A grape likely doesn’t care if it’s turned into wine in a bucolic Napa Valley vineyard setting or in a gritty industrial park. These days many visitors to wine country don’t care either.

Adventurers are finding their way to a growing number of win-eries located near auto body shops and plumbing supply businesses — neighborhoods where vineyard vistas are not to be found.

The 10 or so urban wineries inside the Napa city limits can be found within walking distance of downtown and in far-flung busi-ness parks. Startup costs are much less, government regulations on tours and tastings fewer, so here they come.

One such winery is Spelletich Family Wine Co., which hosted 50 visitors in March at its Napa Val-ley Commons business park site as part of Napa Valley Vintners’ Morning in the Winery program.

The fully functioning winery on Napa Valley Corporate Drive exists inside tilt-up walls housing more than 1,000 wine barrels.

Owners Tim and Barb Spellet-ich divvy up the work with daugh-ter Kristen. Tim is cellar master, Barb is the winemaker and Kris-ten is general manager. The family produces between 4,000 and 6,000 cases a year under three labels.

Spelletich Family Wine Co., which moved to the corporate park in 2013 from another facility near the Napa County Airport, also does custom crush orders for clients.

“If I could afford to buy 50 acres or 100 acres and build, I would do it,” said Barb Spelletich. “But I can’t afford it. This is what you do when you’re a small fam-ily winery.”

“And these industrial spaces are beautiful for us because, yes, they’re not like any of the estates up there, but these are fabulously wealthy people that can do that,” Spelletich added.

Napa residents at the open house were happy to have a winery in town to visit.

opportunity to go wine tasting and meet the owners,” said Rod Santos. “Frankly, as a resident, it keeps people off the roads.”

Bob Skupny, who came to the open house with wife, Kate, said he does not believe there will ever be too many wineries.

“I don’t think there is such a thing as too many anything. The market pretty well will control it. If the market thinks (there are) too many, there won’t be any more.”

A short drive from Spelletich is Falcor Napa Valley, also at Napa Valley Commons, where oeno-philes taste wines in a home-like setting. The winery includes a tasting room and full production facility, along with a commercial kitchen for parties.

Clients are referred by The Mer-itage Resort and Spa nearby, word of mouth and the Internet, said Zack Miskel, wine club manager.

The winery, which offers as many as 14 varietals, produced about 7,500 cases last year. While Falcor’s owners have not ruled out building a winery one day, the company has renewed the lease at the corporate park for five

more years.Laurie Rich, a partner at Fal-

cor, sees no drawbacks to being in a corporate park. “We just don’t see any disadvantages at all,” she said in her Southern drawl. They let their prospective clients know without ambiguity that Falcor is in a corporate park, she said.

“It’s an easy location to get in and out of,” Rich said. “People pass by it coming into town and leaving town. We’re the first stop in and the last stop out. We’re super-convenient to get to.”

Just north of downtown on Vallejo Street sits the Twenty Rows winery where Lori and Brian Nuss produce merlot, sauvignon blanc and other wines.

“The economics down here work very well for us,” said Lori Nuss, whose family also pro-duces under the Vinoce label, with fruit from its vineyard on Mount Veeder.

Since 2013, Laina Brown and business partner Elaine St. Clair, a winemaker and brewery master, have run St. Clair Brown Winery, also on Vallejo Street, a short walk-ing distance from Soscol Avenue.

Visitors find the winery online where the winery’s website calls St. Clair Brown an “urban win-ery located in the city of Napa.” Neighborhood residents and work-ers in the industrial area also walk over to the winery’s Garden Eatery.

“I really like being in the city. It’s nice being part of the … mer-chant community and being part of the neighborhood,” Brown said.

St. Clair Brown includes a tast-ing room and café, which operates from a glass greenhouse. Custom-ers can taste and buy wine while eating small plates close to the company’s garden planted with herbs, strawberries and other veg-etables.

Sixty fruit trees have also been planted, in part to provide a nat-ural fence, espalier style, near their 17-stall parking lot. Across the street is the 2,300-square-foot winery and a future brewery in a former warehouse.

Land costs in the city are so much cheaper than winery-suit-able locations in unincorpo-rated Napa County, Brown said. Financially, “it made a huge dif-ference.”

With average long-term U.S. mortgage rates remaining close to historically low levels and the spring home-buying season under-way, local mortgage brokers are reporting a surge of refinance and purchase applications.

Chris Salese, branch manager at Del Sur Mortgage, said the number of mortgage applications received by his company has doubled over last year.

