Far too many people, it seems, have a moving horror story. Not just tales of damaged

possessions, delayed deliveries or unavailable trucks, but far worse instances of outright crime. Moving company ripoffs, in fact, are one of the top scams monitored by the Better Business Bureau (BBB).

After saving for a down payment, paying lawyer’s fees and other costs associated with buying a home, who can blame buyers for wanting to save a few bucks on the one area they likely feel they can tackle themselves, or by hiring a discount mover to do the job on the cheap?

The problem with the latter choice, especially, is the high risk you run in falling victim to the various schemes employed by unscrupulous moving companies. To protect yourself, the Canadian Association of Movers, which holds members to a strict code of ethics, urges consumers to research prospective moving firms: contact the CMA for checklists and referrals, as well as other sources such as Industry Canada and the BBB.

Moving into a new home should be an exciting and celebratory experience. Ensure it remains that way by not cutting corners on this last important step.

New-home buyers are often driven by different influences, but there’s no doubt lifestyle

is an increasingly important factor. Whether you’re considering a home near the beach, a golf course or a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence.

The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money.

Despite all media warnings, financial planners’ tut-tutting and the popularity of books such as David Chilton’s The Wealthy Barber which made its fame telling a simple story – “Save 10 per cent” – we are a spendthrift bunch.

We haven’t always been. We saved 10 per cent or more for 20 years, from 1973 to 1993* – more than enough time to have established the habit. Our savings rate reaching a peak of 18.5 per cent in 1982 (In our enthusiasm, did we overdo a good thing?), we bounced around the 10 per cent mark for about a decade, and then in 1993 we began our great slide. By 1999 we’d hit a low of 3.6 per cent and in April of 2007, we finally made it into negative territory: our savings rate was -1.4 per cent. Yes, we were officially spending more money than we made.

Negative 1.4 per cent is a long way off 10 per cent, and an even longer way off the RRSP contribution limit calculation, which is based on putting aside 18 per cent of earned income.

You could blame our higher taxes and you’d be somewhat justified. Taxes as a percentage of our total incomes rose from 18.4 per cent in 1973 to 23.9 per cent in 1999. But you would also have to take a close look at our spending habits. What we spend on goods and services has gone up steadily since 1982. And we’ve availed ourselves of more credit. Liabilities - what we spend on our credit cards, loans, mortgages and the like – rose from .67 per cent of our annual income in 1982 to over 4.9 per cent in 1999.

Consumer credit – the money we borrow to feed our passion to consume stuff – makes up a big chunk of that as it rose from -.06 per cent in 1982 to 1.3 per cent in 1999. And according to a report entitled Canadian Economy: Personal Savings Rate put out by Industry Canada, in 1998 total accumulated debt per household in Canada was equal to 114 per cent of after tax income. Whew! How could we possibly save anything when we’re spending more than we’re making servicing our debt?

The lost art of saving

These figures seem to fly in the face of most of the predictions for how the baby boomers will behave as they age. In Boom Bust and Echo, David Foot asserted: “When you are young, you are a borrower. In your 40s and 50s, you are trying to build a nest egg for retirement.” Financial advisors are standing by, holding their breaths, waiting for the money to come pouring in as boomers hit their peak earning years. Yet since 1993 as we watched the first of the baby boomers turn the corner to middle age, Canada savings rate has plummeted despite a healthy economy, low inflation and more being written about money than every before in history.

So why aren’t we saving? It really doesn’t matter what reason we give – too much debt, high cost of living, taxes – the real reason we aren’t saving is because we’ve forgotten how important it is to save.

Perhaps the gloomiest part of the savings picture is the legacy we are leaving our children. Not only are we teaching them how to be avid consumers: spending their money on everything from trading cards at $5 a pop to horrendously expensive video gaming toys; we are, by omission, teaching them not to save. And we’re willing to allow credit purveyors to entice our children into a world of debt with nary a lesson on how to keep a balanced financial picture. For while credit card companies wouldn’t dream of issuing a credit card without an adult meeting significant credit criteria - they’d have to have a job, for example - students in university are assaulted by easy credit, making it easy for them to dig debt ditches they must subsequently struggle out of.

