Holiday GreetingsFrom the Tamarack Fairways HOA Board of Directors
We held our Fall General Meeting on November 1, 2018. The meeting had a
quorum of homeowners attending and we were able to approve the 2019
Tamarack Homeowner Association budget.
Chuck Kern, Wheatland Township Assessor, was our guess speaker. Chuck over viewed
the property tax process, tax exemptions, tax appeals and answered homeowners’ questions.
I think all the attendees thought the discussion was valuable.
You may have noticed that the north monument at our Route 59 entrance has been
damaged. We collected on an insurance claim from the driver that caused the damage. We are
in the process of hiring a landscape company to repair the monument tree and plantings.
After a long wait, our contractor received approval from ComEd to install an electrical
line for our 111st Street monument lighting. We are now waiting on ComEd to complete the
connections which will restore the monument lighting.
The Route 59 entrance way lighting has been out for several months. While we are still in
the process of determining the exact problem, it appears that the underground electrical
cable may be the cause of the problem. The golf course provides the monument electrical
service from their north parking lot maintenance building. At this point, no one knows where
the electrical cable is located. More to follow.
In the October newsletter, I reported that our association was invited to join neighboring
associations in opposition to a major development in the area. The development is known as
DR Horton "Polo Club". The development is located on the 110 acres directly south of South
Pointe neighborhood. At the meeting I reported that this development is on hold because of a
change in the development backers. You can join in the opposition and keep informed on the
project status at the following website www.planforus.org.
At the meeting we reviewed several initiatives the board is working on. We will be
publishing a new directory, updating our website and
proposing an amendment that deals with the maintenance and
upkeep of individual homes and landscaping.

information for the members of your board. Please feel free to
contact any of the board members with your ideas, issues and
concerns. Copies of recent newsletters, general meeting
minutes and notices of future events, can be found on our

Architectural Review Update
If snow is forecasted, Tamarack homeowners must moveany vehicles parked on the street into their driveway toallow the snowplows appropriate street access.
The speed limit is25 MPH. I see fartoo many driverstraveling 40+ MPHthrough thesubdivision. Onceagain, a STOPsign meansthedriverappliesthebrakesto a fullstop, looksboth ways andthen proceeds.Grow up and payattention!
ATTENTION TAMARACK HOMEOWNERS!Subdivision property values are being negatively affected by homeowners who neglecttheir property. One of the HOA board’s prime responsibilities is to assist in maintainingor increasing home valuation by providing oversight.
Painting of driveways is ABSOLUTELY forbidden.Refuse cans cannot be left outside where they are visible from the street. Some homeowners use bushes in the summer to conceal them, but that fails inthe winter when the leaves are gone. Fines will be issued instead of more warningletters. Don’t complain about the fines as many of you have been warned multipletimes this past summer.
Patios, driveway, sidewalk, entry walks, siding, paint color for the exterior of thehome and roofing material (and color) are all items that need ArchitecturalCommittee approval. Roofing and siding paint color would just require a phonecall. Siding replacement, patio/deck removal and replacement, entry sidewalk,driveway replacement all have to have the full application and approval processcompleted. Home additions absolutely must have an application prior to ANYstart-up of construction.
We live in unincorporated Naperville. The City of Naperville does NOT vacuumleaves in our subdivision. At times I have seen and talked to landscapingcontractors piling leaves at our curbside and told them to let the homeownerknow that cannot be done in our subdivision.
Also, please refrain from mowing the parkways and having the debris blow intothe street. This clogs our storm drainage system. For those of us who have chosenEnvironmental Services as our waste hauler, they will pick up your lawn debris aspart of your paid service. For the rest of you, contact your hauler for information.

christmas cactus
Just when color begins to disappear from the landscape,
the beautiful blooms of Christmas Cactus arrive! Shorter
daylight hours and cooler temperatures actually induce
blooming. Water the soil when it begins to feel dry, only
enough to keep the leaves from shriveling. Overwatering,
insufficient light or relocating during bud development can
cause buds to drop. The Christmas Cactus is easy to grow and
makes a lovely addition to any home.
lemon cypressLemon Cypress cone trees grown as houseplants also like cool
indoor temperatures. A window with good sunlight is
preferred, and turning the plant will help keep its uniform
shape. Water when the soil is dry to the touch. Feel free to
prune new growth if you want it to keep its juvenile form.
norfolk pineThe Norfolk Pine does well with a few hours of direct sunlight
and rotating for even light distribution, too. Water when the
soil is dry, making sure excess water drains from the bottom.
Norfolk Pines like humidity. One way to increase humidity
near the plant is to place a tray of river pebbles under the
pine, filling the tray with water. As the water evaporates, it
will increase the humidity.
frosty fernSelaginella is known as the Frosty Fern, with its lacy, creamy
white new growth giving it a frosted appearance. Adding a bit
of color to bathrooms and kitchens, this easy to care for fern
likes humid, low sun, cool places.
poinsettiaHoliday décor gets festive with the poinsettia. This beautiful
flower is actually a tropical plant that loves sunlight away
from drafts and cold windows. Water when the soil feels dry,
and keep it well drained. Like the Norfolk Pine, Poinsettias do
well with more humidity. A tray of gravel underneath or a
plant mister will help keep it hydrated.
Bring the beautiful colors of the outdoors into every home
this holiday. Plants make wonderful presents for hosts and
gift exchanges. They add life, texture, and color to every
decor, including your own!
fresh cut trees & greensFresh cut Fraser fir trees come in sizes ranging from 4 to 8
feet. Fraser is a great choice for your Christmas tree because
they are one of the best varieties for holding their needles.
Here are some tips to keep your tree fresh:
1. Make a fresh cut straight across the base of the trunk, cut
off about 1/2" before placing in a tree stand.
2. Use a stand that will hold a gallon of water or more.
3. Check water often and keep the stand full. A tree may take
up a gallon of water in the first 24 hours and a quart a day
after that. Preservatives are not needed, just plenty of fresh
water.
4. Place tree away from heat sources, heating vents,
fireplaces, wood stoves, radiators, and sunny windows.
