The Recovery Continues with Big Planson the Drawing BoardHeading into the end of 2014, New York City is on fire. Real estate prices are at an all-time high in the Big Apple, and new high-rise condo buildings are popping up every-where. The business capital of the world continues to show its resilience. What relevance to our market, you may won-der? The New York real estate sector is a great indicator for

our resort area. Traditionally the second home and retirement markets recovery follow the rebounding primary markets. The creation of wealth in New York and the metro area drives leisure dollar spending. As the regional playground of the metro area, the resort’s leisure busi-ness groups have seen strong growth in the rebounding economy.

Golf rounds are up year over year while many areas nationwide are seeing decline. Mountain biking continues to grow in popularity. We are hosting a record number of weddings this year resort-wide, and corporate meetings are on the rise. Last winter proved to be one of the best ski seasons in a decade, with another strong season forecasted. The Minerals and Grand Cascades Lodge condo hotels have proven to be great real estate investments with occupancy rates climbing every year since their opening. The rebranded waterpark, Action Park, had a solid summer along with great media coverage. Dozens of news stories hit including double page articles in The New York Post and The New York Daily News, features by Good Day New York and WPIX News, and website hits by Daily Motion, Buzzfeed and Mashable. The overseas media got on board with England’s BBC and The Daily Mirror touting the brand. There is even talk of a reality TV show at Action Park!

This past year, we have been working day and night on a capital raise for a major new expan-sion to the resort. The list of projects is staggering, totaling almost $500 million. The largest by far is the indoor waterpark hotel to be located at Mountain Creek. With 400 rooms, 100,000 foot indoor waterpark and a 60,000 square foot convention center and entertain-ment venue planned, the project is estimated to cost $150 million. It will be the anchor to the long awaited ski village at the base of Mountain Creek. The village will include resort condos, restaurants, nightclubs, brew pubs, clothing boutiques, sports stores, gift shops, local artist studios and galleries. By oversizing the indoor waterpark, we intend on driving occupancy to The Appalachian and finishing off the commercial space with a restaurant and spa. There are even plans for an “ X Games”-style indoor sports park with trampolines, a skateboard park, pump track and a series of jumps into foam pits for skiers, snow boarders, bikers and skateboarders.

Expansion plans for the ski area include a larger tubing area with a new lodge, a new begin-ner area, a ropes course plus a new mountain top discovery nature park for toddlers. Action Park will see new rides and attractions added in an ambitious five year expansion plan. Get ready for the return of bungee jumping, the world’s longest water slide and zips lines into water.

Crystal Springs can expect to also see the development of its long awaited Village Center. This center will embrace the agrarian nature of the area and the culinary expertise which Crystal Springs has achieved as demonstrated by the recent Wine Enthusiast rating of our Wine Cellar as one of the world’s best and The New York Times review (August 2014) of Restaurant Latour as ‘Excellent’. Small batch culinary stores will prevail, supported by the resort’s insatiable appetite for high quality, locally grown organic foods. The center will fea-ture a town green with a performance gazebo for live entertainment and movies in the park. A farmers market, special events, exotic animal display, children’s playground and interactive fountains are all part of the plan. There are also plans for a boutique hotel featuring a restau-rant, night club, and sports clubs/spa venue.

Real estate values and volumes continue to improve at our resorts where real estate transac-tions through September 2014 increased 30% over the same period in 2013. New construc-tion sales at Crystal Springs surpassed 2013 total sales by August 2014. Prices have bottomed out and strongly rebounded in some neighborhoods. Grand Cascades Lodge has seen the strongest recovery with a two bedroom condo selling for as low as $225,000 in 2010 and now selling from $325,000 to as high as $397,000. New construction sales in Crystal Springs have inched up but remain at significant discounts from their all-time highs.

Mountain Creek’s Appalachian Lodge and Black Creek Sanctuary have seen the remaining developer inventory sold and prices are slowly recovering there. Great Gorge Village, offering 1500 condo homes, saw a significant drop in values during the market crash. This property has only now hit bottom as the foreclosures and short sales are being absorbed.

Regarding interest rates, it’s understood that they could not stay low forever and have inched up somewhat. They do remain attractive, and coupled with depressed home prices, it’s not too late to jump on the extraordinary buying power we see today.

In closing, an interesting real estate term of the times to ponder. “Zombie foreclosure.” This is the status of a home wherein the homeowner has walked away from the property because they are underwater (their loan is larger than the value of the house) AND the bank isn’t moving to foreclose because it has discovered its documentation is deficient and can’t prove money is owed. The house sits in limbo, ‘zombie-like’. If you could identify these homes, buy them up. A good deal in a market of many.