WHY SAVESaving gives us a sense of security and mastery over our finances. As our savings grow – be they in a run-of-the-mill savings account or invested in equities – we can take pride in our sense of discipline and increased ability to weather a storm.

The more we’ve accumulated in savings, the harder those savings work for us. It can be truly rewarding to see substantial sums of money generated solely by our savings.

Saving takes us closer to our goals. It also creates a strong sense of independence by putting us squarely in a position of control. We have the resources to cover unexpected expenses without incurring debt at high rates of interest. We have the flexibility to take advantage of investment opportunities as they arise. We can change jobs, change homes, change countries without the sense of anxiety that comes from existing paycheque to paycheque.

HOW TO SAVEThis is perhaps the area in which we are the most confused. If we sock away $5,000, $10,000 or $15,000 a year in a retirement savings plan, we’re doing a great job of saving, right? Well, not exactly. If we had to borrow the money to make that RRSP contribution, we won’t actually have saved a nickel until that loan is paid off. And if we stuck $2,500 away in an RESP for junior and then promptly upped our line of credit balance by a similar amount, we haven’t saved a cent.

People playing games – stealing from Peter to pay Paul. But they not saving. To actually save a dollar you have to take that dollar out of your cash flow. Putting it in a GIC and then spending it on a credit card doesn’t count. You must make the commitment that current expenditures will not exceed current income. You’ve got to spend less money than you make.

The you-don’t-have-to-think-about-it way of saving is to use an automatic

debit from your chequing account to your savings account, so the temptation to spend the money is removed. Yes, it’s a bit of a head-game to trick yourself into saving. But hey, if it works! Not everyone is a born saver, after all. Some people must play the game to achieve their goals.

Back to David Chilton’s The Wealthy Barber. The advice was sound in this short-but-sweet bestseller. Basically it boiled down to pay yourself first; put savings in a separate account; and be consistent. If you wait to see what’s left over after your expenses you’ll be justified in not saving because you won’t have much left. That’s the way it is with money. Smart savers do it the other way around. The take the money they want to save and hide it before they can spend it. Sure it may mean cutting back a little, but that usually doesn’t hurt as much as most people think it will.

This all sounds like pretty basic information, nowhere near as exciting as a discussion of the stock market, technical analysis or long-term projections for the economy. But as simple a concept as saving appears to be, it’s the one that is being missed. And if you’re not talking about saving at home, there’s little to motivate your child to develop this life-long habit. So start talking about it.

TEACHING CHILDREN TO SAVEOne of the most effective ways of motivating a child to get into the savings habit is with a savings-matching program. You offer to match every dollar your child saves within a specific period of time with a dollar of your own. “Molly, here’s the deal. If you can save sixty dollars by the end of the summer, I’ll match that amount so you can begin investing.”

If watching your money grow in a savings or investment account doesn’t turn you on you’ll have to find some other motivation for saving. How about this: Just for one moment be a pessimist.

What if you lost your job, got sick or smashed up your car? Those are all good reasons to save. So is putting aside enough so you don’t have to depend on anyone else – be it the government or your children - to take care of you when days of heading into the mines are over.

A recent survey by Equifax Canada revealed some rather startling facts – chief among them that many Canadians have no problem falsifying financial information when applying for a mortgage.

By “many,” we mean 10 per cent of respondents. That may not sound like a lot, but considering the implications of these actions, it’s a surprisingly high number.

Indeed, one in 10 Canadians mistakenly believes it’s okay to inflate their annual income when applying for a mortgage, according to Equifax. Nine per cent admitted they hadn’t been entirely truthful on a credit or loan application.

“Make no mistake, lying on your loan application is a type of mortgage fraud,” warns Tim Ashby, vice-president, personal solutions, Equifax Canada.

This is what’s known as first-party mortgage fraud, a growing problem in which applicants misrepresent their financial circumstances by fudging earnings, pay stubs or worse, lying about their employment situation altogether.

