Introduction
Ecoshelta is an Australian-made, architecturally-designed, modular construction system that comes in a variety of standard forms. It can be tailored more specifically to your needs and personal preferences, as well as any site and planning conditions.
Buildings are complex things, and costs can vary significantly depending on the brief, size of the project, site terrain, and the level of fitout and finishes.
Most clients prefer our crew to assemble the pods. ‘Supply to Lock-up’ is an option, with final detailing and fit-out undertaken by the owner.
Our Product Guide shows what you can expect when choosing one of our pods, whether it is a ’tiny house’ or a larger custom build.

Our modular design is highly flexible, can be configured to suit any site, and tailored to your personal aesthetic preferences.
A laundry, kitchenette, bathroom, study nook (or whatever is required) can be added within a side extension module or a pod divided by an internal wall.

Ecoshelta operates primarily in residential building, namely large scale luxury homes and eco villages. Equally it can be applied to a variety of other sectors, including mining, medical, education, community and commercial facilities. Above all else, Ecoshelta is a construction system, limited only by your imagination.
Customisation

Concept DesignWe produce a concept/sketch design for you with plans and renders, and
a detailed costing for the project once we have agreed on the scope.
A key difference between Ecoshelta and some other products on the market
is that it is designed by qualified architects. Our highly skilled team
creates your package, including a general assessment against applicable
planning codes, state legislation, and the National Construction code. Our
concept service is used to develop your council application if you choose
to proceed; lodging a Development Application just requires more detail
to be included.
The base plan concept fee is for our standard accommodation pods placed
in an appropriate position on your property, including consulting with you
and local council on design and locations. The base concept service does
not include details on site servicing requirements, such as positioning of
a driveway, sewerage services, water and power supplies etc.
We also include a detailed preliminary costing for supply and assembly
of the Ecoshelta units. If requested, we can put together advice regarding
applicable service and technology options at this stage, at an extra cost.

Further Options
We use carbon minimal, cost-effective shi pping anywhere around Australia
or overseas. Our core belief - that high quality, innovative houses are
transportable in shi pping containers - drives our modular designs. This
is a solution opportunity, not a constraint.
A single E.POD or Small.POD cabin is easily shi pped and delivered to
site in a 20 ft shi pping container. The container can either be retained
on site for secure lockup site storage or return freighted. Delivery is
possible to most destinations.
Our designs are customised for every project and vary depending on
your needs and budget, as well as on council requirements. Standard
builds range from $2,500 per sqm to $3,500 per sqm.
Available options include:
- Bushfire requirements (BAL 29-40 kits, BAL FZ by negotiation);
- Fully fitted ensuite bathroom(s);
- Kitchen fit out (with and without appliances);
- Decking on corners and sides (1.2x4.8m);
- Ceiling insulation (R3.5) and wall linings;
- Double glazed timber framed glass doors and windows;
- Glass louvred panels;
- Sliding mechanism per side;
- Off Grid solar PV and battery system;
- Off Grid water and waste management systems;

Delivery
Site VisitsA site visit can really help our designers to understand your needs
and assess site conditions. Whereas site visits are likely not needed for
simple projects, and might not even be possible for remote locations,
we strongly recommend one for more complex projects. Talk to us about
your project, and we will let you know the costs for an architect to visit
your site.

We also offer full architectural services by our architectural team to take
your project to a council submission.
If you are proceeding with our Architectural Service, you have probably
already received a Concept Design from us. Because Ecoshelta is a
modular system designed with the latest Building Information Modelling
(BIM) software, your building is already mostly modelled in our computer
and has quite developed plans. We can quickly prepare your plans for
the necessary approvals. Our efficiency means you save time and money.
THINGS THAT wILL HELP US IN THE CONCEPT DESIGN PROCESS
Below is a list of documents and information that will be useful for the
concept design process:
INFORMATION
A detailed brief, including:
- An accurate address for online high definition geo-spatial data access,
if available (or google maps if not);
- An approximate idea of where on the site you think the structure would
best be located;
- Special features of the site: views, trees, rivers, lakes, rocks, slope, obstacles
etc;
- Timing and budgetary requirements, deadlines, access issues;
- General site photos
DOCUMENTATION
- Survey with contours and boundaries (preferably in .dwg format);
- Title document showing lot boundaries and easements;
- A Planning Certificate from Council which will let us know what
planning regulations apply (usually attached to a contract of sale if
purchased recently);
- Existing DA Documentation (if applicable);
- Staging options, (if applicable).
Architectural Service
ARCHITECTURAL FEESOur fees are staged to provide maximum flexibility and transparency throughout the design and build process. Due
to the uniqueness of larger projects, they are typically calculated as a percentage of the build cost.

POSSIBLE ADDITIONAL FEES TO EXPECTThe last thing you want on your build is hidden costs. The figure below shows estimates of the additional fees and
costs you can expect, as well as when you will encounter them throughout the design and build process. These are
only intended as a guide for a 1-2 pod build. Actual costs vary significantly between consultants and councils, and
can be site dependent. Some consultants may not be required, depending on the nature of the build. These costs
are the client’s project responsibility and are not incorporated into our fees.

