A residential structure may be divided into three basic areas: the Sleeping Area. the Living Area. the Service Area.

The Sleeping Area is where the family sleeps and rests.
The Living Area is where the family relaxes, entertains guests, dines, and meets together.

The Service Area is the part of the house where food is prepared, clothes are laundered, goods are stored, the car is parked, and equipment for upkeep of the house is maintained.

These three basic areas are generally divided into rooms.
Rooms provide privacy and help to separate and contain various activities.
A house designer must understand the purpose for each room if a functional plan is to be developed.

Usually about one-third of the house is dedicated to the sleeping area which includes bedrooms, bath, dressing rooms, and nurseries.

Normally the sleeping area is in a quiet part of the house away from traffic and other noise.
Consider prevailing wind direction.
Orient the sleeping area to take advantage of these cool summer breezes.

Bedrooms are so important that houses are frequently categorized as "two-bedroom," "three-bedroom," or "four-bedroom."
The size of the family usually determines the number of bedrooms needed.
Ideally, each person would have his or her own bedroom.

At least two bedrooms are desirable.
The second bedroom could be used as a guest room and for other activities when there are no guests.
A home with only one bedroom may be difficult to sell.
A three-bedroom home usually provides enough space for a family of four.

Include an extra bedroom in the plan which can be used for other purposes. Guest bedroom. Office. Game room.

Group bedrooms together in a separate wing or level of the house, gives solitude and privacy.
Each bedroom should have its own access to the hall.
Place each bedroom close to a bathroom.
Some bedrooms may have their own private baths. Master bedroom.

How large is a "big" bedroom? How little is a "small bedroom? The FHA (Federal Housing
Administration) recommends 100 square feet as the minimum size.

It has 99 square feet and the bare essentials in furniture.

A large bedroom has over 175 square feet of floor space.

The largest bedroom is usually considered to be the master bedroom.
It should have its own private bath.

Each bedroom must have a closet. The FHA recommends a minimum
of Man - four linear feet of closet rod space Woman - six feet linear feet.
Minimum closet depth is two feet. 30" depth is desirable.
Closets must have light fixtures.

Locate closets along interior walls rather than exterior walls.
This provides noise insulation between rooms Also does not reduce exterior wall space.
Locate closets near the entrance of the room for easy access.

A bedroom will normally have no more than two exterior walls.
If one of the exterior walls is used for closets, that design will reduce the chance of cross ventilation through windows.

1. Determine furniture size to be used.
2. Draw the plan view of each item to the same scale as the floor plan.
3. Cut out each furniture representation.
4. Place the cutouts on the floor plan in the desired location.
5. Trace around each one. 6. Remove cutouts and darken
lines.

Doors are 1-3/8” thick and 6’-8” high.

Standard door widths are from 2’-0” to 3-0” in 2” increments. 2668. (2’-6” wide by 6’-8” high) 2868. (2’-8” wide by 6’-8” high) 3068. (3’-0” wide by 6’-8” high)
Minimum door width is 2’-6”. Wider door makes furniture movement
easier. To accommodate a wheelchair, the
door must be 3’-0”.

Allow space along the wall for the door to swing.
Locating a door near a corner generally results in less wasted space.
