For most people, selling a home is the biggest financial transaction they will ever make. Therefore it’s crucial to get professional advice before going to market.
Choosing the right agent, setting the right price, and marketing effectively are all very important. So is making smart improvements to your home that will yield a good return on investment.
No.1 Way to Increase Property Value - Paint it Perfect
Without a doubt, one of the simplest and most effective ways to add value to your home is a fresh coat of paint. It can take years off a property, make smaller rooms seem bigger, and add value to the final sale price.
“In my experience of working on hundreds of homes, a new paint job is one of the smartest things you can do pre-sale,” says Dave Lucas, owner-operator of Sumner Park-based home handyman service Dave the Handyman.

Property TriviaWhich prominent Australian’s recent riverfront acquisition broke the record for a Brisbane property transaction? How expensive was Australia’s biggest house sale? Where was Queensland’s first million-dollar property deal made? The answers might surprise you…
AUSTRALIA’S MOST EXPENSIVE HOUSE
While nearly all Australia’s top ten most expensive suburbs are in Sydney, the most expensive residential property sale on record is in Perth’s waterfront enclave Mosman Park. The 7567-square-metre mansion overlooking the Swan River sold for $57.5 million in 2009, changing hands from mining heiress Angela Bennett to fellow minerals magnate Chris Ellison.
It remains the most expensive sale to date despite other contenders nipping at its heels. In 2013 a mansion in Sydney’s Point Piper, currently the nation’s most expensive postcode to buy real estate, went for a whopping $52 million.
It’s been speculated that ‘Elaine’, the vast historic estate of the Fairfax family (also located in Point Piper), or a luxury modern mansion on the harbour-front suburb of Vaucluse, may soon take the title.
RINEHART’S RIVERFRONT BUY BREAKS BRISBANE RECORD
Late in 2014, billionaire Gina Rinehart snapped up a mega home in the riverfront suburb of Hawthorne for a cool $14 million. While this seems like small change compared to the obscene amounts paid in Sydney and mineral-rich Perth, it comfortably outpaced
the previous Brisbane top property, the historic ‘Farsley’ estate at 39 Eldernell Street, Hamilton, which was sold by the Anglican Church to private citizens in 2007 for $11.2 million.
Rinehart’s home is just shy of the Queensland’s largest property price tag of $14.8 million, a modest beach shack in Surfer’s Paradise’s Garfield Terrace, sold mainly for land value.
QUEENSLAND’S FIRST MILLION DOLLAR SALE
So six or seven-figure sales are normal these days, but guess what? The first million-dollar home in Queensland was in (drumroll please) Westlake, in the heart of the Centenary Suburbs!
Designed by legendary architect Donald Spencer, the riverfront property (noticing a theme here?) is nestled at the end of a secluded cul-de-sac. It features opulent copper cladding, a swimming pool modelled on the London Zoo’s penguin habitat and is layed out so that it resembles a grand piano from above.

Local History
Pre-European SettlementThe Centenary Suburbs and surrounds were inhabited by Indigenous people.
1823Explorer John Oxley rowed up the river as far as Goodna. He noted the Seventeen Mile Rocks, and landed at the area now known as Mount Ommaney. He dubbed it ‘Green Hills’.
1824Moreton Bay established as a Penal Settlement.
1842Brisbane declared open for free settlement.
1851Dr Stephen Simpson purchased the 640 acres on which Wolston House was later built.
1852-3 Two grazing properties extended over much of the area between Fort Road, Oxley and Wolston Creek, on land leased from the Crown. The lessee-proprietors were Dr Stephen Simpson, and Capt. Thomas Boyland.
1859 Queensland became a separate Colony.
1863 & 1864 All land in the area was auctioned for freehold and first settlers moved in. The northern part became the Seventeen Mile Rocks farming district. The southern part was part of the large Wolston pastoral property.
1901Wolston Estate was put up for sale. The current Centenary Suburbs’ southern area was broken into farms and acreage lots. With no bridge over the river, the nearest shops and public transport were in Oxley.
7
1910Thomas Macleod made Queensland’s first officially observed biplane flight from Seventeen Mile Rocks.
1959Hooker Rex began planning major development and construction of the Centenary Bridge.
1962Official opening of Jindalee (Aboriginal word meaning “bare hills”), which brought the first public transport to the district – a bus to Oxley.
1964 The Centenary Bridge opened. It was the first river crossing built after the Story Bridge in 1940, and was financed by developers, costing £380,000.
1969Jamboree Heights established and named after the Pan-Pacific Scout Jamboree which occurred in the area.
1970Mount Ommaney established.
1973Westlake established, named by developers for its 9-hectare freshwater lake, with weir constructed by the developers, around which the estate was built.
1973Riverhills established and named for it’s hills overlooking the Brisbane River.
1989Sinnamon Park established and named after pioneer European settler of James Sinnamon.
1995Mt Ommaney Centre was expanded (it was expanded further in 2008 and again in 2010).
2000Olympic Torch relay passed through the Centenary suburbs.