Lenders, regulators or authorities, to date, haven’t taken this sort of “soft fraud” seriously. Lenders care that the mortgage is serviced and in good standing, and as long as that’s the case, no red flags will be raised.

But if there was a setback in the housing market, where, hypothetically, values dropped materially, or mortgage rates increased significantly, and either situation resulted in a spike in homeowners who could no longer afford their homes… These are the potential scenarios, experts warn, that could lead Canada Mortgage and Housing Corp. to further tighten mortgage qualification rules.

Another situation that could have an impact on the mortgage landscape is the investor component. CMHC recently released its 2013 Condominium Owners Survey, which revealed 17.1 per cent of the condominium owning households in Toronto and Vancouver are investors.

While welcome insight into this otherwise not well known sector of the market, the survey raises two key issues: many observers believe the investor component is actually much higher – something in the neighbourhood of 30 to 40 per cent; and the percentage of foreign investors versus Canadians.

How honest are you on your applications?

The bottom line in all of this? Equifax and other experts stress that consumers should always be honest with their personal data on applications, and most importantly, borrow only what you can repay.

The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is pleased to announce the 69 finalists for the Awards of Excellence in Housing presented by RBC Royal Bank. A record 417 entries were submitted for judging by 156 industry members. Winners in the 23 individual categories plus three prestigious Builder of the Year Awards will be announced September 19 at BUILD 2014 in Jasper.

“Many things have changed since the first province-wide housing awards competition was held 30 years ago. Back in 1984 the awards focused on affordable housing with a $39,000 cap on construction costs for single family homes. Today’s awards celebrate the full range of housing options – starting with homes under $245,000 without lot or GST right up to estate homes that top $1,750,000. The best multi-family, green homes, community developments and renovations will also be honoured,” said Stephen Amonson, President, CHBA – Alberta.

The Calgary Region leads this year’s competition with 32 finalists, followed closely by the Edmonton Region at 29, and four for both Central Alberta and Lethbridge. In total, 45 companies are in the running for an award. Two companies have a combined total of six homes among the finalists: Albi Homes/Albi Renova and Homes by Avi/Avi Urban. Two builders have three finalists and another 14 companies have double finalists.

The highlight of the event is the announcement of the Builder of the Year Awards for the best overall scores in the competition. CHBA – Alberta will present awards to the top multi-family and small-volume builders and the Ralph Scurfield Award to the top large-volume builder. The finalists will be revealed at the awards ceremony.

“We are delighted to see record participation in the awards and the broad range of companies chosen as finalists. Our industry has come a long way since 1984 when we built about 7,300 new homes – almost all for single families. Over the years consumer demand has shifted. Now we’re building more than 36,000 homes a year but almost half are duplexes, townhomes and apartments. MORTGAGE TYPESALL MORTGAGES ARE OF TWO BASIC TYPES:

CONVENTIONAL:The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-R ATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

OPEN MORTGAGE:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of f lexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE:Usually has the lowest interest rate available but lacks the f lexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

Paving stone driveways and walks provide you with a unique and affordable way to add a touch of your own design and style to your home’s landscaping, while increasing the overall value. The reasons to install a paving stone driveway versus pouring a concrete slab are endless; adding beautiful curb appeal is only the beginning. The benefits are many. In our shifting climate, concrete slab driveways and sidewalks are prone to cracking, and developing unsightly lines that get worse with every freeze and thaw cycle. Concrete has no outlet for the expansion and contraction that happens with seasonal change. The colours, patterns, materials and textures in a space create impact and can enhance the feel of any room. To add visual interest and achieve an inviting atmosphere, consider combining these elements to achieve a well-balanced space.

When deciding on the colour palette, start with a piece of wall art you really love, or a rug or chair that has a beautiful colour, and seek inspiration from it. Find patterns and prints that embody your focal point piece, or that complement it in colour and style. This will ensure you love the space you design.

THINK IN THREES. Incorporate an odd number of patterns into a room’s design, using a minimum of three, and focus on their scale and colour when combining them.

The first pattern should be a large, dominant one.

