After debating a larger renovation to their home, theclients decided upon a simple addition to the secondfloor bedroom. Various ideas were studied both in
model and in plan, until the client agreed on a largebathroom expansion with a new walk-in closet, andsitting room.The expanded space is sits over theexisting Garage. The structural integrity of the
garage had to be considered and evaluated, as wellas the aesthetic impact of the small addition.

The client had been dealing with an under-sizedkitchen, and no eating area or dining room in theirexisting house. After preparing schematic designs,the client decided on renovating and expanding theexisting kitchen and adding a small eating area,rather then a formal dining room. This small
addition also encorperated a powder room and fireplace. Because the existing kitchen had analternate entrance to the house, a second
entrance was added, at the front of the house.

After her historic 1800s homecaught fire, the client wantedto try and recreate a new homein the same location, using a
similar style and layout as heroriginal home. Starting withthat basic layout, the floor
plan was upgraded and motifiedto meet new standards and code
requirements. For financialreasons, the client wanted topreserve the existing footprintand foundation, since it had not
been damanged in the fire.

This project consisted of a newfamily room, office, mudroom, andeating area on the ground floor,two new bedrooms and a bath on
the second floor, and a new masterbath on the third floor. Because ofthe style of the existing house andthe varying spaces on each floor, aunique layered design was created
for the client.