“We didn’t anticipate rates to stay where they are at for this long,” he said. “It triggered a huge wave” of applications.

Mortgage giant Freddie Mac said Thursday the national average for a 30-year fixed-rate mortgage ticked up to 3.70 percent from 3.69 percent the previous week.

The average rate for a 15-year mortgage, popular with homeown-ers who refinance, edged up to 2.98 percent from 2.97 percent.

A year ago, the average 30-year mortgage rate was 4.41 percent

and the 15-year mortgage rate was 3.47 percent. Mortgage rates have remained low even though the Fed-eral Reserve in October ended its monthly bond purchases, designed to hold down long-term rates. The Fed signaled recently that it’s still not ready to start raising short-term rates after keeping them near zero for more than six years.

According to local loan officers, in addition to those low rates, other factors have contributed to the increased demand.

Although appreciation has slowed somewhat in recent months, home values in Napa County have risen in past years, said Dale DiGennaro of Custom Lending Group, Inc.

“Some people couldn’t refinance previously because they were under-water,” and the value of their home was at the amount of the mortgage or lower, he said. “Once they get the equity, they can refinance.”

That can also lead to more home sales, he added, which leads to an increase in mortgage appli-cations.

He’s seeing a 70 percent increase in mortgage applications at his business, said DiGennaro.

Another factor that’s impact-ing the increase is that the Federal Housing Administration (FHA) mortgage insurance premium dropped by a half percent. Today, some of those with FHA loans are refinancing to get a slightly better interest rate and a reduction in their mortgage insurance premium, he said.

Laura Miller, a loan officer with Benchmark Mortgage, said she’s seen the number of mortgage appli-cations double. “People were on the fence, uncertain as to whether or not prices were going to start improving,” she said. With home prices increasing, “now they’re off the fence and want to purchase before it gets too expensive.”

And with mortgage rates remaining lower, “they can afford a little bit more of a home.”

Lower rates, decreased local unemployment and an improving economy “couldn’t be a better rec-ipe for helping homeowners save

money, and stay in their homes for the long run,” Miller said.

Salese said another factor is increased chatter about when the Fed will raise rates — and if they do, by how much. “Despite the fact that the Fed rate decisions don’t necessarily have a direct impact on rates for 30-year fixed mort-gages, nonetheless this has natu-rally caused a sense of urgency for homeowners to refinance.”

Also, Napa is “shaking off the earthquake blues,” and people want to “stay put, hunker down and improve their homes.”

Salese also asked that refinance customers have patience with their lenders. The flood of refinance applications means a process that normally takes 30 to 45 days can now take as long as 60 to 75 days.

More Americans signed con-tracts to buy homes in February, the National Association of Real-tors reported, providing evidence that the buying season could open strong after sluggish sales for much of the winter.

Not only do locals and visitors have the oppor-tunity to taste a wide variety of wine at area tasting rooms and eateries, a new downtown Napa lounge is offering them a chance to explore the relatively unknown world of sake.

Momosan Lounge — carved out of the street-side entry to Morimoto Napa — opened to great

fanfare a little more than a month ago on the occa-sion of owner Masaharu Morimoto’s 60th birthday.

And the experience in both lounge and restau-rant is made even more enjoyable and educational as Morimoto Napa has four sake sommeliers on the staff.

For example, one of the sake sommeliers will offer each guest the opportunity to taste one of the dozen or more sakes on hand, paired with salt from the prefecture in Japan where that sake was

produced. Next he will place a sake glass into a square wooden box — a masu in Japanese — and begin pouring the sake into the glass. The glass becomes full as he continues to pour, with the liquid splashing into the box. That lagniappe — a tradition for the restaurant’s owner — is what he calls “a little extra.”

You’ll undoubtedly learn that the masu continues as tradition here. Early on it served as form of measurement in Japan. Men would be paid in rice, measured out in the masu, says corporate beverage director Eduardo Dingler. “They would take the (rice-filled) masu home to their wives who would use that rice for the evening meal. Then the workers would head off to the sake bar to socialize and use the masu for drinking.”

There’s lots to learn about the making of sake and its subtle aromas and flavors, with Morim-oto’s sake sommeliers eager to share what they know — whether it’s focusing on sake or the other options offered at the lounge, shochu — a Japanese clear distilled spirit similar to vodka — and Japanese whiskey.