MIXING IT UPNext, select a fabric with pattern that includes similar colours, but is smaller in print size. The third pattern needs to unite the first two, either through colour or print. Try three patterns, in a range of scales, such as a bold floral, a wide stripe, and a small geometric. The more variety of scale in your patterns, the more comfortable and welcoming the space will feel. PRINT, COLOUR, REPEAT. Try repeating colours from pattern to pattern as well as in other parts of the room. This creates continuity in the space and enhances the overall look. It is best to accentuate underplayed, shared colours in different prints. If you use one pattern, such as a geometric, repeat it somewhere else in the room, even if the colour and scale change. SIZE MATTERS. Often, a large-scale print can be too big for a pillow or for a small room, so be sure to select a print that works well with the space. Using a large print on an area rug is a great way to add pattern to any room, while not overwhelming the space. Using large, bold patterns help in visually enlarging the room. Edmonton is growingEdmonton just keeps on growing.Many cities across Canada and North America are stuck in neutral or have even shifted into reverse. But the Capital Region’s economy motors along.

This summer, the home building industry has seen the effects of the confidence that comes with a growing economy.

In July alone, builders started work on 686 new single-family homes in the metro area. That was a big jump from last year, and the best single month in almost seven years.

By the time we ring in the New Year, forecasters expect basements will have been poured for 6,400 new single-family homes, and that number will climb again during 2015.

The good news for Edmonton homebuyers is that the market is busy enough to offer a wide range of options from starter to estate homes and everything in between – but not so hot that prices start shooting out of reach.

Goldilocks, if she wandered through Edmonton looking for a house occupied by three bears, might declare the market is “not too hot, not too cold – just right!”

Of course some areas are as steaming hot as a fresh bowl of porridge. A report from the City of Edmonton shows new neighbourhoods by far attracted the most buyers – more than four out of five of all new homes built in 2013.

Laurel in southeast Edmonton was the big winner, with 650 new single- and multi-family homes. That’s almost as many homes as all of Fort McMurray expects will be built this year.

Windermere in the southwest was almost as popular with 635 units. Across the river, the northeast neighbourhood of McConachie is the third top choice for homebuyers with 443 homes.

And while you might have heard a lot of media coverage about the popularity of infill housing, these three neighbourhoods alone accounted for more new homes than were built in established neighbourhoods or the city core.

Edmonton’s new neighbourhoods became home to an astounding 113,000 people in just a decade. They boast the most balanced range of age groups and highest number of school-aged kids – that group alone increased by more than 30,000.

City planners say new neighbourhoods will remain the choice for the vast majority of new residents in coming years. The population of the city is expected to grow by 169,000 people by 2021 – with 129,000 of those new Edmontonians living in new neighbourhoods.

Of course, not everyone wants to live in the big city. Almost three out of 10 new homes built in the metro area in 2013 were in surrounding communities. Buyers like the affordability, access to local employment hubs and the lifestyle of smaller centres.

No matter where you choose to live, new homes today offer features that will appeal to all buyers. Those include better energy efficiency, improved air quality, a 10-year warranty and designs that appeal to modern tastes.

Homebuyers worry about protecting personal data

Homebuyers are increasingly worried about protecting their personal data, according to a recent survey by Equifax Canada. A majority of Canadians (79 per cent) are more concerned today about safeguarding their personal information than a year ago.

“Consumers and lenders are certainly becoming more wary of the potential threats related to fraud and identity theft,” says Tim Ashby, vice-president, personal solutions, Equifax Canada.

“In the home-buying process, a lot of personal data is on the table when dealing with mortgage brokers, real estate agents, and lawyers among others.”

Most consumers (81 per cent) believe that lenders should be doing more to protect them from fraud and identity theft. The survey, however, also examined how truthful Canadians are when looking to secure a home loan. One in 10 Canadians agreed it is okay to inflate their annual income when applying for a mortgage and nine per cent agreed that they had not been entirely truthful on a credit or loan application.

“Make no mistake, lying on your loan application is a type of mortgage fraud,” says Ashby. “Whether you’re a lender or a consumer, data protection and the integrity of the data should be priorities at all times. For the consumer, it’s not just a matter of protecting your information, it’s critical to know

what’s on your credit file – especially when looking to buy a new home.”

