Genesis of Talk PMI members are familiar with the PM Body

of Knowledge (PMBOK) -- but those involved

in construction projects will further benefitfrom studying the

Project Resource Manual/CSI Manual of Practice

    published by the

    CSI Overview

~1900: The building process -- relatively simple and involvingonly a few participants by todays standards -- began to requireextensive written descriptions to supplement the constructiondrawings beginning of spec writing profession

1930s (Depression): Use of detailed written specs increasedwhen there were many bidders for the few (many govt)construction jobs Trend continued during wartime industrial expansion in early 40s

1948: Some spec writers organized the ConstructionSpecifications Institute for the purpose of improvingspecification practices in the construction and allied industries Soon developed a standard method for organizing project specs

    Manual Overview

CSI published first Manual of Practice (MOP) in 1967

MOP became recognized by the North Americaconstruction industry as the basis on which

construction specs and project manuals should beprepared and administered -- and how productsshould be represented to the construction industry

    Major updates in 1985, 1992, 1996

What is a Project Manual? In the 1960s, the AIA adopted the term

Project Manual instead of the commonlyused Specs

Emphasizes that the specs book also contains

procurement and contracting requirements and distinguish the written documents from the drawings

Use of the term Project Manual and its definitionhave since gained acceptance in the construction

industry as standard terminology and as a guidingconcept

    MOP to PRM

2005: MOP revised and renamed the Project ResourceManual in order to:

Reflect its a resource for all project participants

Better address alternative construction deliverymethods (e.g., Design-Build, etc.)

Integration of risk management, cost, regulatory, andproduct representative issues throughout

    PRM Overview

Encompasses entire life cycle of a facility From conception through design, documentation, procurement, construction, occupancy, use, andmaintenance

Considers the need for interdependent processes ofplanning, design, construction, and facility use

Meet the requirements of all participants involved in a

construction project, in a stage-by-stage progression Including owners, A/Es, design-builders, contractors,

construction managers, product representatives, financialinstitutions, regulatory authorities, attorneys, and facilitymanagers