Sakes range in price from $9 to $15; a refresh-ing shochu sour is $12, while the Japanese whis-kies are priced according to age, ranging from $16 for 12-year-old Hakushu to $38 for an award-winning 18-year-old Yamazaki single malt.

All $5, small bites offered daily include braised octopus, marinated duck hearts, angry chicken wings, shishito peppers, edamame and vegetables with red miso.

Dingler says the standup lounge is intended as “a meeting point, where you can have a drink, have a bite, and then move into the restaurant or head off to meet friends elsewhere.”

Momosan Lounge is open from 5 to 10 p.m. weekdays, 5 to 11 p.m. on weekends. It’s also available for tastings by appointment when not

THE SAKE DUDES Three of the sake sommeliers — Michael

Galyen, Eduardo Dingler and Anthony Salvini — have been part of the Morimoto Napa hospitality team since the restaurant opened at Napa’s River-front nearly five years ago. The fourth, Christian Lee, a veteran of the hospitality industry, came on board 18 months ago.

Raised in Davis and educated at Chico State, Michael Galyen says he “grew up” in the hospital-ity industry while working at Napa’s Bistro Don Giovanni. He also opened a pair of Yountville restaurants, the now defunct Cantinetta Piero and Michael Chiarello’s popular Bottega. He was asked to serve as general manager of Morimoto Napa when the renowned chef decided to open his first West Coast operation here.

“I always appreciated sake … (but) a course offered by sake samurai John Gautner was eye-opening. He’s one of the foremost non-Asian sake experts. This course (for sake sommeliers) is taught on the West Coast once a year; it’s also offered in Las Vegas.”

Galyen says “most people think sake has only a linear flavor. That’s not so … it has depth of flavor. It offers mouthfeel; the water used (to pro-duce it) is important as is the polishing of the rice.

“Before I took this course, my favorite (sake) was nigori. And I used to drink hot sake. But I learned how to appreciate premium sakes cold. John Gautner’s course was amazing.

“The Level 2 course is conducted in Japan, but chef Morimoto hasn’t sent us there as yet.”

A native of Torreon, Mexico, Eduardo Dingler has lived in the Napa Valley for the past 16 years.

He worked with Galyen at Bistro Don Giovanni and has spent considerable time in the front of the house at a number of valley eateries — Belle Arti, Tra Vigne, Kelley’s No Bad Days Cafe and Cantinetto Piero, where he worked once again with Galyen.

Initially food and beverage director for Morim-oto Napa and now corporate beverage director for the entire Morimoto operation, Dingler loves his job and for those who know him it shows in his contagious smile.

“This is as good as it gets,” he said shortly after the opening of Momosan Lounge. “I couldn’t be happier … sure it’s a lot of responsibility, a lot of traveling … it doesn’t feel like work. Maybe that’s because we have a great team at each location.”

Not all that long ago, Dingler says, he drank hot unfiltered sake. That’s what he liked, and he hadn’t had his senses opened to what’s available in the world of sake.

“By the time we opened (the restaurant), I had been exposed to the rich culture (of Japan) and I fell in love with it.”

By enrolling in the course for sake sommeliers, he was able to explore “the craftsmanship of the process. Education is one of my passions. I’ve been meeting producers and learning all I can. It’s totally rewarding.”

A member of the front of the house team since the restaurant opened, Anthony Salvini is a corporate trainer for all Morimoto staff. He recently returned to Napa after spending a couple of months in Miami where he conducted training sessions for new employees.

An accomplished musician, Salvini is a foodie with a penchant for great wines. “My palate favored Japanese cuisine before I started work-ing here,” he notes. “I love big tannic cabernet (sauvignon) but with food I usually go for dry, lighter wines.

Homeowners are embracing the island, and what’s not to love about it? Top island trendsIslands are increasingly becom-

ing the focal point of kitchen renovations, serving both practi-cal purposes and as design state-ments.

More homeowners are replac-ing traditional dining tables and breakfast nooks with spacious islands that feature seating. “Islands are replacing tables,” said Audrey Macdonald of Cre-ative Interiors By Audrey in Mississauga, Ontario, in the National Kitchen & Bath Asso-ciation’s 2015 Kitchen & Bath Style Report.

AMERICAN CANYON — Less than a week after Gov. Jerry Brown ordered a 25 percent state-wide water use reduction, the American Canyon City Council adopted a new ordinance banning front lawns on new homes.

The Water Efficient Landscap-ing Ordinance requires all new developments to use drought resis-tant plants in the front of homes instead of grass or natural turf.

