Durango Commons is a 47-acre mixed use development located at the Southeast corner of Durango Drive and Windmill Lane situated near the entrance of Rhodes Ranch and within close proximity to Mountain’s Edge.

At completion, the project will consist of 235,000 square feet of retail space and 130,000 square feet of Class A Leed Certified office space, with an additional 150,000 square feet of office condo space, making it one of the largest commercial real estate developments in the Southwest part of the Valley..

Phase I of Durango Business Park consists of a 74,000 square foot Leed Certified, Class “A”office building which is 90 percent leased. Phase II consists of a 56,000 square-foot LeedCertified, Class “A” office building that is 65 percent pre-leased, completed second quarter 2011.

Durango Commons is located on Durango Drive, a major north-south thoroughfare from Summerlin to Blue Diamond Road and through Mountains Edge, recently ranked the #1 selling master plan in the nation.

The 370 +/- acre parcel located between Durango and Buffalo, with Warm Springs as �the north border and Windmill as the south border, will serve as Clark County’s next master planned regional park.

This property was secured from the Department of Aviation and is designated as �a future regional sports park, a top priority to be master planned. Clark County currently has 5 existing regional parks with 2 more planned for a total of 7. A regional park consists of a minimum of 160 acres.

This location is considered a “planned” park and the request for funding has been �submitted to various sources outside of the County General Fund.

According to the Parks Department, that this location and this project is a high priority �location for their department and is under consideration for master-planning in the near future.

Park funding usually comes from the General Fund, however, with the current state of �the County budget, the Parks Department will utilize other sources to obtain funding to proceed with this park.

The plans for the park include major sports � elds, i.e. soccer, baseball, softball and �football � elds.
