01. Visiting The PaddockUpon completion of the show home, you’ll be invited to come and see what we’re building. For buyer’s keen to steal a march, this brochure contains detailed and accurate plot plans and specifications along with optional finishes. Off plan sales will commence forthwith.
02. Reserving Your HomeFound your new home? Now your plot has been chosen, you will be asked by our estate agent to fill in a reservation form, pay a reservation fee and appoint a solicitor. Once this is done we will work with your appointed solicitor to exchange the property in just 28 days.
03. Personalising Your HomeLet’s make your new house a home! Following contract exchange, the Hall & Co team will meet with you to discuss a wide variety of available finishes. There’s nothing more exciting than moving into a new home – our personalised service ensures your home is truly bespoke.
04. Legal FormalitiesOnce the exchange process has been completed, you’ll be advised of an anticipated completion date. We try to make this date as accurate as possible, however dates can move both forwards and backwards. Once the build has completed, we’ll send all the legal certificates to your solicitor. Step By StepPurchase Guide
“How Does Help To Buy Work?”We build property for all types of people, and we believe that all types of people should be able to purchase our properties. Therefore, we are delighted that our properties are available under the Help To Buy scheme. This is a new government-backed equity scheme, designed to help people purchase a property where previously they wouldn’t have been able too.
Currently, the biggest problem people face when attempting to buy a home is the lack of a deposit. The Help To Buy scheme means that you only need to raise a 5% deposit (depending on your chosen mortgage lender) and then you can access up to 20% of the property price through an equity loan.
The equity loan is provided by the Homes and Community Agency (HCA). You pay nothing on the equity loan for the first 5 years; after the first five years the equity loan will then revert to a fee of 1.75% per annum on the remaining balance of the loan.
The fee will increase yearly by RPI (Retail Index Price) plus 1%. We suggest that you seek financial advice to determine how much your monthly payments will be at this point.
When you choose to repay some or all of the equity loan, or sell your house, the amount you have to pay back is based on the market value of your property at the time.
“How Do I Go About Applying?”The scheme is open to all home buyers who want to buy a new home. You must be able to fund up to 75% of your chosen home through a conventional mortgage and as a minimum, a 5% deposit.
