Eilean Aigas’s extraordinary seclusion and privacy bely its accessibility.
Beauly, the nearest village, is only about four miles away and Inverness
about 15 miles. Inverness Airport is about 26 miles to the east, with direct
services to major UK airports and Amsterdam, with connections to worldwide
destinations. There is a sleeper rail service from Inverness to London, six
nights a week. Inverness provides a wide range of shops, supermarkets and
professional services.
The north of Scotland is noted for its great wildernesses and field sports,
including pheasant, partridge and grouse shooting. Red, roe and fallow deer
stalking is also readily available. Only a short distance to the south is the
popular skiing area at Aviemore in the Cairngorms, a National Park of great
beauty. The locality also has great appeal for the golfer, with the nearby Aigas
(9 hole course), as well as Inverness, Royal Dornoch, Nairn and Castle Stuart
in the wider area.

historical & architEctural notEs
Eilean Aigas is a magical, wooded
island of some 60 acres on the
River Beauly, about 15 miles west of
Inverness. For centuries, until 1995,
it was a possession of the Frasers
of Lovat and has played host to
numerous luminaries over the years.
In 1839 Lord Lovat built a house
on the island for the Sobieski Stuart
brothers, antiquarians who claimed
to be direct descendants of Prince
Charles Edward Stuart. This house
still stands and has been renovated as
a guest house for the main house. At
one time Eilean Aigas was the summer
retreat of the Conservative statesman
and prime minister, Sir Robert Peel,
and was rented by Sir Compton
Mackenzie in the 1930s. His wife,
Faith, described how “...on the north
side rugged purple and grey cliffs
flanked the narrow, turbulent river,
small pine trees hung at all angles over
the water from rock crevices. Walking
against the stream up on the grassy
path of the cliff, you suddenly went
downhill and came upon the same
river, tranquil as a pool.” Lady Antonia
Fraser (now Pinter) is understood to
have worked on some of her books in
a summer house on the island during
her marriage to the late Sir Hugh
Fraser MP. Lady Antonia’s diaries,
published in 2010, reveal that she in
fact owned the island, although, she
wrote, “it was in the heart of Hugh’s
family estate”. As part of the divorce
settlement she exchanged the island
for his London house.
The present owners bought the
island in 2003 and acquired almost
500 acres of farmland and woodland
on the “mainland” to the east and
north, which ensures that the island,
always a sanctuary, now enjoys a
quite extraordinary level of privacy and
security, almost completely hidden
from the outside world. In addition to
the commissioning of a magnificent
new mansion house, the 1839 house
has been renovated for use as a guest
house and a new gate lodge and
estate office have been built to protect
the entrance.
The new mansion house, completed
in 2007, took six years to build. Built
of stone quarried at Nairn, it is on an
epic scale, with a gross internal floor
area of 28,000 sq ft, offering half a
dozen magnificent reception rooms
and eight bedroom suites. The aim of
the owners, who worked very much
“hands on” with the Scottish architects
and craftsmen throughout the project,
was to create a house that appears to
have evolved over several centuries,
from as early as the 17th century and
they succeeded-triumphantly. The
result is homogenous and the quality
of the workmanship is superb. Behind
the traditional facade lies cutting
edge technology; every modern
convenience, from entertainment
systems to security systems, has been
discreetly installed.
Inspiration for the design was drawn,
not from traditional Scottish baronial
sources, but from the Anglo-Dutch
influenced classical country house
tradition, epitomised by Belton House,
the Mauritshuis in The Hague, the
Dutch House at Kew, Kingston Lacy
and even the Governor’s Palace
in Colonial Williamsburg, Virginia.
Details from all of these, and more,
were incorporated into the final
design. The 22 massive chimney
stacks were influenced by ones seen
on a building near Bruges, while
the superb plasterwork owes much
to the pattern books of the 17th
century master, Quellin, and was
commissioned from Hayles and Howe.
The entry hall plasterwork alone took
five months to complete.
The interior designer was Lady
Henrietta Spencer Churchill, who
oversaw all the architectural details
and the specialist paintwork. She
sourced both antique items and
bespoke fittings and commissioned
others such as the entry hall
chandelier, many of the fabrics and
even some of the sanitary ware.
The wood flooring can justifiably be
described as unique. The planks were
hewn from American Heart pine logs
salvaged from the Savannah River in
the Carolinas. Sunk in transit in 1700,
they had been under water for four
centuries and were almost petrified.
The attention to detail throughout the
project was exemplary and can rarely
have been seen matched.
Despite its scale the house is easily
managed and it functions admirably
both as an impressive house in which
to host large house parties as well
as a comfortable family home. The
standard of the works undertaken is
to an extraordinarily high specification,
such that Eilean Aigas could even be
used as a corporate venue.
The result is almost certainly the
finest new country house to have
been built in Scotland this century,
incomparable in scale and quality of
build and finish to any other. Eilean
Aigas is a haven for a buyer looking
for seclusion and privacy, in one of the
most dramatic and romantic positions
imaginable.

