Moorland Moves into Phase 2 of PalmBrook Estate
Encouraged by the take-up of Phase 1 of PalmBrook Estate, its new residential gated community in Lacovia St.
Elizabeth, Moorland Development Company has formally launched Phase 2 of the development.
The roll out of Phase 2 comes two months after Phase 1 was formally launched by the company with 174 residential lots on offer to the market. The market ’s positive response to Phase 1 has resulted in Moorland rolling out Phase 2, ahead of the projected schedule. There are 96 lots available in Phase 2 of PalmBrook Estate, with
a starting price of $2.7m for a ¼ acre lot. Moorland Development Company broke ground for phase 1 of PalmBrook Estate in October 2015, with a projected completion timeline of October 2016. Managing Director of Moorland Development Carlton Maxwell said that as a result of the positive response from the market, the company has been able to move into phase 2 ahead of schedule. “Similar to Phase 1, the take-up in Phase 2 has been encouraging with over 80% of the lots already reserved,”
he shared. Mr. Maxwell pointed out that substantial infrastructure work has been done at PalmBrook Estate since the ground breaking last year. “We anticipate that titles will be available for lot owners in Phase 1 by January and for Phase 2 by June 2017,”
he said.
The company’s Marketing, Sales and Public Relations Manager Marie Berbick, said that tours of the site are being facilitated Mondays to Fridays and on Sundays between 12-6pm. “Prospective buyers can contact our marketing team who will ensure that they are able to view the lots and submit fact files for those lots that they are interested in. We also have the site maps on our website indicating the lots that are available. However, we encourage persons to personally come and look at the lots, or if they are unable to do so, have someone view the lot that they are interested in.”
She is encouraging persons who are interested in purchasing lots, to consider getting pre-approved by their
selected mortgage provider before selecting their lots. This she notes, will speed up the acquisition process.
“By getting pre-approved you will know before you select a lot, how much financing the mortgage provider will
make available to you toward the purchase of the property,” she said.

Why You Should Consider Getting Pre-approved Before Looking for Land
A significant percentage of persons seeking to buy land will need to borrow money from a financial institution. The process can be speeded up getting pre-approval from your chosen mortgage
provider before you even identify the property you wish to buy. Although pre-approval is not compulsory, it is highly recommended that potential land or home buyers get pre-approved. Pre-approval assists the potential buyer to know exactly what price property they can afford, and provides proof to the seller that the prospective buyer can afford a mortgage. Pre-approval also assists the buyer to assess what their potential closing cost and monthly mortgage payments will be.
You may get pre-approved by going directly to a mortgage provider or financial institution or under a Joint Financing
Mortgage Programme you may apply directly to a major mortgage financing institution for your National Housing Trust (NHT) loans at NHT rates. The NHT lends a maximum $1.5 million per contributor, to buy land. You can join with other persons to purchase a property, however similar documents will be required for the other party or parties.
Once in receipt of the pre-approval documents, an assessment will be carried out and subsequently,
the pre-approval letter is issued. The information confirmed in your letter is the amount you are pre-approved for, the interest rate, the terms and the monthly payment. You can
now present this letter to your realtor or vendor to start your negotiations. The letter is usually valid for up to three months. If at the end
of the three-month period, you have not found a property you
wish to purchase, you have the option to reapply for a new pre-approval letter.

Zion Hill Primary to Get Facelift on Labour Day
The Moorland Development team headed to Zion Hill Primary in Bombay Manchester, to give the school a well
needed face lift on Labour Day. A full team of Moorland staff and contract workers, assisted by community
members, combined efforts and skills to renovate and paint the bathroom block and beautify the school's garden.
Principal of the school Simone Green Johnson was very happy about Moorland’s decision to make the school
their Labour Day project. “Thank you so much for choosing Zion Hill, we truly appreciate this assistance,” she
said. Moorland Development's Project Manager Cyprian Smith disclosed that pre-preparatory work has actually begun
at the school up to two weeks before. “We carried out some plumbing and electrical work at the school in preparation for the aesthetic side of things on Labour Day,” he explained. The repairs at the school were
undertaken at a cost of over $300,000.

Hillstars FC are 2016 Moorland Pat Anderson MFA Under 17 Champions
Hillstars Football Club on May 1 emerged winners in the 2016 Moorland Pat Anderson
Manchester Football Association (MFA) Under 17 League, with a 4-3 win over Porus Football
Club. 2015 winners Hillstars, retained the championship though a penalty shoot out after both

Moorland’s Rickardo Salmon Shines at Men Who Cook Moorland Development Company ’s Rickardo Salmon and Nicay Burrell-Williams cooked up a treat of delicious
pineapple fish and tofu at the Lions ’ Club of Mandeville’s annual Men Who Cook event held on May 1 at Brooks Park.
Lead chef Rickardo, is in his second year of cooking at the event. His family members also turned out to help him and the Moorland team cook. They included his wife and brother in law. Below are scenes from the event.
