ChimneysThis charming Grade II Listed four bedroom farmhouse, which has an attached one bedroom annexe, is set in 6 acres of grounds in a rural but not isolated location in the parish of Etchingham. A private driveway of some 3/4 of a mile leads to the property, which includes a number of outbuildings and garages, as well as an outdoor swimming pool.

“We bought Chimneys in 1982,” recalls Roger. “As soon as it came into view, we knew we wanted it before we even got out of the car and couldn’t wait to get back to the agent. We had been living in a similar rural location but in a cottage – this was a farmhouse. However, it required total refurbishment. The roof needed felting, the chimneys rebuilding. It was unlisted at that time but we were concerned to keep its character and features and didn’t make any major alterations to its structure.”

“Internally we just opened up a walk-in larder and another tiny room to create a dining room next to the kitchen,” explains Tricia. “There was no bathroom, so we converted a bedroom, while providing both the master bedroom and the guest bedroom with en suites. We updated the main bathroom and the master en suite two years ago and the kitchen four years ago. The extension, which can be accessed from the main house or independently, comprises a kitchen, a dining room, a lounge and an en suite bedroom. It was completed by the Millennium and my mother lived there for some years.” “The house used to be approached from Delmonden Lane – there’s still a right of way,” continues Roger. “The current driveway was added in 1947 and leads to the original back of the house; there were old tin farmyard buildings on the other side when we came, which we demolished. We gradually re-landscaped the grounds creating the lawns, the ponds and the rockery, the vegetable garden and the swimming pool. We’ve developed the orchard and the woodland too. Other improvements have included re-roofing the barns and, two years ago, adding the carter’s barn. I’ve done a lot of the work myself, including building the stone walls and laying the 22,000 brick paviours that make up the driveway!”

“We’ve had a lot of fun here,” adds Tricia. “For our 25th wedding anniversary we put up gazebos around the pool, which created a wonderful setting with the pool lighting. The children and their friends also used to camp in the fields and made a lot of use of the pool. It’s been a great place to bring up a family as we’re right in the middle of the countryside with wildlife all around, yet have easy access to the A21, to the village with its Post Office, shop and primary school, to Etchingham station, and to shops and amenities at Tunbridge Wells, Tenterden and Battle.” “It will be a wrench to leave after more than 30 years of transforming and caring for Chimneys, but it’s time to retire and down size now,” conclude Roger and Tricia.*
