Tempe is a city in Maricopa County, Arizona. Tempe is located in the East Valley section of metropolitan Phoenix; it is bordered by Phoenix and Guadalupe on the west, Scottsdale on the north, Chandler on the south, and Mesa on the east. Tempe was the location of US Airways Group’s corporate headquarters until December 9, 2013, when US Airways and American Airlines merged to form American Airlines Group. Tempe is the home of Arizona State University.Tempe is home to the headquarters and executive office of one Fortune 500 company: Insight Enterprises. Limelight Networks, LifeLock, First So-lar, the Salt River Project, Circle K, Go Daddy, Fulton Homes and Mobile Mini are also headquartered in Tempe. Cold Stone Creamery was originally headquartered in Tempe and location #0001 is still in operation today. Edward Jones Investments has a regional headquarters in Tempe. Tempe Marketplace a large open air mall featuring live music and water and laser shows is located just southeast of Tempe Town Lake. Tempe can boast an array of wholesalers and manufacturers including Gummow Manufacturing, spe-cializing in handcrafted wholesale Native American Jewelry.Mill Avenue, located just west of Hayden Butte, is a shopping and entertainment area in the city popular with pedestrians and students. With the completion of Tempe Town Lake, commercial and high-rise development along the reservoir quickly transformed the cityscape of Mill Avenue and the skyline of downtown Tempe.
TEMPE AREA DEVELOPMENT
ASU and North Tempe’s transportation network allow people to be conveniently and efficiently served via light rail, freeway access, neighborhood shuttles, and bus-es. As the number of jobs increase in conjunction with ASU’s enrollment, it is critical that people are able to move freely in and around the submarket. With Tempe’s recent growth and quality infrastructure, it makes sense why fortune 500 compa-nies are looking at Phoenix as the logical next step for new developments. State Farm led the charge as they have been consolidating their workforce to their new $600 million development. State Farm’s long-term plan for the Phoenix area is to utilize the Marina Heights development in Tempe. Marina Heights will eventually be 20 acres and feature retail and restaurant space and a 10-acre lakeside plaza. State Farm occupies the first of the completed buildings that was finished in mid-2015. Until the Marina Heights location is complete, State Farm will continue to hire new employees and operate within existing offices in the area. Over time, most employ-ees will migrate to State Farm at Marina Heights.
This area’s commercial real estate development presence is only trending upwards as the city begins to grow up on underused land. There are countless multipurpose spaces coming on board in the next years compounding into more retail business and job growth. ASU athletics is transforming its golf course into a brand new area athletic campus while also face-lifting their football stadium in a $256 million ren-ovation.