The ordinance, developed and endorsed by the American Canyon Planning Commission, would not apply to existing homes, nor would it prevent lawns in backyards.

Mayor Leon Garcia said con-sideration of the landscaping ordi-nance was “certainly very timely” considering the governor’s order and the ongoing drought.

“The forecast for water is pretty dire for California,” said Garcia, who characterized the ordinance as “a wise policy.”

Some members of the council are familiar with going without a front lawn.

Councilmembers Mark Joseph and Joan Bennett mentioned during the debate that they previ-ously removed the grass in front of their homes, and were more than satisfied with the decision.

“We tore up our lawn a few years ago,” said Joseph, adding that his drought-resistant landscaping has attracted butterflies and bees. “A nice benefit,” he added.

Bennett noted that she has a large front yard on her property, but no grass.

“I’m happy with it,” said Ben-nett of her choice to go with a variety of landscaping alternatives that don’t involve grass.

State law requires all Califor-nia cities to craft a water-efficient landscaping ordinance, or use a state model ordinance, according to Community Development Director Brent Cooper.

Cooper said the city’s zero-front-lawn approach is something few, if any, California local gov-ernments have embraced.

Considering American Canyon water situation, the banning of front lawns for new developments was not surprising.

Since Aug. 1, American Can-yon, which lacks a reservoir and had its state water allocation slashed to 5 percent of its maxi-mum, has blocked lawn watering between noon and 6 p.m. and imposed other restrictions.

Cities throughout the valley are trying to figure out how to meet the governor’s requirements, which include telling water man-agers to impose fines of up to $500 for flagrant wasters. None, however, have gone as far as Amer-ican Canyon in regulating lawns.

In the city of Napa, customers

consumed 13 percent less water in 2014, although there were three months when conservation was 20 percent or more, Joy Eldredge, water general manager, said.

Gov. Brown directed agen-cies to collectively replace 50 million square feet of lawn with drought-tolerant landscaping. Napa’s Cash for Grass program has already removed more than 600,000 square feet of lawn, with more to come, Eldredge said.

In 2014, St. Helena residents used roughly 20 percent less water. According to Mayor Alan Galbraith, using 25 percent less water than 2013 should be doable without mandatory rationing.

St. Helena gets roughly 1,000 acre-feet of water from its Bell Canyon Reservoir, which stood at 98.5 percent of full capacity on March 30, with 600 acre-feet

bought from the city of Napa and the rest from city-owned wells.

The town of Yountv i l l e achieved 22 percent voluntary reduction last year, exceeding the 20 percent requested by the gov-ernor for 2014.

Calistoga, which reduced consumption by 24 percent last year, has been under a Stage II emergency water restrictions for two years, with set days for lawn watering. “To us, it’s a continua-tion of our current status,” Rich-ard Spitler, city manager, said of the governor’s executive order.

To make sure the city sends the right message to residents, Calis-toga is working with the Master Gardeners to replace the lawn in front of the Police Depart-ment with water-wise landscap-ing. “We’ll get rid of that turf,” Spitler said.

The arrival of Spring and bud break here in the valley mightbe a great time to obtain a spring check-up on the parts ofyour home that are least visible or accessible. While mosthome owners wait until they put their property up for sale toconsider obtaining reports on the condition of their home, it’sa good idea to make the small investment of a pest controlinspection on what is likely the largest investment that youown.

Depending on the age and type of construction, obtaining areport should be done about every two to three years, evenif you have no intention of putting your home on the marketfor sale. The investment of $150 to $300, depending on thesize of your home, for the report may detect a moisture orpest condition that could end up costing $4,000 to $5,000 justseveral years later.

If you have bought or sold a home recently you are mostlikely familiar with obtaining a “Wood Destroying Pests andOrganisms Inspection Report,”commonly called a pest controlreport. Although not required by law in a real estate sale, to

buy ahomeor buildingwithout havingobtained apest controlreport is unusual and unwise. Pest Control Operators arelicensed and regulated by the State as to inspection practicesand utilization of approved pesticides for treatment.

Some owners obtain the report in anticipation of putting theirproperty up for sale so that they can correct detected damage,obtain competitivebids onwork tobedoneor at least considerany existing problems prior to pricing their home and puttingit on themarket for sale. If the seller does not provide a report,the buyer will want to obtain one as a condition of sale andoften request that the seller pay to correct any damage as partof the terms of sale.

Because most homeowners do not get a pest report until theysell, they often find major damage to their home that couldhave been prevented by periodic inspections, early detectionand preventive maintenance.

