Say Gävle, and most people think of the Gavle Goat or the ice hockey team. Some people remember the blizzard that went on for a couple of days in 1998, while others associate the town with coffee, or in more recent years, whisky.

Gävle is the best of many worlds. We live both close to, and far away from,the teeming, throbbing big-cityregion. We have the sea to the east, our town at heart, and forests to the west. You'll find peace, security and a wealth of curiosity. Just imagine the many exciting encounters this could lead to...

Gävle is growing, and growing fast. It is one of the country's fastest expanding cities, and will soon have a population of 100,000 inhabitants. Although we're growing quicker than we anticipated, it is not surprising. We want Gävle to grow, and we've worked long and hard with an aim to developing the city, and making it more attractive.

An important part of our efforts was to develop Gävle's role as a logistics hub. We already have new motorways and railways south toward Stockholm. This makes com-muting to work in Gävle easier and commuting is on the increase, as is freight naturally. The Port of Gävle is already Sweden's third largest container port, and larger ships than before are abel to do freight transport be-cause of the recent dredging.

We're also developing the City of Gävle. The construc-tion at Gävle Strand is an example of how we allow city districts to transform from industrial sites to attractive, waterside residential areas. We're planning for an addi-tional 3200 homes around Gävle in the years ahead.

Gavlehov Stadium Village is our latest initiative, this time centred around sports. Indoor football and athletics stadiums are currently under construction adjecent to the Gavlerinken Arena and racecourse.

Gävle Strand

With its unique links to the water, and walking distance to the City Centre, this is probably Gävle's most interesting location. Gävle Strand is the city's biggest urban renewal project and will eventually consist of around 1,200 homes, of which 335 are already occupied. Construction is proceeding on time in Stage 2, and there are still a few city blocks planned before sales begin.

Gävle Strand Stage 3 will be a sustainable city district with innovative, smart, green climate solutions. It's a city district with attractive, challenging architecture that reflects a close-knit, yet welcoming, urban structure whose keywords are integration and accessibility.

Stage 3 will consist at around 650 apartments, all in close proximity to water and with the opportunity for their own moorings. Planning is in progress.

There is potential for building a marina at Nyhamn north quay. Today there is a great demand for moorings , boat sales and marina in the area . This provides an opportunity to combine several business operations with a marine focus.

Hemlingby housing

Just 3 km, from the centre of Gävle 500 new homes are planned for the picturesque area of Hemlingby.

With the Hemlingby open-air recreation area and its ski slope and jogging route close by, the area will be attractive for the modern, active family who wants to live close to nature, yet still within cycling distance of the centre of Gävle.

The area is connected to a popular shopping mall with a broad selection of retail stores.

The housing will vary from large, small-family homes, clusters of terraced houses to small 2–3 story town homes and apartment blocks. Stage 1 will consist of around 250 homes and a preschool. Construction is planned to start during 2018. A new school is also planned for the area, together with care and assisted living accommodation.

A consortium of builders has been appointed which, in common with the municipality, will be responsible for a new urban community structure in an area that totals 50 hectares.

Kvarteret Runstenen

Kvarteret Runstenen (the Runestone Block) is located along Södra Kungsgatan and is an urban densification project in a central location with access to excellent public transport in an attrac-tive city district.

A land allocation competition was held, and the winner was Prenova Bygg & Projektutveckling AB. The winning proposal was drafted by White Arkitekter in Uppsala.

The proposal's architecture creates an identity, with a diversity that will regenerate the area. The project will consist of a wide varity of dewelling units. Small rental apartments to privately owned terraced houses.

The buildings will be constructed to Swedish GreenBuilding silver standard. The proposal also includes solar cells and roof top terraces and roof gardens.

A development plan is under preparation for a possible construction start in the summer of 2015.

Parkvägen

A new housing development is in an extremely attractive location in the popular city district of Sörby, only 1.5 km to the city centre.

The Parkvägen project is located in a well-pre-served 1950s area close to several spaces. Planning for the area is in progress and will allow care and assisted living accommodation, a pre-school, and about 40 homes and businesses on the ground fl oor.

In May of 2014 AB Gavlegårdarna acquired the former Läkerol property Brynäs 19:7 from Cloetta.

The property includes industrial premises and encompasses around 4.7 hectares.

Gavlegårdarna intends to develop housing on the property, and a total of about 500 to 600 apartment units could be built.

A new detailed development plan will be drawn up, and construction is not expected to begin until 2018 or 2019 at the earliest.

Lindbacka West

Lindbacka is one of Gävle's newest housing areas .Here people live close to jogging route, a golf course and the sea.

A number of builders have been selected to participate in a project group for the preparation of detailed development plans concerning the area of Lindbacka West.

Work on the plan is expected during of 2014 with implementation during the autumn of 2015.

Gävle municipality aims to create a variety of homes with a focus on houses and terraced houses in Lindbacka West.

The area comprises around 5 hectares.

Valbo Backa

Student accommodation

Planning is in progress for the construction of two student housing projects, which combined will comprise around 270 units linked to Gävle Univer-sity.

The 2 to 3-story buildings will have red wooden façades and will be built around courtyards. The area’s close proximity to the University, city centre , surrounding green spaces , and outdoor activities areas makes it an extremely attractive environment for future students.

The contracters are Svenska Studenthus AB (around 100) and Gävle Studentbostäder AB (around 170).

Construction has already begun.

Valbo Backa will be a small-scale community in a diverse agrarian landscape.

