What are the drivers? • Most international players have CSR obligations • A widespread CSR commitment is to rent energy-efficient, sustainable buildings

(proved by certificate) • The CSR commitment is strongly related to the rating of the company • The quality and level of the award is decisive rather than the label And what about the investors? • Many investors now prefer green buildings, some are even no longer

considering non-certified offerings • Investors often use certificates as a risk management tool - they assume that

certified buildings can avoid future losses • Among others the Royal Institute of Chartered Surveyors (RICS) recommends

energetic data and aspects of sustainability to be taken into account in appraisal reports

Why is there a share of 20-30% of Green Buildings?

Implementation of an energy effective cooling concept

Pasing Arcade Munich

Central chilled water production

• The main cooling unit is located in the basement.

• The cooling energy is supplied via a central chilled water pipe system.

• In addition to the chillers, geothermal energy (use of groundwater) is used over a heat exchange unit and two ground-water cooled heat pumps.

• Geothermal energy thus can, as a function of the groundwater temperature, provide up to 100 % of the required total cooling energy for the building in summer and at least 70 % in the winter.

• To cover peak loads in winter the chillers work in free cooling mode and they are taken in operation only when needed.

• In this way the mechanical refrigeration can minimize and reduce electricity costs.

Conclusion

Green Buildings in Germany

• Green Building certificates act a main role in the real estate market in Germany

• Investors will ask for verifiable energy efficient buildings

• Good engineering will lead to cost effective solutions

• The best solution is the optimum between investment costs into technical equipment and operational costs

• Smart energy concepts make the built environment ready for the future
