The plot is located off Hallroyd Crescent, Todmorden, OL14 5DA. Shown in red on
the plan below. The site is accessible by car or on foot from Hallroyd Crescent.
Description
The plot is situated amongst a row of garage plots owned by Calderdale Council, the
majority of which have a garage in situ. You will be responsible for erecting your
own garage and maintaining in accordance with the terms and conditions.
Rent
The rent for the plot is £87.50 (plus £17.50 VAT) per annum which is invoiced on the
1st April each year.

Terms of Lease
Tenancy term; the tenancy will be for a fixed period of 3 years subject to
earlier determination by notice. There will not be an automatic right to renew
the lease at the end of the term.
Rent payments; rent payments are invoiced on an annual basis and will be
subject to VAT. The first payment will be taken on 1st April for the sum of
£87.50 (plus £17.50 VAT).
Legal administration fee; there will be an administration fee you will be
required to pay for the preparation and completion of the lease, this will be
the sum of £173.00 and will be paid before the lease is completed. This fee is
separate to the rent payment and will only be paid once unless the Council
agrees to renew the lease in which case the payment will also be required for
the renewed lease.
Maintenance; you will be responsible for the maintenance of the garage. You
will be required to keep the garage clean and tidy and the exterior in good
decorative condition and will be responsible for repairing any broken windows.
Insurance; you will be responsible for the insuring of the garage. You will be
required to have £5m public liability insurance cover in place throughout the
term of the lease.
Permitted Use; you are not to use the garage other than for storage of a
private motor vehicle; storage of any other items will not be permitted.
Prohibition of dealings; you shall not assign, underlet, charge, part with or
share possession or share occupation of the lease or the garage with any third
party.
Termination; either party may determine the lease by giving to the other party
at least three months’ notice in writing to expire at any time. Upon determina-
tion of the lease you must remove all of your belongings from the garage and
you may also be required to remove the garage from the plot and make good
any damage caused by doing so. If the Council does not require you to remove
the garage it will become the property of the Council.
