What is an EcoRoom?

EcoRooms are home extensions inspired by the Swedish tradition of using natural materials in an environmentally responsible manner to create beautiful homes that are bright, warm, comfortable, and inexpensive to heat even in the harshest climates.

The beauty of western red cedar as an exterior wall finish gives a natural contemporary feel, and is a perfect accompaniment to glass, concrete, and stone. For a more traditional appearance, use finishes such as render and brick... you choose.

High performance double or triple glazing - and lots of it - for the ultimate in light, comfort and warmth... let the light into your home and keep the winter chills at bay.

Insulation and air tightness performance at least 10% ahead of current new domestic building regulations (2011) that could be more than 50% better than a 10 year old house!

Designed on timber framed house principles, factory built EcoRoom extensions provide greater efficiency... less waste...lower carbon footprint... greater engineering precision... rapid installation... and a 10 year factory backed warranty.

6 Steps to Designing and Building Your EcoRoom

Step 1 – When you're ready, meet with our designer to discuss your ideas and requirements. It's critical at this stage to consider what your requirements and priorities are for your new living space. The more thought that goes into this initial stage the better the ultimate outcome. We take some photographs, sketch up the existing house, and mark all critical measurements.

Step 2 - We start designing your new EcoRoom extension, taking into consideration the location of the proposed extension relative to your house as well as reviewing the notes from our initial consultation.

Experience tells us that visualization of the space to be created is important to give you the confidence in the final decision that you make. We create the images to help you do this with layout plans and 3-dimensional drawings.

Draft designs are reviewed and modified as needed until the building design fits your brief.

Particular attention is paid to floor plans and layouts to ensure that the proposed space is fit for purpose and adequate for your longer term needs.

The final design concept is done in full colour and scaled to the existing house to give a strong visualization to the final plan.

Step 3 – A €500 booking deposit is paid at this stage as our work now progresses to generating detailed working drawings for contract and manufacture. All agreed plans are formally signed off with the project contract.

Step 4 - A site technical survey is carried out to determine site preparation instructions and generate final working drawings. These drawings are now sent to the factory to begin manufacture.

Step 5 - The groundworks are started on site and are coordinated to finish just before your EcoRoom arrives on site. This stage typically takes 4 to 5 days, although this can vary depending on the complexity of the project.

Step 6 - Your EcoRoom arrives to site. It is craned into position as one unit and then fitted into it's final location. It's secured and weatherproof the same day.

Services are connected, external works are completed, and all work on the project is usually completed within about 3 days of installation.

Within 2 weeks of commencing work on site, you are now ready for flooring and final decoration.

Some Questions Answered

How much will an EcoRoom cost?

Because of the efficiency of the building system, EcoRooms are a very cost-effective building option. Costs compare very favourably with traditionally built alternatives, but with the benefits of lower impact on the environment, much better insulation performance, and speed of completion on site. Costs start at less than €20,000 for a fully completed EcoRoom.

How well insulated is it?

All the main components of the EcoRoom are at least 10% better insulated than required in Building Regulations (Part L Amendment) 2011 (S.I. No. 259 of 2011). Air tightness levels are also extremely good. The result is a super-insulated room that takes very little to heat, and retains that heat for much longer within the room. For example, our leading edge sealed unit triple glazing option gives 50% better performance than required by the regulations, and up to 70% better than can be achieved by standard conservatory double glazing.

How quick is it to build?

EcoRoom extensions are completed in less than 2 weeks compared to a traditionally built extension which typically takes at least 8 weeks (but can often run for much longer because of weather related delays). This is because most of the construction happens in the factory in advance of arriving on site. Weather is far less of an issue because of this and therefore doesn’t influence the build time.

So what’s left for the homeowner to do?

Your EcoRoom is left ready to decorate and fit flooring, or it can be decorated in the factory and delivered ready to furnish. If your EcoRoom is a kitchen extension, you can even have your kitchen units and worktops fitted in the factory.

Why is it ‘Eco’?

Firstly, the EcoRoom maximises the use of renewable or recyclable materials such as timber where possible, and keeps the use of concrete products and other high environmental impact materials to a minimum.Secondly, it is so well insulated and draught

proofed that it will require significantly lessenergy to maintain at comfort levels than a similarly sized traditionally built room.Thirdly, because most of the construction happens in factory controlled conditions the overall efficiency is consistently high, material waste is reduced to a minimum, and much less waste is generated on site with lower disposal costs and lower impact on the environment through landfill.Fourthly, transportation of materials and personnel to site is dramatically reduced when compared to a traditionally built project where this can go on for months, thus reducing the volume of fuel and energy used and reducing the carbon footprint generated in construction.

What sizes do they come in?

An EcoRoom can be built to any size, and is custom built to suit each project.

Do I require planning permission?

EcoRoom extensions are subject to the very same planning regulations as traditionally built extensions. We can advise you on your particular situation, and process the planning application for you.

Can EcoRooms be used as garden offices?

Yes. They can be built as a stand-alone building in your garden and are ideal for home offices, games rooms, and living spaces such as granny flats or small self contained apartments.

Can EcoRooms be used for larger extensions or two story extensions?

Yes. The EcoRoom concept is ideally suited to larger extensions as the basic structure is extremely strong and durable. For such projects, planning permission is a routine requirement, and we can help you put together a planning application and plans for your extension.
