John, who switched to Spanish giants Gas Gas in the mid-80s when Yamaha pulled out of trials biking, said: ‘The one thing we all know is that energy costs are going up – so fixing a deal now made total sense.

‘For us the savings help with the profit in the business, but we are also keen to do something about reducing our carbon footprint.’

‘It was very quick once we’d spoken to Nick Blashill at Green Energy Commercial in just a few months the deal was done and dusted and the panels were in place.’

‘It’s going to be working wonders and it will put something back into the National Grid.’

‘We know these current PPA agreements we are doing for the investors will be around for the next 12 months, but our only concern is that people who prevaricate and hold off securing a deal could find themselves missing out.’