WHAT DOES RETIREMENT REALLY LOOK LIKE TODAY?

There’s a significant shift in what “modern maturity” looks like. You’ve heard the catch phrases like, “60 is the new 40!” Americans simply aren’t aging the same way they used to. Just what attracts this generation of second-home buyers… Ziplines, kids’ clubs, a grilled cheese sandwich for junior?

For decades, the focus for the vacation home buyer was high-end amenities such as golf and skiing; however, today’s master-planned resorts are being reimagined as fancy family camps. This trend is helping to revive a number of struggling high-end second-home communities. Developers have made it clear that they’re aiming to please everyone from toddlers to great-grandparents by merging luxurious trappings with family-fun amenities - all designed to at-tract buyers on the hunt for a perfect family gathering place.

The interest in kid-focused activities has boomed. There’s a “child-centricity” in families that didn’t exist in previous generations, according to Jon Last, President of Sports and Leisure Re-search Group, which provides customized research to marketing professionals. Further, dads have nearly tripled the amount of time they spend with children, from 2.5 hours per week in 1965 to 7.3 hours per week in 2011, according to a recently released Pew Research report analyzing years of time-use data. Also, as people live longer and travel later in their lives, vaca-tioning with both parents and grandchildren has become more commonplace.

Crystal Springs and Mountain Creek have been well ahead of this curve launch-ing their first major kid programs in the early 1990’s and have expanded them great-ly ever since. “My father had a vision to build a resort community that was more than just a golfers’ retreat,” explains Andrew Mulvihill, CEO of Crystal Springs. “He wanted to develop a gathering place where all members of the family could experi-ence the resort in a harmonious way, making family time together memorable and fun.”According to the National Association of Realtors 2013 Investment and Vacation Home Buy-ers Survey, vacation home sales saw much improvement in 2012 accounting for 11% of total sales. This is the highest second highest share since 2005.

New Home Specialist Melissa Bressette said that several favorable conditions are driving new homes sales. “Our second home buyers continue to tell us how excited they are to be able to take advantage of the market and give their family a place to start creating memories,” said Bressette. “With a second home within an hour’s drive located in a resort community filled with some-thing for everyone, families at Crystal Springs continue to spend more quality time together.”Home owners John and Peggy Fornazor recently built a nine-bedroom home at Balmoral Estates in Crystal Springs. The home has become “a gathering place for the entire family,” enthused Mr. Fornazor, who recently had 21 family members stay at his house. “When we all arrive at the home, the memories just start building. It is truly priceless.”

Another Crystal Springs second-homeowner purchased a home to allow his two children to have convenient access to develop their passion for tennis, skiing and snowboarding, and mountain biking. While spending time at their second home, this family enjoys down time relaxing in the pools, playing some family golf, or grabbing a bite to eat while sharing details of their day.

“My philosophy is that the one thing people can’t get more of is time with their families. That’s what we offer,” shares Mulvihill. “If we told you why every second home owner chose Crystal Springs, there would dozens of reasons. FALL FOR OUR AMAZING SEASONAL EVENTSAlthough the buzz of summer came and went, there was no shortage of action at Mountain Creek and Crystal Springs this fall. For three weekends in September and October, the resorts hosted fun-filled autumn festivals for all ages. The state’s larg-est Oktoberfest celebration on September 20-21 attracted over 12,000 people and featured massive food and beverage offerings including over 580,000 ounces of craft and German beers, 7,000 German sausages, 5,000 pounds corn ears, 500 pounds of pulled pork, live music and games for kids and kids at heart, including fan favorites like sumo wrestling, wife carrying relay and a brand new jousting arena.

September 27 and 28 brought the first annual Mountain Rodeo where guests watched professional bull riding and tested out their grip on a mechanical bull. Wild west themed events included pony rides, the rodeo clown, carnival games and lil buckaroo events, as well as American BBQ and brews. Both weekends were packed with fun for the entire family and were highlighted by multi Grammy Award-winner Jimmy Sturr and His Orchestra. Families with kids enjoyed the petting zoo, clowns, balloons, a trampoline, face painting, sand art, a pie eating contest, potato sack race, carnival rides and a bounce house. On October 11 and 12, the Harvest Festival took place just down the road from Mountain Creek at the Green Valley Farms at Crystal Springs. Visitors enjoyed 50+ local farm and food vendors, live music, and BBQ. And as always, there was plenty for the kids, including pony rides, hay rides, a petting zoo and more. Of course, once fall comes and goes, winter will bring its own season of frosty festivals of fun and enjoyment.