The pest control report is divided into a Section I whichidentifies conditions of infestation, infection or damageresulting frompestsordry rot.Thesefindingsare required tobecorrected in order for the company to provide a Certification ofPest Control Clearance. The Section II items are conditions thatare likely to lead to infestation or damage in the future, butno existing damage was detected. In Napa County we havehouses over 100 years old to new construction. Just like thehuman body, the older the home and the more questionableits condition, the more frequently you will want to have thestructure inspected.

There are a number of reasons to obtain a Pest Report in advance:

• Termites are Hard to Detect as they can be in the foundation, in concrete, under paint or in areas not frequently visitedor easily detectable by occupants.

• Prior to Remodel or Home Improvements, you will want to inspect the sub floor and walls for dry rot or termites before youinstall floor or wall finish materials. If you use a contractor other than the inspection company to do the repairs, you will wantto have the job inspected while the work is in progress.

• Ventilation, Moisture and Foundation Problems. Often vents get covered, water can collect or other conditions can occurthat can lead to moisture damage in areas not visible.

• Select who will do the Work and Obtain bids. By obtaining a report in advance of selling your home, you will be able tocreate your own calendar to complete the work and you will have more options as to who is doing the work.

•When Installing aNewRoof you can obtain a pest control inspection thatmay discover support damage in the eaves and roofstructure. These repairs can be made at the same time the roof work is done.

Once professional reports are in hand, you can plan a thorough Spring Cleaning and a program of preventive maintenance foryour home. Just as you routinely paint the exterior of your house, a routine inspection of the interior of your home will give yougreat peace of mind at a small cost and minimal inconvenience.

Napa County has a number of reputable pest control inspection companies. Call your Realtor for a recommendation or geta personal reference on the company you select. As with complete service records on a car, periodic home inspections willreflect on you as a responsible home owner and add to the value of the home at the time of sale.

A $40 million plan for a Soscol Junction flyover promises to cut a two-minute-plus evening rush hour delay there to a matter of seconds — and keep it that way through 2039.

The state Department of Trans-portation has released a 400-page draft environmental study on pro-posed flyover variations at High-way 29 and Highway 221. Now it wants the public to weigh in.

No money is yet available to build a flyover. That provides plenty of time to ponder the pros and cons of this proposed traf-fic-knot solution.

Loca l commuter Sharon Accardo knows what it’s like to sit at the Soscol Junction traffic signal about a quarter-mile east of the Grape Crusher statue. The intersec-tion is part of her daily commute to and from Napa and San Ramon.

“A lot of times on Thursday or Friday, I sit through three or four cycles,” she said. “Monday through Wednesday is not so bad.”

Caltrans proposes to build a fly-over that would take Highway 221 traffic leaving Napa for Fairfield, American Canyon and Vallejo over Highway 29. Traffic would then merge with southbound Highway 29.

Out of two vari-ations of this idea, the one that clears up traffic snags for the long-term also removes the traffic signal from the intersection.

Build this option and a morn-ing rush hour delay of 54 seconds would be a mere two seconds even a quarter-century from now. An evening rush hour delay of 151 seconds would be 19 seconds in 2039, according to the draft envi-ronmental impact report.

Without the flyover, the long-term traffic situation at Soscol

Junction looks grim. Caltrans pre-dicts that 151-second evening rush hour delay of today would grow to 395 seconds – more than six min-utes – by 2039.

Accardo guessed that a Soscol Junction flyover would increase delays at other nearby intersections on Highway 29, unless those inter-sections are also improved. The bottleneck would simply move.

She’s right. For example, the envi-ronmental report says the afternoon delay at the High-way 12 and High-way 29 intersection

near the Napa County Airport in 2039 would be five minutes with the flyover in place, compared with 4½ minutes without it.

Still, drivers would save far more time at an improved Soscol Junction than they would lose at Highway 12 and Highway 29. Build the flyover and the combined 2039 delay at the two intersections will be less than 5½ minutes. Fail to build it and the combined delay will be 11 minutes, the

study predicts.Accardo sees a bigger advan-

tage to the proposed flyover than time savings.

“I think it would be safer,” she said. “That intersection itself, the way it’s set up, the curves, the angles of it, the descent of the bridge, all of that stuff combines together so it isn’t safe where that signal light is sitting.”

She described the situation of cars descending the Butler Bridge and approaching the intersection in the dark on foggy, early mornings.