The area off ers proximity located to nature and excellent commuting, as it is close to the E4, E16, Gävle Centre and the University.

There are opportunities for recreation on the jogging route in Kungsbäck. It is even within walking distance of Mackmyra Whisky Village with things as a restaurant and gift shop. New infrastructure to the city centre has been completed. The area consists of 44 hectares and allows the construction of 200 to 300 apartments.

Port of GävleThe Port of Gävle is the natural choice for import-ing and exporting the Swedish east coast. Sweden's two largest export products – wood and steel – are exported from Gävle to the rest of the world, and the major of the raw materials and products essential for industry in the Mälar Valley and central Sweden arrive here. Its strategic location just north of the greater Stockholm region, and a direct connection to Sweden's thriving industrial regions, make the Port of Gävle a natural hub. The import of aircraft fuel to Stockholm's international airport Arlanda by shuttle train´s a solution that earned the port an environmental award.

The Port of Gävle is Sweden's third largest, and its eight different terminals handle around 1000 ship calls per year. The new shipping channel into the harbour allows us to handle ships with a beam of 42 m and a draught of 12.2 m. Since dredging, the width of the channel has tripled. In addition to the benefits larger ships bring, the dredging also means that restrictions caused by poor visibility and inclement weather reduced.

The ability to handle large ships has many advan-tages. Transportation costs for the region's indus-tries fall, which raises their competitiveness. The environment also benefits as ship energy consumption per transported ton falls signifi-cantly. Quays have also been extended by up to 800 m and more than 300,000 square meters of new port area have been created.

Gävle South

Tolvfors Logistics Park

Tolvfors Logistics Park is a business park in an excellent location close to the port of Gävle, the E16/E4 and the Ostkustbanan/Bergslagsrail line (when re-laid from its current route).

The vision is for the area to become the leading innovative logistics hub in the Nordic region. An ultramodern logistics hub where ocean, rail and road freight meet to form effi cient, fl exible transport fl ows.

Gävle South is one of the major new outer areas that Gävle municipality is developing for business purposes.

The area is extremely well-suited for businesses associated with logistic and freight. When it is completed, the area will cover 26 hectares. From an infrastructure standpoint, Gävle South is strategically located at Gävle’s southern approach from the E4. It is also close to the E 16, Gävle centre and the Port of Gävle.

competition for the development of Castle Square, the River District & Town Hall Esplanade. In order to create a meeting place with the highest level of form and function embracing the whole and covering both thoroughfares. Four architectural firms have qualified to participate in the project competition, which will begin during the the autumn of 2014. Ground will be broken in Stage 1 in 2016.

Slottstorget, The Castle Square,The River Dis-trict & Town Hall EsplanadeGävle is a city that is enjoying strong growth – this is clearly visible in the increased housing construction and a positive flow of new businesses and people to the city. The City Centre Plan adopted by the local authority in April 2014 presented directions for the development of the city environment, creating space for people in the city and boosting urban life.

In the City Centre Plan, the Castle Square is promoted as a place with the potential for accommodating more city life and to become an important social meeting place. The square adjoins two of Gävle's most important green and blue thoroughfares; Town Hall Esplanade and the River District. There are proposals for the development of the thoroughfares e.g. through improved accessibility and enhanced contact with the water. Design is important to improve the links between north and south and provide a boost, the heart of the city as a whole.

Gavlehov

A football stadium is currently under construction along with an athletics and sports stadium linked to the Gavlerinken Arena and the racecourse.

The municipality seeks to create a city district full of vitality, where sports, nature and other activi-ties mingle with businesses, school and shops.

The Arena area is located in the northern part of Gävle with connections to the city districts of Sätra and Stigslund.

Its close proximity to central Gävle makes it easy to reach the area via public transport as well as by bike and on foot. Help us design Gävle's sporting history and manage it into the future.

Technology Park / University College

The Technology Park is located in the western parts of Gävle in an area of good communications where the E4 and E16 meet. The Technology Park is an area where collaboration between the University, trade, industry and the community are promoted.

Today, the area consists of just over 100 companies employing more than 500 people, and a university college with research activities and 15,000 students.

The area is surrounded by beautiful, peaceful green areas close to parks and waterways. There are excellent opportunities for anyone seeking to establish a company in a creative, innovative meeting place with access to all the necessary infrastructure that a modern office location demands.

Start-ups in the area must be linked to the technology park concept. There are currently around eight hectares of land with detailed development plans.

Gävle reaches for the sky

SkeppsbyggarenA new central city quar-

ter is planned for the Läkerol site south of the Gävle River and

Gävle strand. It will be a mixed-purpose district

with homes (around 200 apartments), shops, a preschool and offices.

MuréngatanThe Mumman city block in central Gävle will be trans-formed into housing with a

focus on care eldercare The project includes around 300

apartments and comprises an entire city block.

The project includes two high-rise buildings of 11 and

15 floors.

Community CentreA denser central Gävle with new homes. A new high-rise is planned close to the attractive parts of Gamla Gefle, near the Folkets Hus community centre. The high-rise will have between 20 and 24 floors and several around 100 homes, offices, a restau-rant, and skybar. The building will be a modern, prominent feature, and with its con-temporary architecture it will create a new, exciting landmark in Gävle city.

Gavle ViewGävle's highest office buildinghas 12 floors with offices and conference rooms and reaches 42 m into the sky. Relaxation rooms and confer-ence room at the top of the building have panoramic views across the city.