GlossaryEmbarking on any build, you will inevitably encounter
a seemingly endless array of new terms that you are
unfamiliar with. This glossary aims to provide you with a
reference to the terms we frequently use.
ALLOY
Aluminium Alloy 6061 forms the basis of the Ecoshelta
structure. It is an extremely strong, lightweight, durable, and
corrosion resistant material.
ARCHED
Refers to one of our roof shapes, in the shape of a
symmetrical arch.
ARCHITECT
Only people or businesses registered with the state-based
Architectural Practice Boards may use the title. Members of
the community are entitled to have services provided at a
professional level by a registered architect or architectural
business. Registration ensures architects have the necessary
qualifications and experience to provide the services, and are
accountable for both their conduct and competency.
AUSTRALIAN STANDARDS (AS)
Published documents setting out specifications and
procedures designed to ensure products, services and systems
are safe, reliable and consistently perform the way they are
intended to.
BRIEF
A written outline summarising the intentions, limitations, and
any other factors of a project.
BUILDING SURVEYOR/CERTIFIER
In Australia, a Building Surveyor is a professional who is
tasked with understanding the building control process.
A Building Surveyor has the authority to assess building
plans to ensure that they comply with the Building Code
of Australia, the Australian Standards referenced within it
and any other relevant Building Acts or other legislation or
requirements of the jurisdiction the building is in. Building
Surveyors are either private or munici pal (Council).
BUILDING CODE OF AUSTRALIA (BCA)
Part of the National Construction Code (NCC) series,
containing technical provisions for the design and
construction of buildings and other structures.
BUSHFIRE ATTACK LEVEL (BAL)
A means of measuring a building’s potential exposure to
ember attack, radiant heat and direct flame contact, in a
bushfire event. It is a basis for establishing the requirements
for construction to improve protection of building elements
from attack by bushfire.
BUSHFIRE RISK ASSESSMENT
An independent report used to determine the bushfire risk
and associaled BAL number of a property, and any other
factors pertaining to that.
CERTIFICATE OF TITLE
An official record of land ownershi p in Australia. You will
need a copy of your certificate for various reasons including
lodging development applications or applying for council
approval. A copy of a certificate of title is also called a
register search.
CIVIL/STRUCTURAL ENGINEERING
Engineering relating to the footings and structure of a
proposed structure.
CLADDING
The application of one material over another to provide a
skin or layer. In construction, cladding is used to provide a
degree of thermal insulation and weather resistance, and to
improve the appearance of buildings.
CONSTRUCTION CERTIFICATE (CC) (CoLC)(BRC)
A certificate that is issued by an accredited private certifier
or a consent authority. The Certificate allows for building
work to commence on a project.
DEVELOPMENT APPLICATION (DA)
A legal document that allows you to undertake a
development. Development Approvals specify the design
and other documents that the development must follow,– i.e
plans for the location and design of the buildings and the
structural details for the building such as the depth of
footings.
EASEMENT
An easement is a section of land registered on your
property title, which gives someone the right to use the
land for a specific purpose even though they are not the
land owner. An example is a shared driveway. There are
also certain statutory easements which are not registered
on your title, such as power or telephone lines, or drainage
easements.
GEO-TECHNICAL ENGINEERING
Engineering work related to analysing and understanding how
the infrastructure interacts with the ground of the site.
HIGHLIGHT
A window with a sill above head height used for improving
natural light and thermal performance.
LININGS
A layer of different material covering the inside surfaces of
the building.
LOCK-UP STAGE
Describes a milestone in the construction of a building, when
the external wall cladding and roof covering is fixed, the
flooring substrate is laid and external doors and windows
have been fixed.
MINUTES
A record of discussions from a meeting.
MONOPITCH
Refers to one our roof shapes, which is pitched at 11.5
degrees on a single plane, and does not have a ridge or
gable like more traditional houses.
NATIONAL CONSTRUCTION CODE (NCC)
A performance-based code containing all Performance
Requirements for the construction of buildings. It is built
around a hierarchy of guidance and code compliance levels,
with the Performance Requirements being the minimum level
that buildings, building elements, and plumbing and drainage
systems must meet.
OPENINGS
Refers to any opening in the structure, such as a door or
window.
PLANNING
Refers to local council laws and regulations around the kind
of development that is permitted in a particular area.
PRINCIPAL CERTIFYING AUTHORITY
To make sure the completed structure has been built in
accordance with the approved building plans, regular building
inspections must be carried out by an independent party
during and upon completion of construction. That party is
the Princi pal Certifying Authority (PCA) and is usually a
private or munici pal Certifier / Building Surveyor.
PV
Refers to PhotoVoltaic, a type of solar electrical system most
commonly used on dwellings.
SIPs
Structural insulated panels are a high performance building
system for residential and light commercial construction.
The panels consist of an insulating foam core sandwiched
between two structural facings. All Ecosheltas use Australian-
made SIPs in their construction.
WASTEWATER
Any water that has been affected by human use. Wastewater
is“used water from any combination of domestic, industrial,
commercial or agricultural activities, surface runoff or
stormwater, and any sewer inflow or sewer infiltration.
WHITEWASHED
Whitewash, or lime paint is a type of paint made from
slaked lime (calcium hydroxide, Ca(OH)2) or chalk calcium
carbonate (CaCO3). It has been traditionally used in interiors
of food preparation areas, particularly rural dairies, because of
its mildly antibacterial properties
