ur annual members meeting Tursday,December 1, did something new. Wegave membership a drat platorm and an
opportunity to discuss the work awaiting us in 2013and beyond. Members came prepared and went allin, sharing their expertise and pitching various ideasand solutions to the ull range o issues aecting thecitys aordable housing and community developmentneeds. While the needs are real and signicant, a spirito optimism lled the room as members recognizedour ability to crat and implement meaningulsolutions.
We havent had an opportunity to take a resh look ataordable housing policy in a long time, said ANHDExecutive Director Benjamin Dulchin, speaking oNYCs upcoming Mayoral elections. Te last time
was in 2001. Te next Mayoral elections are in 2013.We have to start now so we can begin to identiy ourpriorities and educate all candidates about the variousneeds o our neighborhoods.
Ater Dulchin set the tone, members broke out intosix groups to better articulate our planks related tonew construction, preservation, homeownershipopportunities and oreclosure prevention, tenantsrights and code enorcement, bank accountability, andpublic housing. It soon became clear that the allotted30 minutes would be insucient as participants beganto tackle complex problems in a deeply collaborative
way. Although an open bar and hors doeuvres awaited,each breakout group kept asking or more time.

As individual groups reported back tothe ull membership, the richness o thediscussion was evident in ull fip charts anda furry o recommendations. During eachde-drie, members rom other discussiongroups shot up their hands to ask a question,add their perspective or congratulate thepresenter on a job well done.
As the last o the groups presented,a platorm emerged that presents analternative vision or New York City thatresponds to the needs o working classamilies and preserves the dynamism o allour neighborhoods.
Te meeting was not all work, however.Even though policy discussions spilled overinto the cocktail reception, ANHD tookthe time to recognize the contributionso long-time Board Members who will beterm limited at the end o this year. Tese

Public Benet Expanded at Hunters PointWhen the rst stage o the New Hunters Point South development at the southwestern tipo Queens was announced last year, it required a minimum o 60% aordable units alreadya considerable amount or a development that, when completed, will be the largest aordable
housing development since Co-op City.
However, when all is said and done, it turns out that the rst phase o this development over900 units is going even urther toward maximizing aordability. 100% o the units are goingto be permanently aordable housing, the kind o workorce housing New York City needs i it sgoing to continue to complete on a global stage.

Banks AccountableFor the past year, ANHD has been working with the New York City Council to pass Intro. 485,
Te Responsible Banking Act. Our National Policy Convening, held on November 18, revealedthat we are not alone as cities across the country are pushing similar legislative campaigns.
Over 130 elected ocials, policy experts and community organizers rom twelve cities includingBoston, Chicago, Cleveland, Kansas City, Los Angeles, Minneapolis, Philadelphia, Pittsburgh,San Diego, St. Louis, and Washington DC, attended the day-long convening at the NYUSchool o Law.

and community housing agencies dedicated to helping low to moderate-income families
become first-time homebuyers in the Greater New York area. Through financial workshops
and one-to-one homeownership counseling, NYMCs eight community groups educate
qualified borrowers into becoming responsible home buyers. Participating lenders provide
competitive, fixed-rate loans which may include closing cost and down payment subsidies

Jobs Creation GrantUS Dept. o Commerce, Economic Development Administration (EDA) supportsdevelopment in economically distressed areas o the United States by ostering jobcreation and attracting private investment. Specically, under the FFO, EDA will considerconstruction, non-construction, and revolving loan und investments under the Public
Works and Economic Adjustment Assistance programs.
Grants made under these programs will leverage regional assets to support the implementationo regional economic development strategies designed to create jobs, leverage private capital,
encourage economic development, and strengthen Americas ability to compete in theglobal marketplace. Under the FY 2012 FFO, EDA solicits applications rom rural andurban communities to develop initiatives that advance new ideas and creative approaches toaddress rapidly evolving economic conditions.
Te next our unding cycle deadlines are: (i) December 15 or unding cycle 2 o FY 2012;(ii) March 9 or unding cycle 3 o FY 2012; (iii) June 8 or unding cycle 4 o FY 2012; and(iv) September 14 or unding cycle 1 o FY 2013.