Canadians embarking on the mortgage brokering process are not any more informed about their credit score than the general population. Only 23 per cent of Canadians know their current credit score versus 26 per cent who knew it at the time they applied for a mortgage.

“Tens of thousands of extra dollars are being spent to service a mortgage simply because people don’t know their credit score,” says Ashby. “Maintaining a healthy credit report by paying bills on time will go a long way in securing a loan at a lower interest rate.”

An Equifax credit score ranges from 300 to 900. Higher scores are viewed more favourably. Most Canadians (71 per cent) have a credit score of 725 or higher, which is considered to be Very Good or Excellent.

Summer, without a doubt, is one of the busiest times of the year for homebuyers to jump into (or move around within) the housing market. Depending on the length of the term you chose, if you purchased a home as far back as the summer of 2009, your mortgage is likely going to come up for renewal soon. If they haven’t already done so, your lender will start popping early renewal notices into your mailbox – usually within the last 30 to 120 days of your current mortgage term. And while the renewal slip makes the process all too easy (you just sign the offer and send it back), it’s not in your best interest to accept this offer.

For starters, the lender who had the best mortgage rate for you before is almost never the same lender who will have the best mortgage rate for you at renewal time. It’s sad – if you’re someone who stays loyal to lenders, that is – but true. On those mortgage renewal slips you find in your mailbox, lenders offer an average of only 0.25 per cent off their posted

rate – that’s nothing, in comparison to the rates you can find online or from mortgage brokers across Canada. Unfortunately, lenders market their renewals as being easy and convenient, which is something most consumers are attracted to. But how much would it hurt to later find out you could’ve gotten a full one per cent or more off your rate, if you’d taken the time to shop around and negotiate?

Besides just the mortgage rate, it’s also unlikely that your current lender will be the one to offer you the best mortgage product for your needs at renewal time. Think about it this way: your financial goals from when you took on your current mortgage term were likely much different than what they are today, right? You could be at a completely different stage in your life now. Well, the same can be said for your lender. It’s convenient to stay with your current lender, but the terms and conditions your existing lender offers may no longer suit your needs. Consider all your mortgage needs – the rate and prepayment options – and go with the lender which can offer everything you’re looking for.

One thing to keep in mind: if you don’t renew your mortgage with a new lender before the date your current mortgage term expires, your lender will automatically renew you for another term with them. A week isn’t enough time for most mortgage brokers to switch your mortgage from one provider to the next, so start shop-ping around early and make sure you find the best mortgage rate/product for you.

There are many questions that will run through your head in the weeks leading up to closing on your new home. Did I choose the right location? Did I pay too much? Should I have waited out this hot market?

We’ve all heard of buyer’s remorse. Maybe it’s that canary yellow convertible that caught your eye at the dealership when you were there only to get an oil change. Maybe it’s that Florida timeshare that tempted you in the dead of winter. Maybe it’s, dare I say, the home you just purchased.

When it comes to buying a home, feeling a little anxious and questioning whether you’ve made the right decision is normal.

Having just bought a new house – our second – my husband and I have been swept up in a whirlwind of excitement, anxiety and stress bordering on distress. First of all, our new home is more expensive. Second, it’s further away. Third, it’s a new community. (Well, not new new, but new to us.) While we were well aware of these factors when we bought the house –

and we still consider it worth the trade-off – we can’t help but feel pangs of fear as we prepare for the big move.

My husband is the worrier between the two of us, but admittedly, I am very reactive. When the world around me panics, I’m not far behind. So, I too have suffered some sleepless nights.

How can you curb those “I wish I never...” and “What if...” thoughts? Here are three ways to stop buyer’s remorse dead in its tracks:

STOP LOOKING You’ve had your eyes glued to the real estate listings for months. Now that you’ve purchased a home, it’s tough to go cold turkey. Trust me – if you keep looking, you’ll find something in a more convenient location, or at a cheaper price, or better in some way. Why are you torturing yourself? If you were happy with your decision to buy when you made it, then stop shopping for the bigger, better deal.