ADVENTURE COMES TO CRYSTAL SPRINGS!Crystal Springs doesn’t just want its residents and guests to try for that hole-in-one, it wants them to experience the all-in-one – one stop for recreation and adventure.

This past summer, Crystal Springs Resort celebrated another season of its new Adventure Center, which offers a myriad of guided outdoor excursions including hiking, biking, kayaking, canoeing, horseback riding, fishing, archery and a host of other suggested area activities like sky diving and hot air ballooning.

Homeowners and resort visitors alike can take a challenging guided hike to a breathtak-ing mountaintop and conclude the sojourn by canoeing around a secluded mountain lake, or opt for a less strenuous hike and kayak for an equally satisfying expedition. The day trips also include basic paddling and water safety instruction.

Families and couples can enjoy pedaling the day away with a guided mountain bike tour on Paulinskill Trail for a scenic ride along the flat rail trail, where guests will spot lakes, sweeping fields, forests and fauna. Another option is to hop onto a horse for a guided jaunt up a shady trail to the peak of the picturesque mountain.

Crystal Springs’ Adventure Center also offers mountaintop archery, where guests learn the basics of handling a bow atop Hamburg Mountain, and mountaintop fishing on Spring Lake, where the basics of bait, lures and casting are taught and enjoyed. Fly fish-ing is also available.

After the lesson, participants can play beach volleyball, shoot some hoops, go swimming or lounge around in Adirondack-style chairs before descending the mountain.The Adventure Center’s Night Time Nature Critter Crawl is an ideal way to end the day with an exploration that takes the curious down an old quarry road, accompanied by a nature guide who tells animated tales of what lurks after dark.

Crystal Springs’ Adventure Center additionally points its guests in the right direction for their own self-guided adventure, such as the Resort’s Zoom Ziplines or Mountain Creek Water Park. Rentals of canoes, mountain bikes, and downhill bikes are also avail-able, as well as sunset golf cart tours around the Resort’s Cascades golf course. With the assistance of the Adventure Center, those looking for off-premise adventure can experi-ence a whirlwind of opportunities including skydiving, hot air ballooning, whitewater rafting, wine and farm touring, or seeing Northern New Jersey from a bird’s eye view with scenic airplane rides. New Zealand born Jean Paul Lourdes brings with him an impressive culinary pedigree, a scholar turned chef who has crafted an inter-national career working in some of the most accomplished restaurants in the world. His cu-linary journey has seen him earned his stripes in the kitchens of three-star Michelin restau-rants in Paris,Tokyo, London and Hong Kong.

Prior to his life in the kitchen, Jean Paul ex-plored the world of science; completing his B.Sc. in biochemistry from University of Paris XI and working 5 years in France, creating fra-grances for the perfume industry. During this time he began to discover a hidden talent for cooking, and further enhanced his culinary skills, finding fulfillment in creating on a plate, rather than in the confines of a laboratory. Bringing higher education to the kitchen, Jean Paul then completed a joint master’s degree in Food Science and Nutrition from the Univer-sity of New South Wales in Australia, 2005.

In 2009 he joined luxury group, Shangri-La Hotels & Resorts and held various roles with in the company, which would see him develop restaurant concepts and work on international projects. During his time with the group, Jean Paul established worldwide resources and cre-ated alliances with a host of international sup-pliers; and carefully selected purveyors. His most recent role, saw him relocate to New York, to work in the realm of Research and Development with restaurateur Stephen Starr. The ability to source the highest quality prod-uct possible, has driven him to focus his talent

on perfecting the art of Kaiseki, a culinary art form he learnt in Japan, that focuses on en-hancing the flavors of the freshest, most sea-sonal ingredients. His experience working with perfumes adds an additional sensory dimen-sion to his cuisine and his dishes reflect a belief that food is intended to heighten the senses; that ingredients are treated with the greatest of respect and are presented in combinations that best reveal individual characteristics.

A gentleman of many interests, Jean Paul finds inspiration from mother nature, the world of haute couture fashion & his many adventures through foreign lands. It was during this time, he spent working and traveling throughout the Middle East that Jean Paul developed his love for the exotic and aromatic flavors of Arabia. He is heavily influenced by fashion renegades Alexander McQueen, Jeremy Scott & Issey Miyake, when it comes to color, composition and texture, even once creating a dish titled “Savage Beauty” paying homage to McQueen.

Jean Paul’s focus at Latour is to constantly be inspired by the rhythm of the seasons and con-ceptualize dishes driven by the finest ingredi-ents, sourced from local purveyors.
