Overview of the Republic of Korea

National flag(Taegeukgi) and flowerThe circle in the middle of the Korean flag or ‘Taeguekgi’ is derived from the philosophy of yin(blue) and yang(red) and the harmony between them. The trigrams together represent the principle of the change and development of yin and yang through specific combinations of these two opposites.

As the floral symbol of Korea, the ‘Rose of Sharon’ is a flower that lasts forever and never falls. It is also a flower that blossoms beautifully like a rose within a rich land.

Rent and Contract The owner of the house should be verified and should be the direct subject with whom you sign a contract. The owner of the house can be verified through a certified copy of a real estate register. The contract should include details such as residence period, amount of deposit, amount of monthly rent and both the house owner and the tenant should discuss on and should be in full awareness of monthly rent payment method, maintenance fees and repair costs. Utility fees including electricity, water service and gas is paid monthly after each month’s use. The contract can be renewed every two years and the deposit may increase. If you move within the contract period, the house owner should be notified at least 1 – 2 months before and the tenant may be liable for paying the cost for the remaining period. ※Youcanreceiveacertifiedcopyofarealestateregisterfromthegu-orgun-officecivilserviceofficewiththeexactaddressorreceiveacopyfromtheRegistryofSupremeCourtofKoreawww.iros.go.kr.

Items to be included in the contract - Address of house(the address written on the certificate of the real estate register should

match the address written on the contract papers.)- Contracted amount(deposit and monthly rent)- Amount of down payment, middle payment and balance and each payment date(Down payment is

normally 10% of the contracted amount.)- Contract period- Signature and fingerprint of the house owner and the tenant

※ The owner is responsible for repairing basic facilities of the rental house but the tenant will be responsible for problems personally caused by the tenant.

Realtor(certified realtor) A realtor provides general information including the transfer of the house, registration and making a contract. A realtor who can provide service in English, Kool House, is located near the American Army base in Bongdeok-dong, Nam-gu. Their website is www.kool-house.com

Move The tenant should notify the house owner of their intent to move 1 – 2 month prior to moving. A moving center provides convenient services for those who want to move house. Choose between moving(transportation) services only or packing and moving services together. The entire process of moving will be managed by the moving center when choosing the latter option. Find a moving center via the internet or from Korean friends.

Your address should be changed at the gu-office of the new house. Visit the Registry or dong community center with a certificate of alien registration and contract papers in the case of a lease or monthly rental and get a fixed date. This is the only way to protect your deposit in the case of legal issues that may arise regarding the rental house in the future.

Road Name Address Why this was introduced

Because it was much more difficult to find the address with the old parcel-based address system, a new road name address system was introduced beginning in 2014. www.juso.go.kr(available in English)

●How to write an address• Before → 2-1, Dongindong1-ga, Jung-gu, Daegu(Daegu City Hall) • After → 88, Gongpyeong-ro, Jung-gu, Daegu

city/province + city/gun/gu + road name + building no. + specific address(dong/floor/room no.)

● Easy-to-find road name addresses • Road names are classified into daero, ro and gil according to the width of

the road Daehan-daero > Jungang-ro > Sejong-gil

• Buildings are numbered depending on which side it stands on and along the road. The left side is odd numbers and right side is even numbers.

As the center of Buddhism, Mt. Palgongsan has many temples scattered throughout over the mountain area including Donghwasa Temple, the main temple of the 9th branch of the Korean Buddhist Jogye Order. The most beautiful autumn leaves street in Korea stretches for about 16.3km along the ring road, creating a breathtaking view in autumn. It is a place where snowy landscape and flowers are beautifully harmonized. If making a wish at Gotbawi Rock, the wish is realized.

Mt. Biseulsan was named after a rock on its peak that looks like a holy spirit playing Geomungo. Korean rosebay has colonized the ridge along its main peaks, Daegyeonbong Peak(1,084m) and Johwabong Peak. The colony of pink flowers offers a magnificent view on the top of the mountain from late April to early May every year.