Ray White Rental ManagementEstablished in 1979, Ray White Centenary, under the ownership of Geoff Williams, has been selling and managing properties in the Centenary Suburbs for longer than any other agent – experience counts!
Ensuring a succesful property investment journey
STEP 1 Choosing The Right Rental Property STEP 2 Efficiently Managing Your Property
Among the many aspects of a property you will need to consider is the return on your outlay.
As a guide, a gross return of 5% + p.a. represents, in today’s market, an excellent return – much better than the current cash rate of 2% p.a. and historical rental returns of approx. 4% p.a.
The following is a practical example:
Purchase price $450,000 Potential rent $450pw $450pw x 52w $23,400p.a. $23,400 : $450,000 5.2% Gross return
With a vacancy rate 1.6% compared to 3.0% for the Centenary Suburbs, you can count on good returns with Ray White Centenary (09/04/2015 homesales.com.au).
In addition, properties managed by our office are on the rental market for an average of 8.9 days LESS than those managed by other real estate agents in the area (realestate.com.au) – an extra week’s rent!
Many investors approach our office for management as they are finding their current agent is not working in their best interests.
They are desperate to be kept informed and to receive a professional service. We know that our continual interest in your property is the key to our relationship with you. So many landlords complain that other agents do not keep in contact with them.
If you are seeking experienced and efficient property management, talk to our New Property Management Consultant, Gerry Gebert, who will guide you on a rewarding property investment journey.

Your Local Representatives
Council has also recently installed a brand new playground in Phil Denman Park, Jamboree Heights. This new interactive playground is one of the largest in the area which is being thoroughly enjoyed by local families and the children from the neighbouring schools.
Cr Matthew Bourke
Whether you’re studying, raising a family or enjoying your retirement, the Jamboree Ward is a great place to live.
As part of the team lead by Lord Mayor Graham Quirk, I have a clear vision on how to tackle important issues for the residents of the Jamboree Ward. Reducing traffic congestion, delivering park upgrades, making our facilities easier to access and ensuring sustainability are just some of our priorities.
This new interactive playground is one of the largest in the area
I have an ongoing programme to upgrade and improve our local parks and open spaces, making them some of the best in Brisbane. One of our current park projects is the new entranceway to Rocks Riverside Park, Seventeen Mile Rocks. This staged project will include the installation of artwork, a new shelter, pathway, gardens and a toilet block.
Other local parks being upgraded this financial year include Elinga Street Park, Raeside Street Park, Fremont Street Park, Sumners Road Park and the Skate Park in Amazons Place Park.
These lights now ensure safe passage for the 350+ residents of the aged care and Youngcare apartments
Another recent project is the installation of the pedestrian-activated lights on Seventeen Mile Rocks Road, Sinnamon Park. With works being completed late last year, these lights now ensure safe passage for the 350+ residents of the aged care and Youngcare apartments located within Sinnamon Village, as well as the many pedestrians and cyclists who cross this busy road. Interruptions to traffic are also kept to a minimum as these lights are only activated when prompted by a pedestrian or cyclist wishing to cross with the assistance of the lights.
Most of all, I am dedicated to continuing to deliver for the families and residents who call the Jamboree Ward home.
Please do not hesitate to call
If I can be of assistance in relation to any local matter, please do not hesitate to call, email or come down and see me at my office located within the Mt Ommaney Shopping Centre.
Matthew Bourke Councillor for Jamboree Ward

