It has always been my understanding in the city of Keller, the council has always been very picky on what types of businesses and where certain services would be located. I also had the understanding when looking at the city plan that the land located east on 377 from 170 to 1709 was slated for upscale shopping. It has come to our neighborhoods understanding that a gas station is now being proposed at the entrance of our neighborhood. I believe that a gas station would be detrimental to our area, and negatively affect our safety, property values, and increase traffic problems. Also, this is not what most of us were told when we were buying lots/homes in Marshall Ridge and Marshall Point. As a citizen I strongly appose the approval of this request and would like that noted.     We are writing this email as concerned citizens of Keller. On Sept 17you will decide if a Valero gas station shall be approved to be built at the Corner of 377 andRidgepoint. As Keller resident's and home owners in Marshall Point we feel toapprove this will be a mistake!

    When buying our home 5 years ago, part of the reason we chose Kellerand this area was due to the great schools andthe vision that was drafted for an upscale retail shopping area to be builtat the entrance of our neighborhood. It was our understanding that the area North of Marshallridge was going to be the new gateway into Keller and the vision was to be an invitingentrance into our fine city. We were so happy that this land was not going to be used for a typical Texas stripmall.

    We feel that allowing a Valero gas station to be one of the first thingsbuilt in this area, will be detrimental to the attraction of higher quality, less intense retail and office commercialuse. This will also cause a traffic nightmareconsidering the addition of Milestone church being built on the oppositeside of Ridgepoint. We are also concerned withthe future value of our homes being effected. Will this set a precedenceof future businesses to be builtin this area?

    We also do not understand WHY we need another gas station, we have13 gas stations within a 3 mile radius. A LARGE QT is just one mile downthe road. Do we really need another LARGE gas station at the entranceto our neighborhood.

In addition, with the Shell and Chevron gas stations just 3 miles south of the neighborhoods at the corner of 377 and Denton Hwy/North Main St, and a Quik Trip just two miles north of the neighborhoods on the northwest corner of 377 and Alliance Gateway Fwy (170), it is obvious that the area does NOT need another gas station. Finally, if the proposal includes a car wash, please note that the aforementioned Chevron station already has one, and that there is a coin-operated car wash with multiple bays two miles south of the neighborhoods on Denton Hwy/N Main St, just north of the Keller Appliance Store. Marshall Ridge was voted the best new neighborhood in the DFW Metroplex, and we are extremely proud of the message that sends to prospective home buyers in our ever-growing communities.     We built our home here 4 years ago with the understanding that upscaleresale shops were eventually going to be built near both entrances to thedevelopment. Learning about a gas station/Subway shop going in is veryupsetting. It will not only bring our property value down, but increaseour safety concerns. Plus the fact that it will be an eye sore!

    With a gas station just up the road at the intersection of 377 and 170,why would you put another one so close? It makes no sense!

    I am writing to express my objection of the gas station that is proposed at the entrance ofmy neighborhood, Marshall Ridge at 377 and Ridge Point Parkway.

    I have lived in Keller my whole life and am a 1998 graduate of Keller High School. I wasexcited about the development of Marshall Ridge and was one of the first homes built inthis neighborhood. To my understanding, the proposed area of the gas station was to beupscale shopping. I am asking you to be particular on what goes into that area. It is thefirst thing home owners see when they enter the neighborhood, which could impact buyersand sellers. The values of our homes would decrease, the safety of the neighborhood wouldbe affected and more traffic would be created. This area is also the first thing peopleentering Keller from the North see. A gas station would negatively affect our citiespresence.

    I have also notified the City Council about my concerns. Please consider my thoughts at theMonday meeting.

As a resident in the Marshall Ridgedevelopment, I feel this would be a detrimental addition to ourcommunity for many reasons.

    One of Meritage's selling points of buying in Marshall Ridge was that ourarea had been slated for very little commercial development. We were told byBriarwyck sales associates that a Super Target was being considered atthe entrance of that subdivision. You can be sure that given the choice ofbuying near a Super Target or a glorified gas station, we would havechosen Briarwyck. There is no doubt this type of commercial business inour neighborhood will compromise the value of all Marshall Ridge homes.

