The Galloway Hills form the backdrop and on a clear day the Cumbrian Mountains can also be seen in the distance, adding to the natural beauty of the area. As soon as you enter the open plan Sitting Room/Kitchen your eyes are drawn to the lagoons visible from both sets of French doors, where lapwings, golden plovers, marsh harriers, pink foot, egrets, ducks and swans, regular visitors to the Reserve, fly in to and off the water. French doors opening in to two of the three bedrooms ensure the sound of bird calls and the beauty of the surrounding area can be appreciated from dawn until dusk. The new owner will receive a quarterly RHI payment from Ofgem, calculated at 16p per unit. Extra insulation, above government guidelines, was built in to the property to increase energy efficiency.

Crook Cottage is double glazed throughout and sits under a Cumbrian Slate pitched roof, with small areas of flat roof above the first floor French doors. Mains water is piped from the neighbouring farm, the meter, located by the fence in the front garden, is read and invoiced by the farmer.

The water level on the Reserve is controlled on the flat lagoons by sluices. If the water level rises the sluices are opened allowing the level to drop and eliminates the risk of flooding. A number of walks start and finish within a few yards of the Cottage, ideal for a leisurely stroll at any time of the year.