EilEan aigas
The island of Eilean Aigas is approached by a private tarmacadam drive
leading from the public road and sweeping down through the parkland
past the estate office and gate lodge to the stone built bridge, which
has electrically operated security gates. The drive continues across
the bridge and terminates at a gravelled parking area to the front of the
mansion house. The new house is majestically positioned on a high
bank above the river, close to the eastern end of the island, and enjoys
splendid views up and down the river below and across to the managed
policy parkland and mature woodland beyond.
Laid out over four floors, the accommodation is as shown on the
accompanying floor plans and is of an unrivalled scale and quality of
build and finish to any other newly built country house in Scotland.
Every conceivable detail has been considered, paying particular attention
to the layout and practical management of the house. It is designed to
function with house staff going about their duties with minimal disruption
to house guests. Logs for open fires are brought in via service lifts to
individual rooms. Back stairs allow movement without imposing on
the principal reception rooms, thus creating a peaceful ambience and
tranquillity in harmony with the surroundings.
Vast astragal windows flood each room with natural light, and for sunny
days, there is a paved terrace with a wonderful outlook over the river.

Situated a short distance from the
mansion house, though far enough
apart to retain privacy for both,
the original lodge now provides
further independent guest or staff
accommodation in the centre of
the island. The accommodation,
which has also been refurbished in
keeping with the main house, is on
two floors with a basement. Either
side of the hall are the drawing room
and the dining room, which are semi
open plan to each other and create
a wonderful space for dancing reels.
There is also a sitting room, well
equipped domestic quarters and
an office. On the first floor there
are four bedrooms with en suite
facilities.
The Barn is a modern general
purpose building constructed of
timber with a shingle roof which
blends into its natural surroundings
and is ideal for storage of vehicles
and estate equipment. There is a
large loft providing secure storage
and a lift for ease of access. It
is located in a discrete wooded
position a short distance to the rear
of the Sporting Lodge.

gatE lodgE & EstatE oFFicE
Situated on the drive leading down to
the island is a newly built Gate Lodge
which is currently occupied by the
estate manager. It comprises a sitting
room, kitchen, three bedrooms (two
en suite), bathroom and WC on two
floors and enjoys views west over
stunning highland scenery.
Adjacent to the Gate Lodge is a
purpose built estate office comprising
a large open plan office with WC and
a general store. Above the office is
a staff flat with an open plan living
space, kitchenette and bathroom.
Both properties are constructed of
sandstone under slate roofs in keeping
with the principal house.
FarmhousE
Situated at the end of a short track off
the main entrance drive is the original
farmhouse and steading both of which
are in need of renovation. Built of
stone under slate roofs the buildings
could provide an ideal site for stables
with appropriate staff accommodation
closeby.

rivEr BEauly & salmon Fishing
The gardens and grounds
surrounding the main house extend
down to the River Beauly, on which
there are exclusive rights to fish from
the banks of the island for salmon
and sea trout.
The River Beauly is one of the best
known salmon fishing rivers in
Inverness-shire. It is an attractive
and productive salmon river flowing
from the catchment of Glen Affric
to the south west and begins at the
confluence of the River Farrar and the
River Glass and runs to the mouth of
the River Beauly at the Beauly Firth,
west of Inverness. The Eilean Aigas
beat follows the south bank of the
island as the north side is a deep
gorge.
The season extends from the 15th
February to the 15th October although
it is not until mid June/July that the
main run of salmon/grilse begins.
All fishing is by fly and a catch and
release policy is encouraged along
the river system. Trout fishings can
also be enjoyed in the loch created in
Ruttle Wood.
There is potential to erect a timber
boat house and veranda on the
eastern shore of the island. Services
have been installed and buried on site
in anticipation.

policiEs, parkland & Woodlands
The grounds and gardens surrounding the
main house have been well laid out with
lawns and stone terraces, carefully thought
out and beautifully planted with fine views
and sheltered areas. The island is naturally
wooded and includes some outstanding
specimen trees which provide year round
colour as well as shelter and privacy. A
myriad of paths wind around the island
interspersed by vantage spots created for
appreciating the truly exceptional views
around the island.
On the opposite bank and overlooked
from the Drawing Room and Library are 19
acres of policy parkland with a backdrop of
mature woodland. To the southern end of
the estate and below the Gate Lodge are
a further 57 acres of pasture running along
the banks of the river.
Beyond the estate policies lie about 400
acres of mature woodland, much of which
is native woodland interspersed with stands
of pine and spruce. Within the woodland
open glades and a lochan have been
created to enhance the wildlife habitat
and the overall amenity of the estate. A
secondary drive has been created through
the woodlands which could be upgraded
to provide an alternative main access to the
estate.
Whilst there is no formal shoot at present,
but the parkland and woodland in particular
offer good potential for a small driven shoot
and roe stalking and the numerous ponds
around the estate could offer exciting duck
flighting.

Sporting Rights
The shooting rights, salmon and other
fishing rights rights as far as they are
owned are included in the sale.

Servitude Rights, Burdens and Wayleaves
The property is sold subject to and
with the benefit of all servitude rights,
burdens, reservations and wayleaves,
including rights of access and rights
