KEYSTONE CASE STUDIES
Keystone Summit, formerly known as Ericsson Corporate
Campus, is a five-building, 557,283-square foot property
located outside Pittsburgh, one of the fastest-growing areas of
residential, retail and office development in the state. Ericsson,
Inc., a world-leading telecom supplier, owned and occupied the
campus. In 2008, seeking to relinquish its role as owner/manager,
Ericsson sold the property to Keystone. At the time, the campus
was 74% occupied.
Keystone commenced a redevelopment plan that included
upgrades to signage, landscaping and common areas, and
created additional surface parking. Operating expenses were
reduced by over 30% by rebidding service contracts and
establishing a baseline for utility expenses. Keystone rebranded
the campus as Keystone Summit, leased a significant portion of
space back to Ericsson, and launched an aggressive marketing
plan to lease the remaining space. The campus leased to 100%
occupancy within three months. The property continues to boast
a 100% occupancy rate. Heinz, Westinghouse Electric Company,
Federated Investors and Accredo Health Group are among the
companies that call Keystone Summit home.
100 Independence, a nine-story building commissioned by Rohm
and Haas Company in 1965, is an architecturally-significant,
modernist icon at the corner of Sixth and Market Streets in
Philadelphia. After Keystone acquired the property in 2013, we
launched a $25 Million reinvestment strategy that transformed
the building’s formerly empty ground floor and lower level by
creating a dynamic indoor/outdoor experience for pedestrians
with Independence Beer Garden and La Colombe café – all within
steps of several of Philadelphia’s cultural landmarks. Additionally,
Keystone installed a 110-space public parking facility in the
former basement of the building which was co-developed and is
managed by Keystone’s partner, Parkway Corporation.
The improvements, as well as the growing vibrancy of
Independence Mall and the East Market Street corridor,
distinguished 100 Independence from its competitors to attract
Macquarie Investment Management, a global asset management
firm. Macquarie will occupy 145,000 square feet across the top
three floors of the 476,000-square foot building. The company
will serve as the building’s anchor tenant, furthering its progress
into one of the most dynamic mixed-use buildings in the City.
AmerisourceBergen Corporation (ABC) will relocate its corporate
headquarters to SORA West, Keystone’s dynamic, mixed-use,
transit-oriented development. Construction on the 12-story
office tower—which will include ground floor retail and a bi-level,
below-grade parking garage—commenced in December 2018,
with occupancy expected to begin in 2020. ABC will consolidate
two Pennsylvania locations into the 427,333-square foot building,
where it will be the sole office tenant.
SORA West is a large-scale, multi-faceted development centered
around a vibrant plaza, which will be flanked by a 165-key hotel
with significant restaurant space and a rooftop lounge; the
existing 139-year-old Conshohocken Firehouse, which will be
recreated as a gastropub with an indoor/outdoor experience;
and a 1,400-space parking structure to support these facilities.
ABC is the largest pharmaceutical wholesale distributor in the
world. The company is ranked 12 on the annual Fortune 500
list, with more than $150 Billion in annual revenue, and employs
more than 21,000 workers across 50-plus locations worldwide.