    My next concern is the increase in traffic. We already contend with alarge amount of "cut through" traffic. This extra traffic not onlyinconveniences residents at key times in the morning and evening, but itis also a safety issue for children attending Ridgeview Elementary. This isa very family oriented community. A great percentage of Marshall Ridgeresidents have children who attend Ridgeview. As it is, we contend withsafety hazards created in large part by the unnecessary volume ofvehicles that pass by our local school. If the city of Keller allows this fuelstation to be built here, it will only increase traffic and create more safetyconcerns for our children.

    For these and so many other reasons, I am greatly opposed to thisproposal. I do not feel the addition of a fuel station in our neighborhoodwould benefit the residents of Marshall Ridge nor the city of Keller andit's original vision for this area.

    Marshall Ridge was voted the best new neighborhood in the DFWMetroplex, and we are extremely proud of the message that sends toprospective home buyers in our ever-growing communities.     We are currently in our option period to buy a larger house in our sameneighborhood, and this proposal has given us pause as to whether weshould purchase another home in this neighborhood at all.

    I beseech you to please consider the property values of the tax payers inthis neighborhood and say no to this gas station.

    I am writing to express my objection to building a gas station at the entrance to ourMarshall Ridge neighborhood (Marshall Ridge and Marshal Point, Hwy. 377 and Ridge PointParkway). When we built here, we understood that the commercial land use would berestricted to more upscale retail businesses, not gas stations and fast food restaurants. With a QT less than a mile one way and a Valero, RaceTrak and Conoco gas stations alsowithin a few miles via Borland to Keller Parkway (1709), I see no reason to add yetanother gas station at this location.

    A new Corner Store gas station at the entrance of MarshallRidge/Marshall Point provides nothing for our community. We alreadyhave several options for gas nearby. When I moved to this communitywe had the understanding that the area would eventually be "upscalecommercial". This is not what we envisioned. I don't plan on using thegas station and it doesn't sound like either community is in favor of thisbusiness. Instead I hope the area attracts various local businesses that Iwould be happy to support such as a small cafe, coffee shop, cleanersetc... I would love to be able to have family walks to the area, but not toa gas station.

    I hope you will listen to the residents and reject this permit. In the longrun it will help decide whether my family stays in this area or movescloser to my husband's place of work. I'm also certain it will turn awaynew families from making these communities their home.

    I am writing to express my objection to building a gas station/Subway restaurant at theentrance to our neighborhoods (Marshall Ridge and Marshal Point, Hwy. 377 and RidgePoint Parkway).

    It has always been my understanding in the city of Keller, the council has always beenvery picky on what types of businesses and where certain services would be located. Ialso had the understanding when looking at the city plan that the land located east on377 from 170 to 1709 was slated for upscale shopping. It has come to our neighborhoodsunderstanding that a gas station is now being proposed at the entrance of ourneighborhood. While the upscale shopping area is starting to look like a distant memory ofwhat was promised when I purchased my house, and I believe a gas station would determany high end retailers that would consider building in that area.

    I believe that a gas station would be detrimental to our area, and negatively affect oursafety, property values, and increase traffic problems.

    Also, this is not what most of us were told when we were buying lots/homes in MarshallRidge and Marshall Point.

    As a citizen I strongly appose the approval of this request and would like that noted.

    I have just become aware of a proposed gas station with 10 pumps and a Subwayrestaurant that wants to build in front of our neighborhood. I moved from Fort Worth toKeller because it didn't have that "home town" feeling anymore. Keller is known for thathome town feeling and if you try tocompete with Southlake and Roanoke, you won't be "Keller" anymore.

To this day, the sales office in this neighborhood says it will beupscale shopping - a gas station is not that. QT is close enough and there are othervacant stretches of land for sale on 377 that the gas station could build without being infront of an upscale neighborhood. Nice restaurants with patios or retail is much moresuited to sit in front of our homes.

    As a citizen I strongly appose the approval of this request and would like that noted. Iwant to stay in Keller but we won't stay if this is how Keller treats their citizens.
