Winnipeg Richardson International Airport is positioned on a 1,514.6 hectare plot of land, some of which is available for development.

Winnipeg Airports Authority (WAA) manages and develops all land at the Airport under the provisions of a long-term lease agreement with the Government of Canada.

All available land has been assembled, or is being assembled, through a process that ensures sustainability and long term growth. This growth has been benchmarked against the strategic objectives set forth by WAA along with the interests of the community.

ADVANTAGEUnder the management of Winnipeg Airport Land Corporation (WALC), WAA has approximately 800 acres of developable land in four Airport Business Parks (East, South, West and North). Approximately 90 serviced acres with excellent transportation access are available for immediate development.

The Airport Business Park East has a strong existing tenant base of air cargo integrators and aerospace industry leaders. This area is the immediate development priority for WAA. Airport Business Park East has approximately 50 acres available for development.

Planned development in this area includes executive office space, hotels, light industrial

and retail facilities. No location inWinnipeghassomuchtooffer,including immediate access to the airport while only minutes from downtown, an excellent location on a major thoroughfare, and airport management committed to working with you to locate here.

The Airport Business Park South consists of business aviation facilities provided by two fixedbase operators (FBOs).

SITEThe site most suited for development is situated at the western side of the airport property and encompasses both groundside and airside property.

Security conditions are in place for any development on airside property. Post construction, airside tenants will be expected to comply with Transport Canada safety and security requirements.

Land development on airport property (Parcel 1b) is best suited to airside services and supporting business.

Preliminary indications are that this property may hold particular appeal to industries such as light and advanced manufacturing, aerospace, life sciences and agribusinesses.

WALC is also open to innovative concepts if they follow the general parameters of the concept of Aerotropolis—best definedbyDr. John D. Kasarda as:

“Similar in shape to the traditional metropolis, made up of a central city and its commuter linked suburbs, the aerotropolis consists of an airport city core and extensive outlying corridors and clusters of aviation-oriented businesses and their associated residential developments.”

Winnipeg Richardson International Airport offers true flexibility in choice of sites, including greenfield development of sitesup to 200 acres.

ZONINGParcel 1a should be considered zoned for industrial use by the City of Winnipeg.

The 2014 Master Plan and Land Use was in development at thetimeof printing this booklet.Uponcompletion, the new plans will cover the next 20 years.

According to the Airport Master Plan this site is designated for commercial development.

Commercial development involves all remaining land that is not part of an operational area and includes aviation related development such as cargo, aircraft maintenance, hangars,fixedbaseoperators(FBOs)and non-airport related industry such as industrial warehousing and distribution, hotels, offices, gas stations, etc. on the airport campus. The all inclusive commercial designation is intended to provide optimalflexibilityinaddressingfutureaviation development opportunities that may occur on land not designated as aviation related.

Concessions within an Airport Terminal Building (ATB) play a pivotal role in enhancing the overall travelling experience while also generating non-aeronautical revenues for the airport.

Since most of the operating expenses within the Terminal are fixed, non-aeronautical revenuedevelopment is a resourceful way to augment revenue and then reinvest it back into the building, further improving the passenger’s experience.

COMMERCIAL & RETAILOur new terminal building has introduced a brand assortment of retail and food & beverage far superior than its predecessor, all strategically located within a footprint of 53,028 square meters.

We continue to evaluate new and unique opportunities that will complement the current retail mix, further enhancing the experience for the travelling public along with the employees that work within the campus.
