Incorporation

FLI was incorporated onNovember 24, 1989 asCitation Homes, Inc.and changed its name

to FLI on July 12, 1993.

Operation

It began commercialoperations in August

1993 after FDC spunoff its real estateoperations andtransferred all relatedassets and liabilities toFLI in exchange forshares in FLI.

PSE Listing

FLI was listed on thePhilippine StockExchange (PSE) onOctober 25, 1993

*Fernando Zóbel de Ayala (born 1960), is a Filipino businessman, from theprominent Ayala-Zóbel family.

*He is the President and Chief Operating Officer of Ayala Corporation, theholding company of the Ayala group, since 2006.

*His brother, Jaime Augusto Zóbel, is chief executive officer of AyalaCorporation, while his father, Jaime Zóbel de Ayala, was president until 1994and currently holds the title of chairman.

*Zóbel went to Ladycross School for his preparatory studies and graduated

from Harvard College with a Bachelor of Arts degree in 1982. He also completeda program in International Management at INSEAD in France.

*Mr. Zóbel is married to Catherine Silverio (daughter of former PBA coach DanteSilverio). The couple have four children.

Office - with strong demand from the BPO sector for prime offices in the

CBD area, office rents will see an increase by 9.8% at the end of this year.

Due to limited supply in Makati CBD, there will be a continued shift of

leasing demand to the fringe areas such as Bonifacio Global City where more

stock is available at cheaper rents

Residential - the residential market will continue to look strong in 2013 due to

the anticipated economic growth in 2013 and the sustained occupational

demand from expatriates. However, prospective growth of rents and prices areexpected to slow to 9.5 and 6.2%, respectively, since there will be 2,800 new

units coming onto the market, representing 12% growth YoY.