STOP LISTENING You’ve made your buying decision based on your needs and wants. You were confident with your purchase... until Uncle Joe tsk-tsked and dug up that newspaper article he’s been saving for you about a drop in house prices in the coming months. But does anyone really know for certain what will happen in the future? By sitting on the fence and waiting for “perfect market conditions,” you could miss out on some really great opportunities. Don’t be overcome by analysis paralysis. If the timing is right for you, go for it.

STOP WORRYING You’ve done your homework, haven’t you? You’ve scoped out a variety of locations with a close look at the amenities, home types and their prices. You’ve set a budget. You’ve been pre-approved at a great mortgage interest rate and terms. You’ve saved a down payment and closing costs are covered. You’ve got your team of professionals: realtor, home inspector, lawyer. What more could you have done? Buying a new home – especially for the first time – is certainly stressful, but ask yourself if your fears are founded on facts, or just a common case of cold feet? If you’ve done your research, then it’s most likely the latter and you’ll get over it.

Nothing will ruin your homebuying happiness like having it engulfed in a wave of irrational fear. In your home purchase, as in life, regret nothing and enjoy every moment.

In our last article, we asked if Edmonton’s current housing market was potentially heading down a similar path as experienced from 2006 to 2008. To quickly recap, this was a period of unprecedented price growth and record-setting construction levels that was quickly followed by a substantial drop in new housing construction amidst skyrocketing levels of unsold new housing. This downturn was sparked by a supply shock in the resale market that began in mid-2007.

So, the next logical question is: where did all these resale listings come from at that time?

In new housing communities, the short answer was, investors. Many of the new homes that were sold during 2006 and 2007 were not bought for primary use by the purchaser. Instead, many investors were rolling the dice and playing the market, hoping to cash in on the price growth experienced at that time.

This price growth reached its peak in mid-2007 and started to decline. At this time, many homeowners who owned secondary properties saw this as a signal to sell so they could get the most value out of their investment.

This selloff was so pronounced that by mid-2008 many new developments had a near equal number of

private homes for sale as spec homes being built. This made it tough for builders to sell their new homes amongst such readily available and comparable product.

In the spring of this year, Intelligence House collected a large amount of data from people who expressed interest in new housing projects across the city. We compared the purchasing habits of those who had purchased homes in the last two years to those still in the market and found no significant difference in the type of home these people had either purchased or were still interested in purchasing. However, the research indicated that roughly 22% of those who were still in the market for new homes were looking to purchase an investment property – whereas only 8% of those who bought in the last two years purchased as an investment property.

So, with the percentage of investors having almost tripled, what has changed in the market that could accommodate such a high percentage?

A lthough it never pays to cling to trends too closely, they can be a great source of ideas that

will add a little life to your home. On that note, here are five furniture trends that you can count on:

Miniature vs. oversizedSmall space aficionados know that “condo-sized” furniture is no new invention. I’ve often said “go big or go home!” or maybe “go big and go home!” But lately people are also going the opposite route, and choosing a size extra small. Rather than compromising on versions of favourite furnishings shrunk slightly to fit into a compact floorplan, choose statement pieces – big or small – that will bring full satisfaction.

HOW TO DO IT › For the ultimate seating plan, fit in the largest sofa you can (for when one or two people are lounging comfortably) and add European-sized compact seats as side chairs to fit in the maximum number of guests during get-togethers.› Miniature chairs in particular are a trend – even beyond the usual 18-in. seat. Petite accent chairs (child sized or even smaller) are charming conversation pieces nestled up to a coffee table, and can be used as occasional side tables when you need to rest a book or beverage.

RugsOver the past few seasons we’ve really seen the return of the area rug, and now the magic carpet has officially landed. In a condo space with hard floors, area rugs of all shapes and sizes are an excellent way to bring warmth, colour and a feeling of home, even in the most modernist schemes. They look excellent when paired with traditional furnishings or contrasted against sleek minimal

forms. The timeless Persian rug especially brings a heritage appeal, although contemporary rugs come in endless patterns and prints to suit any taste.