Soscol Junction has an accident rate of 0.59 per million vehicle miles, compared with the state-wide average of 0.55 for similar intersections, the environmental impact report says. The majority of accidents are related to highway congestion.

Ismael Guillen is concerned about the proposed Soscol flyover project. His Villa Romano restau-rant is located on Soscol Ferry Road at the southeast corner of the intersection, in the historic Soscol House.

Some drivers would have a

longer journey to Villa Romano if the flyover is constructed and the traffic signals removed. They could no longer drive through the intersection from Highway 221 to Soscol Ferry Road or make left turns at the intersection.

That means drivers coming to the restaurant from American Canyon would have to take a more roundabout route to reach the restaurant. They could approach through the airport industrial area or Napa Valley Commons.

“It’s very bad for me,” Guil-len said.

The Soscol flyover project would remove bike lanes at the intersection. The Napa Valley Vine Trail is asking that the project as compensation build the planned Vine Trail segment from Soscol Ferry Road at Napa Sanitation District to Airport Road and on to the Jameson Canyon entrance.

“We think that’s a great tradeoff,” said Chuck McMinn, Vine Trail board president. “It gets the bikers off what will be a heav-ily used flyover and gets them on a safe route.”

Cuvaison Estate Wines has sold its Cal-istoga winery and tasting room property to St. Helena-based developers Criswell-Rado-van, LLC.

The estimated sale price for just the 14.59-acre property, based on the amount of docu-mentary transfer tax indicated on the deed, was $6.3 million.

“After 10 years of operating two locations, we decided to focus our attention on our Car-neros winery and tasting room as well as our Brandlin estate on Mount Veeder,” said Cuvai-son Estate Wines President Jay Schuppert.

With the sale of the Calistoga property, “we are able to focus our efforts on the Carneros winery and estate vineyards, leveraging the resources to continue our efforts of producing world class wines,” he wrote.

The property sale, recorded on April 1, also included the Calistoga winery and tasting room — but not the Cuvaison brands.

“We are not releasing the full selling price,” said Bonnie K. Schoch, chief financial officer at Cuvaison.

According to the news release, Criswell-Ra-dovan plans to rename the property Fairwinds Estate Winery and will continue to provide custom crush services to existing clients with the same production management and team.

The Criswell-Radovan name is familiar in the Napa Valley. Principals William Criswell and Robert Radovan were listed as part of the development team for Calistoga Ranch resort.

Criswell-Radovan is also behind the long-dormant Aetna Springs Resort redevel-opment in rural Pope Valley. As of April 2014, the ownership group was reportedly looking for a $44 million loan to finance the project.

The Cuvaison sale isn’t a surprise to Tony Correia, an Accredited Rural Appraiser with the Cor-reia Company.

“We’re in a period of very strong market activity,” said Correia.

“It’s what we call a hot mar-ket right now. Lots of people are buying and selling winer-ies, vineyards and open land.”

H a v i n g p r e v i o u s l y appraised the Cuvaison prop-erty, Correia said he could not publicly speculate on how much it might have sold for.

Speaking about the com-pany, he noted that “Cuvaison had been moving their operations to their new Carneros facility, which is pretty spectacular. It’s very attractive and a state of the art tasting room and production facility,” he said.

“That’s the way it’s working – wineries in general are trying to move towards more effi-cient facilities. The new facility in Carneros is much more efficient. It works better for them. The one in Calistoga had its limitations. The

facility was a tight fit. It made sense to move operations to the new facility.”

Correia said that wine industry sales in 2015 have been active.

“I suspect you’ll continue to see trans-actions of vineyards and wineries and land throughout the wine country.”

Purchased by the Schmidheiny family of Switzerland in 1979, the Calistoga winery had been home to Cuvaison Estate wines since

1969 until the completion in 2004 of a new winery in Car-neros. Since its completion, Cuvaison and Brandlin wines have been produced exclu-sively at Cuvaison’s Carneros winery, located on Duhig Road across the street from Domaine Carneros.

When production moved to the newly built Carneros winery, the Calistoga location continued operating as a cus-tom crush facility and tasting room, and will remain as such following the transaction.

Members of Criswell-Ra-dovan declined to comment.

The Cuvaison and Brandlin wines will remain in the Cuvaison Estate Wines portfo-lio and will no longer be sold at the Calistoga location after July 31. Cuvaison Estate Wines will continue to offer Cuvaison and Brandlin wines at its tasting room at its Carneros estate.

Tastings have been available at this tasting room since its completion in 2009.