Know How to keep the sales process as smooth as possible
Here in Mount Ommaney we boast some of Queensland’s best public and private schools, low crime rates, a rich community spirit that is the envy of others and close proximity to the city, without getting caught in the hustle and bustle of city life.
As the State MP, I’ve worked hard over the past three years with our community to make our region even greater.
Recently, I fought to reopen public palliative care beds at Canossa Hospital and to establish a new palliative care hub in the electorate.
I have also worked with the community to increase financial support for local schools, sporting and community groups and also to install flashing school zone safety lights at most local schools in the Mount Ommaney electorate.
One of my key achievements has been lobbying for significant boosts to local frontline services, including the delivery of two new ambulances, and additional frontline police on the beat.
The additional frontline police have helped to drive down crime with the rate of reported offences against property dropping 11%, so homes and businesses of local families are now less likely to be broken into as the rate of reported unlawful entry is down 7%.
Financial support for local schools, sporting and community groups
We have also made it cheaper to buy the family home, by reinstating stamp duty concessions and cutting red tape for real estate agents like scrapping the sustainability declaration.
Our local area is a great place to live, work, play, raise a family and run a business.
When I look to the future, our growing area will need key infrastructure upgrades, continued investment in local schools and healthcare and more police and frontline services on the beat.
Homes and businesses now less likely to be broken into
As the State MP I will continue work with our local community, support small business and fight to ensure that our region receives our fair share of funding, and that we continue achieving positive outcomes for our community and for Queensland.
I’m proud to be the Member for Mount Ommaney, in Brisbane’s South-West Suburbs.
I was born in NSW, then moved to Queensland to further my career in Industrial Relations. In 2004 my husband Steve and I established our own business, a unique, award-winning butcher shop that serviced Brisbane’s South-Western Suburbs.
I’ve always believed that our area is a great place to live, and motivated by the challenges our community faced, I decided to run for state parliament.
I live in Westlake with my husband, Steve, and our children.

Testimonials
Tina Saidi is a gift from god. She has been fantastic throughout the whole process of selling our home we are so glad to have met her and to have had her as our agent. She has been amazing and we will be sure to recommend her to others.
Marnie & Adrian, Westlake
We liked Tina’s ability to get the best photos to advertise the house and then bring in buyers that were looking for this type of house, enabling a sale within two weeks with minimum advertising and minimum intrusion.
D & I Strong, Middle Park
I just wanted to say a very big THANK YOU SO MUCH for finding a buyer for my property so quickly. Sorry it was a bit complicated but we got there in the end with all your hard work so thank you so much!
C & K Trent
Tina is polite, thorough and super efficient. She takes a lot of trouble to explain things clearly and precisely. In a word, she was an absolute delight to work with. Thank you.
A Hooi, Westlake
In this economic climate Tina was able to achieve a fantastic sale price in an efficient and effective manner. I would highly recommend your professional and energetic service that was offered to us.
Jone, Middle Park
I cannot recommend Tina Saidi highly enough. She was brilliant. We found her to be enthusiastic, honest, reliable and totally professional. Tina made sure our place was sold quickly.
Jeff & Lina, Jindalee
Should you require either Tina or Nader’s services as your Real Estate Agent,
they offer you their guarantee of complete satisfaction. If at any time during the
marketing of your property you are not satisfied with the level of service being
provided, and your concerns cannot be rectified, Ray White Centenary will be
happy to cancel the agreement upon written request.

I would like to express my sincere thanks for your efforts in selling my house in Tanglewood St, Middle park. Also for making the process so uncomplicated and easy. As you know the property was listed with other high profile agents in Centenary Suburbs for almost a year. During this time I felt that potential purchasers were not being qualified enough.
Also my property was constantly being downgraded by the previous agent in order to achieve a low list price. Thank you for seeing the potential of my property so quickly, and finding a buyer within four hours of listing with you, then negotiating a win-win situation for both parties.
Sandra D, Middle Park
Thank-you for everything you truly are an amazing person. We are so pleased that you came into our lives right when we needed you.