HOW TO DO IT › For a living area, choose a rug large enough to tuck under all the furniture legs. Add a runner (a skinny rectangle) in a kitchen or hallway, or a large rug to any room for the feeling of carpeting (leaving approximately a 12-in. border around the room).› The inky tones in classic traditional rugs are neutral enough to blend into most schemes. For an already neutral space, consider this an opportunity to add some colour. You can roll the rug away or move it to a new room between seasons for a little change-up.

TuftingButton-tufting is a style invented for practical reasons: the buttons which hold a fabric to its backing (on a chair, headboard or anything upholstered) help keep stuffing in place by creating square or diamond-shaped pockets. The traditional look has lasted through centuries, and for 2014 it will be popular for modern settings as well. The geometric forms created by tufting can enrich the look of even the most streamlined sofa, and can be achieved without buttons for a more subtle quilted effect.

HOW TO DO IT › A tufted leather sofa is a must-have investment piece, for a look that speaks to luxury but is also practical. The material will hold up to wear and be easy to maintain. OrigamiPeople have been developing a fascination with facets, and this love of all things angular is leading to a rise in the ancient art of Origami as an inspiration for complex bent forms in various areas of design. Like with tufting, the angles break up a material for visual interest and allow light to catch the item in different ways, adding the subtle drama that contemporary spaces have been missing in years past.

HOW TO DO IT › Table bases are an easily overlooked detail that can benefit from a fun form. I recently found a chunky “golden nugget” side table to make a simple statement in a client’s home.› Origami also makes for great art, brought to a large scale and in new materials, like the simple but intriguing Fold sculpture I recently spied at Avenue Road.

PlasticFor the most future-forward look, it’s hard to beat the appeal of plastic. With people once again celebrating colour, the vivid tones of translucent materials like acrylic and polycarbonate will be the ultimate source of a hue infusion. Semi-transparent materials work best grouped together (so their colours overlap and intermingle) or near a light source that will shine through and spread the colour love around.

HOW TO DO IT › For a quick addition, a few floating shelves can brighten up a wall. You might not even want to bother finding anything to put on them.› To really make a synthetic statement, try a transparent coffee table or night stand. A piece like this visually floats to keep an airy look while adding a shock of colour that defines a furniture grouping.

You want everything to fit away neatly, display perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process, learn what works for you.

Keep it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So, if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized, once and for all,” perhaps it’s time to look at things differently. Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward.

Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit.

Out with the old, in with the new. Are you holding on to things that you’ll never use again? Very often people unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life.

Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where are they located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure full completion of the task.

Feeling stuck? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

TO PACK OR not to pack . . .

Moving is a very personal thing and people who hire moving companies ask for varying levels of service.

Take packing, for example. Some people want to pack their own items, while others prefer a turn-key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you.

THE PROFESSIONAL PACKER

Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing.

The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to their new home or business. Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result.

Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first.

Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced.

THE DIY PACKER

Trained packing professionals help clients with as much or as little of the packing and unpacking as required. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry.

Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is three cubic feet in size. The sizes go up from there, to 4.5 and six cubic feet for lighter objects such as pillows and stuffed animals.

These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service.

From there you’ll see a community master-planned from day one. A system of walking paths can take you from one end of the community to the other, to the shops of Currents, and all the parks and green spaces in between. Don’t forget to snap a photo or two for your scrapbook.

Another great way to see the community is by wagon ride. Which, coincidentally, is also an attraction at the Carnival.

When you visit on September 7, you’ll be able to pack your freshly painted faces and balloon creations into a horse-drawn wagon and ride through the streets of Ambleside. “Pip pip,” you’ll say to passersby. “Cheerio,” they’ll say in reply.

It’s been eight years since Ambleside started its Carnival. The aim has always been simple: celebrate the community. And much like the community, each year, the Carnival has brought something new to the table. If there’s one thing you plan on doing this September 7, visit the Ambleside Carnival. Not only is it fun for the whole family, it’s also a great way to see what living in this community is all about.
